    A skeletal outline of one several issues should be enough here: A. upon move-in (about six weeks ago), keys provided wouldn't fit in bottom lock of front door, which was never mentioned until move-in day when I picked up the keys, after choosing to sign the lease without visiting the property (which I may have been able to do on the day an appointment was set by the leasing agent to sign the lease, but canceled by the same leasing agent via email - as opposed to by phone call or voicemail since it's safer to assume we all have cell phones instead of cell phones with internet access - on the morning of the late afternoon appointment while I walked to Enterprise Ithaca to pick up the rental I'd reserved the week before to drive out to Albany/Schenectady area for this trip, then sent me an SMS shortly after 12 noon after I'd already arrived in Albany.). B. three online maintenance requests - sent once per week over the course of three weeks - were sent before I was contacted about the issue by phone. C. repair options offered were to replace the bottom knob with one that doesn't have a lock at all (for free) or for me to pay for a new bottom lock. D. giving thanks I'll be done with grad school soon so I can return to my normal value as a skilled professional and not have to do business with characters like these, whether I lease sight unseen or not, because I'll have access real estate and property management companies that, as a business strategy, know to lock out those who can only bring them down. E. (added 05/2017) Received a call and an email from the office about my snail-mailed lease extension being returned to them. I responded the same day stating that I'd be [escaping this God-awful nonsense] on the last day of my lease and sent a couple quick emails shortly after, reminding them of my 09/2016 email in which I stated that I'd be vacating the property at the end of my current lease. This 05/2017 email - which counts as 59 day's notice - was accepted as my notice of vacating the property (60 day's notice is needed to be eligible for one's deposit to be returned). My 59 day's notice was accepted. Phew. F. (added 05/2017) Feigning disgust at upcoming relocation to Harlem, NY wondering - with tears in my eyes - why God would do something like this to someone like me. Early August 2017 (definitely before Aug 4) - Posted a Google review in early Aug after not getting a response from Michelle after two emails and a phone call confirming a change of address for my deposit. Weekly touch base calls followed. 8/25 Update - Check for deposit arrived between Aug 17 and Aug 24. Confirmation of Aug 4 postmark date provided today after doing my part since vacating the property on 6/30, being told by Michelle that the check was sent to the wrong address with no tracking number, then learning today that it was sent to the correct forwarding address (initially, there was no "when" or "where" about the check in their database according to Michelle, afterwhich about 10 days, a couple of emails, and a few phone phone calls followed - and I would've had to pay for the stop payment on the check had I not received it.) Total wait time: too effing long...and wee bit too much effort from someone who's not on payroll. #NoHardFeelings #NorCalPride #YourGourdAwaits #NotForAPotOfGold #ByeFelicia #NamaSlay

    Sewage spilling into yard

    Neil from Signature Homebuyers is behind Jeff Morlang's psychotic ramblings. After over 4 months of plumbing problems, I called the city who immediately posted my home as uninhabitable. When I called Jeff to find out where I could stay, he said "well, did you call the city? There you go!" As if the state of the property was under my control. I pay my rent on time every month and I still am being harrassed by Jeff morlang because my bathroom is STILL FLOODING! Do not rent from this company of sociopaths who do not care about their tenants, and will punish you for their poor maintenance. Stay away, I wish I had. I will be in court asap to get out of my lease.

    When my heat went out at 2 am on one of the coldest nights of the year, I spent an hour calling…read moreevery HVAC company on Yelp to find someone who could help me out ASAP. It turns out a lot of pipes froze that night, because no one had any techs available. The best I could get from mist was a promise to have someone call me in the morning. Josh from Holmes, though, called me back immediately. He helped me stop the water that was flowing out of the burst valve, made sure I had some emergency heat, then scheduled me for first thing in the morning after he finished with his next client. He fixed the problem and even made some improvements to make my system a bit more resilient going forward. He was there all day, so I was expecting an astronomical bill since I had called in an emergency basis. I was pleasantly surprised to see the price was very reasonable. I had actually made that exact repair myself 5 years earlier (Josh said it was a quality issue with the valve and not my handiwork that lead to this failure, and I choose to believe him), so I know the going rate for the valves he used, and I know what the labor was like to install it. They charged a fair markup for the parts and a competitive hourly rate for the labor. And of course, Josh did the work a heck of a lot faster than I did back in 2021. I'm very pleased with the service and the quality of work. I'll definitely be calling Holmes the next time I need any HVAC work done.

I can't get any other contractors to finish his work because it was done with obsolete equipment. Get in touch with us, we really need this system finished before we move!

I'm sure I had no smell of smoke in me since I am a non-smoker) Gathered my paperwork, explained that I am on a housing program and my credit score may be close to what they require. Now mind you, I'm there with my 15yo daughter a COLLEGE Student(at 15yo) I explain we are trying to escape a noisy, partying smoking property across our lot! This is so my 15yo and quietly and effectively do her schoolwork. So in speaking with Hairline I'm excited that she knows my landlord. She continues to say she will speak with Miriam Cajuste(currentLL) who runs a non smoking property that I myself have never violated any of the rules ESPECIALLY the non smoking policy! After a week I text Hairline to ask how my application was progressing. I get a text stating one of my references told her I smoke!! Umm ok Only 1 reference on my application. So I text back that that is a false statement and a text I had saved from current LL stating " it's ok I know you do not smoke" (cig butts wee sound on property) she KNEW they weren't mine. Ok so after that I request a screen report!!! Crickets!!! Completely dismissed. Oct 9 I receive my folder of paperwork in the mail! No word of why I wasn't being considered. So she took a "small talk " reference... did not go any further to substantiate the claim and said kick rocks. Now my opinion is She is violating my rights as a disabled person and does not want to rent to a person in subsidy. Won't say that because of her claim of EOH... far from. In my opion she is a snooty, senile hypocrite! Shes too fancy for housing subsidy. Deny a hardworking, disabled, single mother of an opportunity for better living conditions. Only good thing is that my daughter got to see how evil people work and is now more encouraged to work for her law degree to make a change for people looking to better themselves. Hairline is advocating for Small Lamelords but has no concern for small tenants. Her mistake. She missed out on one of the best tenants she's ever experience!!! And I have receipts for all of this.

    A close friend of mine lived in a building that was bought by Veno properties, and upon buying the…read morebuilding, decided to raise rents by ~30% -- without addressing any of the structural issues of the building, nor doing any renovations. The windows were rotted, and the building was cited as potentially having lead service lines. Communicating with the company is nearly impossible, with automated email messages and general phone lines to call that don't lead to another human on the other end. They're a faceless organization, and do not care for the buildings they own -- mainly focus on real estate holdings.

    Specifically for the Middle St unit in Ballston Spa NY:…read more The people at the rental company seemed to really want to help with ongoing issues in the home (especially the maintenance people, they were awesome), but I got the impression that the actual owner of the home didn't want to pay for the below issues to be solved. I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.
