If you are looking for a new home with agents who put people before profit - Paul is your go to. I have had horrid experiences with real estate workers who do not know what they are doing, give out false information, or are trying to push leasing before people's real life with complete disregard for people's safety. Briarwood is living proof = a safe place to live next door to Safeway, bowling alley, and multiple food places. The design is nice as well.

Also, if you try to contact them by phone, many times the call gets disconnected or they don't answer, for the same reason--because no one is on-site. The security is awful; both I and other residents of the building have had our car tires stolen due to the lack of security in the neighborhood. Also, they take a lot of vacation days, which is fine to a certain extent since it's required by law, but in my opinion, they shouldn't take those days off if they're not even going to work in the first place. Additionally, the people who work in the neighborhood always leave trash inside the apartments. This is the third time the maintenance services have pruned a tree, and I've had to pick up their trash (branches that fall into my apartment). Not to mention that the pest control service only works once a week, and there are multiple insects and animals inside the neighborhood.

    Management) I'm…read morewriting this review to warn future residents about my experience with the new management at Oakpointe Apartments, specifically Leasing Manager Stephanie Miranda and maintenance staff member Jose. Since the management change, the service quality has significantly declined. The office is rarely accessible. Many times the office is closed during normal business hours, and even when staff are inside, the door remains locked. We knock repeatedly and still receive no response. There is also no fixed lunch schedule anymore. The manager leaves for hours at random times, which makes it nearly impossible for residents to get assistance. The previous management had clear timings and provided prompt and professional support, but that standard is completely gone now. Customer service has been very poor. Work orders remain pending even after multiple reminders. Requests are ignored and residents are left waiting with no updates or communication. The most serious incident involved the laundry machines. My clothes were left inside the dryer and the machine overheated and burned them. I immediately emailed the leasing manager explaining the situation. She did not respond the entire day. I emailed again the next day and still received no response. I then went to the office where she was inside with the door locked. After knocking several times she finally opened the door. When I explained the issue she said Jose checked the email (but didn't replied to that email) and told me to speak with him instead. After I explained everything to Jose, he simply said it was not their responsibility and that I should contact the laundry company myself. I asked for help since the machine is on their property, but he only opened the dryer door and refused to assist further. My expensive clothes were destroyed and management showed no concern, no follow-up, and no accountability. Overall, this management is extremely unresponsive, unprofessional, and dismissive toward residents' concerns. Rude behavior, lack of availability, ignored emails, and unresolved maintenance issues have made living here very frustrating. I strongly recommend future renters carefully reconsider before leasing here under the current management.

The manager Laura is completely shady! No customer or people skills. The management could care less about the tenants here. I had a weird feeling when I first moved here. My spider sense was tingling and I should have RAN out of the office! But I thought, "eh, how bad can it be?" Well now I know! The manager Laura has NO work ethic. Just look at the office hours. 9am to 4pm? How can anyone who works even a part-time job even get in to the office before it closes. AND they are closed weekends. They used to close at 5pm a LONG time ago, but now they close at 4pm probably to avoid all the upset tenants who are being mistreated! What a joke! The management never gave me a copy of the pre move-in checklist even though I asked MULTIPLE times and made numerous trips to the office to get a copy. There was always some BS excuse. ALWAYS an excuse. They turned the water off on the entire complex more than once without notice in the middle of the day during the short 6 months I was there and then denied it when I called them on the phone. TAKE PICTURES OF EVERYTHING BEFORE YOU MOVE IN AND BEFORE YOU MOVE OUT!! They refused to give me a final walkthrough as per California law. They never retuned my deposit, never contacted me via mail, email or phone. 8 months after I moved out I received a call from a collection agency claiming that I owed Garden Village almost $1500 for repainting and other stuff that the apartment didn't need. I was only there for 6 months and I worked all the time 75 hours per week! The paint on the walls NEVER changed by me while I was there. I NEVER hung pictures, shelving or ANYTHING on the walls, NO walls were EVER damaged. There was no need to repaint BUT the landlord has the right to repaint within 1 year per California law. But then to charge me $900 beyond the more-than-$700 dollar deposit they stole from me?!?! Are you kidding? I could paint it myself for $200 at MOST! It's only 700 square feet! And the previous paint job was SH*T! So many coats of paint on the door hinges that you couldn't even see the hinge screws!! They used pennies to shim the hinges where they had been sagging before I moved in there apparently though I didn't notice it until after a couple months living there!! SHADY LIARS and CHEATS! I was NEVER given an itemized receipt explaining any charges or even a courtesy phone call to inform me that they were going to paint or do any more than clean. I have contacted the Better Business Bureau and am seeking legal action against them to restore my credit! They have damaged my credit with their shady behavior!!! STAY AWAY FROM THESE CROOKS!! One of my friends who I worked with and who lived there had similar problems with the management! He moved out as soon as he could! Take a look at the other lousy reviews on YELP! Any positive review on here is from a management shill or a fake account. Maybe someone paid them off to leave a positive review. Either way a positive review on here is a LIE!!! I can guarantee it!! Do yourself a favor and steer clear of this place! If the management was good then it would not be a bad apartment complex, except for the noisy street out front. Issues get addressed within 24 hours upon emailing and gets resolved within the next 2 to 3 days. In the first month of moving in, my refrigerator was having some sealing problems. I emailed management at 8PM on a weekday, Upon receiving my permission to enter the room without me present, the maintenance crew stopped by the next day and fixed it right away. This is also the only issue I had with my apartment. All the appliances come practically new and my room was also renovated prior to my move-in. The property also has a leasing office onsite 6 days a week for walk-ins and Sunday for appointments so they are readily available to address any concerns. There is always a security car patrolling the parking lots and plenty of parking for guests. The property has a gym, large pac-mac style pool, outdoor hot tub, and some pretty amazing views. Highly recommend for anyone who's renting for the first time and away from their family since the staff will definitely take care of you. :)

The management are really nice especially Michelle & Melanie (aka Nanny). The maintaince crew are very polite and helpful. If you raise any request it will be done soon. It's very kid friendly and has a nice landscape. There are two lakes inside the apartment which are maintained really well. My family really feel very safe living in this apartment. They also organize different events occasionaly and have DJ night & food stall etc. Its very conveniently located near to Bart and the Fremont Hub. Some reviews talks about the kids noises but for me it does not bother as I like living around families and kids will eventually play outside. If i will change my apartment then i prefer moving back to lakeview apartment again.

They took an entire week to get back to me about the results of my application. I gave them 4 days until I reached out to them and they kept saying oh this is invalid or we can't accept this paperwork and blah blah blah just an excuse every single time. I had to send them my paystub's and proof of income about 4 times. I got passed around to two different people and those two people didn't communicate with each other about my application so when I got past to the second person, it's like I was back at square one and had to redo And re-email about everything I already talked about with the first lady. Eventually, our application did get denied, which is fine. They may think that is why I'm leaving this review but it's not. I'm leaving this review to inform others that this apartment complex has terrible customer service and hires terrible workers. They stated that we did not meet the 2.5x the rent income requirement, so after getting denied with this apartment, my roommate and I applied to a different apartment (WITH A HIGHER RENT COST & THE SAME 2.5x THE RENT INCOME REQUIREMENT) and got approved within an hour. So thank you to this apartment complex for wasting my time! I hope you guys hire better employees in the future!

    We moved into this community in September based on a great tour experience, but living here has…read morebeen very disappointing. Our dryer has not been functioning (no heat) since move-in. Despite multiple service requests over several months, the issue is still unresolved. We were told the unit would be replaced, but instead, maintenance continued attempting repairs that have not fixed the problem. There has been no clear communication or timeline provided. At one point, maintenance even reported "no access" to the unit, which was incorrect -- someone was present and attended the visit. This kind of miscommunication has only delayed resolution further and does not reflect accountability. In addition, other issues reported at move-in -- including a bedroom door repair, pest control (fruit flies), and a wall patch -- are still pending months later. There are also concerns about unprofessional behavior in common areas, including staff repeatedly blowing their noses and spitting near the apartment, which is unhygienic and unacceptable. Overall, there is a clear lack of follow-through and accountability. Commitments are made but not upheld, and residents are left to repeatedly chase basic maintenance requests. While the property itself looks nice, the management experience has been frustrating and disappointing, along with the constant parcel thieves and homeless roaming around in the community. I would NOT recommend this community based on our experience. Also, if you have a car, don't come to Presidio! for sure someone will try to break in!

    Just a few more examples below of how management does not seem to care about effective or…read morereasonable communication: 1. After getting nowhere in discussion with Andrew, and seeing he was visibly not open to a discussion with us, we asked for anyone else to talk to. We only asked for this because the longer that this issue went on, the longer we would have to pay full rent for a place that was not worth paying full rent for, and we did not want to waste any extra time or money on this unsatisfactory location. Despite resistance from Andrew for days, he eventually provided us with contact information for their supposed regional manager, Ashley Johnson, who subsequently never responded to any communication. 2. On our move-out form, we also specifically checked the option to be PRESENT during the pre-move out inspection. I was present at the scheduled inspection time (1pm), but nobody showed up for the inspection. I left for 30 minutes to run a quick errand around 2p, and once I returned, still nobody came by. I called the leasing office, who told me that they sent someone and inspection was completed while I was away, despite our specific request to be present. -This is not a knock on the maintenance team, who just does what management tells them to do. The maintenance team is actually very reasonable and quick with their response time to maintenance requests. IMPORTANT UPDATE: As stated earlier in the review, we were told unit J308 would not be made available again until the pest issue was fully resolved. On our move-out date in early Dec 2025, we found 5 new active/live larvae underneath the stove area. Just as a heads up for any prospective tenants, in case J308 is offered to you any time soon.
