This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management.

It's a fight to get things fixed. there's a mold problem in unit #3 that past tenants have struggled with. they have put tile in the floors that disrupte other tenant's living quality. You can hear every foot steps and noise. Chairs scraping across the floors. There were druggies squatting in one of the apartments and garage for months. The owners and management company do not listen to your needs. Terrible!

The owners and Marine view rental management have never fixed the problem. This video is of our last neighbor who lived here. The house has asbestos, mold(over 10 types) and severe termite damage that caused it to be structurally unstable. They have not done anything to correct the problem except send in unprotected housekeepers, painters and carpet cleaners. I have cameras and so do our other neighbors to prove they have not cleaned up the asbestos or mold. The house has not been tented for termites. Most of the homes have had to be tented on our street.

Throughout the process, there were several delays due to her team not obtaining essential financial documents from the HOA for our lender. We had to take matters into our own hands and even escalate the situation to her supervisor at Palm Realty to get the necessary tasks completed, especially when she was often unavailable. If I wanted to handle the entire transaction myself, I wouldn't have needed an agent taking a percentage. During the initial walkthrough, after she assured us all inspection items were resolved, we discovered leaking showers, unaddressed bathroom fixtures, poor patch jobs, and a mess left behind by her stagers, who also put holes in the walls and left without cleaning up. To make matters worse, her stagers damaged the front door of the building, denied it, and only the HOA's security footage confirmed it. I'm not sure who she selects to work for her but we even found the sliding door handle was broken and "repaired" up with callking a day after moving in. The rugs used for staging were also concealing floor scratches, which we had already noted in the inspection report. Throughout the process, Tami's unwillingness to apply herself to a smooth transaction was concerning. I could really go on, but I think the lack of work ethic and aversion to professional responsibility I witnessed was breathtaking. I've purchased homes in many states but I would definitely say this transaction was the worst I have seen anywhere. Working with her and her team was, to put it mildly, unpleasant. My advice to anyone would be to pay close attention to every detail, or you might end up with a home that doesn't feel as new and pristine as you expected.

I asked if she had any other properties within my price range, and something in her SNAPPED. It started innocently enough; she asked me if I considered buying a house. (Not yet). And nothing could have prepared me for what came next: "What is your husband's income? How much does your husband make? Are you employed? Do you make ANY money?" I do not know why she immediately assumed I was financially dependent on my spouse. There is nothing wrong with being financially dependent on your spouse, but in a country where women make up more than half the labor force, why would anyone assume that a women doesn't work? Too shocked to do anything but react, I informed her that I do work. This led her to the assumption that I wanted her to shout at me and bully me into buying a house. "Well how much do YOU make? she asked..."THEN WHY THE HECK CAN'T YOU BUY A HOUSE?????" I'd had enough at this point. I explained that our financial situation was complicated and that we were not ready at this time and that I would let her know if we were looking in the future. She responded by turning up the volume. "I DON'T KNOW WHY YOU WON'T BUY A HOUSE. YOU NEED TO START LOOKING FOR A HOUSE INSTEAD OF THROWING MONEY AWAY ON RENT." Suffice it to say that purchasing a home right now would be financially disastrous for my family, and even if it wasn't, someone who knows nothing about me or my finances has no business giving me unsolicited advice on major life decisions. I accepted her offer to text me a business card just to end the call, and I actually felt violated by the time I hung up. Don't ask me why I didn't hang up sooner. I guess I just didn't want to be rude. Maybe I just wanted to be less rude than her.  I will add that I did not at ANY point indicate that I wanted her opinion or advice. Nor did she offer or ask if I wanted her opinion or advice. I also never indicated I was comfortable sharing my personal finances with a complete stranger. Jo Ann Rodda calls herself the "old pro" as a testament to her years of experience, but "old" seems to hint at how out of touch she is with modern people. "Pro" can't possibly mean professional because I can't find a single thing that was professional about this interaction. The truth is, I have been saving for a down payment on a house and hope to find one in the upcoming years, but this interaction has me wondering when I'd be willing to risk running into someone like her again. I guess some people prefer to buy things with an aggressive, shrieking person standing over them, but I prefer to work with people who listen to me and respect my decisions, especially decisions that are not theirs to make. All I know is, I don't know when I'll be ready to even consider buying, but when I am, Ms. Rodda is the LAST person I would ask.
