We first discovered Modamas when searching for a company that does top notch painting of our beautiful San Francisco Victorians. Please see that review. Today's problem was a little different. The interior hand rail leading to the second floor was wobbly. It isn't easy finding parts for such an old building but it was easy finding someone at Modamas that has the expertise to make these new parts fit in nicely with the existing parts. Norberth Tomas is FANTASTIC. He is pleasant, on time and we LOVE how well his work blends. Even though it is a "common area", he protected our carpeted stairs with a drop cloth and wore booties. Modamas completed a project this October (2022) to repair and paint the street-facing side of our HOA's 22-unit building in San Francisco. The project was managed by Raleigh; he oversaw all aspects, including the inspection, cleaning, repairs, painting, and coordination with the neighbors for access to their property. He made the project flow smoothly and was extremely easy to work with. You can tell he's very experienced because he thought of every detail and never dropped the ball. Our building has wood siding and garage doors that needed repairs, as well as repainting. Other parts that were repainted included stucco surfaces, metal railings, and front doors. We needed soffit vents under the bay windows replaced and address numbers on the front doors replaced. The project also required trimming of a tree that was touching the building. Modamas performed all of these jobs with perfection. Everything was done with great attention to detail, e.g., covering the windows before cleaning. I gave the building a careful examination immediately after completion and then a month later. Everything looks amazing. There is no bubbling. The wood siding, stucco surfaces, metal railing, front doors, garage doors, trim, and soffit vents all look fantastic. i recommend Modamas Painting without reservation! As others have mentioned, they're not inexpensive, but they do top quality work. The exterior of our 155 year old Victorian was recently painted by Raleigh and his amazing crew. Throughout every aspect of our project, we were very impressed with their service, responsiveness, and professionalism. Raleigh's pleasant personality made him a pleasure to work with. In addition to all their qualities mentioned, the crew worked quietly and were extremely neat. At each work day's end, they cleaned their equipment elsewhere, and swept the area. They arrived on time every morning, and stuck with our project until completed. (So many contractors begin a project, then disappear, leaving clients wondering when it will be finished). Raleigh stayed in constant communication with us, sending daily updates and photos. He was also very responsive to any tweaks or changes we wanted. Beyond just painting, the crew inspected every inch of the exterior to address any wood rot, rust, or repairs that needed attention. We felt this was an extra benefit to hiring Modamas, as it informed us about the condition of our house, as well as saved us from having to find additional contractors. (Most contractors are not interested in small projects, such as replacing a small piece of wood). This was our second project with Modamas and Raleigh. These guys are great! When I signed up with Modamas in January of 2020, who knew we would be confronting a pandemic? Regardless, Peter, John, Jeff and crew did a great job. My building is big, with walls on four sides, and I have three tenants to keep happy. Modamas worked with me on color schemes and repairs, and ran the whole job from beginning to end, safely and efficiently. They even helped me find a contractor to fix a whole wall of bad stucco! When the pandemic lockdown occurred, a previous contractor had cut an "exploratory" hole in the stucco, perhaps 8 feet long, and it was about to rain. Modamas sent guys up there to cover the hole with plastic, keeping things dry until workplace restrictions settled down and we could find someone to replace the wall. Modamas isn't the cheapest outfit around. That's OK. Some people would rather not pay $1 for a good job when they can get a pretty good job for 98¢. That's a false economy, IMO. Norberth and his team at Modamas recently completed a project on the entryway and facade of my 115+ Victorian home - I'm delighted with the outcome and happily recommend them to others! The project required both exterior painting and carpentry for structural repairs and reinforcement to the stairs and landing; as a mechanical engineer myself (but certainly no carpenter!) I was particularly concerned about the design and execution of the carpentry work, and vetted several organizations carefully. We ended up going with Modamas for my exterior house painting refresh after reading all the reviews and felt it'd be worth the extra cost to use these guys if it stood up to high quality and workmanship. We had a good experience - they handled the prep well with minimal disruption and seemed efficient all the way through. All looked great at the end and for the total cost (over 10k), I thought well worth it IF the paint held up for at least 5-7 years. He was easy to work with, gave his educated opinion about things, such as which brand and type of paint works best in our SF weather. We had our 118 year old house with a ton of deferred maintenance painted by Modamas last year. We saved for five years after buying the house to get it painted. As they dove into the project they found a lot of things that needed to be repaired - flashing, window frames, gutter, back steps, etc. They arranged for their carpenters and a 3rd party sheet metal guy to do the work. They communicated thoroughly throughout the process, providing estimates and photo documentation. I won't lie, it was not cheap, but they did high quality work and the crews were great. And after the crazy rain we had this winter, I am so glad we had our gutters and rotted window frames replaced/repaired. The bonus? 1) My house was last painted around 13 years ago, not decades ago which you state. Happy to show you the paper work. Also, unless a paint job is for a new build, I assume all your paint jobs are for a 'refresh'? I saw it as a full paint job of my facade, nothing less. 2) Multiple work crews refused to work with me?? I had no trouble with the one work crew. I gave them nice cash tips. My issue was with the project manager who did not manage my job professionally. I was told his handling of my job was 'the last straw' leading me to assume he was let go. The owner stepped in for a period to clean up the situation. Then, Raleigh. I like Raleigh. It's no fun having bubbles constantly appear after a new paint job and I can see it's no fun having to constantly fix them, either, but there we go. The +'s: + John G and his co-worker repainted my studio ceiling and walls. When J started on the bathroom the condition was not at its best so he informed me of the additional work needed. He gave me a quote of $1,200 to fix the flaking, repaint bath, hallway, studio living area except kitchen. This included painting trim which is different from main waill color. I'm glad he had let me know and found the quote competitive. + I pointed out one trim to repaint that was not in the main room. He took note and I did not have to remind him. + He asked that I stop by to review the work. I'm glad he initiated this idea to clear up any potential differences in expectations. + They were very careful with my floor which I had just refinished. No marks left behind! + Punctual! Modamas painted the interior of my 1940s Edwardian home in Pacific Heights. The moldings and baseboards had not been painted in 30+ years and were filled with nicks, scratches and indentations. Most of the walls and ceilings had to repaired and resurfaced. The 6 week project was managed by @ Alfredo Ávila and his capable team. I have high standards and agonized over picking the right color and sheen- both of which changed several times during the 4 week preparation. Alfredo couldn't have been more helpful Painting numerous samples with numerous colors. He never complained (at least to me -:) and gave me valuable advice to help me decide. Overall - great service and really great work on my interior paint job! Prompt, courteous, professional. High quality work w attention to detail. With some extra effort perfectly matched my existing paint colors, which I loved but need to have changed from flat to eggshell (even without kids or pets, flat paint was too high maintenance for me). Service: After reaching out to several different painting companies, Modamas was the only one who would take the job. They saw an opportunity to squeeze in an interior job while it was raining for the week. Pretty much everyone else wrote off my project bc it was a small 1 bedroom condo instead of a big, exterior job. So, props to Modamas for being more business savvy. Due to the nature of fitting my job in during poor weather, they were speedy with getting someone out to my place to do an assessment and get me a bid. Alfredo came in the morning before I left for work - he was very flexible with scheduling around my schedule and showed up right on time. He was flexible to come back on Sat morning to pick up my existing paint to get the colors matched, and he and his team showed up right on time on Monday morning to get started. Alfredo also offered some recos for the sheen and the grade of paint. He noted that the paint I had originally was contractor grade and contributed to the difficulty of doing touch ups myself. He said that contractor grade is even finicky for professional painters. Peter was great w the bid - he got it to me quickly and also was flexible when I said I might want to pause things and pick new paint colors. He said they'd be happy to help me out on that front. Work quality: Overall, they did an excellent job. They had to patch in several places as I had had electrical work done. Super smooth - you can't even see where they patched. No sloppy splatters or drips. Super clean, crisp borders, even w some really dark accent wall colors. After a couple missteps on matching to one of the colors, they finally managed to match it by removing a small part of the wall and taking it to the paint store. I appreciated the extra effort bc I really didn't like the color until they matched it. Price/value: I'm a believer in that you get what you pay for. While not as inexpensive as the painter I originally used for my place when I moved in, Modamas' team is also bonded and insured, which was more important to me now that I've had more work done on my place (I have a better understanding what can go wrong and the value of insurance). Additionally, I appreciated the recommendations they gave me regarding paint grade and sheen. My kitchen needed a fresh coat of paint - a project I've been putting off for YEARS. It seemed like nightmare job (to me) - yellow and blue floor-to-ceiling cabinets. I wanted the new paint to be white. Modamas was the third painting company I spoke with. The first quoted me a price that was so astronomical that I waited two months to even call another painter. The second didn't seem like they had their act together (and estimated I would be out of my kitchen for well over a week). But the third time was the charm. I placed a call to Modamas, Sam came out to give me a quote (a completely reasonable quote I might add), and they started work a couple days later. Marshall and Juan spent three days in my kitchen and did a wonderfully meticulous job. They were easy to have around, nice guys, and left the kitchen spotless at the end of each day. To be honest any of them could have done the job but Modamas came through with a highly competitive bid, availability to deliver, and a very thorough proposal (with a gazillion references) that spoke to their professionalism. They were there when they said they were going to be there, and communicated well around possible weather delays, etc. & kept the work site very clean & tidy. They worked well with a scaffolding firm & negotiated a price significantly less than the other firms for this service. At some point you have to go to scaffolding - ladders just don't cut it, and Modamas made this a seamless process. Special kudos to the project lead, Rick Kennan. What to say about Modamas that hasn't already been said in the other reviews... Well, maybe I can't find something original to say, so I'll add my voice to the chorus of happy customers. We hired Modamas for two separate projects: we changed the colors in just about every room of the house prior to our move-in, and we've just repainted the entire exterior of the house as well. The crew did a great job from start to finish. They were attentive, really respectful of our neighbors, and they went above and beyond to make sure that the job was completed correctly. I was kept very well informed along the way about the progress, unexpected findings, and the timetable. One of our neighbors was concerned about her backyard, which would need to be accessed during the painting, but after seeing how careful and attentive the crew was to her plants, she has asked Modamas for an estimate. Other neighbors have also let me know how much they enjoyed working with the Modamas crew and how they plan to use Modamas for their houses. In short, I recommend Modamas very highly. This review is two years in the making, and if I could give 10 stars for the experience I had with Modama's, I would. Two years ago I was in escrow for a condo in a 1907 3-unit Edwardian. One of the major findings from all the home inspection reports was the state of the paint on the back and sides of the house and how water-compromised those areas were - especially in an extremely narrow lightwell bordering between us and the neighbor. After closing escrow, the paint was one of my major concerns so I quickly wanted to get a bid to present to the HOA on what it would cost to get done. In addition, I have two young children so proper knowledge and adherence to the lead safe practices when dealing with lead-based paint were a key priority. While performing a remodel of the interior of my unit, again, two years ago, Raleigh came out and provided one of the most detailed bids I had ever seen from a contractor regarding process, items in and out of scope, materials used, timing, etc. The bid was itemized according to the sides of the building which was also great and he provided copies of lead certifications, insurance, and licenses. We also identified that most of the window flashings had completely rusted/rotted through, as well as a century of unpatched holes, unused pipes/chimneys/vents, and unsecured siding. In addition, as the roof was replaced last year, there was legacy water damage rotting out the window trim and rusting nails from the inside due to the state of the prior roof. Raleigh had a recommendation for a carpenter/contractor - Eugene McGuiness - who was absolutely amazing and also provided a very detailed bid. Over the next two years the HOA had a laundry list of other maintenance items but budgets finally aligned to kick off the project this month, and I couldn't be happier. Raleigh had not only been pinging me regularly (every other month or so) but also stuck to the original bid in terms of cost, which showed an amazing level of customer service and professionalism. The great thing about Modama's is the project coordination. Raleigh, being an extremely eloquent resource dedicated to project management successfully orchestrated aligning timelines so the scaffold went up on a busy street across 3 neighbors yards (and he provided amazing letters + copies of his insurance and licenses to gain neighbor permission), ensuring Eugene had the right amount of time to do his work, and finally finishing his portion prior to the 45 day limit of scaffold before late charges begin to incur. He was also very responsive to text, e-mail, phone and always available at a moment's notice. In addition, a paint job is more than just aesthetics, as they went through cases of caulking to waterproof the building. Great experience and would definitely recommend Modama's again. read more

As a Realtor, it is very important that I can refer my clients to incredibly good service providers. We had a new listing to prepare, and we needed to freshen up the front of the house with a new 6-color paint job. It was a Victorian that we wanted to restore to some of its former glory with a great palette. We had a colorist specify the palette and jot down the color choices on a photo of the property, along with written instructions, and gave the written/photo instructions to Modamas. From the start, Modamas was incredibly responsive. We got someone out there to give us a quote immediately, and the quote was turned around within a few days. Not only that, but it was a very detailed, professionally written quote, complete with proof of their licensing and bonding, insurance, reviews, how to select a painter, and other informational items. I was immediately impressed with the organization, promptness, and professional nature of our interactions. This is a crazy real estate market, and getting any service providers to perform work on short notice is nearly impossible. We quickly got on their books to have the house painted within the month. We had a deadline to meet, and they were very accommodating. They were even able to squeeze us in earlier than expected when some other jobs were delayed. They coordinated the scaffolding for us, let us know when it would arrive (it was on time), and when their crew would begin the painting. They arrived promptly, completed the job on schedule, were extremely professional, neat, and respectful. Their work was absolutely beautiful (and I am incredibly picky when it comes to "staying in the lines" on a paint job!! I'm the one who says "you missed a spot"!) After the job was completed, we did not love the color palette that was selected. We asked the colorist for ideas on how to make it look even better. He proposed some changes. We asked Modamas to implement, and they advised us to not move forward with these changes, as they would not look good at all. We *really* appreciated their honesty. In fact, we trusted them much more than the colorist we had hired! They helped us to brainstorm some ideas, then fit us in VERY quickly for a quick repaint of a door and front-railing. The results were superb. It's sad to say this, but I was utterly shocked at how easy it was to work with Modamas. I work with a LOT of service providers, and the flakey factor is usually pretty high. I have become a bit jaded and typically expect that there will be some drama in every dealing. Not so with Modamas. How refreshing! Raleigh was our primary contact and was incredibly responsive, knowledgeable, caring, honest, and really just knows how to get the job done, and done well. I cannot point to a single thing that Raleigh or his crew could have done differently. First class service all around. I will *absolutely* call Modamas first for all future painting jobs. Also of note, their pricing was very much in line with their competitors, and they really excel at complicated color palettes. I am a property manager for the large three unit condo building in the SF Richmond district. Jeff came out to give me an estimate that was bit complicated because the bylaws provide that each condo owner is responsible for paying for their restricted areas. Out of the many painting estimates requested, Modamas was the only company that detailed out the costs as requested. Also, new roofing, gutters, and scaffolding needed to be coordinated prior to getting the painting done. Jeff was easy, flexible and coordinated well with the other contractors. In addition to the painting, severals areas of the building needed repair and it was done well and reasonably priced by Norbeth and his team. Norbeth even provided new hardware for a new door without charging us. Norbeth's team accidentally prepped an area of the building that was not in the scope of the project, but they fixed the problem by completely painting that area without charge. Jeff and Norbeth communicated very well with me and with the tenants of the building making sure that everyone knew what to do, resulting in no complaints and a really BEUTIFULLY painted buidling. We had a fantastic experience working with Modamas. We have a 100-year-old house that had some stucco issues, as well as the need for some carpentry work. We had just installed new windows, and we were revamping the entire look of the house. The bid process was straightforward, and I had a very clear understanding of all potential costs. The team was highly professional, and their attention to detail was beyond our expectation - from the prep/sealing process to painting with an array of different colors and sheens. IMPOSSIBLE TO REACH ! Their phone number never gets answered, even during business hours. The voicemail says to leave a message, but never gives you that option, ending the call before any beep. Trying back on repeated days doesn't change that protocol. They could be good painters, but if you can't reach them they're worthless. Don't waste your time. read more
