I've been going to mammoth for nearly 40 years by far this was the worst experience we have ever had. This is primarily because of the unprofessional Managment style and demeanor of Jason Herbst. Jason is one of the owners of Mammoth five star Lodging. Our interactions with Jason found that he had a quick temper Was rude, tedious, and condescending. We where yelled at and treated like children for checking in maybe 5 min early! Terrible customer service to the point that no communication was far better that getting repetitiously berated from Jason. All the nice details of the condo we stayed at in snowcreek Were lost on the management style or lack of. As long as Five star lodging is associated with Jason Herbst - don't use them for the fear, loathing and humiliation Jason will fire your way. Please Do not rent anything in mammoth that he is associated with. We tapped each of our conversations. They should be played in any middle school introduction of what not do in hotel Managment 101. DON'T USE THEM to book your trip. I booked my Holiday trip well over a month prior to my stay via Bookings.com. Bookings.com utilized Mammoth Five Star Lodging (MFSL) to reserve my condo at Snowcreek. Days before the trip, I contacted MFSL and they claimed to have no record of my reservation. Even though I had receive multiple confirmation emails and even a "Let us know when you plan to arrive" emails, they rented to someone else - I bet at a higher rate. Due to the recent dumping of snow, as well as it being the break between Christmas and New Years, the mountain is now sold out. The few places available are over two thousand dollars more for our three bedroom condo for the four night stay. Between Mammoth Five Star Lodging and Bookings.com, they have not found an alternative lodging or even compensated us for their error. Of course MFSL and Booking.com are pointing fingers, but Booking.com assures me the issue is MFSL - especially since I received the arrival confirmation email. This was a trip that my family was looking forward to for months. We had bought ski lessons, lift tickets, tore chains, etc. planning for the trip. Most, non refundable. I would rather sleep on the cold mammoth ground than try and book with these people again. COVID is a challenging time, there is no doubt about that. Restrictions change all the time. You're probably like me, you want to get away from your home for a bit and be somewhere in the outdoors to try and break up this mundane year. However, I would STRONGLY advise you book your travel elsewhere. A new stay at home order was placed recently. It meant that all short term rentals could not accept guests based on the direction from the health and safety board. Rather than be accommodating to the ever changing situation, FiveStarLodging REFUSED to cancel my reservation and were asking ME to pay a cancelation fee because THEY could not provide me housing. Now some people are probably saying "oh you knew the cancelation terms and conditions when you booked the place" and you are right. Keep in mind, I did not cancel. THEY CANCELED ON ME AND REFUSED TO REFUND ME. Luckily, the great support agents at Airbnb were able to resolve my issue with this, greedy, unaccommodating, unreasonable host. If you are looking for a place to stay in mammoth, I would take my business elsewhere. A tent in an icy parking lot would probably be more accommodating than this company. read more

We've been using Jason and Megan at Five Star for over two years. They're our second management company. We just had too many cleaning and maintenance issues with the previous company. Five Star definitely does a great job with overall care of our place especially with cleaning which they manage themselves, identifying issues with their own maintenance person and also helping coordinate repairs or even upgrades of us hiring contractors. With them being the owners and very involved, we do believe we're both trying to make the most income and keep the unit in great condition. Our previous company was also local, but daily operations weren't the owners so maybe there was less incentive. With a rental, and quick turnaround with tenants, there are issues that come up at times but Megan and Jason and their team always try to resolve anything and do it quickly. Anytime I call, they answer or are quick to call or text back. read more

No AC in the units. Spider webs in the corners of every room. Elevator does not work. Hallways smell. Management said that just because it's called Mammoth Five Star Lodging does not mean it is five star lodging. We agree, it is far away from living up to its name. When we spoke to the management, they did not seem to care at all about what we had to say. All these unpleasant surprises discovered within 30 minutes of walking through the door. Many rules to follow or you get an additional bill (i.e. $100 if you forget to shut windows before checking out). Unbelievable! Do not recommend this place. Will not be coming back. We booked a stay starting 12/28 and started receiving calls late Christmas Eve from the management company stating our stay was not possible and that we could receive a partial refund or voucher for a future stay. We requested full refund since they cancelled on us, but they are refusing. VRBO states they are to give us a full refund and has left them several messages with no response. Owner has indicated several times they will not refund our money. Will fight this as long as it takes to prove crime doesn't pay. read more

They lie for money, such a fraud! I booked a property on Airbnb with Five Star Lodging on 8/1. The price online is 327.25/night. And the total was 1789.37. I paid 50% of the total cost as requested and received the confirmation. On 8/4 I received a call from Five Start Lodging, the host, a person named Jesse told me that the place was flooded and it won't be available for the next 6 months. Jesse asked me to cancel it from Airbnb to get the full refund and told me he has aligned with Airbnb. However, upon checking online, I don't see an option to cancel it with full refund, so I selected "Hosts want to cancel" option. Upon further checks, I found that the property is actually still available for other dates even before my original booking dates, and the nightly rates had gone up quite bit, so I thought the person might be lying because he forgot to change the rate. On 8/5 morning, I called them to check availability with the sales department, and the sales (who is not Jesse) told me the same property is still available right around my booking dates without mentioning any flooded situation. So I figured Jesse was lying. And then Jesse called me again saying he can't cancel on his side without any penalty from Airbnb, so he wants me to continue to try calling Airbnb. I told him that I suspect him not telling me the truth. He continued to state that the place is flooded and won't be livable for the next 6 months since they don't have enough plumbers in Mammoth (such a sloppy lie). So I asked him to show me some pictures as proof that the place is flooded and NOT to cancel my reservation until then. Jesse agreed to it and you know what, he cancelled my reservation right away (taking a penalty from airbnb). I won't believe that, so I asked my wife to call in the afternoon to check whether the same property is still available. The funny thing is that Jesse answered the call and told my wife that the property is available for booking on the same dates!!!!! He again didn't mention anything about the flooded situation. After I took over the phone, Jesse immediately hung up. The place is still available after the call on Airbnb, VRBO, and their own website showing available for the dates I booked. It's clearly that the Five Star Lodging, specifically Jesse, lied about the situation. It could be because the original price is too low (327.25/night vs. 556/night when I checked after they requested me to cancel) or even discrimination...Such an untrustworthy company! I have reported the issue to Airbnb as well. Please DO NOT TRUST THEM. read more

I reserved a stay with this company in November. Had to cancel because of COVID. I didn't purchase the vacation insurance, and quite honestly, that wouldn't have helped in this situation anyway. Pandemics are not covered. The first email exchange with Jason, the CEO, whose wife is actually the owner of the property, was a little odd. He replied with all caps in certain areas of his email. I was asking for a refund. He chastised me for not purchasing the insurance. He did tell me that they would be offering a credit for a return visit to be used within 12 months at the exact unit I booked. After the full email thread with him, I wouldn't stay at one of his properties if he paid me. Mammoth, the town, finally sent out an email asking visitors to stay away from their town because it was small and I'll-equipped to handle this virus. Sent that to Jason and asked if they would now be refunding. He told me to go to hell and never email him again! He is a very angry man and turns on the client when backed into a corner. It's my first time staying at this lodge (the Greens) here in Mammoth Lakes. I've stayed at two other places here before but this one is far cleaner, newer, and more comfortable than the previous ones. Two bedrooms, two baths, newer kitchen, clean carpet, wi-fi, underground heated parking for two cars and a central location near shopping and lifts... It's a great deal even at peak season. If you're looking for lodging this is definitely a nice place to stay. read more

We stayed 3 nights at the Juniper Springs Property and we couldn't have been more delighted with the experience. Booking and check-in were a breeze (very turn-key without any hassle) with very clear instructions from Megan. The grounds were very well kept and the view was breathtaking. Like many have said, avoid renting from this company. The property we stayed in had furniture falling apart, torn up linens, no extra blankets, a heater that didn't work properly and a non-working porch light that made it unsafe to access the unit because it was so dark. The manager, Jason, was so rude when we asked him about a late check-out and made absolutely no effort to help. We've never had such a bad experience at a condo or such poor customer service in Mammoth and we've stayed in many of properties here. Please stay elsewhere! read more

The owners of this agency are extremely RUDE. I called to ask about getting a discount on a longer term rental and the guy that answered the phone stated he was in training. When I asked about a discount he had a very dismissive and rude attitude and said they don't do long term rentals. It was only two weeks, not months! What rental agency would turn away a two week vacation rental. Then he suggested I call someone else and I asked why do you want me to call someone else? He then said 'Will there be anything else?' Just dismissing me!! I was shocked. But it got worse, after asking to speak to the owners over and over he put on the 'CEO', Jason. I nicely explained to him what I was looking for and inquired specifically on one Snowcreek unit that had older furnishings old brown carpet, ect, and was a bit run down (multiple reviews said the same and the pics were worth a thousand words as they say!). He then yelled at me and asked did I expect him to give me a deal when I was insulting his units?!! So defensive! I was not insulting him, simply stating a fact of the unit as a reason that the owner may consider a lower price! From there it just got worse, he said I wouldn't let him talk and he got upset and abrasive. Be warned, they are easily angered and cannot keep a conversation polite and stay levelheaded. This is business, no need to take things personal and get upset, it would behoove you and your business. read more

ANYWHERE but here. Read this before booking... We reserved one three bedroom and two one-bedroom units for a new years trip to Mammoth. This feedback will be broken down to the business itself and the room accommodations (which for us was at Juniper Springs lodge). MANAGEMENT: - This is all in reference to Megan (who informed us she has owned the business for 10 years) and never receives negative feedback. - We called ahead to confirm entry procedures and were told to reference a confirmation email (that was never received). - Email chains were missing for reservation (i.e. entry procedure and room codes above). - Abbreviated phone conversations - constantly felt rushed off the phone so Megan could deal with all of her "many other units" and customers. - She became immediately defensive when speaking about any sort of customer feedback. ROOM ISSUES - Two units were on the third floor and were advertised as being on the TOP floor of the building. There were in fact several levels above the 3rd floor. This false advertising makes a difference when you are expecting top unit and not having anyone above you during your stay. - Room was not ready for us at 4 pm as it was still being cleaned and the room had a horrible smell for the first day. - Wifi was not working most days (this issue can be somewhat forgivable as it can be based on total device usage, but still an issue). - Hot water was out on new years eve in one unit, and we were told it was due to heavy usage. When we called 5 star we were then told the front desk would "give us lip" if we inquired about this. In the end, it appeared to us to be room specific as water temperature was fine in other units at the same time. - The rooms were stocked with soap and shampoo, but no conditioner. - Checkout procedures were straightforward, but penalty prices were astronomical (i.e. $300 for leaving any of the lights on). BOTTOM LINE: I do NOT recommend booking with this company. We were told that we needed to call during our stay to address issues and that there was nothing that could be done after the fact. We did call and we learned about the complete picture by the end of our stay. (A couple minor issues is different than a consistent, overall negative experience). It is at Megan's discretion to decide if we had given worthy enough reason for any any negative experience. She became extremely defensive and resistant to making the customer feel genuinely concerned for in regards to a negative customer experience. Was offered 10% off a future booking, but the point was missed that we will absolutely not be returning as customers. read more

My wife and I recently stayed in their Snowcreek #405 property for 3 nights to celebrate our wedding anniversary. As the other reviewer B.B. has stated, avoid this management company at all costs, or at least beware. The unit itself seems to have been recently updated, but certainly not remodeled. It has new counters, new paint, and new tile floors, but still shows many of the relics from the original construction. The unit has potential, however the management company running this place is very unprofessional and clearly they are not concerned with their customer's satisfaction. Upon arrival, the floors were filthy with grit and grime, and the unit wasn't stocked as advertised. The sliding screen door is inoperable, which during our visit, the temps in town were in the high 60s and it would have been nice to have this option for some fresh air in the afternoon. The instructions for the unit are very straightforward, however if you forget or fail to do exactly as they say, they will charge you an arm and a leg for leaving a light on or not resetting all 3 thermostats to 55 degrees. I am an engineer and I have no problem following directions, however I can see somebody who is on vacation easily forgetting one of these items and being charged $75 for leaving a light on. Mammoth Five Star Lodging charged us $75 without any notice or any communication because one of the parts on the blinds had fallen off during our stay. Imagine opening a door on an old house and the handle falling off, then being charged for "damage" without any notice. We called to discuss it, and Megan and her husband Jason who run this business were incredibly apathetic and obviously did not care that we were concerned for being charged $75. Jason was incredibly rude to my wife on the phone and so I called to try to clear it up. After he told me he was going to refund my $75, he proceeded to say that we are banned from their properties and that negative publicity will harm their business more than a $75 hit to their pocketbook. Before I could even say anything, he proceeded to hang up the phone on me. I have never had such a horrible experience with a vacation rental. We regularly visit mammoth during the year and have never experienced this level of disregard from anybody in the town or on the mountain. I welcome Megan or Jason at Five Star Lodging to call us back, and at least show some degree of professionalism towards your customers. I want everybody who is researching this company to know what kind of experience we had, and to be aware before booking your vacation through Mammoth Five Star Lodging. read more

My friend and I recently stayed at Juniper Sierra Lodge and it was the perfect location since we snowboard. Eagle Lodge is literally next door, very convenient. It is ski in/out. I HIGHLY do recommend Five Star Lodging for reservations. If you take the time to read their binder and check in instructions sent via email, everything goes smoothly. We stayed at Unit 538 which is a cozy 1 bedroom. It accommodates 4 people comfortably. I was VERY pleased with their services. I received an email, a phone call, and a text from "Jason" on our check out date, letting us know that the 395 fwy was closed going towards LA, and since the unit was not rented to anyone else for that particular day, we were allowed to stay another nite at no charge to us. I was impressed with that offer, even though we didn't stay an extra nite for FREE because the hwy did open, that was beyond our expectations. I will reach out to them again for future stay. read more

Do not use this company to plan your Mammoth lakes vacation. Shame on me for trying a different company(recommend Mammoth Reservations or Mammoth Sierra) We booked a unit that was stated to have 3 bedrooms and 2 baths at Eagle Run lodge #204. During the booking process, we viewed 13 photos of the condo that gave scenic views of the mountain and valley. Included in the photos was a completed patio deck with furniture. PROBLEM#1: When we arrived the patio deck was still under construction and inaccessible. PROBLEM#2: Our view of the scenic valley was obscured by metal scoffolding directly outside the windows of the living room. PROBLEM#3: when we opened up the sofa bed to prepare it for our sons to sleep in, we discovered a dead and decomposed mouse/rat inside the mattress. The smell was so rancid it was obvious that the rodent had been there for some time. (we were told that we could not have early check in due to cleaning service working on unit because of previous renters) MEGAN was our point of contact and when confronted with these issues she stated repeatedly that it was on the website and that she informed us prior to booking. There is no way that I would have booked a unit still under construction. When confronted with the false advertisement of unit #204 and our request for compensation, MEGAN stated that we would be credited with a $20.00 refund per night for each of our 3 night stay. When confronted with the rodent issue and lack of detail to cleanliness of the unit, MEGAN simply stated, "we are not required to make or clean the sofa bed linen." UNBELIEVABLE!!!!!! We finally gave up on the issue 2 weeks later, because MEGAN stated that she would contact us re: our concerns and never did. We had to contact her every time.
