It is set up like a restaurant with specials each night and a regular and light fare menu. My significant other and I were guests of my mom and we had lovely meals. (I don't work for RH, they contract to the company I work for). I feel the price is a GREAT value when comparing to other local apartments. The amenities are definitely part of the value. Underground heated parking garage for one vehicle, the heated pool (although a bit small) trash removal, cable tv and internet, gym, fire pit with two commercial grade grills and community room are all part of the rent. Most places charge extra. The staff are genuinely interested in you enjoying your apartment. It is very much a community. It consists of all age ranges and we all interact well. The only real negative I can say is that now there is a lot of construction going on. The only real issue we have had to speak of is a tenant that felt our dog was aggressive and threatening and rather than speak to us directly about it chose to go to management. It is a VERY dog friendly community. If you're not a dog friendly person then it's not the place for you. Yes there are varying sizes of dogs but I contribute that to "it's a service dog" excuse. None the less it's so dog friendly that we had a text chain for dog owners that would get together and let the dogs play together out on the large grass areas. In summary, it's an active community in the sense that there are three restaurants in the building and that the community really watches out and helps each other. The quality of the construction of the building is second to none. All concrete and still definitely well insulated from neighbor noise. I highly recommend River House. In the backyard, the fence was rotting on the posts and kids were tearing it apart. Management did nothing. We were also told we would receive our deposit at the end of the month (30 days). We left the apartment in good condition and as clean as possible. 30 days later, no deposit. I was then told "end of the week" then "two days" and finally I threatened to take them to court in order to get our deposit. It was $30 short from when we paid an increase in the deposit to match the rent increase.

Recently they went above and beyond to make sure a very stressful issue was resolved and went to extra steps to be sure that I was happy living here. No other place I've lived has ever done that. No apartment community is without faults, but when I hear people complain I often wonder if they have tried other communities in the area because I have, and this one is one of the best. PROS: Great neighborhood...animal friendly...close to Universities and hospitals...on the bus…read moreline...full basement with W/D hookups...maintenance is mostly responsive to requests... CONS: The walls are thin so unless you have decent neighbors you'll get sick of them ( I can hear mine pee in the morning from my bedroom). Shoddy upkeep as far as the grounds are concerned. Gutters haven't been cleaned in the 3 years I've been here so the rain water just kind of pours down our back door and steps. Snow removal is a crap shoot and depends on which guy does it (we lose off-street parking spots to mounds of snow in the winter). The paper thin walls, lack of insulation and unsealed doors and windows mean your National Grid bill WILL be ridiculously high in the winter and likewise high in the summer if you expect to stay comfortable inside. (I was actually told that the reason our drywall cracked upstairs was because there's no insulation in the attic where the HVAC exits...really?!) You can tell the walls have been (poorly) painted see earl times between tenants. The only ventilation in the bathroom is the window so in the winter it's a job keeping brown spots off the walls and ceiling (unless you open said window and freeze.) there is no range hood in the kitchen so: 1. The smoke alarm WILL go off EVERY time you cook/pre-heat the oven, etc. 2. Everything in your kitchen/dining/living room will be covered in greasy cooking by-product and will need to be cleaned and wiped down often. Basements get wet when it rains so your washer/dryer will have to be kept up on wood pallets (if you're lucky enough to get them) that will grow mold and need to be replaced often. Also, on maintenance, for all their responsiveness they don't actually do very much to fix what's wrong in the apartments. They show up, take a look and MAYBE do a patch job...maybe. Also, your lease renewal paperwork will be late every. single. year. It will however be "your responsibility" to give a prompt 60 days notice of intent to vacate, or you WILL LOSE YOUR DEPOSIT.

I've never had anything break so I've never needed to ask maintenance to fix anything, but they keep both my front and back steps shoveled and are friendly. Plus they totally helped me out when I needed to get out of my lease early since I found a house sooner than I'd planned, and the settlement we worked out was totally fair. I recommend this place to my friends over many of the more expensive places in the region (this is directed at you, Hudson Preserve Luxury Apartments).
