Pasas Properties - Carpets Pasas Properties said were done, which would have cost $7-8,000 to replace flooring.

The positive is the tenants stayed 10 years. But not sure how Pasas Properties can take credit for…read morethat. They kept my tenants way below market value. I had to constantly tell them they had to raise the rent. In 2025, They were $400 under market value and said they did not want to raise the rent because it was a soft rental market. Maybe at cost, not $400 under. Place was left a mess and they said everything was wear and tear and returned no deposit for the type of cleaning that was required. Washer dryer area was a disaster and fire hazard. Also wood railings were damaged with multiple deep scratches. Gate opener was not returned and they said that's wear and tear because they allegedly turned one in and it was broken so Pasas Properties threw it away. No information on how it was damaged. This turned into an argument with a company, which struggled to inventory keys and openers. Pasas properties said carpets were done. I worked on them for 20 hours (see photos). Do those look done to you? How are you a property manager and do not know what you are looking at? New flooring would have cost $7-8,000 on top of $12,000 to repair, replace, upgrade everything. No knowledge of today's costs. The property management had no interest in taking money for damaged railings, missing openers, and think this property was clean ready to rent again! Finally, did not keep up with rent increases during the biggest rental inflation period in San Diego history. Below average company. Linda will reply with soft excuses. The absolute best part is improved interaction and better communication on a Yelp review than 12 years as a client!

Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. Renters: be cautious. Know your rights. And document everything if you're dealing with the company.

She was very attentive and always available to talk when we had questions. She helped us get a competitive offer in on our dream home the same day we viewed it, even staying up late with us to make sure we got it in as quickly as possible. We appreciated Michelle's honesty and transparency, giving us honest feedback about our offer strategy and what to expect throughout the process. She explained things clearly in a way that made it easy to understand for a couple people with no experience in real estate. She was also instrumental in getting us help with lenders, home inspections, and final negotiations in escrow. All in all, we can't can't say enough good things about our experience with Michelle. And we certainly wouldn't have landed our home without her!

I cannot say enough good things about my agent at Coastal Pacific Real Estate, Justin Chimento, and…read moreCoastal Pacific founder, Susan Forster. I've done a number of real estate transactions over the last couple years and fortunately for me, I used Coastal Pacific for the two transactions that turned out to be the most challenging. One transaction was a property sale using a 1031 exchange. Justin and Susan were instrumental in making sure every detail and requirement was addressed and adhered to. My most recent transaction was the sale of my primary residence where material information that jeopardized closing was not provided by the buyers' agent until less than a week before closing. To say that I was stressed is an understatement. I did not know from one day to the next if the transaction would fall apart or close ... up to and beyond the closing date. Throughout the transaction, Justin kept me informed. He told me my options; he listened to my concerns and frustrations and he tried to get my questions answered by the buyer's agent. He was realistic yet not pessimistic. When I needed space during the most critical days of waiting for the buyer to perform, he gave me space while working steadfastly to affect a successful outcome. Justin listens. He has invaluable experience in the industry. He is professional, responsive and part of a super team along with Susan and the title/lender/escrow companies they have done transactions with successfully over decades. When you hire Justin, you get someone you can easily work with AND you get a village if you need it. You can't go wrong with Coastal Pacific.

We crossed paths while I…read morewas searching for a rental home in the very competitive market of Carlsbad, and I was so fortunate to have her reach out to me in my time of need. Teresa is the consummate professional. Not only that, but at every turn she provided the positivity I needed when we were turned down several times. She is so knowledgeable in not only the rental market, but purchases and the real estate market in general. She is so communicative, which is a must in this fast paced environment where literally every hour that passes is critical and decisions need to be made quickly. She reached out to agents and owners and got me in front of people I otherwise wouldn't have, and I am happy to say we have secured a rental! Not only that, but she put me in touch with a great group of folks at her preferred lender, and we are now working on getting a home loan within the next few years, something I would have never thought possible without her education and encouragement. She even took us to an open house just to show us the ropes, what to look for, etc. All of this for no personal gain, other than the fact that she loves what she does. Thank you Teresa for all of your help, and I can't wait to work with you again soon!
