I've had a great experience renting from Davis and Company Realtors. The two staff members I worked with were Josh and Susan. When initially moving into the apartment, Susan answered by contact and request for touring immediately (I found the place on Zillow). She explained the steps to applying and also was clear with what information I'd need to collect for the application. It was a great process as once she met me and we decided that the apartment was a good fit and that I'd like to apply, they stopped showing tours to other people and put the rental listing "on hold" while I finished my application. Susan explained that this was out of respect for a potential new tenant that they felt would treat the space right so they would do what they could to make sure that I was comfortable applying without feeling overly rushed. Susan also did the walk through and there were some small damages (such as a small broken tile on the floor) and she was very understanding that normal wear and tear was expected from tenants and we wouldn't be charged for it. The apartment was newly refurbished and very clean when we moved in. For our time in the apartment, I primarily communicated with Josh. He was always understanding and very very consistently clear and timely, which made the entire rental process smooth. Anytime an issue came up in the house, he was quick to respond and took accountability in getting it resolved promptly -- whether it was a small repair or a larger maintenance need. We had an incident where someone went into a back garage space and rifled through our trash and though nothing was stolen, our neighbor (I was in a quadplex house) was quite concerned about it, brought it up to Josh, and Josh had cameras installed within the next 2 weeks. I also really appreciated their flexibility and willingness to work with us when situations changed or something unexpected came up. For example, I was in the process of looking for a new job when I originally moved in and signed a year lease, then asked to go month to month afterwards. Josh and Susan were extremely flexible and allowed it as long as I gave them a 30 day notice which helped a lot. When moving out, I emailed Josh saying that I was applying for another apartment, but it fell through and I wanted to stay at the current place and had to re-email Josh apologizing that I was actually not moving out. I was a bit stressed in case they had started a new tenant process but they took it well and allowed me to continue staying at the apartment. Finally, when I knew for sure I was moving out, I asked for a few days overlap so that I could take a full weekend to move into my new place and move out of the current/old place. I was able to clean out the apartment and they provided me with a full cleaning list and believe me - I scrubbed the place clean but was still used to landlords from previous properties still keeping some of my deposit for future clean up but Josh and Susan gave me my full security deposit back and mailed it within a week of my moving out. It's clear they care about both the property and the people living in it. Overall, a reliable and respectful landlord/property manager -- I'd absolutely rent from them again. read more

Utterly rude lady (susan) on the phone, with NO clear answers about the rental property. She had an extremely narrow set of touring times, and went on lengthy tirades at the basic property questions we were asking. The answer to everything was: you have to sign the 1-year lease, and everything else for the future will be decided by the owner. She started to find fault with tenants (as if they all mismanage and ruin properties), when asked about future property maintenance details. She treated us like some kind of parasites being given the privilege of potentially staying at their great rental. No, thank you. Take your bottom-of-the-barrel behavior somewhere else. read more

I have never had a more miserable experience with a realtor, especially never had one that yells at me on the phone. Instead of trying to win their customers' business and be understanding of my question, this employee at Davis + Co. sent me 3 separate emails and called me just to aggressively respond with how I am infringing on her family time by asking for a 6pm showing. According to her, the company policy is to not show after 4:45pm, which is fine, but I wanted to just ask if an exception could be made this one time as I will be out of town soon. Instead, I received 3 emails back and a woman barking at me on the phone. read more

I have mixed feelings about this property management company. I have to say, Josh is super responsive, I've never had to wait more than a few hours for a response. Unless he's out on vacation. But even on weekends he still responds. I've had a few issues with the house we are renting from them and most have been fixed/repaired or replaced. Our refrigerator went down during the holidays and they replaced it as soon as they could. They addressed a few concerns regarding other issues I've had. Now, I understand we are renting an older property and not everything will be new or working like new. However, when you move into a place you expect the place to be clean (you might go over a few things just for your own comfort.) However when we moved in so many things were dirty. To begin the living room vents were super rusty. I have a toddler who spends half of this day playing on the floor, thankfully those for replaced. The dishwasher had food stains in it, clearly it didn't get cleaned. It's also rusty and I can tell it wasn't moved so it's dirty under it. Some Corners were full of dirt. The blinds in the dinning area were so gross, and when I emailed them they told me to clean them myself. Same with the mold around the windows (gross) So here I am 9 months pregnant cleaning after their cleaning crew. I highly suggest that they find a new cleaning crew because it's obvious they haven't been doing a good job. We own property and when we rent out our place we make sure everything is clean and I do expect my tenants to leave the place just as clean as it was handed to them. Over all it has been an ok experience working with the company except then it comes to cleanliness. I do feel that the lack attention to detail or they don't look over the places before they hand over keys. read more

I DO NOT RECOMMEND RENTING WITH DAVIS AND COMPANY IN MOUNTAIN VIEW CALIFORNIA ! ....I have rented in many different states with different companies and landlords. This one was by far the worst and most unprofessional one. First of all, Harold (the property manager) is ready to blame you for everything breaks or falls apart in the unit. He never answers his phone and won't see you without an appointment. You leave a voice mail and hope that he gets it. This is how you communicate with him even if it is an emergency. Rents they charge for their properties may seem to be lower than the market average, but you get what you pay for. Our unit was old, poorly maintained and had no insulation. We had to use space heater in the middle of summer and as soon as we turned it off, the room would be cold again in minutes. Finally, when we moved out, we cleaned the whole unit and left it in the same condition as when we moved in. They still kept almost all of our security deposit with illegitimate charges. read more

In our case, they decided to use our deposit to repaint the entire house because they said the walls were dirty. They didn't even discuss it with us when we were moving out. They also charged us $250 to move the washer & dryer back into the house after they told us it was OK to leave them in the garage when we left. Instead, over three decades, I have owned homes, apartment buildings and offices, and have dealt with many property managers. Harold's responsiveness to maintenance issues, the quality of his staff [particularly Josh], and overall ethics and reasonableness are excellent. Even though we own several homes [rented out], we choose to rent this home which is very close to work for us, and we've been with Davis Properties since 2007. Part of the reason we've renewed for this long [making the property owner very happy] is that Davis is as good as it gets. A good friend of ours [E. I rented a house that was managed by Davis Property Management. They were OK while we stayed - I have definitely experienced better property managers but no major issues. Slow to respond to requests and also refused to fix an electrical issue in the house. I called an electrician who said that the place was wired incorrectly and it is a major risk. However, Josh Davis refused to fix the issue saying the landlords don't want to spend any money. They would also not spend any money fixing the yard which was in poor condition. The tree was never trimmed and the grass kept dying. The bathroom flush leaked. I changed the flapper myself. The biggest issue which makes me write this review is how greedy they are when we moved out. They charged us for everything they possibly could making stories out of little things. While they wanted a cashier's check when we moved in, they now took 21 days to send a check via first class mail. I would avoid any property managed by this company. Stay away. read more

Terrible experience renting from them. They: 1. Repeatedly interrupt our work and lives by scheduling workers that *NEVER* show up. Naturally, I'd be fine if they actually showed up but I've waited on no-shows multiple times myself not even including the times my roommates waited for no-shows. 2. Lost my rent check even though I placed it in their drop box attached to the outside of their building. 3. I had to chase them down to get them to respond to the property management company for my next apartment for the background check. I was renting a apartment from them in mountain view, CA and it was a horrible experience. It started after I paid the deposit. The house was not ready on the date of move in and it was filled with cigarette smoke(its a non smoking apartment). The onsite manager just shifted the responsibility on the company and you are not ALLOWED to talk to the company. I went to their office but they wont let me inside. They didnt even offer an apology nor did provide any accommodations and I had to stay at friends place with all my stuff for WEEK. After that they cleaned up the place and said the cigarette smoke was from a neighbor outside the complex and it wont happen again if I closed the windows at night. At that time I didnt really have an option so I moved in. But the smoke problem continued and I got a persistence cough due to it. Then i found out the person in apartment just below my apartment used to smoke inside the house(I saw him smoking in his balcony couple of times) but he was a relative of the onsite property manager, so he would not take any action against him. I tried moving out of the apartment due to health concerns and they wont let me break lease. Then finally lease got over and I moved out and I am trying to get a deposit back they keep making excuses and not give a straight reply. First it will take 21 days to process the refund. Then it should have reached you check with post office (with no tracking number). Then its offices responsibility what can I say, and you are not allowed to talk to the office. Then he reluctantly gave the office's number but probably instructed them not to pick calls. I am still trying to contact them and probably visit their office. read more

They took a big chunk out of our security deposit for, and I'm not kidding: cleaning and repainting the ceiling in the entire house. We are not smokers or anything like that, so it is completely absurd to think that somehow we caused damage to the ceiling paint throughout the house. I can honestly say it was in exactly the same condition as when we moved in. They also tried to charge us for several other completely ridiculous things (clear wear and tear issues -- they tried to charge us for a couple of light bulbs that went out), but in the end after a lot of arguing they dropped them. I planned to take them to small claims court over the paint issue, because it was so clear that the judge would trivially decide in our favor and laugh in Harold Davis' face, but in the end I just got sick of dealing with them and decided to pay up and move on. They also were lazy about repairs. We had a toilet that was running, and they paid plumbers to come out and look at it. When it turned out to be a not-so-simple fix, they just decided to leave it be and we had to live with a (really bad) running toilet for ~6 months. It ran every minute or so, so we just had to shut the water off to that toilet and never use it. read more

If you are thinking of renting through these guys, I suggest you run in the other direction. I had a horrible experience with them. They made me pay for maintenance repairs that I've never had to pay for in any other rental. They will nickle and dime you for everything. Move-out was a joke. They will find bs reasons to withhold your security deposit. I suggest you consult an attorney if/when they do that to you. Dont be fooled by the positive ratings here that are all from people who were not tenants with these shysters. There is only one other rating from a tenant and it is the same as mine. Save your sanity (and wallet) and rent from someone else. read more
