2 stars only because the apartment itself was a renovated unit. The actual living experience and building management were far below what I would expect from a "luxury" rental building managed by Stonehenge. I lived in this building for one year in a renovated unit on a high floor, between the 20th and 30th floors. Even at that height, the balcony/window door was extremely poorly insulated. Street noise came through constantly and made it very difficult to sleep. In the winter, the exterior glass door also did not feel properly sealed: cold air came through the door area, making the apartment uncomfortable, inefficient, and expensive to heat. For a renovated unit in a luxury rental building, the soundproofing and insulation were shockingly poor. The package system was another major issue. Packages were not handled in a clear, reliable, or well-documented way. Compared with other full-service rental buildings where deliveries are logged and traceable, this building's package process felt disorganized and unreliable. Packages could be hard to locate, and there was not a strong proof-of-delivery or tracking process from the resident side. My worst experience happened after I moved out, when a package was accidentally delivered to this building. After confirming my identity, the staff gave me the box, but it turned out to be extremely large and heavy -- roughly a cubic meter in size and too heavy for one person to lift. I asked if I could borrow a small cart just to move it a very short distance from the tiny lobby to the curb, where I had arranged transportation. The response was not just unhelpful; it was dismissive and rude. I was told that because I no longer lived there, they could not or would not help. When I asked whether someone could help me move it just to the curb, that was also refused. The interaction escalated into rude, sarcastic comments from a male staff member in the lobby, which was completely inappropriate for a building marketed as a luxury rental. This was not an isolated impression. I also know of another former resident who had important government-related mail/documents still in process after moving out and asked the building for limited help receiving them. They were also refused in a similarly rigid and unhelpful way. I understand that buildings have policies, but there is a difference between having a policy and treating former residents with hostility or zero basic courtesy. For prospective renters: the unit may look renovated during a tour, but pay close attention to the balcony/window sealing, noise, winter insulation, package process, and the attitude of the front desk/management team. A luxury building is not just new finishes -- it is also basic professionalism, reliable operations, and respectful treatment of residents. Based on my experience, this building fell very short of that standard and reflects poorly on the Stonehenge brand. read more

This review is for The Ritz Plaza Valet Garage at 235 W 48th Street (btn 8th Ave and Broadway), operated by City Parking. We found this garage through the Spot Hero app. It's conveniently located near the Theater District. The online price was $40 for 12 hours, which seemed pretty reasonable for NYC. I was annoyed that we owed an additional $10 oversize charge for our mid-sized SUV when we arrived. But I think it was still a decent price overall. Don't think we got a deal through Spot Hero but booking in advance did reserve our spot when the city was quite busy over the holidays. Dropoff was smooth at this covered and staffed garage (staffed 24 hours!). And our wait at pickup wasn't too long. Since we'd already paid, it was a quick tip and departure. The Ritz Plaza - COCKROACHES. I am a current resident and saw a roach in the hallway of the Ritz Plaza on September 28, 2019. Flex walls requite DOB permits and are illegal to install without them. There is currently renovation (recaplitalizarion) happening on many floors and many units that will take years. Construction is supposed to continue on many floors then on the roof, gym, lobby. I have asked management for a schedule of construction since I work/study from home but they have not provided one and it has had a detrimental impact to my quality of life. The construction crew leaves nails and debris in the hall way. They allow doors to slam shut. They've been caught doing construction outside of posted hours multiple times. Construction crews have been cited by DOB for illegal construction without permits twice in the past few months. There are consistent elevator outages or holds causing traffic which management has been informed of and not addressed. Now we are going to have hot water and laundry room outages. The major signs of construction disappear on weekends and reappear on Monday morning. The roof is inexplicably locked some times with no signage and not outside of it's accessible hours. There was laundry valet service but two companies have stoped servicing this building so it's no longer an amenity. My key fob for the gym didn't work for months. If someone was available to fix it, the the problem would occur again the next visit. We now have a gym membership elsewhere. read more

I lived here for two years. Here's what to know: Cons: 1. Water pressure in showers is a little low. 2. The first 7 floors of the building do not exist, so if you think you are living on the 10th floor, you are actually living on the 3rd floor. The building does this to think you are getting a better view and quieter apartment. 3. There is a firehouse very close to the building. You will hear loud blaring fire trucks every morning. 4. The package room is awful; the door men will lose your packages. When you walk into the lobby, you will see that there are boxes stacked up in the hall of the lobby because there is not enough room for all the boxes. 5. After your first year, management will raise your rent by charging you a "Water and Sewage" fee. 6. The vent in the bathrooms of the "K" line of apartments do not work due to damage. 7. Constant construction in the building. 8. The rooftop has been closed forever. Pros: 1. Location. Subways are everywhere. Easy to get to. 2. Nice hallways and decent square footage in apartments. Decent close space. 3. Maintenance workers are very responsive and good. 4. I never experienced any safety issues in the building. Neighbors all seem kind and respectful. read more

Would highly not recommend living here if you plan on 1+ year. Like others have mentioned, rent was raised 60% 2 years in a row for returning tenants while they offered new tenants better prices and lease terms. There was literally a coalition formed by residents to protest how bad the leasing agents and office was. Endless renovation and construction (good luck if you're work from home), a "rooftop" thats open 1-2 months out of the year, a pool that's shown prominently in the amenities section but is closed permanently, elevators that are broken 90% of the year, and washer & dryer machines that are constantly broken (and when they work don't actually dry your clothes). There's a fire station and times square is ten seconds from here so it's extremely loud at night. If you're a deep sleeper it should be fine, but otherwise be prepared to wear ear plugs. The leasing agents and office extremely disrespectful leasing office and agents. Shoutout to Geraldine who has never once answered an e-mail in my 2+ years here. The other agents that acutally respond refuse to give any transparency into extremely simple questions. The front desk was extremely great but probably are extremely underpaid given the the utter lack of competency from management.. read more

More loud drilling with zero notice during work hours. I've discovered the construction is 3 floors away and in a different apartment line. So it's not like my apartment is adjacent to the construction. This noise affects multiple apartment lines and multiple floors. Today, there was more loud drilling during work hours with no notice. Nothing posted in the hall, nothing under the door, no email, no call, no text. It was so loud I had to leave the meeting I was in halfway through. This follows last week, which included one day when there was drilling with zero notice, followed by one day when there was drilling with less than 24 hours notice that went for longer than they said it would. read more

I understand the market is improving however that is absurd. Endless construction, lack of amenities (rooftop and pool) were never open in the 14 months that I lived there. My guests were never announced. Half of the washing machines out of order. Have lived in the Stonehenge Ritz Plaza for a year and a half. Staff is friendly and always willing to help. Location is convenient and easy to walk to a ton of subways. For being so close to Time Square the building is quiet and feels like a bit away from the flood of tourists and craziness. So few buildings in this area have balconies, that its amazing when you find one with even a bit of outdoor access right off of the apartment. read more

I lived in the Ritz Plaza for about a year and half. This was my first apartment in NYC so take it with a grain of salt. Pros: 1) Location: Everything from the subway station to theaters to many of the office buildings to Times Square area are all nearby. Nothing can beat its location. 2) thick walls: Despite its being pet friendly building with many dog owner residents, I did not hear a single barking or any other noise from other units except for maybe once. I appreciated the feeling of isolation from noise except for the ambulance and police sirens, and cheering sound of the crowd outside after Spring Steen musical which seems to have ended anyway. 3) Friendly doormen 4) relatively quick approval process Cons: 1) Unwritten rules, restrictions, and surprises: there were at least several times I felt very stressed out and surprised when I found out about restrictions. It is fine if you are certain to live in the apartment for the committed period of time but it surely can pose an issue if your job situation calls for move out. It certainly is very difficult to sublease this place, not to mention assignment. Many fees are involved and the worst was requirement for timeline of signing and paying for everything at least two weeks before move in date for sublessee and the requirement for signing to take place at the leasing office, making it almost impossible to find the right person because most people who look for sublease are from outside of NYC or need the place almost right away. Also, I was only told the move in and move out can take place only during certain period of time during weekdays after signing the lease. When you are locked out of the apartment you will need to pay $25 or $50 (forgot which). The rules related to the sublease was the worst part of my experience with the Ritz for sure. In order to break the lease they require 3 months rent. It is just not worth breaking the lease at that point nor can you sublease it to anyone so despite change in financial situation I had to stay whereas with a more flexible management, I could have let someone else take the lease and save money as it became very important during this time. Who came up with all these rules and why were they not communicated before moving in? I would not have minded if the contract included this information. But it did not. Also, when I first asked the leasing office, pets were allowed in this building freely. However, the contract contradicted what the leasing agent told me. So these are definitely what I would consider a downside. Not about the building but because of the management's rules and restrictions which were not disclosed before signing. 2) Firetruck station right around the corner from the building. The loud siren when the firetrucks are dispatched can be pretty stressful if you were not used to it before. 3) Some bugs. Not too much after exterminator came several times to get rid of them but there were some bugs before that when I first moved in. So you want to make sure when you first move in that exterminator has killed all bugs. 4) I just do not like the bathroom. The bathtub and toilet seat has been loose from the beginning and it kind of bothers me. 5) Gym, pool and other amenities on the second floor are charged $1000 per year so for lack of any more money to spend, I never got to use these amenities. I thought at least they would allow using some of them but did not happen. So all in all, I would say this was an ok experience. I might have an update depending on how the move out process goes and most importantly the return of security deposit. read more

I spent 2 months at the Ritz Place. My experience has been mixed. I am a world traveller and working in the finance industry so that may give you a little better context of my comments below. Noise: My rest is important. However the fire station at the corner of 48th St and 8th ave just runs their fire engine on around-the-clock basis. This is in addition to the St Luke Hospital ambulance nearby. I lived above 25F and I was woken by the sirens many nights. Front desk: The staffs are in general as friendly as it gets. However this is a 500 unit apartment with 2 front desk staffs at any one point. So, they are stretched. As much as they are friendly, they cant keep up with the foot traffic not to mention unfamiliar faces like me who comes in and out on a quarterly basis. If the apartment were to be 100 units, even for short term corporate lease guests, they would be able to recognize me. It is the behemoth size of the apartment plaza rather than the staffs for some of the hospitality lapses. Location: stone throw from Hell's kitchen (major plus) and Times square (depends, it is a major minus for me. Tourist stampede is a daily event) Gym: Just renovated as of May 2015. Big, bright and new on the 2nd floor (or they call it the Ritz Pavillon).... Pool: small pool but I didnt use it when I was there so I cant really comment. Laundry: They dont have washer and dryer in the room. You have to go to the second floor for that. It is a major inconvenience for me. However, you may look it at the bright side. The laundry room is next to the gym so you can force yourself to the gym while washing cycle is at work. Overall: If quiet environment is your priority, skip this. If hustling and bustling is your scene, then this maybe a choice. Because of the noise and the behemoth size, I can only give it a 3 stars vs some other apartment I have lived in NYC. read more

Laundry facility on-site and convenient to most trains. Spacious living area, balcony and plenty of closets. Grateful for the AC on those muggy summer days. I'd like to give ZERO stars. The Ritz Plaza leasing staff, offers anyone who posts a positive review $25. So, keep that in mind when reading "positive reviews". The deal is they will review your "review" and if it's amazing and glowing enough, then they pay you $25 for your wonderful review! That should say enough right there, about the kind of people you are dealing with, that they have to PAY people to give good reviews. I've lived here for 6 years, over all the building is lovely. The doormen are the best people in the world. So sweet, nice and fun. The leasing agents and office staff are polar opposite. The laundry machines regularly eat your money and they refer you to their vendor, making sure you know that it is not their problem. The office staff are routinely as rude as you can get, if you have any issues, you will have to work that out yourself. Amy and Adrianna - extremely rude and could care less about helping you figure out any types of solutions if an issue comes up. Not to mention if you move in or out your mover will need a $5MM Umbrella policy (which their paperwork says $3M, but forget about that), most movers in NYC do not carry those kinds of numbers. There's no loading dock at this building, so movers are taking your items from your apartment down the elevator to the street. Also would not let me have help come into my apartment, to pack up my items. Literally threatened to have the superintendent come and throw these people out, and they were IN my apartment, packing boxes. If I were you I would find other places to rent from, there are plenty of luxury buildings that have pleasant staff. AVOID this place like the plague. read more

Moved to the o e of the "Stonehenge" less then a month a go.. From the first night I've experienced noises from the pipes that are banging all night long and sometimes morning as well. ( I actually took videos to make sure I'm not dreaming, I'm not). Nicole, the leasing representative did mentioned that the tenant that lived here before broke the lease and that's the reason that the studio is a little cheaper. I never asked why cause I assumed that she had no idea and i believe her. Also because of the fact that I have no way to prove otherwise. (I'm all about the facts). Melissa the assistant property manager& John the property manager have been trying with specialist to fix the problem. There was one night that it stopped, I was so happy and even emailed them about it! But then... The noise started again. At one point I received email from Geraldine the leasing office manager offering two options for diffrent apt. Now let me tell you this. My rent is 3,375$ for a renovated studio on the 17th floor. This are the two options I've reviewed: 1. Same studio on the 30th floor which would be available on Nov 15th ( a month away) and it is a 100$ more than what I'm paying now). 2. 1br on the 17th floor NOT renovated and for 600$ more than the current price of my apt. Now let me ask you this: 1. How am I supposed to sleep until Nov 15th? 2. Why do I need to pay more just because the building had a pipe problem? 3. How come non of the above offered compensation for the 12 sleepless nights? It is important for me to mention that I love my studio and it's a huge headache to move again, even if it's at the same building. But it's a bigger headache not to sleep for that long. I would suggest you to reconsider before choosing the "Olivia". There are other great buildings, cheaper and with a great location. I choose the Olivia cause I love the gym, the apt, the high end finishes but never ever in my life expected that my choice would become my biggest nightmare that I'm paying for it 3,375$. I would say this business manager/leasing only cares about money, rarely the customers. Doorman is nice. I love the location, but everything else is pretty bad. Nobody told me that it could be this noisy on the 10th floor, and the air conditioner is even worse. It is really loud and it wakes me up at night; I asked for maintenance, they said all of them are as loud as this, which is normal. So I would have to wear noise cancelling ear phones in order to not wake up from heat or noise. In addition, the building, especially the management, does not make decisions according to contracts, but rather only based on how they feel. My first roommate and I cannot live together, almost about to break the lease, but we eventually DID NOT since I was able to find a new roommate. According to the contract, the leasing office would still pay my broker full amount. However, it seems that they paid only half amount just because they feel like they did extra work. However, as a leasing office, it is a duty for the officers to answer customer questions and deal with issues, and it is suppose to be a part of their job as paid by their salary. Although this action did not affect me, the way that leasing office deal with unexpected issues is very unkind, and very unprofessional. read more

I have lived in the Ritz Plaza for for about a year and a half (renewed first lease). It is my first apartment in Manhattan. Leasing office: straightforward, honest, no broker fee, very friendly and usually discount first month's rent Doormen: could not be more impressed - they have gone out of their way to get to know us personally and strike up conversation. They make the building feel safe and welcoming. Facilities: gym is great, lounge / breakfast are big pluses, and rooftop view of the Hudson/sunset are awesome. My wife and I moved into The Ritz Plaza six months ago and we've been impressed so far. The apartment is modern with updated kitchen and bathroom. Location is great - convenient to subways, restaurants and Central Park. And the doormen are fantastic, always friendly and helpful. They got to know us really quickly and always greet us, inform us when we have a package, etc. Another nice bonus is the events that management throw in the residents lounge or on the rooftop. About once a month they put on free food and drinks with a DJ for residents to go and hang out for the evening. Overall, I've enjoyed renting from Stonehenge so far. read more

I must express, the (physical appearance) of a building can be deceiving. Having enough financial support to rent, impeccable (perfect) rent history, including a roommate and Guarantor, is not enough when applying with Ritz Plaza. Sure there are blemishes on my credit report. I live a Life and have struggled in the past. I am improving those flaws. Nobody is perfect. Of course I was impressed with the Amenities and the high floor 1 bedroom we viewed. It's the application process and their management that failed. Without even asking for any additional documents to support a possible acceptance, I was denied the application. Amy Schuleman is the Leasing Manager. She apparently forgot I had a 2:30 appointment with her to view an apartment after I confirmed date and time with her 24 hours prior. That was a red flag, considering poor "time management." My reply to Amy after receiving her email regarding my application; I asked if Stonehenge did a thorough view of all of my supported documents and having a Guarantor (3 of us in total) applicants still would unsatisfy their decision. She kept it short, "yes, sorry." The point I'm getting across; do not be discouraged if you are turned down an application to rent. Manhattan is a World of its own and there are hundreds and thousands of other residential communities that are not so demanding, yet are exceptionally professional. I have since applied to another community, application was accepted in less than 24 hours and I am so excited! Much nicer and newer building located in Midtown West. You are able to visit other buildings as part of the events and see what they offer. I've been living in this apartment for the past couple of years. I love the location; it's close to almost any line of the subway and as you know, times square is so touristy that it's crowded till midnight, which means there's people's eyes so it's safe. The biggest downside is the rent. RENT!!!At first the rent is like any similar apartments in Manhattan but every year they just gets you to pay more, more and more!!! The rise is about 4-6 times faster than the other apartments and they almost never lets you negotiate. So if anyone is trying to live here because they like the location, go for it if you plan to move out in a year or two. Avoid it and go to other places for longer term!!!! Also let me note that there is a roof top bar right next to the building so from Wednesdays to Saturdays it's horribly noisy depending on the location of your room. That is, until 4 in the morning! And of course, the leasing people never told me that. I can hear music(even the lyrics)and people screaming even with my windows closed...HAHA. read more

It is a gorgeous building, absolutely well maintained with great services and amenities like the rooftop, terraces, lounge area, clean laundry area. It's truly a gorgeous complex and I love the apartments, they are spacious and clean. The professionalism of the management is wonderful too, when my roommate moved out they handled the return of deposit swiftly and were so courteous about her move out process. But what makes this building hard to leave is the incredible staff working here. I'm not sure it's possible to find better men working the front, managing packages, the front door, maintenance and anything else you might need. They are genuinely kind people, beyond their work ethic and and capabilities. The kindness and helpfulness and ability to remember names is incredible. And the leasing office is the best I've ever had the pleasure to work with. Geraldine is a dream and holds a majority stake in why I renewed to stay here because of how helpful and responsive she is to requests and lease questions and moving issues and goes above and beyond. I'm not sure you could find better staff in any other building in New York. I'm very lucky to live here and would encourage, and have actually encouraged, anyone to live here including friends and family. read more

I have lived here for over 2 years now and I love the building / the staff / amenities / apartment size / location it's amazing. Pros: - Great location / very close to my office and eating out options (Hells Kitchen), groceries etc are close by too - Rent (ok this might have gone up now, but it was reasonable then) - We moved apartments in the building last year to a higher floor and a slightly bigger apartment, the transition was super smooth everything from rent transfer to sequring elevators to move - flawless experience - The people: the desk staff is almost like family now, my kid loves them too. So courteous and friendly. - Amenities: new gym and especially the lounge are simply WOW, we already had a small party there and all our friends were quite wow'ed by it too. Oh there is an indoor pool too - Apartment: depending on your apartment you have a balcony, especially on a higher floor it's like having your own slice of heaven in NYC - great views too - Maintenance: everything is fixed same day, I have had a whole oven and AC replaced the same day Cons (I am trying hard to think) - It can get quite noisy if you live with windows facing 48th street due to the theatre location, but this is not a problem on higher floors All in all, I love living here it has provided me with a ton of convenience and a great experience. One time I got locked out, forgot my key in the apartment. And they charged 50 dollars just to grab the key in the building and open it up for me. I can not believe this property is trying to make money from hoping people to get locked out and charge them. I was not informed by the leasing office or anyone else that this is one of their stupid policy, and I tried to argue with them see if they can waive this since it's my first time lock out. And they responded "this is out building policy". What a crap, they are trying to tell me they can do whatever they want with the building policy and I just have to comply with it????!!!!!! I have lived at the ritz plaza for over 3 years now. I waited to post a review in the hopes that certain issues would eventually be addressed. I can now confidently say that The Stonehenge property group has ZERO interest in running an efficient building here and much prefers the money they make using AIRBNB to rent apartments to part timers and their corporate clients. I've tried to find out why countless times but the last thing in the world the management of ritz plaza cares about is your experience. Just the astronomical rent they can collect. No one should view this place as anything more than a shitily run hotel, where the experience of the tenant ranks zero. So let's ask the question that I always ask when I read a review like this: well why have you stayed there for 3 years, Answer: Balcony. I love having a balcony in midtown. So let me tell you, the people at ritz plaza know they offer something unique and they could give two shits about any other aspect of your experience here. So renter be ware . BTW: the concierge and doorman staff are EXCELLENT individuals. Also the porters and facilities guys. But guess what folks? No building has a higher turnover rate of their quality staff than this one. So many of he great people who work here have left for alternative Stonehenge properties, as well they should. I stayed there for 3 months (over the summer) on a 30+ floor. While some of the management on the first floor can be a bit rude, my overall stay was very good. At a higher floor, things aren't too noisy. There is a fire station nearby that you sometimes hear going about - but that did not bother me much. It's nice to be near Times Square, too; I could see its lights reflected off a distant building. The pool is kind of small (not full-length, more for just chilling). The fitness room is a snug size that never seemed too crowded when I was there. Plenty of towels and very kind management there. Amenities were good in the apartment - no complaints I can think of. Do open the windows from time to time though - it got really uncomfortable sometimes in the summer, and I didn't know why until I opened the windows for longer. The place is 2 blocks from a train station, so that's a nice short distance. Overall I enjoyed my stay, and if the price isn't too much, I would say it's a comfy place to be. read more
