ATTENTION IF YOUR LEASE IS UP!!!! Updated review March 2025: Moving out process was not smooth. I had automatic payments set up and assumed that it would be stopped once our lease ended. It did NOT! And they did not tell me to stop my automatic payments until after I contacted office AFTER I noticed I was charged for rent after our lease ended. It sounds like this happens often and they think they can get away with charging people rent without any consequences. I am furious, I am now waiting for a check in the mail because I don't live in Fresno anymore just to pick up my check. Tina was rude on the phone who is their finance person, how is it my fault that you guys have a KNOWN flawed system but haven't done anything about it or warn your tenants about it. Very unprofessional company. We called them daily and left numerous messages and they never returned our call. After three weeks we finally were able to track down Nick the rental agent and he lied and said he left several messages for us. He strung our application along for three weeks only to tell us that he didn't want a co-signer after he initially told us at the showing it was ok. I usually do not write negative reviews but this was the second time in two years that Nick did this to us. I will spare all the details of how rude and condescending he is to women. We are new to the area and with a 2 and a half-hour drive between us and this new rental, it was a serious challenge between working and looking for a place. We used Zillow religiously. I had noticed this property management and checked out their website. The first thing I noticed was that most everything was already rented. As our search went on, I noticed a post on Zillow with Adanalian. I contacted them and set up an appointment to see the home. We drove by and I knew that this place was the "one" knowing that rentals with this management go quickly, I decided to call and reschedule. Nick was very accomodating and provided applications during the viewing. We were able to move in on our planned date. Everyone was extremely friendly and was very helpful. Kay processes our paperwork and she was professional and knew exactly what she was talking about. The front office staff was friendly! I forgot her name but she was very sweet. Lastly Rose has helped fix some minor repairs has been quick to respond and very helpful. Maintenance has also been accommodating. By way of update, the owner agreed to let us stay in the house for an additional week so that we could obtain an Aug 1 lease somewhere else. Thankfully, we found a nice house literally in the nick of time for the Aug 1 move out. Adanalian was helpful during this process with communicating with the owner. The additional stars are really for our departure process. Adanalian agreed to only assess the second floor for deposit purposes, due to the flood. We cleaned, scrubbed, vacuumed, spot treated, etc the crap out of the second floor, and Adanalian returned like 85% of our deposit. Property management companies can be unpredictable with deposit returns, so Adanalian definitely gets props for this. It was much appreciated. We're now in a house pretty close by that we rented from the owners, who are wonderful people and live around the corner. All's well that ends well. read more

HORRIBlE EXPERIENCE ! Adanalian managed our property with the same renters for 8 years. They discouraged us from contacting the renters and going on the premises and it doesn't appear Adanalian made annual inspections to see that the property was being maintained. When we sold our home and needed to move into our rental, we asked Adanalian to give our renters a 60 day notice. When the renters did not leave we found out through Adanalian's attorney that we could not evict them without serving another 60 day notice because the original notice was defective. Adanalian's office manager admitted that they were not aware of the changing laws and forms when they drafted the 60 day notice . Therefore we were forced to rent back the home we were selling, move our furniture into storage and pay the renters to leave (cash for keys). When we asked Adanalian to help with our expenses we did not get a response but Instead received a letter from another one of their attorneys denying our request based on wording in the contract. If Adanalian had used their attorney to draft the 60 day notice in first place we probably would not be in this mess that has lasted nearly 4 months. After all this they charged us their attorney fee to draft the second notice. WARNING: Carefully READ the contract pertaining to holding the Property Manager harmless of just about everything!! read more

I've lived in two rentals managed by Adanalian over the past 5-6 years. While the first house I rented had issues boiling down to the owner (NOT management!) ranging from it was filthy during move in with a cockroach problem - gross, yes but what follows is the most important part - management had gone above and beyond to arrange a speedy move in for me, the owner promised the house was cleaned, and it very clearly was not. Management arranged for the house to be cleaned immediately along with extermination; problem solved. That same house had issues with the AC in the middle of summer, and while it was a nightmare waiting for the owners home warranty and the terrible repair guy that was dispatched through the home warranty; Management came and installed two window AC units in the house until it was repaired. When I moved out a year later, I asked for a walk through inspection and had my deposit in full returned to me. I have lived in my second rental since then, and it's been several years now, and it's been a pleasure to work with both management and the owner. Rose has been swift in communication with owner when repairs required quotes and approvals from the owner. Repairs that didn't require approval were scheduled within 24-48 hours and for most repairs, I've been able to request the same repair guy from the same company for consistency's sake. It's really important to understand what's considered a non-negotiable repair versus cosmetic, and to understand the owners almost always have the final say, not management. read more

This company is garbage do not rent from them at all cost! I run a cleaning service and a respective client of ours hired us to do his move out cleaning before leaving from one of their properties. We've dealt with several property management companies in the Central Valley and surrounding areas and never have I seen a company so unprofessional. The client was very scared that he wasn't going to get his deposit back because he already had such a bad experience with them. We advised him much as we could on how to move out in the correct order to ensure you get your deposit back and he followed all the steps. They gave him a cleaning checklist which he gave to us and we did a thorough walk around with him and the property management company after who said the job was excellent. Mind you not most tenants do not go this far to ensure that they're moving out correctly to get their deposit. I won't forget his walk around when he asked ,"Okay so does this mean I will be getting my deposit back ?" This is what they said, Well to be honest with you we can't guarantee anything the owner still has to come look at the place and if they don't like it all we can do is kind of mediate the situation". It's really up to the owner? Really up to the owner ? That doesn't make any sense at all ? How can you be a property management company who brings in a tenant and then mediates between them in the homeowner? The deposit was given to you by the tenant for the place that you listed and manged for them. At that point he threatened to take them to court for his deposit and other issues that where going on throughout his rental term.Either way he explained that renting from them was a nightmare and one of the biggest issues that happened was the pool generator in the back was broken and it's spiked is PG&e bill all the way up to about $500 for almost 6 months. When he noticed the issue he called PG&e to see what was causing the spike at which point they sent a agent out to see what was going on. When they located the pool generator and figured out that was what causing the problem they went on to explain to him that he needs to call his landlord to remedy that situation. He called his landlord they sent someone out and apparently it was the pool guys fault from what they figured out. The tenant has the landlord for reimbursement for what happened going on and the landlord was extremely rude and unprofessional and started cursing him out on the phone threatening to fight him ! then he received another phone call from the landlord's daughter apologizing and saying they were going to fix the situation. Which never happened and he was dealing with it during the move out process. the crazy thing is is he actually received his full deposit back which I have never heard of a company doing in Fresno. From what he explained to us they gave him his full deposit back but they didn't want to do with the PG&e issue which honestly in our opinion seemed kind of fair. But nonetheless I wouldn't recommend renting from these people all around the company seems very shady and I still don't understand why they have so much connection between the landlord and the tenant. I understand it's a property management company and the landlord needs to be involved but once your at the point when you have someone cursing out your clients I think the lines needs to be drawn somewhere. Either way they were satisfied with our cleaning job and our client was extremely satisfied that he got his full deposit back. The only person I heard from was the crazy landlord but that could be your situation too if you end up renting from them so be careful. It sad i almost want to say there a very good company but there also putting there clients at risk by how they mange them from the home owners down to the tenants. Avoided questions about damage to property. There was a giant black stain in the middle of the living room's hardwood floor. It was damp to the touch and felt fuzzy... like mold. When I asked her about it she just said "Well... we cleaned it so i don't know what else you would want." She said I looked "a little young for a property like this" (It was a small apartment that I could pay on my own with one week's check. But I guess I should take that as a compliment right?) When I asked about the cracked mirror in the bathroom, again she became defensive and irritated... Second property: After the rude and offensive first appointment, I told her I was not interested in seeing the second one. It's really sad when the employees don't understand that it's the tenants who keep them in business and keep them with a job. Without tenants there is no management company. The employees should be more respectful of the potential tenants time and communicate when they are running late. Whoever is at the reception desk taking phone calls isn't very friendly, no apology for the time I was waiting , didn't even care to try to reschedule just hung up like my time wasn't important. I left work to be at my appointment 10-15 minutes early like they asked only to be waiting an additional 15 minutes after the appointment time. I left I had to get to my sons basketball game. The receptionist called to ask if I was still there. When I told her after 20 minutes of waiting I had to leave. She simply said "ok I will let the agent know, thanks bye." I can't imaging being committed to a year lease and having to deal with a company like this.. imagine how their existing tenants are treated, they already have their signature and their money... I rarely write Yelp reviews, but after working with this company for 10 months I felt like it was my obligation to save anybody else the headaches and money they have cost me. I have always grown cautious over using a company to manage my properties. Mainly from past experience so this time around I wanted to make sure I got it right. I live out of town so of course it made sense to bring a management company on board. I encourage you to please carefully conduct your research when selecting a property management company. To sum it up I have actually lost more money renting out my property and paying these "managers" every month then the rental income. Today I was given notice by the owner of the company that they were quitting on our lease agreement because the property was too much work for them. That is right they actually do not want my business after I made a simple request to send their representatives to make sure my property didnt burn down nor that there were pets which were not disclosed. I am giving a single star for the following reasons: 1) Tenants will LOVE this company. They are super awesome at making maintenance requests and bugging the crap out of the owners every few hours until the issues are resolved. The owner Kay would harass me for non emergency items over the WEEKEND. My wife was so annoyed that we couldn't enjoy our weekends and always wondered what the point was of having a property manager on board if they couldn't even manage. 2) One of my vendors discovered dogs at my property while doing some work which I notified Adanalian. This was a direct violation of my lease, I spent almost 60k remodeling my home and pets were not apart of the agreement for the very reason of preserving the integrity and quality of the property. These guys actually do not regularly go out or inspect the properties they manage, they simply collect checks. I was shocked to hear that the tenants were bringing dogs into the property and yet Adanalian took no course of action. I kept asking them to take action and notify the tenants of the violations but they showed no regard. One of their last emails actually asked me if i was OK with letting them keep a dog. I just spent a bunch of time and effort explaining to them why I would never want to have pets at the property and they still just don't get it? 3) They typically try to push you to use their vendors. In their lease agreement it says anything $200 and under does not need to be requested permission by the owner. They VIOLATED their own terms when I found a $480 bill from their mechanical sub who did so much work on a unit that still did not function after he was done with it. I ended up replacing the unit with my own vendor and yet was stuck with a bill from their vendor. They love spending their clients money so be very cautious. 4) They charged me multiple times for the SAME invoice. Fortunately I read my invoices, and realized they were deducting my monthly income from an invoice dated back in May! I was shocked at how many times I was paying the same invoice so sure enough I called their book keeper who is almost never there and she admitted it was a mistake. Seriously? How do you make such careless mistakes! All in All this was probably the worse property management company I have been with. Its truly a shame that their still in business using their clients money and not performing on the job. We have lived in our house for almost 2 months now that is managed by Adanalian PM. Upon move in, the house was a complete mess. Nothing seemed to be cleaned and PM claimed it was. Yes, we looked at the house before move in, but you don't go thru every nook and cranny when looking at the house. (Lesson learned). I paid $200 for a cleaner to come in and clean windows that were supposedly done before move in. There were so many things wrong with the house that we were contacting Rose on a daily basis. Few examples: Screen doors on sliding glass doors broken and not working, ice maker in refrig not working, utility room for wash/dryer faucets leaking, smoke detector down stairs missing and was told they didn't need one down there (wrong), remotes for entrance gate/garage door worked when it wanted too, ceiling fan in one bedroom didn't work at all, had no record of the fireplace being inspected/cleaned so had to get PGE out to look at it and now need a chimney company to look at it. Outlets in bathrooms not working. Window screens duct taped so they wouldn't fall out. This is a few items that one would expect that a management company or owner would have completed before a new tenant moved into the house. With all that being said, Rose has been nice to work with and she does everything she can to get things in working order, but a new tenant should not have to go thru what we went thru upon move in. Just FYI, if you rent from this Property Mgmt., make sure you look at everything and test everything before you sign on the dotted line. The response we got at the beginning from the lady that showed us the house is: "Well it was like that when you looked at it". Yes true, but it's not common that you have to test every outlet/faucet/screens etc. Just a word of caution. read more

Gave them receipts of carpet cleaning plus the overall cleaning and they still charge us for cleaning (because cleaning was not up to their standard,yet when they gave the house to us, it was partially dirty). 2-3 blinds were broken which we didn't have time to fix. They charged us $1167 for this, saying that they had to clean and pick up the trash. In the past whenever we needed repairs, they showed attitude for no reason. Kept our $1442 deposit. Fresno property management for the worst slumlords!!! this was a horrible experience and my story is embarrassing, however I would never want anyone to experience what me family and I did I rented a house near Hoover in June 2017. It was a larger home for me and my three teenage children. There were several minor things that needed fixing when we moved in. The dining room window was not insulated correctly and I had a quarter size hole allowing air to flow freely in and out which increased my energy bill drastically. I have several emails back-and-forth Requesting repair. It was not until mid April 2018 that the dinning window was replaced along with some (not all) other things included an opening in the mortar of the fireplace allowing field rats from Hoover high school to roam freely in and out of my home. After these repairs were finally completed I started to see a hole in the carpet in the living room from where the rodents were making a new entry/exit point. I took several pictures and placed several calls to Rose, with very little concern or action in May and June. In July I did not pay my rent And they finally agreed to send a pest control agency out. Their pest control representative stated that there was no way that these rats were gaining entry however he could not deny the now large hole in my living room floor. I was not satisfied and I paid the fee to have my own pest control guy come out. He found eight different points of entry, four of them on the roof. He also commented that the traps that were left by the other pest control agency were outdoor traps. He took several pictures and emailed me a list of what needed to be done and the amount it would cost. I submitted it to the property management place with no response. They had already started the evection process and we're not willing to work with me. I was forced to move me and my children. I was not willing to pay to live in an environment with my children with rats. Approximately four months after I moved out I received four documents with a bill for $5000 For one months rent and the rest were charges for damages they claim I caused. I left the house pretty clean. I have never paid my rent late nor have I ever been evicted. This place is a the WORST!!! I am a homeowner and have had the unfortunate pleasure of having to deal with this property management company whom has little regards for how they run their business. I live in a home next door to one of the homes they "manage" and for last few months they have had people coming and going and making up all kinds of noise. The prior tenants left the place a hot mess and they(property management) have failed to even bother to clean up the place entirely. It had trash all over the back yard, which had magnets and a foul odor coming for at least two months. Even now they are showing the property in it's 'still, very runned down' appearance. I had called them with my complaints of their unprofessional hires making extreme noises and parking on my lawn twice before and never got a proper response. Our water heater went out on a Saturday morning and I thought we would have to wait until Monday to have it serviced. However, they returned my email in just a few hours with a plumber ready to come and take care of the issue. Update. Adanalian listened to our concerns about the landscaping and hired another company. They called and wanted to understand our issues. One specific issue I had was that the 40 or so Rose bushes we have were never maintained. I asked them to please trim them (not prune as it is not the season) but trim them. They actually took electric hedge clippers and mutilated half of our rose bushes. They now look like regular bushes with no buds or flowers. I am infuriated about this as that was the best part of both yards. All of the flowers. When I asked Adanalian who vetted this company and how the heck they could have sent a company that takes hedge clippers to rose bushes they had no response. I know they are a vendor of Adanalian but the vendor represents Adanalian when they are on site and the representation was horrendous. read more

I scheduled a property tour on a Saturday, turned in my application with app fee at the tour. Within 24 hours they had approved me and and met me at their office to drop off deposit etc. on Memorial Day! Now that's the way to do business my friends! I had viewed several homes with other companies and they either asked for more income verification( so months of bank statements showing social security guaranteed income was not good enough) or they had already approved someone, but did the tour anyway?! This place is TERRIBLE! We lived in the same property for 3 years, left the property clean and neat and completed everything we were supposed to upon departure. Not only did they NOT HELP US to retain the deposit they charged us for everything we had already done, example cleaning the carpet. We did the yards and they charged us for the yards as well even though the only reason the yard had grass was because we paid out of our own pocket to put grass in, we received the property with yards as dirt. When we took over the property we moved in with bugs and dirt everywhere and were told sorry but the property has been sitting. The landlord didn't do a walk through with us, and so we are basically at her mercy with no explication. It took weeks to get anything fixed and raised rent yearly. STAY AWAY FROM 1687 GLEN OBAN LANE, THE OWNER GOUGES YOUR RENT AND CHANGED PROPERTY MANAGEMENT COMPANIES THREE TIMES WHILE WE RENTED FROM 2016 to 2019. LANDLORD DOESN'T GET BACK TO MANAGEMENT COMPANY TO FIX THINGS. We have proof that we received the property in poor condition and no one fixed it. We have proof that we cleaned and repaired the property and she essentially double charged us without proof. STAY AWAY. Possibly looking into legal action. They broke their own rules: cleaned a drain even though they say it's the tenant's responsibility. The disregarded my instructions: removed stored items from behind a garage. I recently needed a repair and Rose scheduled an electrician to come and figure out what needed to be done & get her a quote very quickly. Terrible company ... NEVER DEAL WITH THEM ... I have listed my beautiful home with them. First tenant was not able to keep up with the rent and I ended up lowering my rent after one year before he left. Second tenant abandon my home without paying the penalties, last month rent and the cost of the damages. Their response was simple "We do not care, now it is your problem" They over charged me for any simple problem and most of the times, they charged me more than once for the same problem since they had not fixed it properly at the first time. It's almost hard to know where to begin, but very poor communication would be a good start. I was overseas so I guess they thought they could get away with anything, charging for every little thing the tenants demanded, even cleaning windows!!! Have you ever asked a landlord to clean windows for you??? Adanalian lowered the rent quite a bit to get tenants in and then let them leave without charging for substantial cleaning and trash removal. Lastly, probably the icing on the (ugly) cake was being charged for drain clean out even though the contract plainly says the tenants will be charged for it. When I came home, the owner just refused to accept any responsibility for these things. Better find another management company. read more

I really don't understand how the past reviews state positive things about this property management the office staff is absolutely unprofessional, they are extremely rude all the time especially Melissa she has the worst attitude she shouldn't be working as receptionist she lacks customer service skills. As for the property management they are slum lords. The houses they rent are in visually nice but when you move in the houses are rotted and a majority of the appliance's don't even work. Forget even calling and getting a service order done if you don't call and remind the office daily it absolutely wont get done! Trust me stay away from these crooks!!! read more

We moved into one of these rentals while we were in the process of selling one house and buying another. They told us that we could get out of the lease if they found another family to take over the lease. They told us to take photos before we moved in, which we did. When we closed on our house we began the process of handing the house back over to them. They made sure they took every dime of our deposit with the exception of $145. We paid almost $500 for a house cleaner to come and they hired their own and charged us, charged for damages that were there when we moved in, charged for "advertising" the house back out. When we called and emailed regarding the charges for the damage they claim we did to the house, we never got a call back. They will take every dime of your deposit, one way or another and there will be no proving them wrong. The lady that meets you, takes your application and deals with handing the house back over acts like she makes no errors. Despite us proving things were an issue before we moved in, they still took and kept money that was due back to us. Run from their rentals. read more

I've had nothing but good things happen with Adanalian. The office girls are very nice and helpful. The person showing the home was friendly and professional. I had a problem with the stove in my rental home, called Adanalian and they were able to send somebody out the next day. Had I called sooner in the day, I know they would have sent somebody over the same day, but my problem started around 4:30pm, so they didn't have time to send someone over the same day. I've had no issues and would definitely rent from them again. I pay on time every month and I rarely have contact with them (which is great). I would have no problems recommended them to other people. read more
