Julia Shi is a professional and knowledgeable property manager of RPM Choice. She cares for both the owners and tenants and listens to their concerns and takes cares of what is needed to be done. She informs owners of what is needed to improve the property and tells the owners the pros and cons of the improvements and why the improvements need to be done. When tenants report of an issue with an appliance or the heating or air-conditioning, she takes of it; if a new appliance or new heating/AC system is needed she informs the owners. Julia, also, responds to emails and phone calls timely and patiently. I appreciate her and thankful that she is managing my condo. read more

This is not a good company to use. RPM will find you an unqualified tenant just to get their quick cut in pay. I was not aware that you need a business license to be able to rent out your house and RPM never mentioned it to me when I hired them. When something goes wrong with the property, she has her own people doing the repairs and charges you more than the job requires. After non renewal of property managing their contract, Julie filed a form with the city business compliance division for non business license for residential leasing income. She is a whistleblower! I have all my city permits for my house and ADU, but if you do NOT, do not take a chance to hire her. When she collected her Zelle cash payments, I am sure she didn't report that to the IRS. Review for Real Property Management Choice - Gardena, CA As a tenant who has been living in one of their properties for the past five years, I feel it's crucial to share my truly horrifying experience with Real Property Management Choice, especially with their employee Gabriel S. and the overall lack of professionalism and care from this company. In 2024, my property urgently needed electrical maintenance, specifically grounding and repairs to prevent electrical hazards. It took the maintenance department a staggering 11 months to partially address the issue. During this time, the circuit breaker repeatedly tripped, damaging my appliances and, more dangerously, causing electrical shocks. At one point, my child was shocked so badly that we had to call 911. This was a direct result of their negligence and failure to act swiftly. The company's blatant disregard for our safety and wellbeing is inexcusable. Their maintenance team uses cheap laborers or, in many cases, church members who are neither skilled nor qualified to perform even basic repairs. If anything is done, it's often left incomplete or done poorly. For minor repairs, they rely on someone named Edwin, who has proven to be ineffective at best. This is a company that clearly cuts corners, putting tenants at risk to save money. To make matters worse, Gabriel Saavedra with RPM . has been consistently rude, manipulative, and evasive when it comes to resolving issues. He has failed to follow through on basic repair requests as required by California law, often canceling scheduled maintenance without notice. This unprofessionalism is compounded by a general lack of care from their staff, with no attention to tenant concerns unless it's to retaliate or avoid responsibility. This company's behavior is shameful, and the gardener services they provide are equally lacking. They do not clean or trim the property as agreed, leaving a mess and unkempt grounds. It's not just about poor service; it's about a pattern of disrespect, negligence, and utter disregard for tenant rights. To top it all off, they seem to be focused on maintaining a false public image with reviews that don't reflect the true experiences of tenants. Many of their positive reviews appear to be fabricated, and this misleading approach to their reputation only adds to the distress of those who deal with their terrible service. I would strongly advise anyone considering leasing from Real Property Management Choice to perform a thorough background check before committing. This company has shown time and again that they do not respect tenant rights, and they will use any complaints against you, even going as far as attempting to evict you for standing up for yourself. The level of discrimination, disrespect, and carelessness is beyond unacceptable. I recently tried to rent a property from-this management company and it was the most Awful experience.. They process applications on a first come first serve basis, Lola never sent the application like she said, there where system glitches so applicants couldn't apply. The staff was no help. Application fee is $50-60 bucks plus a $5.00 extra random fee. 12 people showed up the day of the viewing & I know most of them, none of the people I know got the place. I've spent three years being a tenant under RPMChoice and Julia Shi is an amazing property manager. Super personable and I always felt valued. She's very helpful with fixing issues and she's always easy to get a hold of. Julia always weighed my concerns and values equally as important as those of the property owners. We were staying in Malibu, CA during the recent wildfire events, and she immediately offered her house for us to stay if we needed somewhere to evacuate. In the aftermath, she made sure our property was clear of all smoke & ash damage and helped restore normalcy to our rental. I was renting out an old house and throughout my time staying there, multiple issues came up and they were taken care of by Julia with no time at all. Even at the end of our rental period, our refrigerator stopped working and she supplied a replacement within a day. We had their help renting a 3 bedroom in Gardena. While the landlord was probably the worst human being to ever walk this earth. These guys stood by us and helped us the entire time we were there. Julia is amazing. Let me get that out of the way now. She fought for us on all the issues we had with the landlord (did I mention the landlord was a succubus from hell?). She protected us from all the nonsense the landlord tried to scam us on and was in our corner for all the right reasons. Easy to work with, easy to talk to and just a true pleasure in every sense of the word. Julia even helped us find new tenants as we had to break our lease because of a job opportunity up north. even when the awful demon of a landlord was being difficult, Julia was there and just amazing. Julia has been a wonderful property manager. She has repairmen on call at all hours of the day/night. She has had repairmen working on our units at 11pm! We did have a major issue with a water heater that leaked and required remediation. Unfortunately, this was a very slow and stressful process for everyone, which unfortunately included stress on our previous tenants. Repairs/remediation were very costly as every substance must be tested for and this house was built in the early 1950's. Tenants had to be relocated which isn't easy for a family with a toddler and 2 large dogs. After repairs and remediation were completed and certified, the tenants were unsure and hired their own inspected. This inspect told them that a cabinet was unsafe from mold. His report was given to Julia immediately. After having the original inspector, her colleagues review the report, the testing well under the limits and mimicked more of outdoor air quality. Julia did reach out to this new inspector but he was never available to call back, or respond to messages. Again, this was a very stressful but Julia worked very hard to get the repairs done as quickly as possible. When it comes to filling the units, Julia does a thorough check and we have been happy with all of our tenants. She works very hard to fill the units as soon as possible. In this neighborhood we have seen units sitting for rent with a sign in front for months but Julia has found tenants within a week or so! read more

Please read before ever signing a lease through this company. THIS IS YOUR WARNING. If you want to live through a median company that is unbiased and is in the best interest of both the renter and owner THIS IS NOT THE COMPANY FOR YOU. This company heavily signs with the owner. They are being paid by the owner. You are not paying them. The rent you pay them is going to the owner. So they don't care if you are happy. They care if the owner is happy. So if you are a tenant be prepared to get F***** as this leasing company acts as if the Owner's are incapable of being wrong. This company is also only ran by one person, Julia Shiu. I moved into a condo that had bed bugs in it. I was originally suppose to buy the owners King size Bed that she left in the room. The owner also left other cleaning supplies in the house in which we later discovered Bed Bug and Flea Flogger spray. Moved in August 1. Within the first 17 days of moving in, I reported a bug mosquito issue. One week later Real Property Management sent pest control to investigate. On the 31st day I said I need an extermination crew ASAP as I have believed these were not mosquito and they were bed bugs. Because the Owner claimed to never had one problem (of course they wouldn't admit and claim they did), Real Property Management was very slow to get this problem fixed for me, as they chose to believe I brought the problem into the condo I moved into. They chose to cheap out on the pest control service, and sent a man who didn't properly investigate the room (I stayed home from work to watch him). September 18th that night after the pest control said absolutely no bed bugs, I woke up with several bites on me. I lifted up the bed and discovered the bed bugs! I sent over pictures of the actual bed bugs. Very upset, I demanded Real Property Management send a better and different pest control to handle the problem. They insisted and claimed they only liked to do business with this certain pest control company aka they want to pay for the cheapest service and not willing to pay more. Room was exterminated and fumigated on Sept 20. After finding the bed bug spray in the house 2 months later, I contacted Real Property Management to show them there is way too much evidence that proves the previous Owner infact had a bed bug problem. They still refused to believe me. They rather believe someones verbal word over concrete evidence. The owner also had a dog in the condo. I asked how are we going to resolve this issue and compensate me for that month of living in a room with bed bugs and having to sleep in the living room. I have scars on my body from how badly I was being bit for that whole first month. I skipped a day of work unpaid because I had to make sure their incompetent pest control service did the right job. Real Property Management says we took away the $700 expense that was charged to your account for the bed you still are suppose to pay the previous Owner for. THEY STILL BELIEVED I OWED THEM $700 FOR A BED THAT HAD BED BUGS ON IT/WAS SPRAYED HEAVILY WITH TOXIC CHEMICALS THAT EXTERMINATED THE BUGS. What an absolute joke! They said oh you don't have to pay the $700 anymore. This is our way of compensating you. No sh*t I don't have to pay for that bed. That is expected that bed is no way ever profitable. No one should ever expect to make money off a bed that had bed bugs on it. Me not having to pay for the bed is not a way of compensating me, this is a logical conclusion that anyone with a brain and good heart would have. Not being a difficult person to work with and only being a 23 year old Male, I asked reasonably for the days I sent actual photographs of the bed bugs September 18, to the day I was able to enter the fumigated room again safely September 21. I should get compensated by my Month Rent price divided by 30 days = $46.67 a day, times 4 days equals $186.67. They still refused and said you not having to pay for the bed anymore is your compensation. That clearly shows they still believe that the bed was profitable after it had bed bugs and was sprayed heavily with toxic chemicals and still believed that I was suppose to be paying for it. Do not ever sign a lease if this company is managing the property. I don't care how good of a deal it is on rent or how nice the place may appear to be. Once a problem happens that you know in your heart you are not responsible for, you will never be treated right as they only side with the Owner. They are the owners slave after all. They are not a median company that is unbiased and supports both tenant and owner. They only support the owner. read more

Extremely disappointed in the neglect and quality of service of Real Property Management. Our unit had a leaking water heater and I called Julia and they sent out a repairman next day which was great. The water heater leakage did obvious water damage to the floors and cabinets making the wood panels bubble and mold grew in the floors and cabinets. I reminded Julia about the water damage twice and it was neglected for two and a half months. The only reason it was made a priority when I told Julia that my daughter and I were getting sick, back to back sinus infections from the mold in the air that we were constantly breathing in every day. It was evident that it needed to be taken care of since it became a health concern for my family and me. Only about a month later was I diagnosed with cancer, I could not be living in these conditions. After "remediation" was done and we moved back into the unit, our house still smelled of soiled water and the cabinets and it's shelving were not replaced. We then paid for our own remediation company to do an air quality check and take samples of where the water damage was in the unit. After inspection, the service technician advised that we tape up the cabinet because there was growing mold in the floorboards in that cabinet to keep us from breathing in that BLACK MOLD. I explained to Julia about the inspection and how it was not taken care of properly and it needed to be fixed, forwarding her the report via email of the RED FLAG report of mold and unsafe habitats. Julia then replied overseeing any problems with the unit and wrote it off, saying there was nothing wrong with the unit. Immediately, my husband and I started looking for other rental properties. After a couple months of going back and forth with this awful corrupt company, we finally moved out and are now in a beautiful, spacious and CLEAN home. It's unfortunate that this company got away with this wrong doing. I just wanted to share my experience! And I hope the mold was properly taken care of for the new residents who live in the unit on 167th Street in Lawndale, CA 90260. read more
