I was looking for a safe place for my daughter and grandson to live and I came across magnolia Villa. I wanted her to be close to surrounding small businesses. This is a great location down the street from the Tyler mall, walking distance to all different types of eateries and shopping Management is accommodating and makes you feel like family. very safe and nice place to live. read more

I lived at Magnolia Villas for a year, and unfortunately had to move out because I started my grad program, and moved closer to school. I give the apartment complex 4.5 starts because the landscaping team would often leave all the leaves they blew, on my step, or in my entrance area (I was too shy to bring it up to Brandy and I didn't want to seem picky, but I'm sure she would have done something about it). If you have maintenance issues, more than likely, will be resolved within a few hours. When I moved in they had recently renovated the apartment, so there were a couple pests here and there, but she made sure to get rid of them by the time I moved in. But besides that, Brandy, the manager is very welcoming. If you need assistance with something, she's available. The neighborhood is very calm as well, and there's usually no loud music/noise from any neighbors. I would definitely consider moving back once I'm done with my program. And would def recommend this complex to anyone. read more

I don't even know where to start to begin with how awful it has been living here. The problem is the manager brandy. She is nosey , she gossips about one neighbor to the other. She has cameras set up all over the property but she does not use them for safety purposes. She spy's on everything you do and she some how knows everything you say outside your home which makes me believe she has mics around as well. YES! She is that bad! She sticks her nose where no managers nose should be. It's not like your renting your own apartment and you live your life. It's like a hovering complaining, all in your business parent was included with your lease. She has came into my home when neither me or my husband gave her permission to enter our home. I woke up to her and a maintenance man trying to open my bedroom door while me and my six-year-old son were sleeping. When I tried to call her manager about the incident all she said was "that's weird because everyone loves brandy". I was in shock. Come to find out from a couple of previous renters that her manager is her mother. So if you have a complaint good luck! The most recent incident was a situation that my husband was in. My husband was taking our dog out and some crazy or drunk lady I don't know what was her malfunction comes out yelling at my husband for taking our 5 month old puppy off the leash to untangle it for just a second. She was cussing, screaming and getting in my husband's face until another neighbor had to grab my husband out of the situation. The next day brandy comes to my husband and says "I know about the incident and don't let it happen again" even tho the other woman started it. I also found out that...the crazy woman is Brandy's friend and has been living here for 15 years. Brandy did not care what we had to say and on top of that she tried to deflect any blame on that lady and pinned it on me. Telling my husband that I speed all the time through the property. All of a sudden. She even told my husband not to tell me what she said!!! Like what!? What kind of a manger says that? After this I am done. We have felt uncomfortable pretty much after the first 8 months living here. We have been targeted, we have been treated unfairly and Its not OK..don't move here. People come and go all the time. That should have already been a warning sign. could go on forever with what is wrong with this place. If you want to have a clean property, professional manager who treats everyone the same, doesn't bother and make you feel uncomfortable in your own home this place is NOT FOR YOU. The same day as this review was posted. The manger brandy texted my husband saying we need to pay a pet deposit. She told my husband a couple days ago that we don't have to pay anything. our neighbor didn't pay a pet deposit..he didn't pay a dime and other people didn't have to pay as well. My point is proven more and more. Time to go higher up to get her unfair childish behavior resolved. Updated from 4:40pm 10/5/16 the same day I posted this. It has gotten even worst. Brandy waited till my husband got home. She watched the cameras and as soon as she saw my husband work truck. She was walking to my apartment. Before my husband could even open the door after a long day of work brandy was behind him. Demanding for him and myself to go outside and talk to her. When my husband said I wasnt coming outside. She then said well leave your door open so she can hear me. It's like are you kidding me?! This Is our home we are adults. We could have set up a time to talk but no she comes to my door and I can hear her all the way from my bedroom. So I finally go outside and she's is telling me that she was trying to be nice to me by not having us pay the pet deposit and not having me on the lease. .so basically my punishment is paying the pet deposit and the signing a new lease with myself on it. I'm not on it because of my credit. I have lived here almost 3 years and now it's an issue!? Sounds completely illegal and like retaliation. I know my rights. She was so mad that she was shaking and raising her voice and would not stop talking about this yelp review. She raising her voice so loud that my son walked out of our home to see where that noise was coming from. She did almost the same thing to another tenant today as well but did not give her an explanation as to why she can't renew her lease. This tenant has called her out before for the unfair and malicious things she has done and this tenant is very very sick. This woman brandy needs to be stopped and she will be. I feel very harassed, almost even stalked. This will be addressed and handled And thank you allen properties for being so very professional. No need to send corporate any information. I could point to other reviews but I'll focus solely on my experience, as I want to provide a fair review. I moved here after reading the bad reviews and actually enjoyed living here. I never really had a problem until now. My lease was up and they gave me proper notice that they were going to slightly increase rent. I am not really a fan of when places do that or charge a fee for when switching to month to month. This was my 1st apartment in Riverside and I am guessing that might be standard for the area, just like apartments not coming with a fridge. I decided I would move and talked to Brandy, to see if she could help me out to replace me a month and change shy of my lease being up. I understood that there were no guarantees and that I would still be responsible for the lease up until they could find someone. She said she could find someone but it wouldn't be until 7/1, which is after my lease was up. That sucked that I'd pay a month but it was fine. Later, I get a string of text messages which would lead anyone unfamiliar with legal obligations to believe that I had to move out before the 1st. They had found someone for the apartment, but they needed time to clean it and but I would still be on the hook until someone rented it out. Why would I be on the hook, if my lease was up and I gave notice of my intent to vacate the premises at the end of my lease? There was a lot of back and forth and it was chalked up to being confusion. I mean there was nothing confused as to what was implied but okay. Later, I was asked repeatedly if I was staying until the end of the month. I was not planning on it. I got help moving all the big ticket items out and did clean up for the next week just to get all the small items out. I got paperwork from the apartments which asked for me to get the carpet professionally cleaned and to provide a receipt. That is not what my lease explicitly states, so there is no way I am doing that. I texted Brandy that I left the pre-move out check list on the stove. I had vacuumed and cleaned 99% of the apartment and just need to do the bottom of the microwave. I get a text message that the apartment looks good but there was just a couple things that needed to be resolved. "Ok looks like I will just have to do some touch up paint janitorial cleaning and a carpet clean other than that everything is in good condition." is the reply I got 4 minutes after authorizing her to enter my apartment. I asked about the janitorial cleaning and she said "Yes a cleaner comes in to clean the apartment restroom stove microwave etc." Mind you, I already cleaned the bathroom, stove, apartment in general and took pictures and video of the entire place prior to authorizing Brandy to enter my apartment. Tenants are not to be dinged for normal wear and tear and a lease does not explicitly state that you have to use the options they give you. They are just charging you automatically to cover the cost of the lady that they have come in with a basic vacuum to clean. They hang their hat on the lease clause that says the apartment will be turned over in the same condition or you can get charged. There is nothing that says you have to pay either them or someone else to clean the apartment. Clean is clean, and it is not like I had any pets or smoked. I tried talking to Brandy about this but she just said I could take it up with the management company and to email her. Probably because it is easier to keep a legal record. I revoked authorization to be in my apartment, so they don't call themselves sending people in to do work in my apartment and told them i'll turn my keys in at the end of the month. Instead of jumping on yelp to write a review, I sent Allen Properties an email trying to resolve the issue. I have not heard back, so I am writing this and then going to call them. I know they are going to try to automatically charge me the same 200ish dollars that reviews other places have complained about. So if I can't resolve this and get my $600 dollar deposit back in full I'll have to follow up with the next logical step. If you don't care about losing apart of your deposit, then you'll have no problems living here. I've always gotten my deposit back in full and it is nuts that to avoid the normal repair for normal wear and tear that any apartment would have to do, they try to get at your deposit. The statement of everything they have to do was independent of the condition that the actual apartment was in. read more

The good: Prices for rent are affordable. Water and cable is included which was one of the reasons why we considered this complex in the first place. I also like the fact that the complex has about 65 units. Access to freeways, public transportation and having Tyler Plaza Mall is always a plus. The bad: Where do I even begin? When we first moved in I specifically told the property manager that my main concern was noise levels. She even joked and said that being next to her apartment was a perk since it's "always" quiet by the managers place. WRONG. Within the first month, we had a HUGE problem with a neighbor downstairs. He would have people over and outside partying, drinking and smoking. This would sometimes continue until 5 AM. I think I must have complained about this 5 times. One day this guy had people over and apparently they had a fight outside our apartment. Can you say ghetto? It wasn't until then that he FINALLY got evicted. Another example: Apparently drugs were on the property and the swat team had to be called in. A more recent problem are mailboxes being broken into. People are not respectful at this complex. If you ever need maintenance on your apartment, good luck. Getting an actual date and follow up is hard sometimes. The last straw was our car being broken into. They stole CD's and they damaged the front window JUST because. We believe that it was a bunch of kids that live in the complex that did this per a witness. Once this happened, we asked to arrange breaking our lease about 1-2 months early. Since I'm big on reviews, I was asked to remove them or else they might not let me break the lease, so I removed previous reviews. We did break the lease. We broke it because we were told that they would have someone ready to move in. They didn't. We were charged for the days the apartment was vacant which is understandable but don't promise people something and not go through with it. On our bill they tried charging us for the paint service and stain removal. Our apartment wasn't painted and a month before we moved, they cleaned our carpet since their own maintenance guy dirtied it with his boots. How are they going to try to charge us for 14 months of the paint service when we weren't even there for a year? Please, don't bother moving here. Pay that extra $200 elsewhere. Cut down on your Starbucks purchases if you have to. This place is not worth it. Edit: I like how people suddenly reviewed this place to bump up reviews as soon as I left my review. Hey all, lived here for about 8 months and was able to opt out of my lease early, due to having to move to LA , thanks to brandy she helped find someone else rent my apartment so I wouldn't have to pay the next months rent ( the landlord) she's really great and always helpful I never had any problems living here she was always on top of things made sure nothing was broken or whatever needed to be fixed was done that very same day. There weren't any pests or insects infecting the apartment complex, laundry area was great I really liked the gated community felt very safe living there on my own and my neighbors were all respectful with noise and consideration of others. Been living here for almost a year now and have zero complaints! The location is great (near freeways, dining, shopping), the complex is quiet, clean, gated; there are security cameras, assigned parking and pricing is very reasonable (water and basic cable is included in the price)! Brandy, the on-site manager, is friendly, honest and reliable. If you have any issues, you can call her or even text her (that's how much she cares: she gives out her cell number to her tenants!); and any maintenance issues have been taken care of within 24 hours, if not sooner. I have had the pleasure of Living here for a little over 2 years and I must say it's been absolutely amazing! The community is very well kept- always clean filled with fresh flowers and very neat. The landlord Brandy is such a sweetheart! Friendly honest and fun- always promoting a new deal or rent contest. Been living here going on 3 years! First it was just me and my husband and now it's us and our baby daughter. Pros: very affordable price, great manager-Brandy, has been helpful since Day 1 and was a major reason we chose to live here, ample parking, gated facility, close to shopping, no roaches or ants, friendly neighbors, well kept swimming pool, and modern apartment. Cons: some neighbors are a bit noisey, especially at night. We are used to it but it gets old after awhile. And kids in the pool in the summer. Don't even think you're going to get in there when the kids are there. Overall, it's been a great place to live and we plan on staying until we can afford a house. Brandy is the major draw to the place she's beyond warm and inviting and willing to help. My in-laws were recently homeless and Brandy was trying to help us get them in but we were unable to due to their bad credit, but we were really touched that she cared. Honestly the price of the apartments are very reasonable. We like living here a lot and feel safe with our infant as well. I wish there were washer and dryer in the units-community laundry sucks, but there's plenty of washers and dryers. You won't be unhappy living here :-) read more

I've lived here about 10 months now. I happened to stumble upon the complex when apartment hunting on a day off. I didn't have much time to find a place and because Brandy knew this, she showed me a unit that was almost move-in ready. She's always responsive when I need assistance. If ever I need any maintenance she's on top of it. She's very personable and approachable. Our unit is nice. I mostly like the spacious bedroom, the open kitchen (I like to socialize with my family when I cook), and the storage on my balcony. The neighbors I've met so far have been really nice and the apartment is in a great location! Near the mall and lots of restaurants. The rent is also reasonable. I'd recommend Magnolia Villas to anyone looking. read more

After several years of living here, paying my rent on time EVERY SINGLE MONTH and living quietly we were served a 60-DAY Notice. Do not move here unless you are prepared to be "pushed out" by the Manager when she doesn't like you any more. Countless reviews were removed for supposedly "exaggerating." How would YELP know that? It should be noted that the Manager asks people to write reviews on YELP. This should be undisputed because their is proof in writing. Neither ALLEN PROPERTIES or the Owner or the attorney who represents the Owner are going to investigate my claims of retaliation and harassment. The Manager's Supervisor has been allowing her Manager of 8 years here to "do as she pleases." She does not investigate because she is "complicit." The Manager is allowed to make unlawful decisions. People were/are SCARED of getting kicked out of their home. I keep to myself. I smile at people when I walk by. I don't cause trouble, except for the Manager. However, I have issues here that have nothing to do with Manager. It is a Property Manager's job to deal with the issues that I have had. For all of the things I never complained about (numerous community rules violations by other residents), "my complaints" were met with TACTICS and harassment because Allen Properties thinks the Manager can do no wrong. She knows who butters her bread. They have no idea whatsoever how residents FEEL living here because they don't ask. Consider the HIGH TURNOVER. There are a half dozen long termers but most are 1 term Lessors. I'm certain the books will tell that story. For a while there, the trash bins were surrounded by move out furnishings. This is a small complex. Allen Properties will need to demonstrate that pre-notice, I was a tenant who violated my lease and is/was not SINGLED OUT and RETALIATED against. I have NEVER in 21 years of renting apts. been treated remotely close to this and my past rental record will prove it. The mail carrier will not deal with this Manager. Why? Because she is bossy and demanding, expecting even outside vendors to do as she says without question. The Manager harassed me prior to serving a Notice. She then went on a WITCH HUNT post serving me a notice because I asserted that I would allow a Court of Law to decide my fate and she does not have a leg to stand on faced with California Tenant Rights (yes, we do have a few rights still). The burden of harassment and retaliation is on me but the question of "what happened between the time you extended her a new lease and the time her lease expired? Do you treat every tenant this way? I know the answers and the fact that management shows no good faith will be in my favor as I have consistently been amicable seeking only investigation, fairness and respect for my tenant rights. I will be allowed to subpoena any people and/or information that I need because a Judge is interested in FACTS, and not unquestioned hearsay. MANY people wrote reviews here on YELP that were "removed" for exaggeration and embellishments. I screen capped those reviews. I also keep a daily planner and will have no problem providing a clear and concise "Chronological record of events" to the Judge. This will include the actual responses and/or non responses from the Manager. I will demonstrate that Allen Properties uses TACTICS, TACTICS, TACTICS. They have a mode of operation in order to push people out of their homes. Furthermore, it can take up to 4 years for a repair to be remedied. Buyer Beware. I DID NOT VIOLATE MY LEASE IN ANY WAY and my rent is paid on time every single month including the first month with a new lease amount. read more

My fiancé and I have lived at Magnolia Villas for almost 2 years now and we feel it's a great place to live. The property is gated and there are security cameras set up throughout the complex. I come home late most days from work and school and feel very safe living here. I love that its close to the Tyler mall too and many other different stores. The manager is super friendly and also will accept packages at the leasing office in case you aren't home. I've had a couple maintenance issues while living here, but the maintenance team has always taken care of any requests within 24-48 hours. Overall this is a great place to live and we plan on renewing our lease when it ends in a couple months. read more

Great location - close to the freeway, the mall, 2 grocery stores (Albertsons & Stater Bros.) and other plazas like Target plaza with Panera and Chipotle along with a multitude other stores. Safety- The complex itself is quiet and safe. I have had no issues with car break ins or home break ins. It is gated with cameras strategically placed. At night the complex is well lit, with lights at each front door and in the hallways. Occasionally I go on walks around the neighborhood, usually after dinner, so that also speaks to the areas safety. Lastly, the neighborhood is pretty nice. There are many yard sales so you get to know the neighbors if you decide to go. Very nice people. Management- Brandy is on top of it. Any minor issues I have had she has been on top of the situation to the best of her ability. She is serious when business matters and enjoyable to chat with when stopping by to pick up a package, or just seeing her around the complex. The Apartment - Each apartment has its own hot water and ac unit. The apartment can come with a security door or microwave (if you dont already have one). Like most complexes in Riverside, you must supply your own fridge. Magnolia Villas has people of all ages. This makes the complex feel even more like home, since there are families abound! I really like to complex (if you haven't been able to tell) and would recommend it to anyone looking for a new apartment to call home. read more
