I contracted with Sawhorse in 2012 to replace my entire HVAC system, encapsulate/seal my…read morebasement/crawlspace, install a new hot water heater, waterproof and install a proper drainage system at the back of my house, and provide some miscellaneous electrical, drywall, and flooring work. 1. The HVAC and basement encapsulation work was subcontracted to Vis Viva Energy Services, who then hired two additional subcontractors to perform the bulk of the HVAC work. Communications between the Sawhorse VP/Project Manager, Justin McAusland, and Vis Viva was poor. On the first day of the project, Vis Viva began to re-use existing ductwork during the installation. Working from home, I caught the mistake and the NEW ductwork that was contracted for was installed. 7 years later, I found out that the condensate drain pan for the attic heat pump installed by Vis Viva was too small, resulting in damage to the living room ceiling below when the system leaked. 2. Howard, responsible for the ductwork/HVAC sealing (this was a newer service that Sawhorse was offering) did a good job overall, but made a simple mistake (improperly sealing the vents in each room during multiple HVAC leak tests) that resulted in continued testing, chasing "leaky" new ductwork, for several weeks, maybe a couple of months, beyond the initial time estimate. Vern eventually caught the mistake, and did a great job throughout the entire project. 3. I was quoted $2,775.60 for a hybrid, electric/heat pump hot water heater (materials sourced by Vis Viva, and installed by the plumbing sub-contractor) that ended up being significantly more than the same exact model I found at Lowes ($1,173.91 delivered with a 5-year extended warranty... that number doesn't include installation). I understand adding labor for the plumbing contractor and a 10% general contractor markup, but not the $1,600 additional that I was quoted/almost charged. Justin did return the materials that Vis Viva ordered, and ended up purchasing the hot water heater on my behalf at Lowes for the lower cost. Again... I'd expect my general contractor to provide competitive pricing the first time, without me having to check. 3. Justin appeared to be taxed, managing multiple projects. One day, he dropped off a sealant to be used in the waterproofing/drainage system at the back of the house that was clearly marked, "do NOT use under grade." When I brought this up, he was confrontational, condescending, and argumentative. Matt was brought in to help resolve the situation, and we ended up using proper materials for the task that I found with the help of a local distributor... again, work/management that I should not have had to do. 4. Matt, after I signed the contract, was largely absent from the day-to-day management activities of the project. IMO, for the premium that Matt/Sawhorse was charging, I should not have had to stay on top of Justin and Vis Viva the way I did, and the quality of the project management and technical competence should have been much higher. 5. The electrical, plumbing, drywall, and flooring subcontractors were great.

Quote was reasonable, I would supply the materials. Total gutting of the bathroom - Tom suggested a walk-in shower. Stayed on budget, work completed in a couple of days. The bathroom looks great! During the bathroom remodel, I inquired about the kitchen. Tom gave me two quotes. Went with the 2nd quote, which would remove a wall and add an island. Wow! What a transformation!! Went with all of Tom's recommendation, which included additional cabinets/crown molding to complete the look, recessed lighting, new sink, counter tops, floors and changing/adding electrical outlets. Really opens up the place. Friends and family all remark on the craftmanship and how amazing it looks. Kitchen was completed on time and within budget. Tom and his team are very professional. Easy to work with, hard working, knowledgeable - went above and beyond. Very satisfied with all of my rooms. Will definitely call them again with my next remodel.

I was asked to pick out tile, fixtures, and cabinets from a list of vendors. I had initially…read moreselected grey cabinets, but called the vendor back to change my preference to white. I used white cabinet samples to compare to the countertops during selection. The work was done quickly at first. Demo took a couple days with the owner and one worker. When it came time to install the cabinets, they had ordered the grey color cabinets. When I called the vendor to confirm my color choice, she informed me that ARJ had never placed an order with them. The cabinets (and presumably the tile as well) must have been ordered from some alternate vendor. ARJ fought with me to insist that the grey cabinets were fine and looked good. I had to insist that they install the cabinets that I selected. Because the shower pan installation didn't account for the lip of the shower bench, the bench installation was done by cutting a notch out of my doorframe to accommodate. When I insisted this be corrected, the bench was cut down smaller and the notch was filled with silicone caulk (which shrunk upon drying). The mosaic tile used for the shower pan floor and on the walls was uneven and poorly cut and installed. ARJ blamed this on defective tiles from the manufacturer and insisted that this could not be avoided. No spacers were used on the mosaic tile resulting in uneven and jagged lines. Tiles were chipped and cracked during installation. There was a film left from the grout which has stained the tile floors. The wall tile and shower tile are still covered with a film. The light fixtures that were installed were not even centered above the sinks, and when I asked to have this corrected, ARJ suggested just moving the mirror over (even though this would also be off-center with the sink). I asked ARJ for an itemized invoice for the cost of materials numerous times and they never provided one. I was charged over $5,000 for materials (tile, cabinets, and countertops - fixtures were purchased personally). When confronted with the issues, ARJ argued that the work was fine and that the damage to the tiles was hardly noticeable, especially if you stood back from the walls. I insisted on receiving an itemized invoice because I feel certain I was overcharged for the materials (including the tile that was damaged).

(Yup, I should not have paid them the last big payment before all complete, lesson learned) My cabinet doors fell off, my hood was held up by one screw, the rest are popped out, unfinished/unadjusted cabinets, cracked tiles, sink lose, shoe mold falling out and cracked, base of cabinet missing, cracked grout, etc. .. I have pics. The craftsmanship is rough and patches of filler on cabinet doors here and there. These guy came out with all kind of excuses week after week, month after month... I had been patient and understanding but I just can't keep waiting. They stopped answering my call and text, they are awful. I heard from their worker that many customers are waiting for their job to get done but lots are still waiting and neglected. I agree with Daniel, DO NOT let their smiley faces, part owner Shane C. fool you. They are good sales but don't finish work. Good at coming to collect money but gone like a wind! I too want to take them to court. I am feeling angry, stupid and helpless. I spent almost 18K on this crap. If we find enough unhappy customers, I believe the case will be stronger and we can get together to be each other's witnesses. I am willing to help! Just contact me! These people need to have this place shut down and stop hurting all innocent folks like us. There were multiple times where we had to stop their workers and ask them to send someone new because they were doing things wrong. Fast forward to two years later, and the roof in my formal dining collapsed because they did not properly install my shower. The shower liner and drain system was improperly installed, and it cost me THOUSANDS of dollars to fix. They sent someone to come look at the damage when it first happened, and then ignored all my calls after that. BEWARE BEWARE BEWARE. Save your money and your sanity and go to someone who actually knows what they're doing.

I encountered issues with Northside Remodeling during a basement renovation. I learned they had…read morehandled the permit application for our renovation without our knowledge or approval. They named themselves as the contractor on our permit without us contracting with them. After reaching out to the county for a copy of the application, I discovered that details were added to our form after my signature, without any notification to me. Not only was I surprised to see Northside Remodeling and Willie Middleton's name on the permit & application, I was extremely surprised to find my signature on a document I didn't fill out. This unexpected change left me feeling very uneasy, questioning the level of honesty with this business. The basement project itself was rife with issues - rough-in plumbing done incorrectly, window egress not installed to code, framing not complete or installed correctly. In Georgia, the licensed contractor on the permit is accountable and responsible for the work to be done to code. We have since had to hire a new contractor and pay additional money to fix these errors. It wasn't the smooth experience I hoped for, and I personally would want to find a company that emphasizes clear and upfront communication.

And, we worked with an interior designer on staff who helped us pick out fixtures and tiles. All very easy! Renewal's team is experienced with the 203K streamline loan, which we used to add onto our home. It would have been difficult to deal with a contractor who was new to this type of loan product. I thought this was odd since I saw one of their yard signs in front of a home they are working on in Grant Park. Last time I checked, Grant Park is way outside of Decatur. West End is not as "gentrified" as Grant Park or Decatur but it is an awesome neighborhood with beautiful historic homes. I guess redlining zip codes is still a thing for some.

The work was shoddy and even worse, despite promises, they put a lien on our house over a small amount that our insurance company had outstanding. This was due to an administrative error but after recommending them they nailed us to the wall with a lien over a very small debt that was not ours to pay. So forget any loyalty between customer and business. Their workers didn't speak English and looked like they were being paid substandard wages. The lien was the final straw with R4. Stay away.
