Lido is a great company to rent from. We lived in one of the Grand View Blvd units. They were quite lovely. Very stylish. There were a few kinks to work out, as there are with any new place. Lido has a web portal where you can put in tickets. They are responsive to repair requests. Note that for email request to management, responses may not be as timely. In addition, Lido is on the ball for rare emergencies such as water leaks or a broken garage door. They were very fair when it came to returning our deposit. I would definitely rent from them in the future. read more

I'm currently a tenant here and am very unhappy. Someone trespass our building apartment and broke into my car. This all happened on Saturday (9/24). I called Lido Equities regarding the break in and they told me to put in a request through their mobile app? Clearly, they don't care about their tenants. Most people would agree this is an urgent matter and should be dealt with quickly. Michelle Rhoden was able to help me but did not give me any updates. I'm the victim and I need to constantly check for updates? Lido sent out an announcement email to all tenants. Instead of saying there was a recent break in and everyone should be more careful. They instead downplay my situation. No where in the email said there was a recent break in or anything. They want to appear that this apartment is safe. This pissed me off because I can tell this was done on purpose. If you're looking for an apartment be aware the first 6 months of living here. I seen a lot of stuff happened in this building. First, there was picture of a thief stealing packages plastered almost everywhere in the building. Second, this apartment is known to have very poor security. While taking the stairs I noticed feces on the floor. Third, as you can tell from my experience, you will receive no help. I was left with nothing aside from cam footage. Still no updates or measures to avoid this from happening again. Lastly, strangers are able to access the building. I do not know how that even possible. I can't say enough wonderful things about Lido! from day one when I contacted them about the studio I found listed on zillow, they've been above & beyond. I had a crazy work schedule & needed a to get a place asap as my previous roommate & i were moving out of our first place - me chasing a studio to live alone & her closing a house with her BF! I only had a lunch break to tour the unit & called them on sight to help with directions / questions & Monica who I spoke with on the phone was just so friendly & beyond helpful. I fell in love with the unit & to this day - although now just moved out less than a month ago to move in with my significant other - it has been my favorite & most memorable renting / living experience. all maintenance requests & questions have always been answered & handled promptly & with ease. you can tell the whole team genuinely cares about their tenants. One time when I locked myself out & didn't have a spare, I contacted Lido - their office was just about to close but was very close to the property I lived in - & the property manager was willing to wait for me to get there & run an extra key out to me so I could get in. I live in a Lido managed property. You will never get a response from a maintenance or customer service request on their "website" and it is impossible to call them. There is no manager on-site. The only time they have done any maintenace has been when they were forced to by a department of housing inspection. The people who work in their office are rude and dismiss any and all complaints by asking you to submit a ticket on their website. If you feel like wasting your time and decide to submit a ticket they will close it without responding. Take it from me. Avoid this property management company at all costs. read more

I lived in a Lido building for 3+ years so I feel I can provide a fair review. Pro's: - All maintenance issues are handled swiftly in an appropriate manner. - The onsite manager was incredibly helpful and a pleasure to work with. Con's: - This agency is unfortunately the definition of "absolute bare-minimum", from the condition of the building to the customer service experience. - In my three years living here, I was only once able to get the proper person on the phone, each and every time I was told the person was either out to lunch or not in today. - The apartment was advertised as 700 sqft, but upon measuring (by a licensed contractor) was discovered to be only 450 sqft - The online portal for submitting maintenance requests and paying rent is outdated, poor user interface, and glitches often. They switched systems halfway through my tenancy and didn't notify tenants of the code necessary to continue logging in. - The building was poorly maintained for almost the entire term of my tenancy: the pool stucco was greatly decaying, concrete had many cracks and stains, paint was chipping, etc -- they only made renovations towards the middle of the pandemic when tenants began moving out en-masse and they needed add'l income. - Hot water in the building would constantly go out, despite multiple repairs. - Gas heating unit in the unit was very old, broke down multiple times despite multiple repairs. - The unit construction is with the absolute cheapest materials. Ex, the walls are painted with the cheapest possible paint, so that when there is a stain, instead of just being able to wipe it off, the paint begins exfoliating. - The cabinetry is simply painted over tenant after tenant, so that it constantly chips and tears (guess whose security deposit that's going to come out of.) - For 6 months, we were not able to use our parking spots (that we pay for) during business hours due to a government safety mandated seismic retrofit -- when I asked the president of the company (took 2 weeks to get a hold of him) what sort of compensation we would receive (since we're paying for parking) and if they could offer any sort of voucher for me to park at LAX since I was traveling at the time, I was told "No, you need to think about how expensive this is for us." This was his response and way of thinking when it came the tenants safety. - When draining the pool for renovation, they were not allowed by the city to drain it into the street drain, so instead they flooded the first floor ground, hallways, and parking lots (without any prior notification to tenants) - Due to a government loop-hole, Lido was able to pass the cost of the retrofit onto the tenants, thereby increasing our rent in the middle of the pandemic (for a safety feature that is ultimately their responsibility) - It took them 41 days to get me my security deposit back (California law requires it be returned within 21 days.) During the process of inquiring, they were able to provide no transparency, proof, or tracking for where the security deposit was. They only provided it once I threatened legal action, only to find they waited until the absolute last possible day they could legally send it out. read more

lido apartments is a grt place to stay, I have been staying here since 2018 and trust me they are super helpful in any kind of help you need. Today Marlon from Lido team immediately came and replaced a toilet seat cover. He was super apt with his skills and finished installing in super clean way. The Lido in Oakwood is a great deal with great management. The owner is flexible and generous, and Marilyn, the manager, is friendly, kind, and quick to respond to everything you need to feel comfortable. The place feels very sturdy, clean, central, and amenity-packed; a wonderful value for their opening price point. It really met every requirement I could think of for a living situation. Not to mention the incredible rooftop views of the city! I had to knock a star off as, on the rental application, they ask for an ungodly amount of private personal information. I wouldn't even give a family member full access to my SSN, bank accounts, taxes, credit cards, license, car registration, you name it. As a landlord myself, I can say with certainty that this is not standard practice and I hope it improves as it's a serious security risk and sends a clear message that Lido does not trust its tenants half as much as they require you to trust them. The place is still under construction, but I'm looking forward to the gym! read more

Updating my review as Lido finally fixed the mailboxes a week or two ago, and installed a door with a lock for the mail room.

The air conditioning in our apartment was only blowing air, not cooling. Marlon fixed it within the same day and also changed the filter for us. :) I like that they texted me updates as I was at work and could not answer a phone call. It gave me peace of mind knowing the issue was being treated with a sense of urgency. They also were very open to any questions and had overall great communication. I have lived in Lido properties for several years. It is the worst property I ever lived in. Water problems every few weeks with no hot water. Dogs and cats defecating in the parking lot and all over. Freezing pool, laundry machine not working often and taking sometimes a week to be fixed.. The problem is that there is no manager on the premises, which is illegal, even though they claim there is one. I still dont know the manager for this 31 units is... there is constant noise, the place is dirty and it is a terrible place to live in. I finally got tired and decided to move. I gave them a 30 days notice and did not hear from them. For two weeks. They owe me one week , plus my deposit . The Lido properties mperson in charge, Michelle Rohden told me I did not file the 30 days notice correctly after she told me I can leave early . I was paying 1514 dollars and they are charging 2499.00 now. I did them a favor, Michelle said she will send me the money and to my surprised she sent me nothing and instead used creative accounting saying I owe them 18 dollars.. This woman lied to me , told me to remove my refrigerator , then used it for the apartment. According to my calculation they owe me over 900 dollars. I am going to file a complaint with the housing department and take it to a lawyer. Stay away from Lido properties. I wonder what kind of incentive they give tenants to write a positive feedback for them. Lido properties is not a place you want to live in. Dont trust anything Michelle Rhoden tells you. She pretend to be nice and she turns out to be a very dishonest person... You can not talk to a live person when you need to get in touch with them. You always talk to a recording and it is impossible to contact them, since they use Covid as an excuse for not talking to anyone. I am not a "leave a bad review" type of person, and it embarrasses me to even air anything private on a public platform but I've truly never dealt with a company like Lido. The leasing aspect was all fine. It was after moving in. My complex had on on-site manager who was an absolute angel, but was geriatric. In her late 80s, she could barely take care of herself let alone seriously manage a property or serious issues that arose. Within two months of moving in, a stranger banged down my door, showed me surveillance footage of ME picking up my package, and with big black pupils said "that's you in that video and I know you've been stealing my girlfriends packages and the management of Lido knows too" - my boyfriend at the time now husband got him to leave and I later found out that yes! Senior management had freely given this to the tenant who was also given my address! And used it to track me down and threaten me. Only.... Just wait for it.... He was given the wrong days surveillance tape by a truly stellar team at Lido. Was anything done? Nope. Did the tenant apologize? Nope. Did Lido seem to care whatsoever? God no. Then a schizo-affective disordered, racist gentlemen was allowed to move in next door to me when I was 5 months pregnant. He banged on our shared wall daily, took photos of me any time I left my apartment, left threatening notes of a sexual nature pinned to my door on a regular basis, told neighbors my boyfriend slashed his tires (my boyfriend was away on business at this time of him moving in). Things escalated to the point of me buying a ring doorbell for safety. I told Lido. Other tenants complained after receiving racist threatening notes, the property manager complained incessantly after he showed signs of violence and bigotry toward lido property and its tenants and still nothing was done. Not to mention no repairs being made correctly, leaks in my ceiling constantly, and a flooded patio any time it rained. Their handyman literally couldn't fix anything. I lost my job due to the pandemic and was also dealing with complications in my pregnancy. I applied for the rent relief program and was approved for $12k. Lido harassed me rentlessly when they didn't get the second half of my payment fast enough, despite me telling them there was nothing I could do and the rent relief program backing me up on this. I was adjusting to becoming a new mother and still Lido hounded me on the rent, nonstop. Eventually I was forced to move in with my parents. Lido received the full $12k in rent relief, and over $2k in my security deposit and is still claiming I owe more. After a nationwide emergency pandemic. They are the lowest of the low, scammiest, scummiest company I've ever dealt with, hands down, bar none. All of my other landlord references are stellar, impeccable, yet somehow Lido isn't. It begs the question if the problem is truly me. (The funniest part is, the owner or ceo or whomever he is, is so defensive he can't even accept a bad review, he comes into review platforms and argues with the 1-2 star review tenants. I told myself I'd never even bother leaving my comments but at this point I don't even care. I'm lawyered up, and am just so happy to be free of this nightmare business.) read more

I applied to an apartment with this company this year. To be fair, I had read many reviews online sharing similar things to what I experienced before applying so I semi-knew what I was getting into. I called their office and talked to someone before I applied-- the place was still open for rent. I applied and 2 weeks later was asked to add more guarantors to my application (more application fees). I submitted the additional application and 2 weeks later was denied again and we were asked for more guarantors to apply. A few things that don't hold up: - at this point we couldn't get a hold of the company and they wouldn't return any voicemails emails etc. - the apartment was $1600 a month - my partner and I's combined incomes were 12,500 a month (Almost 8x the apartment cost) - our application was based on a credit score of over 800. - this was now 1 month after our application date, and apartments typically turn over that time period - because apartments are typically only advertised for a few days we have no way to know if it is still available (it was taken online) even though they kept requesting money from us. We continued to try reaching them, they never called us back. I wouldn't recommend working with these people--hope that is helpful for anyone who is on the fence :) read more

A few days later, he came back again to fix the items. Marlon was prompt, communicative, and efficient. I wish there were more property management companies and leasing offices that operated more like Lido Equities Group! Tom and Mona at the main office always respond quickly to any questions or concerns that I have. Rachel is the landlady at the complex I live at in Costa Mesa and she is amazing! Not only is she really friendly, but it is obvious that she truly cares for her tenants, which creates a great environment as a whole. One day while I was at work, my Shihtzu managed to get out through my screen window and one of my neighbors spotted her. Rachel went above and beyond by confirming that the dog found was mine. She then made sure that my dog was in good hands with my neighbor while she called me so that I could give her permission to access my unit and let me dog in. Not only did she make sure my dog was back home safe, but she made sure that the windows were securely closed and that she had food and water. My dog is like my child and I couldn't be more thankful to have a landlady who cares this much about her tenants! As for maintenance, they are always on top of anything I need no matter how little or big. For example when I moved in there was a brick in my garage that housed a few giant spiders (but it wasn't getting in the way of my car at all), I casually mentioned it to Rachel one day in passing and she got it removed. Additionally, my bathroom started growing a little bit of black mold (common for cities this close to the beach); Rachel, Tom, & the maintenance team took care of the problem right away and the mold never came back. They even took the liberty of replacing the portion of the ceiling that was growing the mold even though they had already killed it. The Lido Team offers customer service superior to all of the "Luxury" apartments that are popping up everywhere, trust me I've lived in a few. Literally, my only complaint is that they don't have a complex in San Diego (where I'm relocating) so I'll have to go with another company. If you are considering renting a unit with them, I highly recommend it. It is difficult to find a team that cares about their tenants as much as the Lido team! read more

We lived in a Lido apartment for years amongst our group of friends and while we loved the building and our place, we absolutely hated dealing with the staff. Look at all the fake reviews they have listed here boosting their rating from generic not real people with 1-5 reviews. Working with Lido is kind of like that - looks nice on the outside, but gets dirty once you look a little closer. For some reason, things like changing the name on the lease were always so unbelievably complicated with these folks. I know it's not the easiest task because of credit checks and such, but they kept messing up who was living in our apartment (3+ times to switch a single name). When my car got stolen, along with the garage door opener for our building's garage, I let the folks at Lido know and they didn't think it was important to change the code on the gate (which seems important to me). Our building was well maintained and overall was really nice, but the downside is just dealing with the people in Beverly Hills. They get so many phone calls that you're rushed off the phone all the time and there is so much confusion with all their written communication. Ultimately, we ended up moving out because they raised our rent by 30% in one month. They followed the rules (30 days notice) and the building wasn't restricted to rent control (built after 1980), but raising our rent by that much, as tenants who ALWAYS paid on time for 4+ years, seemed harsh. Two of the photos show areas that look like they've NEVER been cleaned since the building opened 8 months ago or so. Get your stuff together, Lido. We're human beings here, not rats.
