Worse, they entered my apartment without my permission and while I was not home, despite being told clearly that no one is allowed inside without me present. Warning about Johanna and Spruce Village: Be careful when dealing with this property. After I moved out, they charged me for damages that were already there before I moved in. I provided proof, and Johanna initially said she would review my case, but she never got back to me. Instead, she sent the charges to collections without resolving the issue. read more

I just moved here and the first thing I should've done is check throughly. Within an hour of being here found atleast 9 cockroaches and through the day over 30plus. I asked the neighbors as well and found out this is an on going situation and unless the whole unit complains they won't bring pest control. Went to go wash our clothes tonight and only 2 washers work. I would not recommend this place. It is not fair that we were lied to and this infestation was hidden from us. Wasn't able to check our apartment out for an inspection until our move in day. Finally something is being done but it's a building wide issue and have to pay while dealing with this is not ok. read more

Living in here has been a wonderful experience. From the moment we first spoke with Tasha & Shantel they treated us kindly & were very professional. They keep the place clean and know how to manage it well. They're always on top of things and informing the community of anything going on quickly. I really appreciate them and their work ethic. Since living here we have no had any issues. The very few tiny ones we had were quickly & kindly resolved. My wife & I have always felt safe and have never had any issues feeling unsafe. The apartment itself is very spacious! If you get a 2nd floor apartment it will come with high ceilings. The patio is nice and has outdoor storage that fits a lot in there. The closet is also very spacious & much larger than we needed. Only downside about the room is there's no ceiling fan or light. Spruce Village is a great place to live. It's very quite and the neighbors are friendly. Everyone keeps to themselves and minds their own business. It's also well located and tucked away next to a beautiful mountain view. If you're into hiking you're just 5 minutes away from being able to hike the mountain & 10 minutes away from downtown. You're also close to UCR so if you're a student you will love that. This is my last month here since I'm moving out of state, but if I had the option to stay longer I would. It's a wonderful community, location is perfect, & it's a blessing how peaceful & quite it is. I will update my review if I have any issues during move out, but I highly recommend choosing Spruce Village as your home. read more

I have been living here for 7 months. The main issue is the parking and the neighborhood that surrounds the parking. You're only allotted one parking space. I live in a 2 bed room apartment with a roommate that has a car. This forces one of us to park in the street. I have had my car broken into a month ago, and I had a guest's car stolen today. While I was filing a police report, the officer stated that they're frequently here because of car damaged or stolen vehicles. The price that you're paying for this apartment complex can be better used at another complex that has better, more secured parking. The price here is equivalent, if not more, than other nicer and safer apartment complexes in the surrounding area. It's also a nightmare to drive out of the complex during high traffic hours because the street gets a high volume of cars. read more

Lived here for 3 years and things were fine until about the last year. If you're thinking of renting here walk through at night so that you can see the extent of the cockroaches. They are all over the sidewalks at night. I personally found drugs laying in the public landscaping twice. Had a neighbor tell me about a string of car breaks ins that happened in the parking lot with no response from management. Laundry room for entire complex has about 10 washers, half of them are broken. If you're touring ask to see the laundry room. But the worst part is the current office staff. Driving in, this place is cute. Literally, the definition of what fall feels like. They have so many trees that are changing seasons right now, it was really nice! We met with an older women, I'll have to find my papers to get her name correct. She took us on a tour of the place showing us a 2 bedroom upstairs unit. The complex is nice, As you pull in, the apartments on the right at the older units, the ones built first, they tend to have bigger patios but DO NOT have washer/dryers in selected units but they do have a facility to wash and dry. The facility is nice, again, I'm noticing $1.25 is pretty standard nowadays. Checking out a 2 bedroom upstairs unit. It included a washer and dryer on the patio, its a pretty decent size room and I asked if you're allowed to add a shelf of some sort to store soap and what not, she said that was not problem. Back to the apartment itself. Upstairs have vaulted ceilings and run $10 more than downstairs units, completely backwards but thats how its done. The kitchen is a bit dated and DOES NOT include a fridge. I do however like the open feel of the kitchen and the little bar area, I thought that was really cute. Of all the apartments we looked at, I think this location had the biggest living room space. They also have a little fitness center, it could use some updating but no big deal. The biggest deal breaker for me though was that the fitness center is only open from 8am-10pm. I personally don't like having a time frame that I HAVE to workout within. Hence why I have a membership to a 24/7 gym. I enjoy my 4am workouts and I don't think I could hang with having to go that late in the morning or that late at night. Not to mention, its semi small room so I feel once you get 2, maybe 3 people in there working out, it would be too much. Other than that, the place is cute. They allow dogs at a certain weight and breed, I forgot to ask how much monthly that would cost. read more

When Covid first hit, finding an apartment was very hard to do. Working with the management at Spruce Village made the process of moving in very easy and almost contactless especially during the pandemic. I love the convenience of everything being close by! The apartments are very quiet and I feel very safe in the complex. Management is very communicative and responsive too. The only flaw I have seen here is the issue relating to parking. They have just implemented a new system, so maybe that problem will be fixed soon. Great place to live overall! read more

I live at Spruce Village and I can honestly say it's been one of the best places I've lived in a decade. I have no doubt it's due to the responsive management that keeps it looking beautiful outside and well-maintained inside. The only management I'm familiar with here is Tasha. She's a wonderful person to talk to, and if you have any problems she will no doubt help you solve it. I've lived at a lot of places that only seem to care if you pay rent, but Tasha in particular has made me feel like a welcomed member of a community here at Spruce Village, and I feel safe and secure knowing she's behind the scenes keeping everything together. Terrible parking situation!! I can't emphasize this enough. I visit here often and my car got stolen from the street. There are around 5 visitor spots that are located inside whole complex so you would be lucky to get any spots while you are here. I guess street parking would be ok if they made some security adjustments ie: cameras, security patrol... anything honestly. read more

These apartments have horrible parking and the will take your whole security deposit even if you clean the apartment yourself. I had it spotless and they had me do a walk through with them and said it was great! Then said they would send my security deposit in 3 weeks. I get a check for 25 bucks and a list of things they had to do which was either not my fault ( was listed in our first inspection) or stuff they made up. I'm a little frustrated because I read the reviews and they said this would happen but the fact that the woman lied to me at the office is very sad. There is very few honest people in this world. I'm glad I moved and I'll be happy if I save someone from becoming a resident. Only thing positive is the maintenance man! He was great! I wish him the best! read more

Ok so I lived here from August 2014- May 2015. The apartments are nice. The layout is cool and it's the most bang you're going to get for your money in this area. Here's what's wrong though. NO parking! So if you have more than car or living with people, good luck on getting a spot. You're only assigned 1, & the lot fills up before 5 pm. If you're parking I the street like I did, prepare for drunk drivers who can hit your car and easily keep going & for the MILLION of break ins every weekend! There's people digging through the the trash every single night. There is no security at a all. The whole time I lived here I never saw them. Not even once. But now that I've moved out for THREE MONTHS there's been absolutely NO WORD on getting my deposit back. I've called and left 3 messages on their corporate number for over a month now with NO RESOPONSE. Seriously nothing. Not a call or email. So I have to call the apartments again to get corporate to call me. Let's see if this works! read more

The apartments were very nice (especially the kitchen!). I absolutely loved the space and had hoped to be here for at least a few years. Unfortunately, my rent was increased dramatically after my first year here, and management acted appalled when I asked about it. I couldn't afford to continue living there knowing my rent would continually increase every year with no explanation. There was a train nearby that was incredibly loud in the middle of the night, and I've lived near trains before that haven't bothered me. I think it was just my specific unit, though. Parking for any visitors was always a huge stress. No bugs or safety issues, though! Moving in.. the office was very friendly and accommodating and I felt very positive. However, there was some work they had promised to complete that never was. Moving out.. I have NEVER had an issue getting my full deposit back, and I move around a lot.. I had to be persistent to get even part of my deposit back and my apartment was very clean. Management was very unwilling to offer me any direction on what I could do to remedy this. There is literally NOTHING you can do to have your full deposit returned to you. The gym was pretty small, but would have been decent if the treadmills were better maintained. After 1-2mo. living here the treadmills always had some error, usually that they needed lubrication. For 2 months neither of the treadmills worked at all. Overall, I truly loved these apartments materially. My floorplan was perfect and I loved the vaulted ceilings. The service was really the biggest disappointment. I always felt like I had to convince management I was worth their time, and was left feeling like crap. I would not recommend living here. read more

I was going to rent at Spruce Village about 4 years ago. The layouts are very nice and the apartments and grounds appear to be well maintained, and they come with washers and dryers for an extra fee. They do not include refrigerators (wtf California...this is the weirdest thing ever). They are pet friendly for an extra fee. I ended up not renting here because after I filled out the application, an employee of Spruce Village called my husband's manager at work and demanded to get personal information about my husband, such as his social security number (an employer isn't going to give that out, AND they already had it on the application). My husband's manager said she was extremely rude, and actually yelled at him on the phone. I told the leasing office what had happened, and their response was "Oh, sorry...they shouldn't have done that". We immediately pulled our application and rented somewhere else. read more

Even though I was the first person to move into my newly built apartment, it was still a dump. Even then. But I guess we made the best of it. At the time management was a bitch and rooms were way overpriced. The major bonus this place offered was the in-unit washer and dryer. That was a total time saver. The smallish decks were also a nice addition. The anemic workout room could have used a little more space and a few more machines, but for the most part, it wasn't ever too crowded, and at one point, I rented a garage for $75 bucks a month, a total rip off, which at one point was infested with black widows. In all, you're probably better off finding an affordable apartment a little closer to campus. read more

I lived here for two years and really enjoyed it. When I was looking around before renting, this place looked the best, was the best price, and had an extremely friendly environment that was close to my school (UCR). It's fairly quiet. Parking is difficult and my car was broken into once. (window smashed while it was parked IN MY ASSIGNED CARPORT) Also, some people don't like to pick up after their dogs. Other then those issues, I REALLY liked living here. Mary and Amber in the front office are sooooo sweet & Chuck and Jesus are super helpful and nice as well. I just moved into the place and I believe it's really enjoyable. There isnt many parking spaces for guests because it gets really packed at night. Maybe during the afternoon you might score a spot. You'll hear the train every so often and school bells but the people here are friendly. It mostly consists of adults and not many college students. The front desk people are very friendly and always willing to answer any questions for you. I love the layout and walk in closets though. I've lived here for the past 8 months and while I've enjoyed living here my situation has changed and I will be moving out soon. The apartment is broken up into two sides, one side that is older apartments with no washer/dryer and larger patio and newer apartments with washer/dryer and smaller patio. The apartments are decently sized and each apartment comes with one covered spot. The decor is older and comes furnished with a stove and dishwasher. The manager Mary is very nice and attentive to customer comments. The only cons here are for things that Management really has no control over. One is that while pets are allowed if your dog barks a lot your neighbors can complain and at times write bad notes to you. It just seems like neighbors don't like to talk about these problems, so if you have pets just be sure to be cautious of their barking habits. However if you do happen to have a pet here there are lots of walking trails and areas to walk your dog along with doggie bags to pick up after your dog. Next is the parking. While each apartment is given a spot there is a limited amount of parking spots. Which means if you come home or go out late it can be quite laborious finding a spot when you get back. Ok if you only have one car but a bit of a problem if you have 2 cars per apartment. Other than those 2 cons the apartment complex is very nice, and close to UCR which makes it great for students. read more

This is a very nice complex and I say that with complete responsibility. I have lived at many other apartment complexes in socal and this has by far been the best experience. The apartments are well maintained and Jesus(on site handyman) is always a call away for any problems. However, I had some weird (dirty) neighbors move in and after they moved in i noticed a few cockroaches in my apartment. The management was quick to schedule fumigation for my apartment. The cockroaches did not however go away till my neighbors moved out and the management scheduled another fumigation. Also, remember you live in riverside, so do not leave your bicycle outside. I lived here for 2 years and the week i was moving out, my bicycle's tires where stolen. So yeah just know that there is no gated entrance. Overall, i loved living here! read more

I'm now moving out after 2 years of being here with a mixed review. I have overall enjoyed it, but feel it's not worth what they're now charging. The good: Really we'll kept yard(although the hired gardeners don't care at all about blowing stuff all over your car and patio). I love the space and location. Very cozy apartment(I'm going to miss this place and wish it didn't keep raising its costs). On site staff is really nice(upper management not so much). Quiet for the most part and a polite community. Lots of poop space for dogs with a few parks within walking distance. Top floor has no noise issues(I accidentally pissed off the people below us a few times though). The bad: Parking is very limited and I find that there are many non-used cars taking up public spaces without moving for months(at least 5) Outdated gym. Vandalism and lots of car brake ins(security guard is a joke). Rent has increased $25 every year and will again this next year. When I moved in I was paying $850 and now I'm leaving because it'll be about $1000 this next year. read more

In regards to the review before mine, Mary B. works at the front desk, so of course her review is complete bullsh*t The apartments first of all are unbelievably old and filthy. From the second I moved in, to the second I moved out, my apartment was infested with cockroaches...which of course they did nothing about. I had an upstairs unit so they had to have been below me too. Who knows how many units were filled with bugs. On top of that, they loved to shut the water off all day about once a month. Really convenient when youre a student and need to get ready for school. The air conditioning was also a HUGE problem in the summer, as it decided to crap out at least twice a day. Anyone who knows how crazy the Riverside heat can get knows that this is not ok. I have had to sit in my apartment at 10pm sweating because the AC wouldnt turn on and my thermostat read 99 degrees. Now on to the staff. Mary acts like the sweetest old lady ever when in reality she will f*** up your life. She is completely unprofessional and rude and absolutely unfair. The other girl at the office just straight up has no idea what shes doing. And they manage to charge you for all sorts of random things that make no sense at all. I could go on all day about how awful this place is but just take my word for it. If you're considering renting from here, RUN!!! It will be the biggest mistake of your life!! read more
