We recently closed on our new PULTE home in Las Vegas. Two weeks prior to closing we performed a walk through with the construction supervisor and left with a long punch list of items that needed to be addressed. Eight weeks after closing most of the items were not fixed/addressed/repaired. PULTE builds very poor quality homes. One of many examples, we noted poor water pressure in the MBR bedroom, 8 weeks later and 5 trips to the home by a plumber, they had to re-route the hot water line to the shower head. PULTE will not allow you to speak to Management regarding your concerns or dissatisfaction, it must be because so many new home owners are not happy. Many other issues were noted during our upgrades we added to the home. Installing baseboards before installing tile for example, prevents upgrades to the baseboards and leaves a gap in the floor. PULTE just cranks these homes out without any attention to detail and without a care during execution. So many other home builders to choose from that care about their product. We definitely should have held off on closing before the items were addressed, but, PULTE mortgage division was also a disaster and pressured us to close, threatening interest rates and penalties for delay. Purchase a new Home in Malind Bluff, Bluffton SC. Should have known I would have problems when the keys provided at closing failed to open any doors. My real mistake was to trust but not verify. I thought Pulte was a reliable firm that would stand by their verbal and written commitments regard the property, and not resort to a Buyer Beware mentality. Deceptive Sales Practices: 1. During the sale in July 2022 Pulte's Sales Agent said the backyard extended to Pritcher Point Road, a dirt road that borders the property. 2. At the final inspection in December 2022 Pulte's construction manager commented on the nice size backyard and confirmed to us it extended to Pritcher Point Road. 3. After moving in we notified Pulte's HOA about a large dead Pine tree that bordered Pritcher Point Road, They wrote to us (email - Feb. 15, 2023) that the tree was on our property and therefore our problem. When we requested permission to put up a fence; suddenly Pulte is pointing to a Plot (poorly drawn diagram) saying we were lied to by their agents and the property line is actually 13 feet from Pritcher Point Road. Pulte's ascertain is forget what you were told you should have been able to interpret the drawing Pulte provided. Selective enforcement The most annoying part is the HOA has granted variances to other homeowners to construct their fences either bordering Pritcher Point Road or very close to the road. For whatever reason the HOA is telling us previous correspondence that the property extended to the road is incorrect and that they have now designated it 'Common Area'. They also said that we are now under surveillance by the HOA. This was to be our retirement home. AS an example, Pulte sent notices that they were inspecting homes on Monday, so I mowed my lawn Sunday. After mowing I jokingly told me wife, we would get a violation anyway. Sure enough we received a violation notice Monday that it was not property mowed or edged. Now when I see the Community Manager driving around taking pictures, I tell my wife we are going to receive another violation. My wife and I have seriously discussed moving due to what we feel are the lies and harassment by Pulte. The problem is that home values in this community have actually declined. A home across the street from us originally sold in Oct 2022 for $582,000, now it's listed at $550,000. read more

Although the build quality was below average, it was their amateur methods used provide remedies. So Here we go. When Pulte built the community center at Del Webb At Dove Mountain they did not build the pool equipment room correctly, it was built to fail. You can not store the pool equipment and pool chemicals in the same area without the chemical degrading the pool equipment. In our community we are now forced to have that area completely redone and purchase/install new pool heater - $$$$. If this were the first time for Pulte doing this you could say that they do not have very qualified engineers and architects. However, we moved here from another community (pulte/Del Webb) where that community was built out in 2000 ish. Same exact issue and huge cost to the community. Since these were built probably 15 years apart I have to believe that this is something Pulte does to save money and pass those future costs onto the homeowners. I've been trying to get them to fix various things in my house, especially my tiled floor which is a mess. I paid $20,000 extra to have my tile installed, and it's a complete mess. And now it's 6 weeks later and all I get are excuses. They can't keep hiding behind the excuse of "oh Covid has impacted our building supplies and workers". Review of Grace Park Community: Pulte & KB shared community -Community is not taken care of, our HOA dollars are just lining pockets of corporations. We were promised the pool would be done in May then it was June then it was "grand opening is in July." We are now in August. Summer is nearly over... -A LOT of residence have flat tires, I personally have had here different tire issues because of nails and metals are left behind from construction. I have not once seen any construction workers sweeping anything in the 8 months I have lived here. -Broken glass in the community we have many young families with curious toddlers, they could get very heart with glass, nails, screws etc. just laying around. -Playgrounds are not cleaned, again, no idea where the HOA dollars are going. Trash is left all over the community from construction workers. -Neither of the builders water the grounds they are working on, so there is a lot of dust that covers residences windows, outdoor furniture, etc. -Gates are left wide open all day, so random people come and hang out all day long. I personally have had a package stolen and a bicycle stolen out of my yard on two different occasion. This is at night because some nights the gates get left open. -Community gate transponders not working for over a month when we were told they would start working within one week. When we tried to contact someone to follow up there was no response and more finger pointing -We have board members that work for one of the builders, who has not stepped foot on property. -Actual homeowners care more about the community than HOA and the builders. We all communicate regularly and a lot of them clean up the community themselves for the sake of their kids. -Some homes are used as AirBNB when that isn't allowed, HOA does nothing about this. Experience with Pulte Everything was great until the day we closed, they butter you up then once you close and get your keys, you are left to fend for yourself, even when Pulte is at fault. I have summarized my experience. -No Heat: The heating system in the home was not working at all. Their person in charge of construction, claims the system was tested 3 times. If it was tested they did an inadequate job as when the company came to repair they said this system could have never worked since there was the wrong filter size in the unit, so it couldn't have operated at all. The second unit in the home didn't even have the wires connected, so that couldn't have worked at all either. It was 44 degrees, we were freezing the first night in our brand new home. In California, 44 degrees is COLD! We were so cold, I email Pulte at 3:30am and they replied back a few hours later saying contact the heating company and after hours emergency help. No help what so ever, we were on our own even when they delivered a home to us that was not ready to be closed on. It took 7 days to get the heat figured out because of the Holidays, we closed on December 30th. When I complained about heating taking so long to be fixed, Pulte blamed the holiday, then whats the use of the emergency help line? LOL -No accountability, just finger pointing: Anytime we try to get help each person you contact, just tells you to contact someone else or says its no their department. -Paint drips on floors and countertops -Exposed staples in the carpet -We were first time buyers and they didn't let us have our realtor during the walkthrough probably because of all of the unfinished items in the home. -Walkthrough: I mentioned issues with trash removal and WiFi. The construction person doing the walkthrough with us was making it seem like we were dumb when we explained the issues to her and in the end it turned out, she was the one that was wrong. She also failed to release the phase, thats why we had the issues we were having.... We didn't have WiFi for 7 days because Pulte didn't no were the conduit was. Turns out it was mislabeled. We both work from home and they knew how important WiFi is to us. Literally lost thousands of dollars due to no WiFi. -It really seems like they just wanted to rush closing to meet their little sales quotas and get their little bonuses for the end of the year. In conclusion, buy at your own risk. The community has a lot of potential if builders cared about anything other than their bottom line. read more

Some of the items that need to be fixed were identified during our final walk through in December 2023. Our client purchased one of the homes at Rainbow Crossing. Our experience was terrible at the walk with construction manager Mark. He's so unprofessional. He will force you to sign off the walk by threatening to cancel the walk. And he even used fowl language to his subs on the phone in front of me. How ridiculous.and the quality of this house is sub standard. I still find so many of the same issues even after the first initial walk about two weeks ago when they promised they will be fix. And at the coe. We found out that our garage remotes were mixed up with our neighbors, wow unbelievable, how could they have messed up on that. To the positive side, the sales person Barri was great, kept us informed throughout the building process. Wish the construction team can learn from sales. My new construction home in Del Webb, Rancho Mirage, CA was fraught with problems - uneven foundation, sloppy redo of the interior paint and trim, nail pops and drywall separating, crooked window framing, ill-fitting doors and sliders, broken roof tiles, slanted cabinet shelves, HVAC dampers that were completely shut off to the front of the house. There was no attention to the detail that one would expect in a $800K home. The Pulte Service Team and the rep assigned to me, had vendors come out 3-5 times to fix the same problem. There were always band aid fixes. My dining room shade valence is noticeably separating from the window frame. Pulte's answer was "since this is a 5/8" variance it is in our level of tolerance." My real beef with Pulte is matters of health and unethical behavior. 1) There was sand in my water pipes, to such an extent that it ruined my shower valve, kitchen faucet and refrigerator valve and filter. My ice cubes were brown. I also had major surgery soon after I moved in and had surgical drains. The shower water was slimy, and I could not figure out why. It took Pulte 4 months to correct this problem. 2) There is STILL sand and soot coming onto my kitchen range through the hood. I cannot cook when this happens, Pulte sent their vendor 4 times and never fixed the problem. They refuse now and say I am past my warranty period, even though the requests were made before the expiration. 3) The brown facia on the exterior of my house is spotted with grey. I was told since there was a lot of rain around the time I moved in, this is considered an "Act of God" and they won't repaint. The rain was AFTER my inspection. 4) Pulte put many disclaimers in the closing documents: one of which - the area was in a wind tunnel and the sandstorms could cause property and personal harm. It is too bad they didn't have the real estate salespeople disclose this during the purchase process. One would have had time to consider the risk. BUYER BEWARE read more

Everything moves in my townhouse, even after remodeling. Applying liquid nails, screwing down everything, and even using cement boards in the upstairs bathroom. The creaking will never go away. From the business stand point, it makes sense to use low cost materials and labor to maximize the profit. But this is never acceptable at the expense of the customers who buy your homes. We recently closed on our new Pulte home in the Reverence community of Summerlin Nevada. Our experience was great and we highly recommend the whole Pulte team. Every phase of the process from the purchase of the home to the walk through was enjoyable. It is important to note that we lived out of state the entire time! The Pulte sales agent, Karen Pohl, was extremely helpful and informative and she quickly responded to all of our many questions. Our sales agent, Carrie Hammond with Keller Williams Realty Southwest, went above and beyond what was required and assisted us every step of the way! The superintendent of the building of our home was Steve Thompson and he was excellent. He promptly addressed all of our concerns and he even managed to accommodate some late changes that we made. He followed through after the closing and made sure that everything was exactly right. We would definitely build with Pulte homes again. read more

We purchased a Pulte home in 2019 in the Reverence community for nearly 3 quarters of a million, but did not have a good experience with this builder. There were quite a few major defects, the front window got dislodged and felt out when being opened, a broken tile dropped from the roof in the backyard, an upgraded countertop in the main room had unmatched grains, no caulking was placed in the whole house before closing.... just to name a few. While the Warranty center played tai-chi, the Pulte management turned a deaf ear to all our attempts of contact. We were certainly disappointed. Was Pulte really a reputative builder? I have a toilet that is leaking because of a crack in the tank. The first contractor that came out while it was under warranty told us that. Then all of a sudden a new contractor showed up to replace the seal. No no no. The tank is cracked. The new contractor confirmed. Now Pukte says my problem cuz the first contractor which they fired have them different info. No arguing with them worked. Tried explaining what the first guy said. But no. They won't correct. Now I have to pay to replace the toilet. It should have been under warranty. But the contractor they fired gave them bad info. So now I'm on the hook. I have zero respect for this company. We bought a very expensive new Pulte home, and after repeated delays they still didn't complete the home on time. Which would be ok--but they wanted us to just go ahead and pay them anyway--no credits, no concessions, nothing in exchange for their failure to perform as promised. So incredibly off-putting that we walked away. It's a good thing that my wife and I read the 36-page contract line by line, because the sales rep at Tarlton Meadows in Hilliard, Ohio (Daryl Whitley) outright lied to our faces on multiple key points. When I called Daryl and asked him why I should still sign the contract given these discrepancies, his response was "I know that it says that in writing, but I need you to trust me." No, that's not how this works. I then went back to Pulte a few days later and told them that I was potentially willing to still do business with them if they could provide a different rep for us to work with. The following is the e-mail that Daryl's boss (Ashley Brown) sent back in reply: "Hello Mr. S, I am reaching out regarding your recent request to work with Molly Rutherford in lieu of Daryl Whitley at Tarlton Meadows. Our number one priority is providing a quality experience for our customers. Because of that, we ensure that everyone on our team is highly qualified to deliver and manage that experience, and know that Daryl provides excellent customer service to all of our customers. If you wish to move forward with building in Tarlton Meadows, Daryl will manage that process for you. If you decide that this does not work for you, we wish you the best of luck with your new home search and hope you are able to find the builder that works best for you!" It's pretty clear what the tone of that e-mail was, which is rather shocking, considering that asking for a different sales rep after the first had proved unreliable seems a reasonable thing to ask. read more

Aside from the loan process with them being a total farce, meaning that no matter what they tell you, chances are they will not give you a loan. No matter what they say from their loan center, have other financing lined up. The will not tell you that you are denied until the very last minute, and if you don't have plan B worked out, kiss your deposit goodbye. Google the topic of a deposit with a builder and your next to zero chance of getting it back. Know this before you hand over the check. They will tell you that you are approved, send you letters and such, and say that only a few more pieces of paperwork and the underwriters will bless the deal. Then like magic you will head off to the design center, finish the house package, and exactly 61 days before their fictional close day, Pulte will tell you that you can't get the loan. At that point, you are screwed unless you have another loan plan. Kiss the $20,000 goodbye. Next, the closing date is meaningless. You will get a more accurate completion date from a palm reader that the builder. My advise is to absolutely do not give 30 day notice until you have the keys in your hand. Not a minute sooner. Expect the date to slide 2 to 4 weeks. I love the house, but was the worst, most expensive, and most frustrating thing I have ever experienced. I will never buy a new house again. read more

They never fixed it and I guess they are waiting for it to fall on someone. They did not insulate the construction and the windows are paper thin and heat escapes. Roof and siding are warping. Pulte Homes in Somerset Division Mansfield, Tx . Buyer beware!!!! We built our Pulte home in 2019. Like the design, great neighborhood, BUT, the contractors being hired are terrible. No experience, work is done half way, Builder doesn't follow up on jobs (we hired an inspector for every step of production and he is the one that found our problems). We brought up issues every step of the way and were told they were either fixed or will be with the 11 month inspection. Now here we are at 11 months and the supervisor for the inspection hasn't been able to get the contractors to do the work. They have scheduled the workers but no shows. The one that did come covered a crack in the drywall and the drywall just sucked in the putty and crack shows right back up. Caulker only covers the problem area, does not blend with the remaining area. It's all a joke. AND don't get me started on the grading of the yard. HUGE issue in the subdivision. Pulte has sent landscapers out 3 times and still not fixed. Refuses to put in drains which is what the landscapers keep saying we need. All this would be laughable were it not for the fact that this is our home. I would never use Pulte again. They are opening up the second phase in Somerset. Beware buying here.
