But you also have to be realistic, and yes this is also me sticking up for those who work here and are apart of the customer service. Some current and new tenants get unrealistic expectations and demands. Like wanting all new appliances whenever they want, or no deposit? It's life and you not always going to get it your way or what you want every time. Yes I would recommend this place to others, and Maria is also there to help. Within just the first few weeks of moving in, there was maintenance being done that required access to our balcony. No one informed us ahead of time. I witnessed a random man climbing up onto my balcony. Thankfully, I was fully clothed. It turned out to be a company hired by management, but we were never notified. When I complained, I got a half-hearted apology and nothing more. Their own maintenance "manager" came into the apartment smelly heavily like cigarettes while I was pregnant. And you can catch him smoking frequently around the complex and nothing is done. The manager is incredibly rude and dismissive. If you bring up a complaint, she won't let you speak and talks over you. She lacks basic customer service, manners, and professionalism. We had serious issues with other tenants, backed up with video evidence, and she still sided with them because they'd lived there for 10+ years and had "no prior complaints." One of these tenants took our wet clothes out of the laundry machine mid-cycle to dry her own things, then argued we should have taken our still wet comforter out ourselves, even though it's a California king and needed two cycles to dry, and we are PAYING for those cycles. Meanwhile, she was using an entire laundry room plus half of the one we were in. She then followed my husband to another laundry room, kept arguing, and her family regularly harassed us and our dogs. They would make comments, and her husband and kids would intentionally provoke our dogs, who became reactive from the chaos in the complex--something we had to spend time and money to retrain out of them. Our rescue dog was fearful but friendly with other dogs. Our younger dog was extremely sweet before moving in. Both had bad experiences here that changed that. Other neighbors constantly picked fights over the laundry, even though they were the ones leaving their clothes sitting in machines for hours. your clothes could still be in the cycle and they would be standing over you trying to rush you. It made doing something as simple as laundry stressful and confrontational. Parking is a mess. Tenants are allowed to keep 3-4 cars inside the complex, leaving barely any spaces for others. Management does nothing to monitor or regulate it. The dog park is unusable. It's watered unnecessarily every morning, on top of the sprinklers that run at night, making it a muddy, disgusting mess. No one picks up after their dogs, and most of the dog owners are irresponsible. On top of that, unsupervised kids roam freely and terrorize the dogs. Our dogs were harassed multiple times, and it became too stressful to even use the space. Kids in general are left to run wild--no adult supervision, running into the parking lot, following residents around the complex even after being told to leave them alone, and bullying other kids. It's not necessarily dangerous, but it is extremely chaotic and stressful; it could easily become a dangerous situation for a child. You almost never see a parent come out to check on them. The laundry rooms are disgusting. I've watched maintenance "clean" for less than 5 minutes, leave their cart behind, and never return. Machines barely wash or dry clothes. You'll spend $50+ a week on laundry that may not even get cleaned. The machines often steal your money without starting, and kids go in there and throw trash and who-knows-what into the machines. We've had turf stuck to our blankets. And in broad daylight, over half our wardrobe was stolen--$1,500 to $2,000 worth of clothes. The complex did nothing. They won't even consider installing cameras. They claim there's "security" at night. That's a complete lie. We've never seen a guard. Cars were regularly broken into for weeks, and our own car was nearly stolen right outside the complex. Again--zero action from management. We paid a $2,200 deposit and only got $700 back--with no explanation. We reached out multiple times and never heard back. It's been almost two months. This place is a nightmare. Poor management, unsafe environment, and absolutely no accountability. Save yourself the stress and do not move here.

Let me start by saying that when I first moved in and Ramblewood was owned by Sequoia, it was entirely pleasant. However, management changed a few months after, and so did all of the administrators. That is the current situation, so my review will only cover the "after the management changed" period of time. **CONS** COMMUNICATION: -management is not responsive over email and only sporadically will pick up the phone. -management (Pam) would only call back during my work hours despite how many times I ask her to call at a different time in my messages. She then leaves a voicemail saying "call me back" instead of any relevant information, forcing me to chase her for the information. I have repeatedly asked her to please leave her answer to my question or any important info on the voice mailbox, rather than making me chase her for the answer. She has ignored it every time I've asked. IS NOT AS PET FRIENDLY AS ADVERTISED -Ramblewood is "pet friendly" but plants several plants poisonous to pets at pet-level. -the residents at Ramblewood do not pick up after their dogs, and Ramblewood does not care to enforce it. Dogs were also always pooping around my apartment, parking lot, etc. -The stray cats. There are three or four stray cats that are regulars at this apartment complex. They all have fleas and mange and will walk through yards. NO PEACEFUL LIVING ENVIRONMENT This is the worst one, and the reason I chose not to renew. -some weeks after new management came in, I had a couple move in next door who played loud, pounding bass until all hours of the night-- until 1am sometimes. To make a long story short, I asked them to turn it down and they refused. I asked Ramblewood for help and they straight up ghosted me-- I begged and pleaded with Ramblewood for months. MONTHS!! When they finally responded they were apathetic and refused to help. I asked them to let me out of my lease since they were not holding up their end of the deal (maintain a livable environment).They refused. Lots of other stuff happened in these months related to the noise that I was really upset w/ but I'll spare the details for length. KEYS -in theory the electronic key system is fine but doesn't work. The door keys are such a hassle! I had to have my door battery replaced 2x in the span of just 10 months. -even when the battery has been replaced, the lock still rejects my key three to four times before it lets me in, every single time. I have the same issue locking the door behind me. It blinks red 3-4 times, then finally engages the lock and turns green. -the front gates are supposed to be closed after 4pm, but they rarely are. They claim it's b/c of the wind. It is rarely windy at the times the gate has been left open. -the gates are always getting stuck closed. 1-5x a month you either won't be able to get out through the "out" gate or in through the "in" gate. They just will prop open the opposite gate with a cone, and leave it open all night. NOISE + DISHWASHER -If you live on the right side of the complex, Your apartment shares the property border with what I can only assume is a restaurant, though it doesn't look like one from the outside. Music blasting in their backyard from morning to late evening. Very strong scent of food, lots of loud talking and yelling. -dishwasher filter has evidently never been cleaned as running it makes the apartment ranci. I actually asked about it being cleaned and they told me no. -because the yard borders the street on my apartment, I can hear street noises all day and all night. Parking is terrible. Spaces are made for very small cars, despite many people in the complex having large ones. They have poles between the spots that force you to park inches from your neighbor just so you'll be able to open the drivers side door. **Pros** APARTMENT ITSELF -the maintenance guy Luis is really great and one of the main things I will actually miss about Ramblewood. He's prompt, effective, and friendly. I never felt unsafe as a woman living alone while he was in my apartment. -AC and heat both work -nice big kitchen, nice big fridge/freezer -under cabinet lights -layout of the apartment is good-- logical spaces for the couch, TV, dinner table -there are lights mounted at each person's front door. They turn on automatically at night. LOCATION -location is unbeatable. I loved being that close to Trader Joe's. The TJs is actually in a complex with target, Safeway, Daiso, five below, pet smart, michaels, UPS, staples, and more. It's convenient and 4 mins from the complex. -next door to Whole Foods. There are doors that go between Ramblewood's parking lot and Whole Foods' parking lot, but they're locked so you have to go around. It takes about 5mins to walk there. -close to a park. small but has a playground, tennis courts, and some nice grass.

If you sign a lease at Ramblewood, don't expect your deposit back. And we're not asking for all of it back. We know you have to clean carpets and make small repairs, but we're asking for the fees you're charging to make sense. The folks in the office are accommodating up until the first month of your lease, but then trying to communicate with them afterwards becomes annoying and difficult. When it came time for us to move out to a bigger location, the office was slow to update our Domuso account to reflect the pro-rated rent for the last few weeks. They were charging us full month rent, but for 20 days. We had to do their job for them and remind them FIVE TIMES to update Domuso to reflect the pro-rated rent. Three times in person, and twice over the phone. Then we get charged a $75 late fee for their own mistake. Did you expect us to pay you extra and ask for a refund later? That's not in your lease. They also charged us a utility fee of $326 for 20 days. The normal utility bill is less than $100/month when we were actively renting. Utilities don't include PG&E, but even if they did the PG&E was less than $200/month when we were actively living there using electricity. We moved out much earlier than our lease end date, so for the 15 days we didn't live there, the PG&E should've been about $3/day baseline. I don't understand why we suddenly have a $326 utility fee. They refuse to explain to us the specifics for this amount, so I'm led to believe they're stealing our deposit. After calling to inquire about the reasoning for these fees, they sent us a new disposition of the security deposit. They removed a $140 repair fee that we didn't ask about. Thanks, but you're still charging us $326 + $75 for baseless fees. We appreciate that we don't owe you $92 anymore, but this new NON-NEGOTIABLE check for $47.80 that you've sent us feels like "shut up and go away" money. Corporate greed and poor management. If this comment receives a response from the owner, we would be open to changing this rating to something higher if you could reach out and explain to us the basis for the $326+$75. Or you can try to bury this comment with more 5-star reviews you might be asking people that toured/just moved in to give you. That would just reflect your business ethics.

Lo and behold, I get home and an hour later, the apartment manager called and said, "remember when I told you that I was new and still learning? I asked her that since it was her mistake, I would like a refund on both my application + service charge and for my husband's application charge + service charge. She said she's work on it and then emailed me to say they got it approved for refund, EXCEPT the service charges. Now it is the middle of September and then only refunded one amount, bur not the other. I have confirmation email saying they's refund both. Money doesn't grow on trees and I have run out of patience. Makes me feel like I dodged a bullet with not getting this apartment if they are this shady.

I remember the first time we toured this place we fell in love with how cozy it was. It felt like a real home and an upgrade to the place we were previously staying. 1 car garage with additional driveway & street parking, in unit washer/dryer, backyard for gardening, upstairs balcony...plenty of space! I could go on about all the good qualities! They all outweigh bad. We had a couple issues with neighbor smoking in the backyard, dribbling basketballs past quiet hours, finding parking after a certain hour but I feel those issues are common things in all apartment complexes. These issues were addressed. Overall, we enjoyed our time. Safety is a priority and we did not encounter a bad experience with theft or break-ins inside the community. (Sometimes we would forget to close our garage over night and everything stayed in place the next morning hehe). Can't forget to mention how close this place is to Safeway. Super convenient. Also a good distance to lake Elizabeth as well. Last but not least, Kathy (manager) and Jason (maintenance) are truly the best people for this job. They are genuine and friendly people who really cares for their community. Quick to respond and addressed concerns promptly. We will miss living within this community. They are efficient, friendly, and have supported my wife and I for all those years. My wife passed early this year and they have been supportive in my efforts to downsize and re-organize. I am staying with the property, just teaming up with another tenant (who I had shared one of the units with before). Our unit was a 2 bedroom, 1 & 1/2 bath townhouse. It has a spacious living room (which I turned into a 'hospital care' space when my wife became ill), with 2 bedrooms upstairs. The full bath is upstairs, the half bath is downstairs. When we had any requests, like the reasonable accommodation request for a handicap ramp for the front stairs, they got it done.
