I was recently referred to Anita Estes, owner of San-Sea property management, by another of her clients, whom I have known for many years. During my vetting, of San Sea, I spoke with five current customers. Every single one had the most glowing comments about Anita and her staff and I came away very impressed. I am now so happy that I have retained Anita to manage two properties. She and her staff are extremely responsive, not only to my requests , but do that of our tenants. HORRIBLE COMPANY, DON'T DEAL WITH ANITA AT ALL. STAY AWAY. Have rented in Hermosa with this management company for about 1.5 years. The previous tenants were VERY dirty people and had left the place in complete filth when i moved in. There were no lightbalbs in the place, no cover for electrical outlets, blinds were missing,the towel hangers were all rusted and torn, unusable, there was BLACK mold in the dishwasher and fridge. I had to re-clean the entire place with my own money, bought light balbs and replaced all, bought electrical outlet covers and replaced them, with their permission - i bought a new refrigerator, but they didnt do anything about the dishwasher. I notified them about the black mold in the dishwasher when i moved in - they didn't do anything about it, when the old roommate moved out and a new one moved it, we notified them about the black mold AGAIN, they didn't didn't do anything about it. When the roommates were moving out and it was a roommate exchange situation - they didn't care what the place looked like and gave full deposit back. However, when both me and my roommate moved out together - all of a sudden they notice all the things wrong with the place and then charge me all of the costs of the remodel. I emailed them a number of times trying to figure out a solution such as allowing me to fix the issues myself and also letting them know that most of the issues were there to start with, however - they didn't even bother to respond to my detailed emails. I think i got one email back saying "it is what it is" - a response to my lengthy email asking them a number of questions. I have been renting for over 16 years and this is the first management company that showed such disregard to their job. If Anita did her job - she would have kept the deposit from the previous roommates for the repairs not passed all of the costs to me. read more

I now own an Election Company. I deal with hundreds of Community & Property Managers. I felt it was my duty to share my personal experience with you all. Anita went above and beyond to help my sister and I during a very scary and difficult time. Unfortunately I'm forced to update what was once a good review as things ended on a horrible note.. We had to relocate do to change in my employment and instead of helping me they like I did them, by having them show property while we still resided in it.. They made me feel like all was well, found a new tenant, we quickly vacated, and then the owner slammed me for $3500 of my deposit $7600 given at time of move in claiming this was for work to get the home ready?!?! We only were there 7months, a cleaning maybe but come on $3500?! Anita and Richard gave me a false sense of hope that all was good, only because they got 2 commissions on that rental in less than a year!! (Ignore the next part of my review) We had 2 days to find a rental and our stress level was at a level 10. We 1st called and spoke with Anita from sand-sea, which in turn she set us up with Richard. The unit we looked at though was nicely upgraded, but unfortunately it was not a kid friendly area. At the end of the day when my wife and I had thought we weren't going to ever going to find the perfect place, we made one last call to Richard. When he picked up he recognized my number and name and told us about a house directly next to a park that was just listed that evening. It felt great that he remembered our needs and concerns which ultimately led to us finding the perfect house! What a Great Team! read more

the woman that works at this place named Anita is one of the most unpleasant people I've ever had the displeasure of doing business with their customer service is awful, her management skills are awful, every subcontractor she sent to the property has been rude and incapable. The ceiling in the bedroom literally had to fall down in order for them to for them to fix a leak in the roof that had been reported 3 times. Twice I've reported the washroom sink needs to be replaced and it still has not been replaced over 6 months later. I've lived there for over a year and complained about the screens since before I moved in, the window screens have not been replaced someone came out and took dimensions of the screens over 3 months ago but nothing has been done. I rented an apartment in Hermosa Beach recently that is managed by Sand Sea. I can't begin to explain how great my experience was with Anita. She is amazing and so easy to work with. My move in paperwork was emailed to me for signing, I didn't have to take time off from work to go sign anything. The Office Manager Claudia is new but a very pleasant person over the phone. Claudia was able to answer any questions I had about the paperwork that was sent to me, if she didn't she would find out the answer out and call me back. DON'T RENT WITH THIS COMPANY!!! Only gave 1 star because they don't give you the choice of 0. Rented with this company from September 2013 to October 2014. They made us sign a lease for 12 1/2 months since we had to move in mid month which was a little disappointing, because we were so ready to move out of that place it was like hell living there. They also prorated the rent which was an inconvenience as well. When we were about to move out, I asked her to come do an early inspection because we took great care of the place and felt we should be able to get our deposit back pretty quickly. Anita said the only way we may get it back before the 21 days is to do an early inspection. She came to do the inspection about 2 weeks before we moved out. Said the place looked really good. We busted our butts cleaning that place and there was no damage. The place was cheaply built with flat paint, thin very cheap carpet and other cheap items used in the construction of the place. We move out and Anita comes that morning with an attitude saying she thought we would be ready and doesn't inspect the place with us there for the last time. They end up keeping over $500 of our deposit with there being no damage. Charged us $440 for touch up paint! For 700 square feet of living space with cheap paint, no gloss to resist stains. Will be taking the landlord and Sand and Sea to court, because if you look at California's guidelines, it states that you shouldn't make tenants liable to full cost of painting. From 1-2 years of a lease the tenants pay a third of the painting costs not the full amount if this amount is even true! Horrible experience and property was not worth the price. Area was not good at all, pimps and prostitutes in the alley outside the duplex almost every night. Just ridiculous experience overall. Anita's landlords were horrible, and we could tell they lacked experience when we approached them with problems. DON'T RENT WITH THEM!!!! read more

Prompt with services and generally fair. That is generally the most one could ask for with any apartment management company, and Sand-Sea fits the bill. When we had something go wrong, Anita was fairly quick to respond and get it fixed. When we moved out, there was some initial miscommunication with the security deposit and clean up fees, but it was resolved fairly. Prompt with apartment issues and fair. Do not rent from this company, they do not care about their properties other than the rent, at least from what I experienced. The owner Anita doesn't keep up with maintenance hallways are always dirty and smell like urine, she uses the worst repair guys that don't respect your time. I pretty sure she only treats the "inner" city residents like this. She so cheap she turns down the water pressure constantly at this point it's probably take my kitchen sink a whole 5 minutes to fill up if you don't want to pay the water bill stop renting apartment's out to capacity it's ridiculous.
