Carnell inspected a home for us built in 1905. We paid extra to have a degreed engineer to do the…read moreinspection. To me, the main reason to have a home inspected prior to buying is to have a qualified 3rd party objectively identify defects that will be costly to repair, so that you can ask the sellers for a discount on the purchase price. The inspection Carnell performed had a lot of detail and explanation, and based on it we purchased the house. After the closing, the seller laughed and told me the inspection report had missed some significant items. The day after moving in, we found out the hard way that there were several leaks in the 3rd floor plumbing, which caused significant damage to the house and were costly to repair. We also discovered 13 frozen radiator valves. Carnell also neglected to point out two very large trees in the yard that were half dead and needed to be taken down. If Carnell had noted these items, it could have saved us over $20,000. I brought this up to the owner of Carnell. He reacted rudely and aggressively, claiming that the problems developed after the inspection was done. I've been told this is typical of home inspection companies in the area, which is disgusting.

This required an adjustment to our contract's inspection period while attempting to maintain the same closing date. Talk about pressure! Apparently all of the service people in the area made the same plans we did as we only found Gary online after exhausting our list of referrals, but we couldn't be happier with the result. He is timely, detail-oriented and professional. While I trust (and will be reviewing positively) our buying agent, I did have a little extra piece of mind going into this inspection knowing that Gary wasn't affiliated with either party and had no vested interest in passing things that could be a problem. Gary arrived 5 minutes early and took his time to explain everything he was seeing in practical (and non-alarming) terms. He also explained how many things worked which was great for first time homebuyers such as my wife and I--we had our own personal living home owners manual for three hours. In addition to his observations, Gary answered all of our questions in detail and helped us to draw lines between cosmetic and structural issues as well as item 'serviceable' vs 'hazardous'. We came away that day knowing what our ask list was going to be, and his official report arrived the next day. The report was thorough and made copious use of photos with red arrows to detail issues, which left no room for questioning. Ultimately, primarily for reasons outside of the ones that came up in inspection, we decided not to buy the home, and True View was able to give us partial refunds for the radon and lead tests we ordered as we would not be needing them.
