My experience with Jenkins Property Management has been very excellent. They sent timely contractors whenever maintenance requests were submitted. The portal was very user friendly. I was extremely skeptical about working with Jenkins because of the Yelp reviews. I found a house I absolutely fell in love with on Realtor. On the site it said to call them to get the lockbox number, they didn't have it yet because the owners didn't send it to them yet, but would text me when they have it. I got a text the next day. I went and visited and applied. They called us and said we were prequalified to keep going through the application process. The same day, I was told we needed to give them $100 cash for a credit fee. I said I could get there right at 5. That's when they closed, Kristen was great waiting for me because I couldn't find parking. The next day I called Jenkins and they said it will be 2-3 business days, but they are trying to expedite the application. That was on Friday. She let me know today (Monday) that we got accepted and we sign the lease in a few days! Jenkins was only dealing with our application process, so I have no reviews on how they care about their tenants (previous reviews), but I do know I had a great application process. BEWARE BEWARE BEWARE !!! Please read the full story, before renting from them. I am writing this review after giving these idiots chances over and over in the past TEN days. They have a ridiculous application process and add that up with the inefficient, unethical, and lying staff, what you get is Jenkin's property management. I had to deal with the Property Manager (Manny) and the supervisor (Magdelina). My pain started the day, I went to check the property on a Saturday and wanted to apply, because I liked the unit and it was within my budget. Manny, who does not know anything about the process and does not listen to you, was rude for being a property manager and told me I can go to the office to submit the application as he had a busy schedule that day. When I went to the office with all the documents, they said, it was manny's responsibility to bring the application to them. Which wasted 4 hours, because I wanted to move in in a week and needed to get the application approved. This further brings me to a stage, where after Manny checked everything, I asked him to double check and let me know if there was anything missing. Two days later, I get a call from the receptionist that I was missing the details about my rental history (from 4 years ago). I thought to myself, it is alright and I was made to rush to the office immediately to drop off the details. YES, THEY DO NOT ACCEPT EMAILS. Five days and 25 phone calls later, I was asked to come for an interview where all they do is go through there terms. I made it clear to them, that I wanted to move into the apartment in 2 days because my credit check was ok. They said, they are calling my references. The next morning, I called the manager and he said - "I tried calling your references once, and they are not responding." To this I freaked out, and I had to pick-up the phone and start calling my references (previous property managers and landlords) Lucky I was, I had really good relations with all of them, that they expressed that Manny either did not call them back or did not send the email to a few when asked to do so (What a lying idiot?). I got him all the references and at the end of the day, 7 days after submitting my application, they said they will let me know in the next THREE DAYS. Today, is the TENTH DAY after I submitted the application and the supervisor is always busy and does not want to talk to you. The receptionist tries to do the damage control, but she is in the web of lies. I was told, I will hear back from them everyday for the past 5 DAYS. But, I have not. And, I have decided I am not going to move further with this company, but you should not even start. There Call-in Hold tone says,"Our Policy is Greatest Customer Service" - With the stupid, lying and rude staff that Jenkins property management has, they are nowhere close to their policy. Additionally, If you are the owner of a building, you will be losing the rent money for at least a month over the industry standard when there is going to be a vacancy if you use JENKINS PROPERTY MANAGEMENT. Their vacancy listing looks like a child typed it up and has so many spelling errors it distracts you from actually looking at their vacancies. DO NOT RENT here!!!! It's a slum building. We have been here 2 years tooooooo long. Everything is broken and nobody cares to fix it: The list!!!! Horrible plumbing, sink and toilet smells like the sewer. The paint is peeling off the wall, it was new when we moved in. CHEAP The curtain rods fall out of the wall, week 2 The kitchen wall and ceilings are cracking, more like splitting. If you live over the garages, every time someone opens the door it's an earthquake!!! The whole building shakes. Parking is a bitch, so are the neighbors. They hate kids and babies, because they are loud and cry. It's a fact of life. And best of all Kathy just is a 9-5 I could give a shit less about you and your family living in these shit apartments. BEWARE! This is a VERY difficult property management to deal with. Now their apartment maybe be affordable but the process they require in order to get the apartment to ridiculous. I've been blessed to get the apartment I have, and don't have many complaints. BUT, in order to get the apartment I had to come to the office about 4/5 times. It took two weeks for them to clear all my information, along with my roommates, then we had to do a in person interview for the apartment. Also when calling in the office to ask questions about our apartment or terms of our lease, NO ONE seems to be able to give a correct answer and I have to get three different options before getting some type of answer. They're frustrating to deal with. They always want you to come into the office when stuff can be discussed over the phone or via email. As of 02/27/23 I'm moved into my unit with Jenkins which is fairly recent. My overall experience has been great with this company as well as my unit. The staff has been very accommodating and have been very respectful. This is by far the worst management company in the South Bay. Do not do business with these people. We had 20 years with this joke of a company. When Mr Jenkins ran the business it was smooth and they were on top of things. When his daughter took over and he stepped aside, it was all downhill from there. No after hours emergency line, it is just a voicemail and you hope someone will check it. No follow through on maintenance issues. Daughter doesn't even know how many properties they manage. Antiquated systems for reporting issues, owners can't access anything via the owners portal, last postings were years ago. To email a manager you have to use a generic aol email and hope they get it. Everyone here is rude because it streams down from the top via the daughter. They cost us thousands of dollars in damage due to their negligence. They don't care about anything other than collecting rents and charging you for doing it. Extremely unliveable environment! Current resident of 652 97th St Inglewood CA 90301. We had a building gas leak, with No access to gas: unable to cook, which caused tons of money in food spoiling, financial burden due to eating out everyday for every meal. Days without hot water, hours during the week without a water. Took a week to repair, and we are still without access to our property amenities; laundry room and pool access. I have called the office to get information, and they either send me to Magdalena's voicemail who happens to be out on vacation for the next two weeks OR when I ask to speak to the manager in charge in her absence, they hang up on me! They sent out letters saying they will only cover the daily rent rate for each day we were without gas! Which I can tell you doesn't cover the hundreds in food soiling, hundreds in meals, nor the cost of not having access to the amenities listed on our lease. These letters don't even have a refund date listed. We, as tenant's are left trying to get any information on our refunds and are asking to actually be properly compensated for this burden. I have nothing major on my credit report other than a few medical bills. We make 6x the amount of the rent. Basically, if you enjoy fully from your bank account giving away money... DO NOT list your property with this group. And avoid renting properties listed by this group - they make the process PAINFUL. They also take a long time to respond to requests for things like a copy of the lease or inspection form (if they respond at all). I work with local companies who are relocating international employees to live in the LA area. So I work with landlords and property management companies every day. Jenkins Property Management employees have been the most difficult ones to work with out of all the groups I word with. They are consistently RUDE and unprofessional. Recently we were in their office to submit an application and my client's 2 year old needed to use a restroom. They made the mom take her toddler to the used car lot next door to use the restroom, rather than allow her to use the one in their offices. They never responded to a request to get a copy of the lease to review in advance (they force you to review it and sign it at the same time). They need to be reminded multiple times before responding to any tenant requests. Requested power wash to clean up residue left behind and they just used my hose. Beware their listings on Craigslist--they are not remotely accurate. I found a cute little beach apartment for a good price listed on Craigslist through Jenkins Property Management. I called, left a message, was not called back. Called again and finally spoke with someone. When I inquired about the place, they informed me the rent was $2100 instead of the $1295 listed and the move-in date was totally different, as well. I confirmed that it was the correct place and their response was, "Yep. It's listed at $1295. Guess we should change that." Um, yes. Guess you should. No apologies, no offer to find another place, and "Milton" on the phone sounded like he would rather shoot himself in the eye socket than be talking to me. Two thumbs down. The worst property management I've ever delt with. Let's start with the most dangerous. I called jrnkins becausr i had a gas leak in my apt. It took them.a week to send someone to inspect and a 15 days to replace the leaking stove. And every time i called i had the impression to talk to a mcdonalds drive thru. Morenthan that i recently found out that i jave bed bugs in my apartment anf it took them a week to send someone to inspect, the inspection didn't last more than 1 min ... Quite possibly the worst management company around. I have lived in my condo for almost 4 years, the only reason because location and I like the unit. When it comes to Jenkins responsibilities they are lazy or incompetent. The staff at the office is unhelpful and really clueless when it comes to getting problems solved. A year ago my hot water heater went out, it took them 12 days to get it fixed, I have had multiple problems with the kitchen sink, again getting it fixed is an ordeal and nobody know who to call. This review will mostly echo some of the dissatisfaction encountered by other reviews: If I had to summarize my experience with Jenkins Property Management in a few words, I'd say "Friendly, but completely inept." Thanks to my good credit score our application process went smooth, but that's about the only positive part of my experience. I experienced a variety of issues that put their responsiveness to the test. I've had everything from termite swarms, windows that wouldn't open, refrigerator water dispenser that leaked, a shower that easily clogged, a leaking main pipe in the garage and mold growing on bedroom walls. The communication process was extremely disconnected when dealing with these issues. After leaving a voice mail with their maintenance department, they'd usually call back within a reasonable time, but the actual repair process was extremely uncoordinated. Most of the time I'd leave a voice mail, receive no call back, then have a random repairman show up while I'm at work. They couldn't seem to master communication between their maintenance team, subcontractors, and the customer which caused a lot of confusion. As another example to this, about 3 weeks prior to my move out they mistakenly advertised my unit as an open house over the weekend. Needless to say I was surprised when random people were knocking on my door asking to come in and look around. Similarly, a week before my move-out the property supervisor offered to do a walk through. I returned his voice mail and left a message for a suitable meet up time. He never returned my phone call. Things had been pretty bad, but the event that really changed things was the return of my security deposit. Jenkins completely ripped me off. Of my 2300 deposit, they billed me 1093 dollars after having only lived there for 14 months. I've moved a few times, and I've always got almost every penny of my deposit back. I'm careful not to damage things and always clean the unit to an equal or better than level when I received it. Needless to say I was extremely surprised when I was billed for over 1000 dollars in damage and repairs. Some of the items on the list were completely fabricated. They charged me to haul away excess trash that didnt belong to me (the trash cans were shared by 3 units), for plumbing bills that didnt exist, for rent on a day that I didnt live there and had already turned the key in, for cleaning the unit when the unit was already cleaned and for painting the whole unit when only the living room needed some touch-up painting. Long story short, I was able to recoup a large part of my deposit back, but it took a lot of back and forth discussion. It was only after a threatening email to their management that I was able to get in touch with a manager who was able to help me. For that reason, Jenkins earns two stars instead of 1. read more

If you are a property owner, you should not use Jenkins Property Management to screen for tenants. I can't say anything about the way they manage their property, but if it is anything like the way they have dealt with tenant screening, then find someone else. There are so many good property management companies in the area, there is no need to use this one. They do not have the property owner's best interest in mind. I have watched a house that I have been interested in sit on the market for over a month, dropping in price 2 times since I first tried to apply, when I was turned away. I wasn't even able to apply, just turned away at the door. On top of that, I was hung up on when I called the office. I was approved by every other property management company that I have applied to, except this one. I was willing to pay $400 more per month in rent, a month ago, before they dropped the price two times. Calculate that out over a year, and this company just lost $4,800 for the property owner they were supposed to be representing. Throw in the extra month that I could have been paying rent, and they are doing a pretty fantastic job of losing money for their client. Good luck renting from this management company. We constantly complain about our neighbors and the most that gets done is a phone call or a letter from the management company. People don't find that threatening at all so they keep breaking the rules of the building. Our building doesn't have a manager on site and maybe for others who have a manager on site their experience is a bit different. The only good thing that I have to say about this management company is that they are attentive to the maintenance requests. In response to the comment by Jenkins: I've called the main line on a couple occasions to submit a complaint and the response I always receive is to email management. Once I email Jenkins Management I hardly ever receive a response. The least your company could do is reply that they've received the email. One thing for sure it all depends on the manager either she or he will get the job done when it comes to taking care of the building and maintenance. They have always been very responsive and have attended to every repair request in a quick professional manner; from plumbing, heating, electrical, to overall maintenance upkeep needs. They ask for so much for such awful areas, so far the managers are ridiculously rude and passive aggressive. I've been to several of the apartments they have up. I have all the qualifications and have 3x more of the rent, great credit and no evictions but I'm shoved away like some crazy person, just because I'm younger. They make you feel very unwelcomed and honestly a big waste of time to get you nowhere, I've been extremely patient. I am a current neighbor of one of the properties that this company manages. We had left several messages with the management company regarding their poor upkeep of the palm tree and property in general. We recently had a lot of wind which caused many of the dead palms to fall in our yard putting our dog and children at risk. After having contacted this company originally on 11-15 and again on 11-16 and having our concerns receive no action we went into the property management company on Hawthorne to voice our concerns. This time we were told our concerns were noted and someone was working on the problem. All this time I had advised that there were palms hanging from the electrical wires and that they needed to correct these issues inmediately. It is now 11-22 and still no phone call or action. This company is a joke.... they do not manage anything and I have yet to see them move one finger to rectify the problem. I believe that Jenkins is getting an unfair rap from some of their tenants on Yelp. For example, one prospect complained that they did not get the unit because they have collection accounts on their credit, another complaint about a crack in the paint between the cabinets and the wall, and the doozie; a palm frond blew off the tree after a storm and is stuck on the power line, really? Why not blame Jenkins because the crow outside your window is too loud . . . I am coming from a different perspective, I believe Jenkins is not serving their property owners well in a strong rental market by charging only $600 security deposit for a unit that is going for $900-$1,200. It is not 2009 anymore and your accounting person has probably noticed that, upon tenant move-out, if you need to do a repaint and new carpet, the deposit will not cover it and the owner will have to eat the difference. Hopefully the tenant is not behind on rent and late fees at move-out. Suggest that you study today's strong rental market and raise the security deposit to at least the monthly rent. This way you will better manage your owner's assets and better serve your customer. read more

Terrible application process. If a person has over 600 credit and makes 3x the rent why should something small from 10 years ago on there credit matter today. They don't even deserve a star! They had us waiting for a month for a response! We had all the qualifications they asked for and they found one small bill that we weren't aware of and we paid it off that same day and sent them the proof of confirmation that they asked for. They assured us that we were almost set to have the apartment and we called almost everyday to check the status until they called and said no. They took one month to verify what exactly? Charging people for rental applications when they already had a candidate for the places it's bs!
