Clean facility witj 24 hour access. There are convenient covered parking spaces in the front . You get a code when you set up your unit and this can be used to enter whenever you like. The hallways are very narrow so I think as the name implies "mini" items are best kept here. I can't imagine maneuvering these hallways with large items like a couch for instance. Great for students and is a convenient location for the nearby colleges in the area. Especially when it's end of semester or change of seasons . They have various price ranges depending on the locker size you need. There's a clerk present at all times . It can be a maze to find your locker but thankfully they give you a map/directions printed out. Also note, the street at the front is a no standing zone so accommodate time for that in case upon arrival all loading dock spaces are full. We've been using this storage for a while and have never seen pests or insects etc. The locker area is well ventilated and the items im storage have been in the same condition we leave it in each time. Locks are secure and we generally feel safe and comfortable using this facility. Elevator is always working too. read more

I started two years ago using Manhattan Mini Storage on Dyckman and it was $150 and now, 2 years later I am paying $259.00!!! Its highway robbery. The also tack on a $20.97 protection fee, which is mandatory. Ridiculous. read more

They take advantage of elderly. They raise their rates by 30% regularly. Started off paying 375 now it's almost 700. I have been a loyal customer for years. They also just added an extra 3% each month for using a credit card WHICH they require to rent a unit. Avoid....also beware of their fake concern in the comments. They had no reasonable explanation for raising my rates 100% in two years. They know how hard it is for a senior to move units. read more

Very deceptive business practices. My rates were raised by 50% all of a sudden a few months after moving into the unit. When I called about it the customer service rep told me that rates are "subject to change at anytime" which is buried in section 14 of the lease. So basically don't trust whatever rate you're being offered. They'll raise it on you out of nowhere. read more

Change of guard.... did not consent to new rental agreement, hit with two insurance charges of $60.00 and other bogus fees totaling $100. These people are downright scammers and thieves. I have dealt with them for years with my real estate brokerage, and they've always been great with me until I became a personal customer. They up sold me over the phone on a larger storage unit which I didn't need that they said would cost only $80 per month because that particular unit was on sale. It wound up actually costing me $120 a month with the insurance that they didn't tell me and then after two or three months they jacked up the price with no notice the price went all the way up to $240 which I refuse to pay so now they're saying they're going to auction off all of my things. read more

This company treats long-term customers extremely badly. I have been a customer for over a decade, but I have been out of town due to a family emergency. For some reason, Manhattan Mini Storage did not charge my credit card. Now I have just received a certified letter that they have broken the lock, are auctioning all of my possessions and at the same time charging me a long list of charges. I have no idea if I will get anything back or will have to pay over $1300 for past charges. I have been away for just over a month. Any other business would attempt to discuss the situation, and work out a reasonable solution. I have no idea why Manhattan Mini Storage did not see me as someone who has supported their business year after year, but rather as nothing more than a deadbeat. I was charged twice and they gave away my unit at south street seaport storage.. My online reservation for this month said my first month is free and my monthly rent is $ 33.99 . I was charge first $47.5 on March 25 including a lock I never given and I was told over the phone they will refund me the lock fee if I have one on the day I made the reservation and online discount confirm my first month April rent is free. Couple day later on April 3rd they charged me again $31.72 and then called me 2 weeks later saying they will give away my unit even though I was charged twice. And I spoke to their head office and local office told them I didn't need to move in till may 1 but I was told they can't hold the unit and will be given away to other people. I got an email that same day on April 22 confirming the unit is no longer reserve for me . So I booked another storage company at a different location. But this week I got email from them stating they will continue to auto charge my card for next month rent again even though they confirmed my unit is no longer reserved in email When I called they told me they still holding the unit for me and will continue to charge me even though they verbally confirmed twice over the phone and also send me email confirmation the cancellation of my reservation! I cannot recommend renting from this storage company again! I wasn't going to dispute the lock fee but this is just not right to keep charging rent when they give away my unit after I paid already the rent twice. I will post this complaint on all social media and take legal action toward this dishonest business practices ! The company was sold recently and they first cancelled the free shuttle service and now they charge for moving in not like before they will give you free move in ( I was a customer for over 10 years and rented multiple location but clearly the new company is not the same, very dishonest and unreasonable!) read more

I rarely take the time to write a review however Storage Mart does not deserve for me to to stay quiet. I am DISGUSTED at what has happened to my belongings. It was a beautiful Saturday afternoon and my children and I decided to go grab the bikes out of storage and go for a bike ride. Upon entering our unit I noticed a bunch of sand and debris on the floor. I was just there a month ago to get a suitcase and this mess on the floor was NOT there. I proceed to remove the bicycles only to find a PILE of screws and glass, branches, sand and debris all over the floor. And then we saw the rat run to the back and escape through a hole in the back. Such a waste of my day to open all my boxes and move everything into a new unit. Not to mention that since Storage Mart took over my bill doubled! Sell you stuff or store it somewhere else. Horrible experience with the woman at the front desk at the South Street Location in Manhattan. There was a discrepancy with my unit and the contents were sold. The woman I spoke to likened selling my personal belongings to selling foot pictures. She would not let me speak and instead spoke over me every time i tried to talk, all while loudly snacking on peanuts. Whenever i did try to talk she spoke louder. When I tried to speak to another person at the front desk the woman would still not let me speak and i was just told to say what i needed to say over her commentary. Since there were only three of us in the room this made the situation especially awkward. She was very unprofessional and seriously lacking in compassion and her attitude only escalated the interaction. read more

As other reviews say, they were bought by a big storage company and have shaddy policies... THE CONTRACT SAYS THEY CAN RAISE PRICES WHENEVER THEY WANT. EVEN IN THE 2ND MONTH AFTER SIGNING. So, the low list prices for sign up are to get you to move your stuff in, then they raise the price and know it's too much of a headache to move stuff out right away so they bank on you just paying more and leaving it there. I called to triple check and they said they could (and typically do) raise the price 1-2 30%+ in the first year. There is no annual or multimonth contract... they can raise any time. read more

Two cars were left overnight in the parking bays leaving only one for loading/unloading; employees claimed they didn't know the owners or why the cars were left there. There were few rolling carts and they were snatched up immediately. This is a very poorly run business. Find a different place for your storage needs. read more

They did the old bait-and-switch: they promised me one month's free rent as a promotion hook but did not apply it. I went to the onsite store location to book the rental, but when there they told me they have less capabilities than the call center for bookings (a bit annoying). The call center said they would reflect the promotional free month, but ultimately never did. When I called to follow up, they wanted me to provide documentation to prove the promotional offer should have been applied. Not sure how I can produce documentation that is solely within their responsibility/control. Of course, I didn't have much recourse AFTER I moved my things into the unit and noticed the error in the first billing cycle. FOLLOW UP: While the call center was not helpful in getting this resolved and unpleasant, glad to report the location manager (Andrew) reached out and provided the one month's free rent. OMG it's HORRIBLE! I just moved today because I wanted a less expensive unit. They didn't tell me that I would be leaving my unit that was one story high but reasonable (although I did have a bit of my thumb chopped off by the metal in the unit, I'm not kidding). This new unit is like something out of jack and the beanstalk!!!! They should have told me this!!!! I have a bad hip and a bad knee. I couldn't risk getting on the stairs, my friend got up there for me. I don't know what to do now. Be sure to make them let you actually see the unit before you sign up. I'm screwed. read more

My entire experience is an ordeal that I truly hope not another has to endure. When bad things happen we all wish that it did not happen and think about how can we take it away or pretend it didn't happen. I didn't want my treasure to inflict such burden of wrong. The service in this location has gone downhill. The gentlemen working are rude, short, don't care attitude and most of all very unwelcoming. It's so bad I had to write a review. I've had a storage here for over 5 years. There was a group of ladies lovely ladies that helped me get a storage and the few years after that, was always greeted w kindness. Manhattan Mini-storage has been bought by Storagemart, which is demonstrating terrible business practices. I downsized from a very large unit that I've had for years to a small one at the beginning of February. I agreed to a price and signed an agreement. Within a couple of months that price was raised by $20, whereas increases for my old unit happened once a year, if that. When I complained last month, they lowered my extra charge by $11. But when I was billed for this month, it was back to the increased price. I just had another conversation with them, and they said under Storagemart, they plan to raise it every 4 months and possibly by an additional larger amount in 9 months. I told them to inform management that I am now considering getting rid of the unit altogether because of their bad business practices. read more

They tell you it's in the contract but, who reads all of that fine print. They never mentioned it during the initial Meeting and signing of papers. Their place is clean, and air conditioned. BUT they are really bad at billing mistakes. And even when I agreed to have a notarized statement that the mover agrees to transfer it to me, Manhattan Mini Storage still wanted me to come down in person. Details: They refused to let my mover put the excess in a new storage unit (except in the mover's own name). And when I tried to straighten that out, Manhattan Mini Storage required a notarized statement AND they said I had to personally show up to sign for that 2nd unit that I've been paying for, for over a year. I went to a bank with a hand-written statement to have it notarized, and the bank said they "didn't feel comfortable notarizing" a document that was hand-written. So, I called MMS for a written document, and the woman had to check. The manager got on, and had a notarized blank form to email me, but said I still had to come down for me to get the room. He refused to provide me with a form to get notarized. read more

New ownership (Storage Mart) as of Feb 2022. WATCH OUT!!! I've had a unit there for years and now...sudden (extremely unreasonable) surprise policy changes and hefty new fees. They will charge you "Over Lock Service Charges" of $30 and lock cut fees of $75 if you are more than 4 days late on a payment. They also added a surprise "Value Coverage Plan Fee" every month. I've had multiple lockers at Manhattan Mini Storage for over a decade and even as the prices have gone up, the value was apparent and the service reliable. But they were recently acquired by another company, StorageMart, which is already tanking their reputation. In the couple months since the takeover, popular amenities like the free storage taxi have vanished, while billing has started to include forced and hidden charges. The website is terrible for account management and I've had autopay turned off, twice now, without explanation, leading to even more additional charges. More telling than anything, the locations are understaffed and even the empaloyees have confided in their frustration with the new ownership. StorageMart has jumped in and pulled a bait-and-switch by trading off a good name and reputation and replacing it with their shitty cash-grab approach to business. But in a city like New York, standards will always be high and there are plenty of other options, so I'd suggest looking elsewhere for your storage needs, while the rats flee this soon-to-be-sinking ship. read more

This storage facility is clean, modern and spacious. The rooms are ventilated and very well kept. The are helpful, friendly and awesome. They went out of their way to make sure I was OK, had everything I needed, and if there was anything additional they could do. Just a great staff! I am so happy my company chose them out of all the storage options in the area. The movers ARE THE BEST seriously. We had a three man team for 2 hours that was included in the price of our rental and they were quick and very nice guys. I've been using this location for art storage over a number of years. I wanted to upgrade my space to a larger size in order to store large pieces so I called ahead to get information. Taylor was really helpful over the phone and helped me with everything. She was so patient as I dithered on which size to get. She then arranged the storage taxi for me. When I came to sign up for a larger space, I was helped by Kerwin, who was amazing. He showed us a few options and I felt great about the new, larger storage option. As Kerwin assured me, a lot of artists store with MMS. He really hooked us up for our move in and made the experience really exceptional. I'm not a "reviewer" but my experience with Taylor at Manhattan Mini Storage (Lower East Side) was so wonderful, it's only right others know! This was my first time using a Storage unit and I was super stressed out about moving all my stuff. As soon as I spoke with Taylor at the front desk, she immediately put me at ease. She took me to see my unit and when I freaked out that it may not be enough room and was about to go into panic mode, she, in her calm and soft-spoken voice, assured me everything would be okay and that she would do everything in her power to make sure everything worked out. I literally would have had a panic attack if it weren't for her! More companies should have customer service like Manhattan Mini Storage and more people should be like Taylor! I've been "storing" with Manhattan Mini since I moved to NYC in 2013 and it's been a wonderfully calm relationship. Honestly, this location is a bit of a pain in the butt to get to, but at the time seemed decent given where I lived. That said, it's a fairly quick (and smelly) 10-min walk from either East Broadway or any of the Canal St. stations. The only quirk is that you have to "activate" your key card before entering the facility. Basically that means going into the main office, swiping it to activate and only then you're able to use the elevators. I just think the extra step is unnecessary. The space is HUGE however after a while you get used to the quirky turns and it's almost a blessing to walk to your storage unit as its a relief from the chaos outside! read more
