I am moving across the country had plan for a apartment but now they are leaving a senior and a disable person to live in the streets. I am on section 8 so they are secure for there money for rent. Can there be a zero star option? Honestly, thank goodness for these reviews. I have been working with them for around 6 months now as they are the management company for my condos. I understand they are the middle man in many situations between the Condo Board and the residents. At first they were great, but unfortunately it seems that the person I was dealing with was fired for being too nice, it's the only reason I can figure. Yesterday, I called with a question and Kelley was so rude. She didn't have the time of day for me and made it seem as though I was a nuisance. So I did what she asked and I stated my needs in an email. However, ever since then they have been unreasonable and extremely rude. The Director, Patrick, actually didn't let me speak at all on the phone and then hung up on me as soon as I tried. However, I can't lie I was stuttering because I couldn't believe he was so rude. Man, whatever happened to good customer service now a days? To be clear my issue has nothing to do with the dog issue. I understand policies, it has to do with the way I was treated. Specifically, the way I was treated by Patrick and Kelley. This screenshot of the email below shows exactly why I am also very happy MPM is no longer managing my condo. Additionally, when I followed up when I was unable to pay my condo dues Patrick replied stating he was very happy they no longer managed my condos. Do not bother renting from this company. Imagine if you will the worst possible way to treat a potential customer. Now triple it and you're roughly where MPM resides. From outright lies to shameful, disrespectful emails our experience had nothing but negativity. My gf's credit is stellar and mine was a bit shaky, but we had a co-signer ready to go. Every time we provided some documentation that would get us to the finish line, they'd come back with some new, more elaborate request. These unprofessional, disrespectful employees wouldn't surprise me if they suddenly asked for a blood sample and first born son. Do yourself a favor and don't even bother. read more

I've been renting a little 2 Bedroom house from MPM since July of 2015 and have had nothing but great experiences with our property rep, Carlos. Carlos is always very quick to respond to any issues that we have and is great about following up to make sure that our needs are met. Renting an older house can sometimes be difficult but having a property rep like Carlos makes it really easy! Being an older house, it naturally has had a few maintenance issues but I've also had great experiences with MPM maintenance technicians. In particular, Rick G has been awesome! He does great work and leaves everything as it was prior to entering the house. MPM has been great and I would definitely rent from them again. read more

I do not recommend that you rent any property from MPM. I lived with MPM for two years (you have to renew your lease a month and a half after moving in, which is common around Madison, but is how I ended up there another year). The home I lived in was incredibly run down. There were cracks in the wall and floor. The water would often come out of the faucet brown for longer than a few minutes. The shower head had very weak water pressure. One water system served the whole house so the shower would often switch suddenly to icy water or dangerous hot water when someone somewhere else in the house began laundry or flushed a toilet. Between that and the water pressure, showering is ridiculously stressful. There are frequently bugs and spiders because of the poor sealing in the home. Things break often (handles in shower, shelf in freezer, stairs on porch, etc.) but maintenance is typically timely. However, I once reported a battery dying in a fire alarm and did not get a maintenance visit for nearly a week. Once an exterior door had a broken lock and, because no one regularly visits or maintains the grounds, was not found until I heard a group of homeless people discussing their access to the house. In another instance, exterior lights of the house used to light an alleyway were out until an emergency situation caused MPM to fix and maintain the lights. When I arrived, the apartment was dirty. The blinds had to be replaced on multiple windows because they were too dirty to clean. When I left, though, despite my thorough cleaning, MPM claims it took them 11.5 hours to clean my apartment and they tried to charge me for a portion of that. MPM has relatively cheap prices at locations convenient to UW, but I strongly urge you to choose another option. read more

Madison Property Management is the worst property company I have ever dealt with. They pride themselves for having over 2500 units for rent in the Madison area, but when it comes down to it, they could not care less about their individual tenants. I moved into a unit on West Washington Ave with three other roommates. Upon moving in, MPM gave us keys that didn't work in our unit and it took three tries to get the correct keys for all four of us. During the first three weeks in the lease, our apartment got broken into and we had things stolen from our house. It took over two days for them to come and change the locks even though we were already terrified to live there after being broken into. The dryer in the basement did not work the entirety of our lease. We put in several maintenance requests that went ignored. During September and October, we had three birds make their way into our unit and had to shoo them out through an open window ourselves. There was also a bird in the hallway leading to our unit, and one in the basement where our laundry was. Many requests were made to inspect the house for holes that the birds were getting into, but essentially nothing was done. We were told very early into our lease that our place was going to be torn down after we moved out. Because of this MPM ignored many of our maintenance requests. A ceiling tile in one of the bedrooms completely broke on its own in early September. A maintenance request was put in the same day and we didn't get it replaced until we had a bat come into that room through the hole in the ceiling in late February. After having a bat, we called after hours maintenance and were told that we would be charged for removal of the bat and that it would take them hours to get over to our house. After them telling us they would let us know when they were coming to remove the bat, we never heard back from them. The pest control that MPM referred us to laughed at me when I said that bats cannot fly from the ground. (They cannot, but the pest control "expert" thought they could.) After contacting them many times, maintenance finally came to fix the hole in the ceiling (end of March) and left half the tools and garbage in the room. The door that led to the parking lot did not work properly and to open it, we had to put all of our body weight and slam into it. A maintenance request was put into that as well, and completely ignored until late April. Regarding getting our security deposit back, we were charged $150 for cleaning, even though no amount of cleaning would ever fix the absolute dump that we lived in for a year. I really don't like the idea of writing up a review like this but am compelled to provide potential renters with a bit of precaution when working with Madison Property Management. My daughter is renting an apt on W. Gorham St along with three other girls. Each of the girls will make payments for the 12 month period which make for 48 payments of appx $750/girl. My daughter has made 9 payments on time and had a lapse this month in not getting the rent payment in by May 1st. An email notice from MPM was sent to her today, May 2nd, of the rent due along with a late fee of $147. My daughter contacted the property manager, Lisa Maier, who explained to her that MPM allows 1 late payment (of the 48 from the 4 girls) to be waived so long as that person signs up for automated payments. One of her roommates was late last month and thus the solitary late fee waiver (of the 48 payments) was used. Lisa told my daughter there was nothing she could do about the $147 late fee for being 1 day late except (1) she could sign my daughter up for a free automated payment schedule (to reiterate, the electronic transfer of monies is magically totally *FREE*...sarcasm alert) and/or (2) my daughter could explain to her roommate who benefitted from the "one-time waiver" that the $147 late fee should be shared between the two of them. The fact that I signed on as a guarantor of MPM getting assurance of rental monies seems rather pointless. Why would a property manager conduct a rigid stiff-arm approach to collections when they have this assurance? The purpose of this review is two-fold: 1) to apprise MPM of the fact that $147 to penalize a renter for being 1 day late is harsh and excessive (especially a renter who has never been late) and 2) to let the readers beware of renting through MPM because with management practices such as this occurring, there are most certainly other areas in their business that will be blatantly unforgiving as well. I advise steer clear of rentals with Madison Property Management overseers. *Edited 5/3/2019 in response to Kelsie S. of MPM* Thank you Kelsie for your input into this situation. Clarification of a couple of your comments: 1) "MPM did waive one of the few late fees during the lease term as a courtesy." There was a single late payment last month by a roommate in which the $147 late fee (which would ordinarily be endured if rent is paid 1 day late) indeed was waived as per communicated by Lisa to me yesterday 1:33pm. Had there been a few late fees incurred throughout the girls' lease term as you'd written I'm sure Lisa would have made mention of it, and 2) "It appears that your daughter was offered the late fee to be waived if she signed up for automatic payments. This was correspondence between your daughter and Lisa yesterday afternoon. We would advise you chat with your daughter to clarify and hope that helps clear up any confusion." My conversation with Lisa yesterday afternoon ended just as I'd written previously, that there was nothing she could do about the day-late $147 fee except that MPM could help my daughter sign up for the *FREE* automatic payment option for the future and my daughter could explain to her roommate who benefitted from the "one-time waiver" that the $147 late fee for being 1 day late should be shared between the two of them. It was only after my conversation with Lisa yesterday afternoon that my daughter was contacted again by Lisa and the waiver was offered if the automatic payments were initiated. Had this reasonable response been offered forthrightly instead of maintaining a stance condoning a harsh and excessive penalty throughout the course of two earlier conversations, the situation would have maintained a more amiable spirit. read more

They get a two, only because my first apartment wasn't bad. Even though the building was ancient and falling apart in some places I came out with my entire security deposit. The second apartment was constantly trying to cheat residents from their security deposits. When your appliances are all falling apart, and you have to replace half the buildings carpet, somebody should stop and think. Is it the fault of the residents? Or is the building really just in need of an overhaul? My roommates and I were able to salvage most of our security deposit, but they still got some from us. I can't imagine what some people got charged. If you like your wallet and want to be able to trust who you're renting from to be reasonable to you, look elsewhere! Because they will do what they can to take all your money from you. Definitely not an ideal choice for college students, but there's limited options. Needless to say I'm never going back. read more

If I could give MPM -5 stars I would. I have been severely depressed and struggling a lot. I am not working at the moment. They put the house we're renting on the market for next year and I asked to please be informed of exactly what time they would enter to show the house due to my severe anxiety- Becky H is a disgrace of a human - she refused to tell me exactly what time and demanded that our dogs be crated if we wont be home while the house is shown. I explained I don't crate the dogs anymore and I need to know when to be out of the house with them. She didn't mention her sympathy towards my mental health at all and had a fit about the dogs - I never said I wouldn't have them out of the house. I also asked that they not show the house before 10 am due to the fact that I don't sleep anymore and only get 4-5 hours of sleep between 4:30-10 am. I also asked her not to come on shabbat (Jewish "sunday" except taken more seriously) and she refused. I left a voicemail calling her out on her disgusting behavior and she told the VP Kari that I threatened her. The VP has been nasty to me ever since and will not accommodate me. I had a severe panic attack and fell into the thin hollow door to the back stairs and it broke in multiple places injuring me. When I told Kari that this happened due to her and the panic she has sent me into she suggested I call suicide hotline - she thought I tried to kill myself on the door??? Wtf. I told her off, told her how disgusting she is, a disgrace. I spoke to the tenant resource center and they suggested using a proxy to speak to mpm - I said my husband will not hold back on nasty comments so they should not contact him either- I asked for my "right to reasonable accommodation" which the TRC said they cannot deny unless it costs a massive amount of money - it does not. I gave them my proxy's email address. Kari then told my husband she will speak to him and not my friend because it will "take less time" I told her now his email is not active and to speak to the proxy. She has not responded since. I also told her if she emails me or my husbands inactive account and someone enters the property for maintenance or whatever, I will be pursuing legal action. Still never heard back. They're disgusting, they're a disgrace, I have never felt so low and it's absolutely on them at this point. I don't sleep, I don't eat, I feel unsafe in the house. We have now bought cameras to make sure that if they don't send a notice of entry to our proxy - if they send it to both our emails that are now either inactive or blocked them - we will absolutely know. I urge you not to use these horrible disgusting people ESPECIALLY if you struggle with your mental health. These people do not care, and I can only wish the worst on them and their families. read more

This company is ruthless. They will charge you for anything they want to and ring your security deposit dry. Document everything when you move in, take pictures and email them to mpm right when you move in because you will need these to fight for your money back when you move out. You will likely have to take MPM to small claims court to get your security deposit back. They take nearly all your deposit in hopes that college students don't have to know-how to get their deserved money back. I will NEVER EVER RENT from MPM again, and I suggest you do the same. read more

After renting this place remotely (although a friend did go and check it out), I was in for a shock at move-in. The place was incredibly dirty, even though I moved in two days after my lease had started. There were cobwebs everywhere, so much dust that I started coughing, dirt and other particles all over the floor, and of course, the actual structure and appliances were in disrepair. The tubs and sinks were peeling, there were rusted out drawers in the kitchen, soap scum that would not come out of the bathroom fixtures, and lights that were not operational/rusted over. It was shocking, but I wrote to the property manager and they agreed to compensate me. However, it was a negotiation, and the property manager told me there was no way that the place required 8+ hours of cleaning at their professional rate stated in their lease. Turns out, my upstairs neighbors had the same issue and moved into a filthy place. They were compensated double what I received. Then, it was an uphill battle trying to get the owner of the property to fix anything inside. They said it would cost too much money and they needed the place to be empty and to raise rent before they could fix anything. (Funny thing is, I moved to a place in the same neighborhood for the same price that is MUCH newer, cleaner, etc., and it is the same price!) Therefore, I was left with many of the issues I mentioned above, but with no effort on the part of the owner to fix anything. On top of that, their maintenance staff was usually very kind, but there were some times when they (or people they contracted to fix things) would come in and track mud around the apartment and/or damage my belongings. I had to have MPM pay for a new trash can because they broke the lid! In addition, once October rolled around and they started asking about renewing the lease, MPM began their showings. Other landlords in Madison (like my current landlord) try to schedule their showings in fairly short increments (30 mins or so) and on the same day/time period. MPM would block off hour-long periods at inconvenient times (e.g. 5:45pm on a Friday, 10am on a Saturday) and on consecutive days instead of one day (for instance, the company I currently rent with seems to go to certain properties on certain days of the week). It was incredibly difficult to feel like you were living in your own home. There were also incidents where a misunderstanding with the person showing the home led to unpleasant situations; this was mainly due to problems that MPM had with their keys to the place. In response, I would be asked to keep certain doors unsecured so staff could conduct showings, etc. It was incredibly frustrating, since this was an issue that was out of my hands. Finally, after move-out, I was told that the apartment required 7 hours of professional cleaning at the rate of $39.50. This was after I cleaned the apartment extensively over the course of three days; I estimate that I spent about 10 hours at the place Swiffering, vacuuming, getting on my hands and knees to use wood cleaner for the baseboards, floors, doors, shelves, etc., thoroughly cleaning the kitchen and bathroom appliances, and even using the wood solvent/cleaner on the windowsills and inside of the windows. The truth is, the place is incredibly old and dust keeps on accumulating; in fact, pieces of the ceiling/walls seemed to continually break off a little at a time and land on my furniture. I also noticed that dirt was being tracked in during showings, which were consistently happening while I was in the process of cleaning/moving out. However, they were convinced that they would charge me for 7 hours of professional cleaning. When I compared the photographs I took of my initial move-in, I could see a lot of similarities to the kinds of problems they photographed (e.g. a scratch on the wooden floor, yellowing of the tiles on the wall, dirt on the outside of the window -- which isn't the tenant's responsibility since it is on the outside of the building, etc). They were unwilling to admit that I needed 8+ hours of cleaning and did not compensate me fairly at move-in. In fact, my building manager specifically said my documentation did not prove that the apartment required 8+ hours of cleaning. However, the photographic evidence presented at move-out, which they claim amounts to 7 hours of cleaning, is definitely nowhere near as bad as the state of the apartment at move-in. The amount of cleaning supplies used (one big packet of Swiffer wet wipes, almost an entire bottle of wood cleaner, multiple rounds of emptying the vaccum, a whole box of wipes, about 2/3 of a bottle of all-purpose Windex, 2/3 of a pumice stone for the toilet, a substantial amount of bleach and bathroom cleaner, oven cleaner, multiple Magic Erasers, etc.) makes me skeptical about their claims. I hope to contest this with MPM and find a resolution that is amenable to both parties. We'll see what happens. Next step: contacting Wisconsin DATCP. read more

I have rented from many landlords. MPM is the best. We had four guys renting a non-campus house from MPM. As other yelpers mention, MPM doesn't actually own the properties, they just manage them. That is how it works. It shouldn't surprise anyone. Every single time I had a maintenance issue, MPM had someone to my house in less than 24 hours. When it came time to show our house, they were prompt in giving us advance notice and helpful when issues arose. If you forget your rent (like I did a few times), you wont be immediately evicted. They understand people forget things and will politely remind you. Best of all, MPM is the most dog friendly apartment manager in Madison. I have a dog that is generally prohibited at apartments, however, MPM was willing to work with us. Madison Property may seem like a big company, however, I was always treated as a real person. I would highly recommend anyone go with MPM. read more

I rented an apartment early on in my relationship with my fiancé, and I have an emotional support dog (he also is used for medical reasons) he was still in the early days of his training when I moved in. My fiancé and I were KICKED OUT because "they had gotten complaints" even though legally (because I have an issued letter stating I need him) they cannot do that. MPM TOLD US THAT THEY COULD KEEP US ON FOR A MONTLY THING AS LONG AS WE FOUND SOMEWHERE ELSE TO LIVE. Horrible people, clearly don't care about the people they rent to. And then when it came time to getting our security deposit back they refused to give it back until we threatened to get a lawyer. The reason being we broke our lease by bringing a dog into the apartment, I am still debating getting a lawyer. Do not rent from these people. read more

We had a chimney fire because our property manager failed to have a yearly chimney cleaning performed, even after I specifically requested a cleaning earlier this year. The property manager is rude and stares at your chest when he speaks to you, so as a woman he comes across as creepy. He also gives a 10 hour time window for any maintenance and sometimes gives no notice that maintenance will be coming. We have pets and when we ask for a smaller window of time that maintenance will come, we're told that we will have our pet discount removed if we ask again. I've also had to ask to have my water bill added to my account monthly, otherwise they fail to add it for months at a time and you end up with a huge bill. Had to ask this month for the bill, then got an email reminding us that late fees would be added when the bill wasn't added until after the rent this month had been already paid. read more

I was slightly skeptical of renting with MPM due to some of the negative reviews. But, Tracy is the best agent you can ask for ! My apartment required extra cleaning as the previous tenants had not cleaned and left the unit in a horrible state. When I requested extra cleaning, MPM was quick to respond and the cleaning crew was very professional and apologetic about the state of the place. They were also able to get the carpet professionally cleaned very quickly. MPM staff has always been very professional , direct and quick to respond. When I reported that my AC was not working, I was given a replacement within four hours ! It cannot get better than that ! Tracy has been very patient with all requests and concerns. Management is extremely rude. I live in the Constellation, and my lease does not end for another 4 months. Even though I have that long left on my lease, management has begun showing my apartment about 4 times a week, including on weekends. One time my apartment was shown while I was out of town, and when I returned 3 days later I found that my apartment door wasn't even completely locked all that time. I contacted management, specifically someone named Wade, to see if someone could work with me when it comes to apartment showings because it's so frequent to the point where it is disruptive. No one wants people entering their home several times a week and on weekends for 4 months straight. Wade was extremely rude and told me that he wouldn't do a single thing to help me. He said that as long as they give 24 hours notice, he doesn't care if it's disruptive, and that many apartments get shown at least 3 times a day. Basically he said it's only going to get worse and I can do nothing about it. So be prepared if you ever sign a lease here, management will take advantage of you and spend the last third of your year long lease constantly entering your home at their own free will up to 3 or 4 times a day. read more

I live in a brand new apartment in the campus area (X01). Within the first two days, my towel bar and toilet paper holder fell off the wall. After a while, we started to noticed that the door couldn't lock and when we eventually got it locked, we had difficulty unlocking it. We filed a maintenance request and someone was over not too long after to saw down part of our door. A week later, we the same problem started. Instead of moving just the tap on our kitchen faucet, the whole tap moves around. And the fire detectors don't work. I started a small fire in my oven and my whole apartment was filled with smoke and neither of my alarms made a sound, but the light is green. I wouldn't recommend this apartment or management business to anyone. It's way over priced and the apartments are cheaply made. read more

My family rented a house managed by MPM last year. It was an awful experience. The house itself was filthy when we moved in, and there was dog poop and trash in the back yard. That's not even the worst though. About a month after moving in, we received notice that the house was going through foreclosure, and we'd be evicted by Bank of America. Madison Property Management did nothing to fix this, even though we had leased the property from them who claimed to have the right to lease the property for what we later found out was a dead person's estate that wasn't paying the mortgage. Madison Property Management claimed to not do anything wrong. We ended up taking them to small claims court, where we received some rent that they charged us and a credit for the lack of cleanliness at the property they managed as a judgment in our favor. read more

***PLEASE, DO NOT EVER RENT FROM MPM!!!!!*** Absolutely by FAR the WORST place we have ever rented from. Before we moved in, we were told we could pick the keys up at 1pm by their property agent Carlos. Of course 1pm move-in day rolled around, we showed up at about 1:15pm and were then told we had to wait until 6PM to pick up the keys. Thankfully we had rented the U-HAUL at 5PM otherwise we would have been out a moving truck! This might not seem like a big deal, but we had to reserve our truck for that time A MONTH in advance...had we reserved it at 1PM, we would have had no truck, and it would have completely been MPM's Carlos' fault. Then, the FIRST NIGHT I slept in this place, I developed serious allergies which sent me to the ER/Urgent care 3 times. Each time I was prescribed inhalers, steroids, and told by the medical staff to get out of the house and get out of the lease that day. The doctors believe my allergies are MOLD related. Being a college student with a YOUNG CHILD, moving again was impractical. MPM REFUSED TO CLEAN ANYTHING, AND NO MOLD TESTS WERE EVER DONE IN THEIR HOUSE. ***We also experienced MPM coming in to do "maintenance" without a notice. Upon calling MPM to notify them someone just tried to ILLEGALLY enter our home WITHOUT NOTICE WHILE WE WERE THERE, Carlos nonchalantly told me it was his fault and that he was sorry. I am fully convinced that they WILL come into your property when YOU ARE NOT HOME, WITHOUT NOTIFICATION.*** At move-out, we will be VIDEO TAPING ourselves cleaning, because we KNOW they will try to charge us for everything they can. PLEASE consider the fact that myself and others have spent time to write these reviews about MPM because honestly, THEY DESERVE TO GO OUT OF BUSINESS. read more

I would never recommend this company to any college student new to renting their own apartment. I live in a four plus loft at the Four Seasons and will definitely be no longer living there next year. I had always made payments on time for the entire year (August through April) and was shocked when I was given a giant late fee of $145 when my accounts didn't have sufficient money for auto-pay. So I sucked it up and paid the late fee a few days later after I had moved more money into my account. Then FIVE whole days later they returned my money into my account with a $35 return fee because I could no longer pay online. I had never been told that I could no longer pay with my connected account and now they were charging me even more money. The company itself has severe communication problems regarding rent and working with low income college students. Lisa (the person who charged me) seems as if she needs more training working with costumers. I wasted my money on a crappy apartment with a crappy company. Do NOT rent from them! Management treats you well before you sign the lease. Afterwards, they treat you like an intruder! 1) INTRUDING ON YOUR APARTMENT - These people enter your apartment at any time! Unannounced workers enter your apartment without notice. One knock and enter? Nice policies! 2) SO DIRTY IT SETS OFF THE FIRST ALARM - The dust particles from building maintenance and work routinely sets off the fire alarm. No clue how often this happens during the day, but it has set off over 5 times in the middle of night. Despite complaints, this is never fixed. 3) DIRTY - Vacuum work is rarely done. Trash in the hallway and elevators are common. 5) UNDEPENDABLE - Getting keys from these guys on the first day of the lease was an experience. They weren't prepared to hand the keys over! Tell that to your movers who are waiting to move you! 6) MANAGEMENT LIES TO YOU - Through out our time here, the property manager in our building has lied to us several times. White lies about status and reasons for XYZ, but straight up lies nonetheless. I don't understand it. We will be moving out very soon for the next unlucky tenant. :-( read more

Tony called to tell me that they were denying my application based on the fact that they didn't like the nature of my electronic cigarette business. He compared my business to a liquor store and said they didn't want that sort of crowd in their building! ******************************************************* Initial Review: I had the displeasure of dealing with their commercial rep. Tony was impossible to nail down for a showing. When I did eventually get a time nailed down, he was 15 minutes late and acted like he wanted to get rid of me the whole time. Terrible first Madison renter experience. I signed a lease 3 months in advance, and it turns out that they lost my lease! I had not been entered into the system, and no one would have noticed it if I didn't call them to ask what's going on and why I haven't received any information from them. If leasing is their business, they need to seriously lay out how they run things and handle leases so this doesn't happen again. Everyone makes mistakes, but businesses who do not strive to learn from their mistakes do not deserve our business. read more

The property itself is ok and the manager of my property is generally very helpful and quick to respond to maintenance issues etc. Have also stopped in and found the folks at the front desk to be helpful. The low rating is for dealing with the finance people. Always rude, condescending and blaming you for any mistake regardless of whether or not it's actually your fault. I think that they are too used to dealing with students and don't treat people with respect or common courtesy. So sick of these problems that could be resolved in a polite and respectful way. Will be spending some extra time looking around for my next rental to avoid these issues. Would be wary of renting here unless you don't care about people treating you poorly. read more

I will never rent from MPM again. Expect never to get your security deposit back and a list of false charges when you move out. I've had so many issues with them the last year and a half I lived in one of their rental properties. They failed to provide check in sheets, screens for all of the windows, and they failed to fix the sewer pipes when fecal matter was floating around in my basement and so much more! I rented with MPM August 2012-August 2013 and would absolutely not recommend them. I've had a lot of problems with MPM as a company, but the one thing that makes them stand out to me was their move-out processing. In mid-September my roommates and I received a tenant ledger that was in no way organized or legible. It's like they purposefully made it that way to avoid tenant corrections. After a few hours deciphering the 12 page packet, we noticed we had been overcharged and there was a bit of money completely unaccounted for. After reaching out to MPM we weren't given much more than " I am not an accountant and my specialties lay elsewhere." So, would I recommend MPM? Haha, no. read more

Avoid this abysmal company like the plague. If you rent from them, kiss your security deposit goodbye. I foolishly ignored the poor reviews here and paid the price. They'll hand you a filthy apartment, then charge you exorbitant "cleaning fees" once you move out. Buildings are poorly maintained, trash sits on the lawn for weeks or months at a time, and maintenance is extremely slow. The ceiling fan that they installed in my bedroom started on fire, producing smoke and filling the room foul-smelling fumes. Luckily I was home at the time or it could have burned my entire apartment down. Even after immediately reporting the incident, they still took two weeks to fix it, meaning I couldn't use my ceiling fan or lights for that entire time. Other maintenance problems that were present when I moved in, including a broken window and holes in the door so big you can clearly see from the hallway into the apartment, took even longer to address or went completely unfixed with them just responding "It is the way it is." By far the worst rental company I have ever dealt with. read more

Rented commercial space from MPM for over a decade and was overall very pleased. There were issues with the antiquated heat/air system not being switched promptly with changes of temperature in the Spring every year, but other than that they were generally responsive, Tony was always professional and great to work with and they were always fair in my dealings with them. I've heard the company has a bad reputation for return of damage deposits, but in three different rentals I always cleaned well before moving and received the full deposit back. read more

Please avoid renting from MPM if at all possible. Service is horrible and delayed, we had pest problems; rodents in walls, and bats in the house which came out at night at more than one occasion with little to no follow up by MPM after contacting them several times. Upkeep of our building was deplorable, they do not really care about the structures of some of the properties (we had a flat). Also do not expect to get your entire security deposit back at the end of your stay. When you move in expect to spend a day or two cleaning, then when you move out, you clean again for the next tenants followed by a generous deduction off of your security deposit for "cleaning charges" which is not performed, but sure enough they will charge you for it. They will rip you off. On the whole it is a sleazy business that takes advantage of the fact that students need to live in Madison. Conclusion, MPM is a shoddy business, that takes advantage of, overcharges, lies, and does not care about tenants and properties. As my roommates and I have experienced, maybe we're outliers but I think not. read more

Absolutely the worst renting experience I have ever had. Maintenance was not only slow to resolve problems, but when they did show up they would leave my apartment unlocked when they left. They also used my toilet and did not clean up the pee that didn't make it in the bowl. I was advised not to rent from MPM when I started looking for an apartment in Madison. My apartment was originally managed by DSI (an incredible management company) but was then taken over by MPM partway through my lease. read more

I could not be more disappointed or upset with MPM. After living in Grand Central this year, I will never recommend MPM or utilize them again. The landlord was inconsiderate, impersonal, dismissive, and did not actually resolve any issues we had. Additionally, MPM did nothing at all. When a pipe burst and made our apartment virtually uninhabitable for more than a week, we were not kept updated about the maintenance or compensated for the time we were unable to live in our apartment. When we raised complaints, we were treated as if we were being unreasonable and asking too much of our property management to keep us updated on the status of our unlivable apartment. We were overcharged for a sub-par, low quality apartment. Though it looks nice, there were almost always maintenance issues: from the faulty smoke detectors to the non-fuctioning garbage disposal to the broken blinds over the sliding glass door. MPM was absolutely unacceptable. Upon moving into the apartment, it was not cleaned and we missed one day of living in the apartment because they were not willing to compensate us for the missed time while they shoddily cleaned the apartment. In the beginning of the academic year, the building's smoke detector system was broken. This caused the alarms to go off roughly every four hours. It was impossible to sleep, study, or do anything in the apartment with this going on. This went on for four days before they actually fixed the issue, and nothing was done to compensate the residents. Additionally, they are notorious for screwing residents out of security deposits. After all of the problems in the apartment this year, I dread seeing what they do to us. All I can say about MPM is to AVOID THEM LIKE THE PLAGUE. read more

First off, (Especially If you're an Owner), Look for another management company (Trust Me!), Their front office and personnel are Horrible, I felt like they weren't on my side, not hearing me out or taking my suggestions Seriously! Second, the agent (Kelsi) assigned to me was very rude, who (Always) kept talking over me, interrupting me, AND would magically be out of the office every time! And the moment I had to call back, I would Get voice mail or front desk lady saying "she's out of the office for the rest of the day!" (Go Figure!). Regardless, if I own just a block of properties or own an entire City, I should be treated just as equal and with the same level of respect.
