So I told him, "Okay, if my calculations are correct, if I go with $350 a square foot so I'm not at the rock bottom, and I multiply that by 600 sq ft for a small ADU, that is roughly $210K for a price starting point with your company?" "Well no it's not exactly... "Then what did I miss?" "Well there's all sorts of other things blah blah blah..." Overall the tone was condescending and he made it clear that I didn't know what I was talking about, when in fact I have 15 years experience as a home designer that designs and budgets facelifts on houses that are about to go up for sale. I have dealt with contractors for many, many years. Eventually I got fed up with his tone and told him to cancel the appointment. The scope involved removing two walls and reinforcing the posts/beams/footings to open up the living room to the kitchen/dining areas, doubling the size of the kitchen, creating new skylights over the kitchen, infilling existing unused windows and sliding glass door wall, leveling the subfloor and providing new hardwood floors throughout, providing assistance/coordination for custom cabinet and countertop installation, relocating mechanical vents and ducts, relocating and adding plumbing lines for new appliance/fixture locations, installation of new electrical (power, switches, cleaning up old out of compliance wiring), and helping us install LED light fixtures throughout (including under-cabinet and under-shelf lights). They even helped us temporarily move appliances to different locations, worked with us to make sure small details and installation were done correctly and cleanly to our liking, fixed and improved uncovered areas that had sub-standard construction (house was built in the 1960s), and took great care in leveling the sub-floor with a concrete float to make sure that the new hardwood floors were sturdy and secure. Their team of contractors also did a great job of cleaning up the areas each day, since we were still living at the lower part of the house. Michael Hoff has worked for me for many years as a contractor, and has either fixed or replaced…read moreevery major and minor system in my house. I was satisfied with every job that Michael did through the years. The crews that he hired were always friendly and efficient. To sum it up, I am 91, going on 92, and still living in my own home because of the invaluable services of Michael Hoff. He built a concrete block retaining wall at the back of my property to hold the hillside up. This included tree and root removal, excavating the earth, installing steel Re Bar, pour a large concrete footing, and install CMU block retaining wall with grouting. He upgraded my electrical system, including installing a new panel, adding new circuits, and several new AC outlets. He replaced broken underground and sewer drain lines under the front yard, and added an earthquake shut-off valve. He replaced the underground water service line with copper from the house to the meter at the curb. He replaced an old galvanized water pipe, re-piped the entire house with copper, and installed a new water heater. He replaced a dangerous leaking, underground gas service line with yellow polyethylene pipe.

Mike was able to get the renderings to me very quickly and made adjustments whenever we wanted to change something. Seeing the details of the renderings really brought what we were envisioning to life and helped with the design process. Fast forward to beginning of demo/construction, Mike's employees were impressively fast and efficient at their jobs, but what really impressed me was how clean they kept our property after each day of work. And that stated true throughout the entire process of our 7 month renovation. During construction, if there were any last minute changes, Mike would always try to cater to our needs whenever possible. Even if subcontractors made mistakes with anything, Mike would make sure it is fixed and perfect right away. Keep in mind, you can't rely on Mike for everything (as much as you might want to). You really do have to do your research (in terms of design, finishing materials, sourcing those materials, and getting them delivered on time) and know exactly what you want and how you want it, that way, Mike can plan and put into action what needs to be done.
