I truly enjoyed living at Rousseau Apartments. The property is beautiful and well maintained, and my experience with management that work there during my time there was great. It would have been a five-star experience overall. I haven been trying to get this resolved since July and it is now December. Unfortunately, my move-out experience dropped that to ONE star due to how a billing concern was handled by Jody Paul. I contacted about an additional charge that was added more than 21 days after I vacated the apartment. When I raised this concern over the phone and explained that, under California law, charges must be provided within that timeframe, I was told, "Yes, we can charge you." I asked to see where that was stated, both legally and in the lease, and did not receive an answer or documentation. I also requested to speak with upper management for clarification, but my emails were disregarded and I was instead told to speak with collections. I'm not opposed to paying valid charges, I simply need clear, written support for them. I'm not too sure how someone can be a manager and not clearly aware of the laws. She disregarded any questions I had and has been unprofessional. It's disappointing that this was the final experience after what was otherwise a great place to live. read more

The short: Be cautious of Manco Abbott before renting with them. The company has a 1.5 star average for a reason. I myself had a slightly better experience than 1.5 stars, but there is still plenty of room for improvement. The long: I lived in a downtown residential property that they manage. With Manco Abbott I experienced: broken machines in the laundry room, broken pedestrian gates, dirty grounds, people regularly parking in my assigned stall, homeless frequently making an absolute mess of the dumpster enclosure, and security operating only in a reactive manner when they probably should have regular scheduled patrols. Managent: Upon my move out, I was wrongfully over billed for a blatantly obvious error on the company's part. The oversight could have easily been remedied with a little common sense and a desire to conduct fair business. But sadly, when I reached out to the site manager, my situation was coldly and unfairly handled and I was left with no real path to recover my money. I decided to call the corporate office to make a final plea for someone to look into my situation. I made contact with JODI PAUL who is the managers' manager. She was great! She took my call, heard me out, personally looked into my situation, and quickly issued a revision to the error. Thank you JODI! Conclusion: Hey Manco Abbott, read the room. Nearly every negative I mentioned in my review is in someone else's review. Sure, fixing something like homeless people ransacking dumpsters is not a quick and easy solution, so I can cut the company some slack there. But, dealing with people's money unfairly is never okay. I should not have to go over the site manager's head to upper management to fix a grossly obvious over charge. This was a situation that easily should have been handled on the site manager level. I am appalled about the way you guys handle things. A phone call would have been nice to let me know that I have gotten approved 3 days ago. I did not authorize the $100 deposit charged and did not receive any updates until now today at 10am 1/8/25. All this information I would have never received until I had checked my bank statement. I had called and spoken to Kolby and am furious that I will not be getting my whole deposit back due to the holding apartment which I am barely FINDING OUT TODAY THAT my application has been approved. Note. They did not notify me! Only sent an email. If I have known prior, I would have called and opt out earlier. This is the first time a rental company has ever done things via email and not even attempt to make a courtesy call to INFORM ME. Just got off the phone with a rude administrator in their office. I had some questions about the non refundable $500 pet deposit , $15 monthly pet rent, and required renters insurance for pet owners. I was curious why pet owners were thr only ones required to purchase a renter insurance policy. I asked if my 13 pound dog could be exempted. Then before I could really say much else, an angry woman exclaimed- "well you can sign a renewal lease or you can leave!!! , you are lucky the fees aren't higher." I hung up on her before she embarrassed herself further. Manco Abbott knows that the rental market is tight in California and they can afford to treat customers like dog waste. Acted in "bad faith" with regards to returning any & all monies from my security deposit (ie Did Not even attempt to return legally required deposit refund until 38 days after I vacated premises -- California law is 21 days)... Taking them to court!!! (landlords who act in "Bad Faith" are liable for 2x the amount of the security deposit, in addition to the original security deposit)... While the outcome of my issue wasn't entirely resolved, I feel the manner in which it was handled was professional, and timely. It's easy to get on this platform and only focus on the negative when we don't get our way, but I felt it necessary to point out the very good customer service I received from Jodie in the front office. After lashing out, but then stoping to take a breath, I realized how great she did in fact handle my concerns; she listened, she followed up, and she compromised the best she could, working within the red tape, I'm sure. I didn't get all of the money back I thought I deserved, but in a world where basic customer service is nearly non-existent, I was pleased to at least be treated as a priority, and come away with something. After they take your money for a security deposit they will tell you that they will take a fee for cleaning when you move out. Don't bother stating the fact that non-refundable deposits are illegal because it's a waste of time. Then you'll want to know how much will they take? Their reply is always...That depends on how clean it is when you return the keys. They say that so you'll do a professional cleaning, spotless job hoping nothing will be taken out of you refund. And that's their whole plan. Now that you've left the unit spotless, you also did their job of cleaning. Then you receive the refund minus the full amount of a professional cleaning. My tip to you is...Don't bother wasting your time cleaning because they're going to charge you for a full cleaning anyway. It's bad enough they lie to get as much money from you, they'll over charge but you'll never see that overcharge again. These are just a few of their tactics to steal your money and trust me they will steel your money every chance they get because that the one and only thing they care about. I can only assume Manco Abbott must be doing something right to have stayed in business all these years, and to have grown. I knew the company when it was just Manco, and I believe just getting started. I owned a condominium in a complex Manco managed, and as association president, I had many dealings with their office. The management seemed to know what they were doing, they just didn't follow through. I sold the condo, moved on, and have not had to deal with a management company for over 30 years. Recently I rented a tiny studio in SF and had dealings with another management company. I think there may just be a general rule for these companies...know a lot, do a little. read more

I would've given Manco zero stars if possible. Terrible customer service. Was a return tenant 3x and was treated like garbage when it came to getting our deposit returned. Jodi in their Fresno office was unprofessional and RUDE to my husband when he called to inquire about our deposit. Jodi always had excuses as to why we hadn't received anything in the mail. Even though she had our forwarding address. My husband had to call 5x and eventually stopped calling because nothing was being done to give us any answers. We had to call an attorney who gave us advice on what to do. We had to write a demand letter and get it notarized, mailed it to Manco and Clovis Courtyard and then Jodi FINALLY reached out. I now give this property management a -5 rating. They don't get any stars went they take my money and do not check with me first. Your company made an unauthorized charge on my credit card for over$ 2200.00. My rent is supposed to be $2155 of which you stated you would give me a credit. With all the time and money (in the thousands now) your company has cost me, you owe me a payment. There has to be a penalty for what you are doing. Taking money from me without my consent is stealing! On top of that, you are not following your own contract, breaking renter laws, and costing me thousands of dollars that I or anyone should not have to pay. Manco Abbott lies. I received no information and did not agree to pay more than the stated monthly rent. When I questioned a person named Jody, she said, "Your credit card did that!" That was a complete lie! In 44 years of many credit cards, never has anything like this been done to me! The credit card did not charge me, Manco Abbott did without my authorization! I requested the credits due me only to be either ignored or bullied by your management. I gave a 30 day notice to move out of that terrible, greatly disturbing place where more than half the landscape has died in just 3 months and things constantly not working right, to be suddenly and without warning, locked out of the complex late at night without a place to go. This is a very small fraction of the problems I faced at those apartments. Many, many serious violations by your management company. The latest being refusal to follow a very important law. If I could give this business no stars I would. I live in College Park Apartments in Lemoore. For three years this complex had a leasing manager who did NOTHING. The entire complex has a rabid stray cat problem and smells like cat piss and feces constantly. I've had THREE cat litters give birth on my deck and all over my outdoor furniture. I love animals, but this is too much. My entire pregnancy I had to inhale the smell of the cat feces. I called Manco Abbot and never got a response about the cat issue. Since I've lived here, (May 2019 to present) the pool has been severely neglected and unusable. The pool deck furniture, until a few weeks ago, was completely rusted and had holes. I also saw the stray cats frequently using the pool furniture, which can't be sanitary. I don't know how the pool can be listed as an amenity on the College Park website when it's not usable. The garbage cans always has nasty garbage around and you can tell the area around the cans has never been cleaned. I waited 2.5 years just to transfer from a one to a two bedroom apartment. While I understand housing is tight in Lemoore, I was promised multiple times I was next on this alleged "list" Manco Abbot had. I was strung along for 2.5 years, promised multiple units that never happened. I've heard from a few sources the leasing manager didn't follow the list, and it became very obvious she did not. When I finally did get my two bedroom, the unit had multiple issues and was NOT move in ready. The fridge had stains all over the front and was filthy, the microwave had tons of wires exposed and was unsafe to use. The dishwasher had over half of the sticks broken off inside and was stained on the outside. The dryer wasn't drying because filters hadn't been changed. It was blatant the unit had not been cleaned before move in. I was never given a move in inspection. The leasing manager also gave me zero notice to move into the new unit, as she knocked on my door at 6 PM on the Tuesday before Thanksgiving to tell me I can move in during thanksgiving..... Several people in our complex complained about the leasing manager, yet she kept singling me out. I'd be walking my dog and newborn baby around the complex and she would come out of the office to harass me, asking why I don't like her. She even confronted my husband and accused us specifically of complaining about her. It made me feel extremely uncomfortable and when she eventually lost her job, I was worried about retaliation from her. I tried explaining this to Manco Abbot but was interrupted, belittled, and overall treated with no respect. I was scolded like a child and asked "why I never reported this." I had tried to call several times with no one even answering the phone. MANCO ABBOT is responsible, not me, for ensuring their rental properties are up to standard. It took Manco Abbot three years to figure out their leasing manager wasn't doing her job. All they would've had to do was visit College Park for five minutes to see it was falling apart. Fresno is only 40 minutes from Lemoore, and yet they didn't notice the issues? Nobody but Manco Abbot is responsible. read more

I DO NOT RECOMMEND PARK RIDGE APARTMENTS OR ANY PROPERTIES JODIE PAUL IS MANAGING. When I first moved in there was rust on my sink (there still is and it's getting worse). They also said that they would replace the screen door going out to the patio because it doesn't have a handle which they still haven't done. The trash cans get so full that the trash falls out - it's disgusting. My freezer was messed up and it took about 2 months for them to fix it. And the absolute worse experience has been the issues with the AC. The AC unit takes on average 5-6 hours to cool 4 degrees in an estimate 850sf 2 bed 1 bath apartment. (Fresno is extremely hot with average temperatures of at least 100 degrees in the summer.) Management says that there are dual panel windows and insolation but heat comes in the second the AC unit is off. Therefore, the AC unit is on all day. There has been times where I'm falling asleep in 86 degrees and I've reached out to management at least 7 times regarding this. There only response is that we, the tenants, need to leave out AC on all day so the apartment can remain cool. I had the conversation with Christopher, the apartment manager, that the PG&E billed would be too expensive for me if I left it on all day so I couldn't do that. He showed no remorse and proceed to say that the only thing I can do is leave it on. I then asked to speak to the property management company agent that is in charge. I called Jodie and almost immediately she began to speak to me very hostile and unprofessional. She was even yelling at times and it got to a point where I told her she could not talk to me that way and if anyone should be upset it should be me but I was still being kind to her. She also told me the same story about how the only thing I can do is leave the AC unit on all day and again I explained that that wasn't reasonable for me. She again began to raise her voice and stated there was nothing she could do but send a vendor out. The vendor that came out must work for them because as soon as he worked through the door he simply asked what the problem was and began challenging everything I said. Jose from Nagare was extremely belittling and condescending even before checking the unit. Jose did not bring any tools and had no intention to check the unit until I told him that I wanted him to. According to Jose everything was fine with the unit and it taking 5-6 hours to cool 4 degrees is appropriate. If you simply google search, the web states that "A properly functioning central A/C unit should be able to cool a moderate, four-bedroom home by 10 degrees Fahrenheit in three hours." My unit is a 2 bed 1 bath. I have emailed management about these things multiple times and they always give me the run around. They will not do anything about the AC issue because the AC vendor that clearly works for them continues to say everything is fine. I know 7 other tenants with the same issue. 1 has even left before the lease was up because they couldn't take the heat or the blatant disrespect and unwillingness to help from management. Well, I still have nothing good to say about your property management. I moved in the new Tempranillo apartments starting May 4th 2019. I am really disappointed and believe I might be able to get you for false advertising, calling this place luxury apts. I see that word is not on the permanent sign now. I have been here about a month and I am still waiting for some of the work to be done that was pointed out a month ago. Finally, I see some progress. It is my understanding and the lease states something to the fact that your company will address or fix problems within 24 hrs on a business day. It now has been 696 HOURS and still several things have not been taken care of. It took 2 weeks to get the apartment square away with the internet and TV service because someone has not gotten the address straight from either the developer or owner or someone and that sent AT&T on a wild goose chase several times. I had to raise my voice about not having window coverings on the door windows as all could see everything inside my apt day or night! I had to get a PO BOX because the post office still does not have the correct address for this place! They said this address DOESN"T EXIST! That cost me around a $100.00 that I should not have had to pay for! It took 4 weeks to get the apt sprayed for the nasty, gross giant cockroaches and the thousands of ants that ended up in my apt biting me all over my feet causing painful, red, itchy feet for hours! There are still ants around the outside property, however, I have not seen any more inside as of late. It looks like someone finally fixed the mosquito breeding ground right by my front door after pointing that out shortly after moving in. I believe now that it took that long because this young girl, Krystal, did absolutely nothing about the problems when I notified her of them. Apparently, I learned sometime later that she did not bother informing anyone. Now if I could only have a garage door that worked! I was given two remotes for the gates and garage door when I first moved in. They do not work for the gates. I have been told that they are working on it. That has been weeks now. I gave my garage door openers back to Brittney some days ago to have them reprogramed as she put it. Well, now my remotes open other garage doors and will not open my own! So my choices were to leave it unlocked and have the auto garage door opener off or have it locked manually without a working key to open it! I chose to leave it unlock so that I can get into the garage. It has been unlocked since last week! So, to sum it up, I have been here a month now and I still do not have the apartment as was promised! I am told I have to pay the full amount for rent, but clearly, your management company has broken your own lease contract that you expect me to follow, but you do not! I realize some things take some time, but these things should have been all taken care of BEFORE anyone moved in! The apt was NOT READY as promised! It still isn't! Britney and Kasey have done their best to get the problems corrected. They have been fine. They seem to be working hard. They are friendly and I believe they are doing their best. I do not believe it is their fault! IT STARTS AT THE TOP! I asked for a supervisor from your company to get back to me the first time I sent a message and also called. No one called me back! I am documenting everything! I see these are the most expensive apartments in the city of Fresno and I was living with giant cockroaches. One evening, a giant cockroach fell from the ceiling into my bathtub while taking a bath! This is a BIG UPPER MANAGEMENT PROBLEM. I feel bad complaining to Britney or Kasey for someone else's negligence. I think you are going to have a really big problem getting or keeping anyone in these apartments at this price if this keeps up. read more

Many, many years ago (or 7, if you want to be exact), a friend and I rented an apartment that was owned/managed by Manco Abbott. It was the WORST living arrangement either of us have ever been in. After months of trying to live there with ants/insects, a non-working dishwasher, broken electrical outlets, trash floating around the complex, inadequate parking, etc., we were at our wit's end. We were constantly being met with bizarre demands for money. (Ex. - they boarded off all of the patios in our section with wooden beams and caution tape without telling us why. Then, on the next month's rent, they charged us an extra $30 because they claimed they had to re-board our patio because we broke the boards down. Might just be me, but if someone says "Hey, don't stand on this, it's not safe", the last thing I'm going to do is break through to get to it.) We finally gave up and went to Manco Abbott to meet with the people there and ask them to get out of our lease. (After being thrown back and forth between reps and even having them hang up on us numerous times.) We were in the meeting with the corporate reps for all of five minutes. They asked us what we wanted, we told them "To be let out of our lease without any repercussions", they said "Fine. Draw up the paperwork." and we were done..or so we thought. We were given a Lease Termination Agreement, told to sign it and when we asked if we had to sign anything else, we were told No, they had everything they needed and we were settled. Fast forward to about three weeks later - we were served with an eviction notice on the day we were moving out. Even after the Termination Agreement we signed, they still tried to charge us well over $5,000 for breaking the lease. There were TONS of other problems, including them saying we never paid a pet deposit, them refusing to honor their promise of "We'll fix it in 24 hours, or you get $25 off of your rent.", being charged incorrect amounts for rent (seriously, the amount changed month-to-month) and a whole bunch of other issues that I don't have the time or inclination to get worked up over. I'm sure you're thinking I'm just a bad renter, or one of those people who don't treat things nicely unless I own them. I'd have to refer you to my TWO BINDERS full of notices and correspondence with Manco Abbott to show you how bizarre this experience really was. They deny things that THEY gave us receipts for. We could show them proof, in their own handwriting, and they would still deny it. Manco Abbott, take your crazy elsewhere. We're all full here. read more

*** PLEASE READ BEFORE RENTING*** My husband and I moved into College Park in April 2018 when Julie was still the manager - the communication between us and Julie was flawless as my husband was on deployment as we were trying to get an apartment settled before he got back in early May. Unfortunately Manco removed our wonderful Julie and replaced her with a woman named Heather who has been an absolute nightmare. Heather told my husband and I before we signed our lease that we could get out of it for any reason as it was one of the perks of being a military family, when I asked her about the military clause being in the lease she told us that they didn't carry one because it was just *the rule they go by being an apartment so close to NAS Lemoore* (which I should've got in writing, lesson learned...) As we moved in and got settled I noticed some things wrong with the apartment, Heather had told us the carpet was brand new (which it wasn't.. it had lots of holes & tears) the other issues Kevin the maintenance man outstandingly was able to fix & accommodate us to the best of his ability. I had done my first load of laundry and found that no one had cleaned the lint filter (there were kid's rubberbands & a pen) which ruined the entire first load of laundry.. when I asked Heather about this she said she would talk to Jody (which she never did until I called Jody myself, another person whom works for Manco who is a nightmare to talk to) they told me they would handle the situation by replacing the drum with a brand new drum that Heather ordered (which took a week to be replaced) when the drum was installed by Kevin, it wasn't brand new.. Heather had ordered it be switched with another tenant's drum whom had recently moved out - when this was brought up to Jody she basically told us to kick rocks & that they would not compensate us for the damage to our clothes. I had mentioned to Heather that communication between Landlord & Tenant is extremely important so that no one is getting false information - Heather since then has always been extremely passive aggressive to me; she also would tell my husband one thing and me another to cause confusion between us in which we caught her doing multiple times. Recently my husband got command orders to move on base & we delivered the notice to Heather, she told us everything was good under their "military clause" and that we would be out of our lease with no problem - she had us sign our 30 day notice & we were on our way (or so we thought) until an hour later she brought A COPIED VERSION of our 30 day notice with our signature on it where she whited out our reasoning for relocating (because it said military orders and was whited out to say relocating-to-base) and told us we would have to pay to break the lease. We were extremely confused because before we even signed the lease she led us to believe we could easily be out of our lease without issue *NO MATTER WHAT* until she started communicating with Felicia, the manager of The Grove, whom told her their military clause was non-existent and that the only way we could get out of our lease is under the SCRA... After my husband's command contacted Manco's management at both facilities we have come to find out that: 1. Manco Abbot is not a company who honors military families 2. Heather Hamilton, Felicia, & Jody are all women who will go out of their way to make your living situation a complete nightmare to deal with the MINUTE you complain about ONE thing whether it is MINOR/MAJOR 3. I am young and this was my first time renting; if you are in the same boat PLEASE GET EVERYTHING YOU ARE TOLD IN WRITING TO PREVENT INSTANCES LIKE THIS The only thing this company is good at is ruining their own reputation; there are so many people in the community who have lived/live in these apartments (Grove/College Park) and have so many issues with management I am surprised they haven't been blacklisted yet for the amount of issues military & non-military members have been having, but I wouldn't be surprised if it happened soon. If Manco Abbot could do anything SMART - bring Julie back, or anyone who actually knows what they are doing because Kevin at College Park is the ONLY reason College Park is even functioning right now - that man deserves a RAISE/PROMOTION just for having to work with such a hellacious woman like Heather Hamilton whom is extremely passive-aggressive to anyone whom has an issue, consistently lies, takes 3 hour lunches, & doesn't know left from right. Also please send Felcia (The Grove) to some management exercising programs so she can learn how to actually manage a complex, & Jody (someone who threatens residents for having any issues at all & completely has no knowledge/people skills) needs to GO...I mean look at the reviews on your pages, there isn't a single nice thing to say about these women and their work ethic! read more

If you are considering renting at College Park and want to use the swimming pool, rethink it. The pool is closed a good portion of the summer and every major summer holiday for the past three years. Reasons have varied: Broken gate lock (for MONTHS!), chemical imbalance, malfunctioning equipment and NOW, county closure! Manco Abbott manager JODIE PAUL, extremely unprofessional, argues with customers over phone, was not helpful for me, did not want to provide information, made me feel as a burden for calling for help, had to literally repeat myself 3-4x on getting information on what I called for because she did not want to provide the information to me, would not give supervisors information when requested, refused to apologize for rude behavior over phone. Worst customer service, if I was her boss I would immediately fire her a terrible experience with this company. Jodie is who represents you guys? I'm going to avoid all Manco Abbott properties. People pay good money to live in nice areas, not to be treated like crap over the phone when calling asking for help, it's not worth it. Much nicer complex's with managers who actually want to help people and will provide a way better experience for the renter. My review sadly, isn't the only one highlighting Jodies unacceptable behavior. Hopefully someone holds her accountable for her terrible attitude towards customers calling for help. To make matters even worse, my boyfriend ended up calling right after me -- he received the same exact horrible treatment from this mean lady over the phone. We are truly nice people, and just called asking for help and information. We genuinely felt horrified after this fiasco with Jodie over the phone, the treatment from her towards us was mind blowing. I have lived in Cameron Crossing Apartments exactly 7 years and 1 month. This is the best complex here in Central Valley. There is no such thing as a perfect apartment. There is some withdraw concerns like having two garage attached to the Master Bedroom which can cause disturbances. A small outside patio which I never use. However, I feel safe and it really helps when you have a fantastic building manager and maintenance personnel. I want to recognize Maria Cabrera because she is about to leave by the end of this January. She has provided myself with fantastic services. I feel safe when she is around. I see her working so hard placing her heart and soul as a manager of Cameron Crossing. Very respectful human being and professional. I hope her replacement has great qualities and professional like Maria. I hope corporate gives Maria a great well written reference for her future endeavors. Maria Cabrera must be recognized!!! Since this management company owns the apartments I used to live in I will leave my review here. I lived at the Villa apartments in Visalia from 2013-2015 and had nothing but problems with my AC the whole time I lived there. They can't seem to get things fixed or answer the phone but better believe when rent is due they are at your door. My forced air AC had rust problems and being an asthma sufferer it was hell every time we used it. It would leak and we had water on the rug. The dryer they provided burned holes in my clothes even tho they charge a $55 rental fee for the washer and dryer on top of the outrageous rent. When I lived there the gym wasn't open because they were updating the equipment in it which took 6 months to remove the old broken equipment that had been in the gym collecting dust for a whole year before. SMH and the hot tub didn't work either but they still charged the same price rent as if everything worked. When we moved, they charged me for the remainder of my lease even though my apartment was only vacant for a month. And yes I realize I broke my lease but I was told we would only get charged when our rental was empty since they said they would work with us. LIES! It was only empty for a month but we still ended up getting charged for the remaining 6 months of our lease. I would never recommend them to anyone! They are just money hungry slumlords. Cameron Crossing apartments are the worst apartments I have ever lived in due to the customer service of the corporate enterprise. The worst service of all came from a woman named Jodie Paul in corporate. She was completely rude and had an obvious disregard to tenant care. There of course are a few good apples but unfortunately the lack of communication and ample misguided information leads me to leave this review. As far as amenities it is one of the best places I found in Visalia. They have a pool, gym, and community room open during office hours. There was a change in management with no notification, the pool was closed due to cleaning during some of the hottest days in the summer with no prior warning and no intended opening date. The closing even spanned July 4th holiday. My garage was broken into part of that is probably due to the insensitivity of the garage opener. I don't receive all of my mail, I'm unsure if this is due to some type of tenant list they give the courier. I travel a lot and when I return sometimes my door has notes and marketing. The back gate is not functional so there is only one exit and entry, I wasn't told this when I first came. There is very limited parking so guests must park on the street or dirt road around the corner. A lot of turn over it seems like but the office told me it was unlikely my place would be rented if I terminated my lease early. If you have Dish you may not use it at these apartments, also water/trash/sewer are based on everyone not just your unit. There have been times I wasn't home all month and was still billed $50-60- that's pretty annoying I'm paying for others. That company service recently switched with little notice as well. The old one and the new one have additional fees to make a payment. I have yet to receive communication and have to constantly reach out to the office for my bills. The system doesn't always properly charge my account as well. I have barely been at these apartments for 6 months with all of this headache. Walls are paper thin and garages are attached to bedrooms so my particular neighbor likes to leave notes about how loud my garage noise is. Unfortunately that can't be helped- I can hear their conversations in my garage loud and clear. The roaches and pests are unbearable. I've asked for my home/garage to be sprayed multiple times and have laid plenty of traps. I understand the weather plays a huge part but this is still pretty annoying. I also have a black widow problem which is scary. The maintenance man is awesome and super helpful! I'd leave if I could, until that time, let's hope they get it together. I have lived in Manco Abbott properties for over 12 year's and have always had prompt service in my apartment. They used to have a saying "service is a habit with Manco Abbott," and service is definitely what I saw day in and day out. This company gets 0 or negative stars if this is an option. Shady company that want your money. They are building new apartments in Visalia. Please run away from this company and do not sign any lease. They will lie to you about how much your utilities bill are, and they don't have any on site maintenance man until recently in Visalia(Montecito). You will see your utilities bill increase month by month even though they said that they are using solar system. Liar liar pants on fire is what they are. They are a disgraceful company that only want your money and will not even apologize for their faulty apartment. The apartment is poorly designed because they will need to access someone else's apartment to fix AC problems. The management at this company is the worst. They would need to come at least 6 times to fix your broken apartment. They will not work with your schedule and they are bullies. Be careful when you sign a lease with Manco Abbott because they will use the lease against you. They don't show any compassion to their tenants. They are mean bullies that want your money. Run away from Manco Abbott (Montecito) if you can. There are better apartments out there than Manco Abbott. If you live in an apartment by Manco Abbott, please do not renew your lease. read more
