Jose is the best. He just completed the finish plumbing on a bathroom remodel and has become the person that I will always recommend when someone asks me if I know a plumber. He's sharp, skilled, and perfectly fluent in English. (I wouldn't add that last, but I want people to know it.) My favorite thing about Jose is watching him figure out how he's going to do something. Today, he stared at the space under the twin sinks for a silent minute and a half then went to his boxes (he seems to have a whole hardware store in his van) and pulled out about 10 things and assembled the final product. Just a lot of fun to see it done right. As others have said, he's also reasonably priced. There was a mistake on the rough plumbing, though it really would have been hard to foresee, and Jose didn't charge me for the work to get it right for the finish. Jose and his crew just left my house. I had my old indoor tank-based water heater replaced with a new Takagi Tankless T-TK-4-OS outside the house. They arrived on time, ran a proper 1" gas line from my meter to the unit, removed my old tank, and cleaned up when they were done. This 5 hour job was reasonably priced, the quality of work was excellent, and the attention to detail was obvious. The worker even put all the drywall that was cut out back in the old closet. I'll only have to tape and patch/paint and the wall will be better than new. read more

Wow! Jose and his team were so amazing and wonderful. I called yesterday to see about having him repair a few things and install a utility sink in my business. He showed up a few hours later, emailed me a very reasonable quote a half hour after that, and then this morning (next day and on a Saturday!) showed up with a handful of sweet and friendly guys to crank out the entire job in 3 hours! Job over and done without even affecting my business hours. In 3 hours they -Installed a floor/laundry catch sink, a utility sink, switched another sink basin plus all the venting -Rearranged the direction of the pipes so everything would fit leaving more room in my bathroom -Capped off a gasline -Fixed a leaky pipe -Stopped a running toilet -Cleaned up the entire job leaving my space cleaner than when they came in I had another plumber give me a quote (it was more), and schedule and reschedule and reschedule with me. After having an entire house full of plumbing installed by another company and not being satisfied with the work, when it came time to replace our hot water heater we began searching for alt's. After consulting a few plumbing companies, we settled on Lupian based on their plan for the work, the price, as well as their impeccable reputation on Yelp. We could not be happier with the work they did. The hot water heater is perfect. Another plumber gave me an estimate of $400 to replace 2 leaky shut off valves -- $750 total if they installed a new faucet. Lupian did some trouble shooting on my faucet -- did not need to replace it. Nor did the shut off valves need replacing, just tightening. This is the 3rd/4th time he's come through for me, including an emergency replacement of an exterior faucet that was ancient and crumbled off when I attached a hose to it. read more

2nd job just completed by them and we are very pleased with the service, speed and cost. First job was for a leaking house connection valve and they were able to fix it the day we called. Great job and price. Second was to run a waterline to our new refrigerator. They spent time discussing all of the options and possible routes for the line. We noticed that a puddle was forming over the EBMUD meter cover. EBMUD told us that it was a leak in the house line (i.e. not their problem). We contacted a contractor friend who recommended Lupian Plumbing. I exchanged texts and emails with Jose on Sunday afternoon and he said he'd send a crew at 8 am on Monday (Memorial Day, no less). They arrived before 8 and had the leak diagnosed and fixed in less than two hours. The bill was extremely reasonable, the crew was really nice, they had masks and practiced social distancing, and the leak is gone. Highly recommended. read more

Jose and his assistant installed water and venting for a new laundry. They did a great job and left the place cleaner than when they started. Jose had to go up into my crawlspace that had 35 year old blown in insulation. He was very careful masking the entire area with plastic so nothing came down into the house. So thoughtful. It could have been a huge and toxic mess. His fee was less than half of my next closest estimate! He even replaced a leaky flapper on my toilet at the end of a long day. my goto plumber doesnt go out to alameda. understandable. he works the city. one of our commericial units in alameda needed a water heater. this unit never had one. a new install? im thinking meh. 1500ish. to get a benchmark, i call homedepot. they send out a "water heater expert" 3500?!??!?! wow, does this guy know im a contractor? i call a guy out the phone book, without even coming out, just me desribing to him, he says 1500. im a bit nervous about a contractor giving an estimate without seeing the location, but ok, whatever. i call my goto guy that works the city.... says with what i said, about 1500 but no more than that. i got real lucky. my future tenant called a plumber she knew to connect a sink. he gave an estimate. 1200. we took it. good, clean, work. done right on time. put things back the way it was supposed to and did the little things i would have done if i had done it myself. the things that shows a person knows what they are doing and cares about his work. when i asked about a warranty, he said something i really liked. if soemthings wrong with the water heater like theres a manufacturers defect, well, the manufacturer gives a 6yr warranty. if i did something wrong and it leaks, thats my fault. theres no need for a warranty. if i did something wrong, i will fix it. jose lupian of lupian plumber gets a resounding five star stamp of approval. read more

Lupian has a great reputation -- when he shows up. I tried for several weeks to schedule appointments with Jose. A couple times he was a no show. Once he called spontaneously to see if I was available that afternoon (I was busy). Then he simply didn't return repeated phone calls, texts and emails. I'm sure he does great work but sadly I never got the chance to find out given how unresponsive and flaky he was. read more

Did an excellent job with 2-story whole-house replumb (paleo-galvanized to copper) all in one day. Brought a full, excellent crew that made it all happen really fast, including the needed demolition and haul-away. Worked hard to minimize dust & such, very thorough floor protection etc. Don't let his minimum-details, round-number estimate deter you. We agreed on the scope of work and he did all of it and more with excellent attention to detail. Ended up adding a few more tasks along the way that day, no problem, very reasonable rates. Jose is a competent plumber - I know because Lupian did a couple of jobs a few years back, one of them major ($1500). The quality was good and there were no subsequent issues though they could have been a bit cleaner (they took precautions to be neat but just didn't clean up as well as we had liked.) That being said, he was paid promptly and there were no complaints. The problem is that we have contacted him recently for another job and he doesn't return calls any more. Now we know he must because there is indication that he still does good work, but for some reason we can't get a call back. I can't imagine there was any issue but perhaps since this was a smaller job he's not interested? As mentioned, there was no complaint or problem with past work and he was always paid promptly and he I think Jose is very nice guy - but I can't recommend someone who won't return calls. Note that we did talk once about a job several months ago (I reached him live) and I provided additional information he requested but since then - radio silence. Again, I'd say if you are working with Jose he will do good work but you see my dilemma. I would MUCH rather support an independent person like him but this makes me wonder what would happen if he had a change of heart once we agreed to actually start another job. I will add he's not the only plumber around who won't return calls so on a side note I guess business is really great for the good plumbers. A pity they can't extend the common courtesy that all customers should receive. read more

I had a excellent experience with Lupian plumbing. We are remodeling our bathroom ourselves and needed some plumbing help moving toilet/shower/sink pipes to different places in the room. I didn't plan very well and called about 30 plumbers on a Wednesday for a job I wanted to be done that weekend. Only 3 called me back and Jose was available and willing to do it. He gave me an estimate over the phone, came by the house late after work one night to check it out and then did it all in a half day on Saturday. I was extremely impressed with the excellent job they did and the price was very reasonable. We even had to add on a few things last minute, which he was wiling to do and had the pipes for. It all looks great and clean and he updated all of our old galvanized steel pipes with copper. It's hard to find people you can trust who you feel like aren't going to rip you off but I 100% trust them and feel so happy I found them. Thank you so much for a job well done! I am so grateful that Jose Lupian's team was able to make my shower hot again! After buying a hot water heater from Home Depot, where they promised same day installation (this was at 9am in the morning), I was turned away and told I would have to wait at least a day or two. ASAP Water Heaters, and other installers that claimed to have super quick service couldn't do a same day installation. I have nothing but great things to say about Lupian Plumbing, the owner, Jose, and his gifted craftsmen staff. We had a broken water main and spoke to a few plumbing companies about how they would go about assessing and remedying the problem (it was somewhat complicated and political due to potential tree roots from a city owned tree) which included price quotes. Jose's explanation was thoughtful and precise, and his quote was less than the others. On the morning of the scheduled work, Jose and his workers showed up right on time, and worked quickly and skillfully to resolve the problem. Juan, the lead worker that day, was so impressive in his workmanship and attention to details, that several neighbors who watched while he completed the job, asked the Lupian staff for their business cards. When finished, the site looked clean and as if there had never been any work done. Additionally, after the Lupian staff left and I turned the main water back on to the house, I found that some of the natural sediment from the pipes got pulled into the shower pipes and clogged the valve. I called Jose back, and he came back out and helped me back-flush and unclog the pipes. This was above and beyond the scope of the work that we hired them to do, and was a great example of their commitment to customer service. read more

I have been working with Jose for several years now. He is amazing! He has done many jobs for me, the most memorable of which was when a contractor accidentally broke the water main at my house a few days before my house was going on the market. Called a few of the 5 star recommended plumbers but only Lupian Plumbing was able to get back to me quickly. They were able to fix the leak I had from the houseline to the meter along the sidewalk. Andy dug the trench and was able to pinpoint the problem and cap off the old galvanized pipe which was leaking due to age, wear and tear. Best was the price. I recommend these guys big time. I will have them probably do my sewer lateral in the near future. read more

Wow. I closed on a house today and knew that there was a major leak at the water heater that would need to be fixed. I texted Jose at 8am this morning, asking if he could replace it with a tankless water heater. By 6pm, the job was done (beautifully). He had to pull in some guys to work on it, so they were four, working diligently. So professional, and he really took the time to explain to me what he had done, what problems he encountered (and overcame), and what I should look out for in the future. I was inspired to do my first Yelp review for this business. Jose came to my house for an estimate within 24 hours of my calling him, and his bid was significantly below that first three estimates we'd gotten. Partly this was because he talked me out of two expensive items that other plumbers had claimed we needed. Instead of a $3,000+ bill from the first company, we paid $700. We need to replace some galvanized pipes in the future, and his bid again was less than a third of the first company's. Jose and his men came and did the work within just a few days, and they were friendly and efficient and even took care of two small additional things at no charge (gas leak, leaky pipe under sink). They carry little cloth booties with them to ensure that they don't track dirt into your carpets. We'll definitely keep using Lupian's Plumbing. read more

Just had a great experience with Jose and his crew. I woke up this morning to see water bubbling up from my sidewalk and discovered my water supply line had broken. I contacted quite a few of the 4.5 & 5 star reviewed plumbers, and Jose was the most responsive, accommodating and had a good price to boot. What other companies said would be a two-day job and potentially require tearing up the sidewalk was conquered by Jose and his 2 assistants in 3 hours flat and with the sidewalk left intact. I very rarely write reviews on Yelp but I am very impressed with the quality of the service offered by Jose Lupian. Last year he smartly figured out how to add a hot water return in our new house minimizing the construction needed for the installation. He worked very professionally and the system has worked perfectly. Today he came right away when I called him about our sink backing up. He happened to be working in the neighborhood so he came right over and fixed it quickly. And I trusted him completely to leave him in the house when I had to go to an appointment before my husband could get to the house. He again worked very neatly and professionally.
