Unfortunately, we are currently displaced from our home due to severe water intrusion caused by defective shower construction and failed waterproofing, and Pulte has not taken full accountability to date. A licensed, independent leak detection company confirmed: * There are no active plumbing pipe leaks * The moisture intrusion is caused by construction defects in the shower system, including: * Improperly constructed shower curb * Defective shower bench construction * Gaps in the shower door and enclosure assembly * Failure of the waterproofing system * Moisture readings inside walls and structural materials measured 169%, 322%, and 999+, which reflects severe, long-term saturation -- not a surface or cosmetic issue Despite these documented findings, Pulte continues to mischaracterize the damage as a "caulking issue." Caulking is not a waterproofing system under any building code or industry standard. A properly built shower requires a continuous, code-compliant waterproofing membrane. That system failed. As a direct result of this failure: * Water migrated into adjacent walls, the subfloor, the A/C closet, and the ceiling below * We were forced to vacate our home with two small children * Our homeowner's insurance carrier was required to place us in temporary housing * We now face major structural repairs caused by construction defects -- not homeowner neglect This failure falls squarely within: * Pulte's 5-year water intrusion warranty * Pulte's 10-year structural warranty Yet instead of prompt coverage and correction, we have experienced: * Delays * Deflection * Attempts to shift responsibility to basic maintenance * No immediate commitment to repairing the full scope of damage they caused In addition to the shower and water intrusion issues, we have also experienced HVAC-related problems in this home, further contributing to our loss of confidence in the overall quality of construction and system installation. We have: * Fully complied with all inspections * Provided independent professional reports * Followed all warranty and escalation protocols Still, we are left displaced, facing disruption to our family and children, and forced to fight for accountability on fundamental construction failures that should never occur in a properly built home. This is not a cosmetic complaint. This is a failure of life-safety systems, moisture protection, and structural integrity. If you are considering building with Pulte: * Hire independent third-party inspectors * Demand documentation of waterproofing installations * Verify HVAC design, airflow, and installation * Do not rely solely on warranty promises * Be prepared to aggressively advocate for yourself if defects arise We will continue pursuing full resolution through all available warranty, regulatory, and legal channels.

Then our foreman Miguel, another extremely nice guy and great at his job. He handled every issue or idea that came up. Then the entire team ( of which I dont remember all of their names) Juan, Manuel, Daxe, Oscar, Luis and others that helped all were very professional and did great work. We know its tough to find a contractor you can trust and that does great work. we used them a little over 10 years ago and knew we could trust them again so we had them back. First and foremost, American West Homes were bought out by Pulte Homes around 2021. All the homes I have owned were all build before Pulte bought them out. I have owned American West Homes in all different sizes from starter homes to a 5 bedroom 4 bathroom home we currently live in. All homes were two story homes (the three story homes have too much stairs to climb so I never bought one). What I love about American West Homes is the character. They have a warmth and thoughtful design features that you cannot find in the very new "modern" homes that are popular right now. In every American West home we have owned (some were brand new at purchase and others resale), I have had little to no issues with the home what-so-ever. When I bought brand new, I made sure if there were any warranty issues that all issues were addressed before the year was up and they ranged from minor to AC units not being wired correctly due to subcontractor's work. These issues were all corrected during the warranty year and every home that I have lived in all had just normal warranty issues. The bad reviews seem to come from people who not familiar with home buying contracts (which change through the years) or service from employees. For many people navigating buying a new home can be challenging and scary. Owning a new home can be overwhelming especially if one has no experience navigating that or maintaining a home. Also, the fire that happened to a 3 story house in one of American West's development, we have not heard back for the reason the fire occurred. Sadly, 2 adults and 2 children lost their lives but we have no reason to say that it was American West Homes fault for the fire. Fires occur for all sorts of reasons. I literally had neighbors who cook in their garage because their foods are very pungent and do not want their houses to smell. So fires can start for many reasons (such as smoking in bed) and there is no conclusion there is something wrong with the home considering the house was built 14 years ago before the fire happened. In addition, my own son lives in that community and they have had no issues whatsoever with their house and there are so many houses in that subdivision who have NOT suffered a similar tragedy--thankfully!

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

One in south shore which is too overpriced and the other on north shore is interesting - they released 9 homesites in phase 1 but they already chose high priced structural upgrades, and there is no backing out of them. The model designs, especially in the larger home is hideous. Whoever designed it should go get training. Don't waste your time with them. Just a low end builder trying to break into the high end market

When I arrived, the onsite agent had no idea how the self tour process even worked. Instead of helping, she wasted nearly 40 minutes of my time despite me repeatedly telling her I needed to get into my scheduled self tour before my time slot expired. Because of her incompetence, I missed my appointment entirely. During this time, she tried to size me and my friends up and made several condescending remarks. The most insulting comment was, "Oh you know where we are at right? This is Summerlin. We are surrounded by million dollar homes." As if the numerous Summerlin flags everywhere were not obvious. What made that comment even more ridiculous is that I literally live right across the street from these homes. She was rude, dismissive, and spoke down to both me and a realtor present. After all of this, she then asked me to close the gate at the self toured model and the office modules at closing time, as if that was somehow my responsibility after she had already wasted my time and cost me my scheduled tour. For reference, Edgewood has three model homes you can tour through their office, and couple completed homes that are meant to be self toured using their QR code system within a set time window. This agent clearly does not understand how their own process works and has no business interacting with potential buyers. If this is how Tri Pointe treats people who are genuinely interested in their homes, imagine how they treat you after you sign. Completely unprofessional, disrespectful, and a total waste of time. Avoid this location or more importantly this realtor.
