I had a storage unit at Manhattan Mini Storage (now Storage Mart) for many years at 260 Spring Street in Manhattan-NYC. I have worked over the years with the current manager, Kenny, who I always found to be very helpful and professional. As I am no longer in the city my cousin Suzanne emptied the storage unit recently as I no longer needed it. We did a FaceTime to review what was still in the unit before removal and closing the account. Suzanne reported the cleanliness of the location as well as the professionalism, kindness and helpfulness of the employees specifically Alex and Nigel. After being away for a few years, I came back to get some of my stuff out of storage, and everything in my unit was covered in huge amounts of dirt, dust, gravel-ish rocks, chunks of plaster(?) and all kinds of other debris. A staffer told me they'd done some construction since my last visit, so it was likely debris from that. (Someone with a unit near mine saw my stuff and said "You got the construction dust too, huh?" This was not an isolated incident.) I hoped the debris was just on the surface of boxes, which wouldn't be a big deal. But as I go through my stuff, I see it's gotten into the boxes and inside everything I own -- clothes, books, electronics, photos, my entire portfolio of work I've published over the years. I took pictures and showed them to the manager. His solution: move me to a similar-size unit, and great news, the list price is half what I'm paying! (All that tells me is that I'm overpaying for my unit after years of price increases, around $350/month including their "insurance.") I say "Okay, but that's the price you'd give anyone off the street. What about all my stuff that's filthy?" He gave me an insurance claim form so I could seek reimbursement for damaged items and the cost of cleaning my stuff. I inform him that insurance will not help. The problem is not that I have fancy expensive things that are broken and need to be replaced. Monetarily, my stuff was worth very little. It's not valuable because it's expensive, it's valuable because it's *my stuff*. And there's no way to be reimbursed for the cost of cleaning it, because there's no service that will go through dozens of boxes and clean every random object you own. I have to do it myself, scooping dirt and plaster out of my clothes, my papers, family photos, my kids' toys; using a toothpick to scrape tiny rocks out from old electronics... I ask the manager if there's anything else he can do. Any kind of refund, or credit toward my next bill. No. He repeatedly tells me that the solution is to give me a new unit at the regular list price, and to submit an insurance claim. I tried calling customer service for the parent company, Storage Mart. The person I talked to at least expressed a little kindness about my stuff being messed up. The best she could offer was a $30 credit, and she'd pass my info along to her manager, but I never heard anything back. I moved my stuff out and closed my account this week. I have been a customer for 2 yrs and recently saw various bugs when I go to my unit. I brought it to the attention of one manager and he dismissed me. I then found it increasingly bothersome each time I went in until I gathered there was a FULL FLEDGED INFESTATION. I told them again and they said I could move to a diff floor. That's the remedy???? I then came to my unit this week and was locked out (they had put the overlock on). I am pretty sure this is illegal. ... not for non-payment but for what they said was "paper by my unit" calling it trash and it was grounds for eviction. I explain that I put down roach powder because of all the bugs around and they then started to scream and yell at me. I have had it. It's now in the hands of my attorneys. One bright spot is the manager Andrew. He has always been kind, courteous and helpful when I have questions. He should be running the facility, in my view. These people are downright scammers and thieves. I have dealt with them for years with my real estate brokerage, and they've always been great with me until I became a personal customer. They up sold me over the phone on a larger storage unit which I didn't need that they said would cost only $80 per month because that particular unit was on sale. It wound up actually costing me $120 a month with the insurance that they didn't tell me and then after two or three months they jacked up the price with no notice the price went all the way up to $240 which I refuse to pay so now they're saying they're going to auction off all of my things. read more

Manhattan Mini Storage used to be fantastic. It is still quite good, but serious problems have developed since it was purchased from the original owners several years ago. (1) They raised my monthly rent from $47 to $121 over 22 months, less than 2 years! The raise was in $10 to $15 increments every few months. (2) More generally, they make changes to your monthly fee without notice, other than sneaking it into your monthly email invoice -- which you are unlikely to look at since you are on auto pay. (3) This practice includes adding a $10/month "insurance" fee, where the insurance has a maximum payoff of $1500, and there is virtually no need for the insurance since they rarely have theft or fires. I got the insurance fee waived, by showing them my home insurance document. But then they reinstated the insurance fee one year later without notice, so I put on my calendar to automatically show them the insurance document annually. (4) One time my autopay failed due to expiration of credit card. Instead of notifying me promptly, they waited and then slapped on a late fee. WTF? I updated the card within minutes of realizing that it was a problem. But this seems to be TYPICAL of their customer service when it comes to anything financial. Bizarre. (5) They took away the van service, which strikes me as penny-wise, pound foolish, since the van service made it very easy to move into storage. I still like the facilities and the staff are quite helpful. They have a new security system which I assume is an upgrade. The facility overall is kept very clean. Requested changes to my rental are implemented promptly. There is a lot to like! I still rent there after moving to a different and lower priced unit. Overall though, they have become financially sneaky, so buyer beware. (Treat your starting price as if it were a promotional price, and check the email invoice carefully every month.) read more

I have been a customer of MMS (at this particular location) for many, many years. The staff that work at the location are A+ (helpful, courteous, very efficient) and it's always a pleasure dealing with them. However, my issue and low review is not with the staff, it is with the main office/owner - Storage Mart. Ever since Storage Mart took over the MMS facilities a few years ago, customer service and billing issues have been handled in a very disrespectful, careless manner. One example is charging me on several occasions for insurance when I had made in known in writing that I had insurance. While I was issued a credit after the fact, it never should have happened - especially not more than once. Sadly, many other customers that I know are saying the same thing and have had the same issues. Unlike the excellent customer service Manhattan Mini Storage provided, I really feel that Storage Mart doesn't appreciate or respect our business. It would be nice if they did. read more

New management is awful. I've had units in this building for 5 years. Recently they changed ownership. My units have all gone up 20% in cost. They have cut hours and taken away several ammenities. I was charged insurance fees for 6 months even though I had a coi on file. They refunded me for 1 month for the error. When asking the staff about the major rent hike I was told 'I get about 10 calls a day about this. Thats just how it is and there is nothing we can do to help you' I'd recommend finding another facility. read more

Take, take , take, take as much as you can, give as little as possible, charge more, and take away services that made the service appealing and competitive in the first place. Since the new owners (StorageMart) made sure there was no competition to speak of anymore, being appealing is the least of their worries. In good US capitalism fashion, the higher the demand, the higher the price and the more diminished the services. Anywhere on the planet, this simple economic principle is the other way around, but no matter. Yes, I know, I should probably move to the Midwest or Kathmandu. I have been a loyal customer for give and take 15 years but not matter, my tiny unit, probably the smallest they offer, is now as expensive as a cheap parking spot in the boroughs, and of course, the move is on me since they do not offer the shuttle service anymore. Like someone else said, charge $20-$30 for a trip, we'll all pay for the convenience; but to remove the service all together in a town that is so difficult to maneuver with one suitcase alone, is simply shitty. Now they've just removed the keycard entry system and demand that you memorize an 8-digit entry code to get into the facility, which, it needs to be said, is no longer 24/7 but 8a to 8p with attendants and 7a-10p without. Again, this is NYC people, the city that never sleeps - not you, reader - you, fake Manhattan Mini Storage peeps. At least have the decency to change your name because you are nothing like the original. A travesty you are. Just that. Just go back to StorageMart from Missouri where you are from and stop taking New Yorkers for hostage fools. read more

Very unfortunate change of ownership at Man Mini. Despite the anti-Mets ad they ran years ago for which I still hold a grudge, it was always a pleasant experience dealing with them. Prices are reasonable, staff is friendly, the units are kept clean and bright. One of the most incredible features of ManMini was their free shuttle van, you could make an appointment for an hour at a time, I think, at no charge. I'd always tip the driver because he'd help move but wasn't obligated to. Quietly, that ended a couple months ago. It was by far the best perk of this company, and now it is no more due to the myopic new ownership. Not only that, but now there's a surcharge for insuring your property within the unit, something that was not made evident and just appeared on my most recent invoice. MANHATTAN MINI STORAGE on West 21st Street #1992 is the exception to the NY rule. Why? (Amazing) Tony is the super hero*****. I had to downsize my unit I have had for years in this location. He showed me several smaller units and I chose which one was best. Now came the paperwork and, of course, moving my "treasures". Needless to say the process took a bit of time but went off without ANY problems, Tony has years of experience with this company, knows his job and was the absolute best at helping me. I was stressed beyond because this was not an easy move. I cannot say enough about how he handled the situation and calmed me down. He also checked on me a couple of times during the move. Our friend has been stuck in India during the pandemic and we were struggling to pack up his apartment and figure out storage for his belongings. Donna went above and beyond to help us figure out this difficult situation, and we could not have done it without her help throughout the entire move in process. Manhattan Mini Storage is BY FAR the best storage company I've ever dealt with (and I've dealt with several over the years). I wish I'd been using them since the beginning! Everything about the process was easy. Manhattan Mini Storage's website was informative, and easy to navigate...on both the desktop and mobile versions. Plus, they actually post their prices, including special deals. (none of that "call for a quote" stuff you see on other storage companies' sites) After checking out the site, I called the customer service number, and spoke to Jehan, who was extremely helpful. After speaking with Jehan, I looked at several Manhattan Mini Storage locations near me: Meatpacking District, High Line, and Hudson Yards. I ultimately decided to go with the Hudson Yards location, because they offer 24 hour access, which is best for me. Each location was exceptionally nice...very clean, well lit, well designed, and secure (with ample video surveillance). The type of place you feel good about storing your belongings in. The staff at all three locations were just as helpful as Jehan had been on the phone...but I have to give extra props to Kerwin & Anthony at at the Hudson Yards location. Kerwin really went above and beyond, to help me find the perfect unit, based on my needs and budget. Once I found a unit I was happy with, they got me set up with paperwork, and then went over everything with me: keycard access to the building and elevator, locks and keys to my unit, setting up the free move (yes, a free move!), having packages delivered there (very convenient!), and setting up monthly automatic payments. Once I was in the system, I received a welcome email from Manhattan Mini Storage, with all the info, including a link to setup an online account. I used to think of storage units as a necessary evil in NYC...but now I actually feel good about having a storage unit! I'd give Manhattan Mini Storage more than 5 stars, if I could! read more

The new management for this storage company is horrible. I was moving out mid-month, and they closed out my account without alerting me that I'd still have to pay for the full month - they also didn't tell me that they would be stopping my auto-pay for my last month. So imagine my surprise when I get an invoice for the full month AND multiple late fees for not paying on time. Even with a history of auto-pay and no issues, they could care less. On top of that, they will not call you back. They will hang up on you while you're on the phone with them mid-convo if they can't answer your questions. Before this storage company was wonderful; easy, no issues, very communicative. Very disappointed in Storage Mart (the new management company) and I'm happy I'm leaving. Best moving and storage deal and service I could find from due diligence of searching for both (separately and together to find the best situation). As a first-time mover on a budget, entrusting a moving and storage company with my life's belongings are a big deal for me and they've done the best job from speediness and helpfulness from initial contact with quote over the phone to arranging the movers for me (on such a tight turnaround to book same night/early morning of last day of a busy moving month). They've helped me find which locations have the best availabilities for pricing and even informed me of upcoming fees (like the lock and insurance that I could purchase on my own or through them). They even offer free shuttle service although I opted for the CitiBike dock two blocks away. I also was emotionally and physically drained and they were very understanding and considerate in making sure I fully understood and felt comfortable with the best sized room, insurance, promotions, etc. and offered me cold water. The space is massive (maybe 11 floors and a partially renovated basement so they had multiple rooms with different features and fair prices). I was worried that I wouldn't be able to afford the next larger room but since they had so many and a great promotion for my situation, it really doesn't hurt my little budget. Thanks to a great staff - Kerwin (who kindly guided my unfamiliar self throughout all the options and offered strong recommendations which I've taken) and the managers Patricia and Sinabu (who run a tight ship with no waits and great accommodations) - this moving and storage process was smooth enough that I don't dread my next move! Kerwin and Patricia also handled a situation very well that involved an aggressive person (not sure if customer or not but abused the free drink/WiFi situation). Even with that, the whole experience was really smooth! TLDR; This was the best company I could find as they're quick, convenient (help you find the best deal/location/movers), affordable (ask about which promotions you're eligible for), and make moving a lot less horrible (free shuttle, recommendations/promotions, free WiFi/water/coffee/bathroom, boxes/locks/tape/insurance for sell, and helpful staff on phone and in person). Pro tip: ask about deals/location for your situation, figure out which insurance route is best for you, bring your own lock (fits a normal gym/school locker), and plan your commute (free shuttle). read more

The free curbside taxi was on time but the driver was not helpful. The email confirmation specified "The Storage Taxi driver will help you load boxes and small items from the curb into the shuttle, and help you unload items at your Manhattan Mini Storage location." My driver DID NOT. I only had 7 boxes and the driver said it was easy for us to handle the boxes when we asked him to help us unload. Makespace has a way better service with free bins and full service delivery and pick up with pretty much the same monthly rate. They have a three month minimum though and I only needed one month storage. Would not pick manhattan mini storage next time if I needed storage for longer period. read more

I've had my storage unit for nearly two years and am sad to return it. That sounds ridiculous but it's really because of the great service and convenience that Manhattan Mini Storage offers. This company operates more like a tech start up than a traditional storage business - many aspects are digital rather than manual. Their customer service is available 24/7 and can answer/solve almost any problem. No waiting or automated BS. Always friendly and helpful, even at 2am. Their storage taxi (free moving van) is easy to book and the driver has always been kind enough to help me load and unload my stuff. The facility is open 24/7 and easy to access. Never had a problem with the unit itself. Would definitely recommend this company to anyone needing storage space. The rental rates are competitive for NYC. the building itself is fine, it's open 24/7 and it seems that someone is always there in the office so that's nice. Can manage my account online, that's good too. Logistically, it's convenient and easy. only thing is they keep raising the rent of the unit like it's an apartment. in the 5 years i've had the unit, the rent has gone up about 40%. living in manhattan with zero apartment space, this doesn't leave me much of a choice. soon i'll have to throw things away and downgrade. it's just not worth it. read more

Victim of Burglary@this location!!! On Feb 15, i received a mail from Manhattan Mini Storage and it mentioned my unit was cut due to 3 month past due, and will go on auction. However, I have been setup auto payment, and all my payment was clear every month. I called them right away after I read the letter. On the phone the representative told me that my unit's lock was broken since Dec 18, and they left me a voice msg and emailed me, which i never receive the email and my phone number has been changed. I went to the storage immediately after the accident was told. Once i get to my unit I found out that items are missing such as TV, ricecooker, heater, computer, electric piano. The reason why I use MMS because of the security of the building and unit. This accident make me disappointed. If i cant reach out by phone or email, should I have a receive a write letter report in mail? i receive nothing, rather than a error mail send from the MMS said my bill is past due. it has been more than a month, no one contact me from MMS. No phone call, no email or no mail. How can they access the building and elevator to my unit?? read more

After a lot of consideration on this post, I have just a few things to say about the Manhattan Mini Storage Unit. First and foremost, ALWAYS ( not sometimes) ALWAYS ask for either Steven Sanchez or Matthew Calendar! Out of all the employees at this location, these two men are the only outstanding and knowledges associates we came across! They spoke clearly and didn't try to rack us up on every single penny! We came across so many unpleasant employees, and the front desk attendant is always a jerk! After searching, we found Steven and Matthew! Trust me on this one, you're going to WANT to ask for them! I think these men need a raise that's how awesome they were! Matthew was so helpful when we opened the account, and Steven solved so many issues we had in a calm manner (unlike two other attendants we spoke to!) Second, their website isn't helpful AT ALL! I was the account holder and every time I tried to sign in, there was some kind of malfunction. I even tried their IT service to no luck! Your best luck would be to come in and ask for a tour and make sure EVERYTHING is written in your contract! (Again: ask for Steven or Matthew!) I don't know if we will ever be using the storage unit again- but if we did, we would be sure to only meet with the two men mentioned above and put every single thing in our contract beforehand! Really happy with this place. We have had a unit there for about 6 months. The main reason I am happy is that Lawrence (Turk) is really wonderful. He gave us all our options and was upfront with everything. He is a true professional and genuinely a nice person. The unit was the right size and getting access to the unit is easy without having to check in with anyone every time.
