So my experience with Marbrisa has been a positive one, once I came to understand their way step by step way of doing things, first you're given to someone from the real estate management team that you communicate with then comes the office, and the ladies in the office are amazing kind, and caring, however everything doesn't really come together until you actually move in, so if you're dealing with that part right now be patient it will come together and that's when you'll see that the process is all for an amazing reason. Next you will likely come into contact with MAINTENCE, and for me it was Jesse/Jessie that made everything come alive in my unit. I accidentally locked myself out of my bedroom and Jesse came and unlocked the door, and knowing that I was new explained to me about everything from the shower curtains to the air conditioner, to the washer, and dryer as well as the light switches plugs, oh the stove, the humidity when I say he was clear, and thorough believe me, and didn't take a lot of time to do it... at the end of the day everyone has been patient with me, and after going through a very difficult time from the last place I lived to me MARBRISA is like a breath of fresh air. DO NOT MOVE HERE!!! The Marbrisa is infested with cockroaches, specifically building 1813. Even with proper treatment and cleanliness, I battled a major ongoing cockroach infestation that my neighbors confirmed they had also been dealing with prior to my move-in. In addition to the roaches, the plumbing is so bad that my entire apartment flooded with yellow, foul-smelling water originating from my vanity sink. The only redeeming quality about my experience with the Marbrisa was the maintenance team. They were always prompt and friendly. After all this, they had the nerve to charge me $500 out of my deposit for carpet replacement, claiming it had "pet stains" after the flood. I also paid $75 a month in pet rent, so even though there were no pet stains, then what was that almost $900 for? They also took cleaning and painting fees out of my deposit when the whole building is a roach motel. I left the apartment with no more than normal wear and tear, if that. These people are grifters--save yourself from this overpriced hell-hole!! read more

Avoid this place at all costs. It is disheartening for me to write this poor review of the management team at Essex Marbrisa, but I want to warn future residents about the predatory billing practices they use. I have been a renter here for over a year, never been late on rent, and have excellent credit--I take pride in paying my bills on time. However, due to an accounting error on Marbrisa's end (which they admitted), they forgot to charge me a rent increase, and then, with no prior notice or summary of charges, they billed me on the 7th and claimed it was past due and would evict me if I did not pay immediately. Wow. No heads-up, no breakdown of charges--just an unexpected demand for payment. When I reached out to Melissa, she bluntly told me there was nothing they could do and that I had to pay up. The charge was over $700--and they expect a tenant to pay this immediately? Aside from being illegal (since they did not provide proper notice), they completely lack human decency to understand that this is a significant sum of money. And good luck trying to talk to anyone once you sign a lease. They keep the office locked, screen calls so they can ignore tenants. I had to call over 10 times before they finally answered, and when they did, they were annoyed with me for following up! If you have great credit and value honesty, do NOT live at Marbrisa. Any error on their end will cost you dearly, and they will make zero effort to correct their mistakes. read more

I don't have to repeat and re-type them all. I have lived here since 2019 and the only reason we stayed are the maintenance people. I was working with them since we moved in 2019. Its so sad to say that despite all of the hardwork they do to make us feel at home, the office management truly failed us. But other than that, it is really not worth it. I 100% believe that the only reason why they are doing the virtual tours is because if they do the in-person tours, you will feel and see how stupid ANA is. Plse use that as a red flag. When we moved in to the complex, 2019, the previous office management toured us around. But even them left this place. My previous neighbors all moved out. This place really suck. Our bathroom shower had been losing pressure, so I submitted a maintenance request. Mr. Lopez responded promptly and replaced the shower elbow and head. On top of that, he willingly unclogged both the bathtub and sink without being asked. It was an amazing experience -- we truly appreciate his kindness, professionalism, and thorough work. Avoid at all costs!!!! I moved in as a student at CSULB and there are sooo many horrible issues with the way this apartment is run: (1) Within the first month of move in there was mold, an ant colony, and my partners car got broken into. Very thin walls and could hear the above neighbors every night as well as their children. (2) The leasing office is no help. They are never even in the office, and if you try to contact them its nearly impossible to receive a response. Moved out a couple months ago, fully cleaned and painted the apartment myself and moved out a few days early. Tried to contact the leasing office to let them know that we were all moved out, no one answered after multiple calls and texts. (3) They still unjustly are withholding funds for cleaning and painting fees (the photos they provided to prove it needed cleaning and painting are blurry and don't show any need for additional cleaning), and they charged me for AN EXTRA DAY AFTER MOVING OUT, when I moved out on two days in advance of the end of my lease.....Been going back and forth with Troy Warner who works for Essex Apartments who barely responds every week or so. Do yourself a favor and just live farther away from the university if you can, you'll save yourself months of sleep and mental health sanity. read more

Exceptional place to live! The leasing staff is very kind and helpful. They take the time to get to know their residents, and are extremely gracious to help with any related needs of Marbrisa. The Maintenance team is absolutely incredible. Efficient and very respectful. Anything you need done is handled as soon as possible. It has been my favorite apartment complex. After my two years of enjoyable time at Marbrisa, I am writing this review to sincerely thank every person working there. Ana is the person I contact for any lease relevant issues, and she responds emails like minutes. David and Jesse are the persons for maintenance. After submitting an online request, they come and fix things on the very same day. Albert is in charge of cleaning, and he is an excellent Spanish teacher! The common thing among all of them is FRIENDLY. They are so nice to everyone, which makes us feel this is our HOME. My wife and I moved out, but we have missed those DEAR FRIENDS already. I'm a little late but just wanted to take the time to thank the maintenance staff here! Thanksgiving evening, my stove went out... my wife was just about ready to kill me and I was in fear for my pal Mr. Biggglesworth (cat). However after calling David (maintenance) he said it was an easy fix and would head out right away... after 45 minutes of patiently waiting and also thinking of where me and my cat could live if my wife didn't get this holiday ham made for dinner... David got everything up and running! He was nothing but kind! I hope he and his family had a wonderful Thanksgiving cause he saved mine. Thank you David! read more

This review is long over due - so here it goes. Anyone looking to rent at Marbrisa Apartments please BEWARE !! These guys are cheats and will take you for a RIDE and charge you fees like you won't believe. My son and his friends stayed at Marbrisa for 3 years and when it came time to leaving, they upcharged them for EVERYTHING. The boys decided to leave Marbrisa and we were told to have the apartment cleaned for which we hired a Professional 'cleaning crew' to have the apartment cleaned. Marbrisa then charged us extra for cleaning the apartment and when we brought this to their attention they did NOTHING about it and wanted us to pay them the extra amount. - They are UNRESPONSIVE when it comes to contacting them via phone or email - One thing I can say about the individuals that work there is that they are LAZY - They are very difficult to deal with. If I could give them a ZERO STAR I would - unfortunately that wasn't an option. For those that are looking to rent, my suggestion, please go ELSEWHERE and DO NOT RENT HERE !! read more

Let me just start off by saying the men that work in the maintenance department in this apartment are amazing. They are very responsive and fix anything that's wrong very quickly. They are the only reason why I didn't leave a 1 star. First off, your car WILL get broken into here. My car got broken into inside of the parking garage and nothing has been done to install cameras or security. Regardless, they stole sunglasses and my gate remote. So now they have free reign on all of the cars in the apartment complex now. Not only did the front office worker (Ana) not care, but she was prepared to charge me $75 to replace the remote unless I provided a police report for the incident. Fair enough, so I file the police report same day, in which the officer let me know the report won't be ready for some time. So I provided Ana with the Report number and she still did not want to accept the report number and wanted an itemized list instead. Also, your mail WILL get stolen here. Our mailboxes have been vandalized three times in the past 4 months and still have yet to be fixed. The only thing you will get from the front office is printed directions to FedEx and a generic apology in the form of a poster. The fire alarms will continue to go off randomly. They go off for an hour at a time for no particular reason. It takes a full hour for them to turn them off so you are basically forced to leave the premises until it's fixed. Overall the units are very expensive for what you get, and the front office workers are very nice to recruit you to here. However, once you live here or are preparing to leave the community, they will not answer phones or emails. I called them 20 times today before I got a response. And when Ana answers she's so passive aggressive and not as friendly as when she first talked to me at the beginning of my lease. read more

Just came from a walk-In apartment survey for a one-bedroom presented by Tabithia Banando. Very cordial and attentive manager. The unit very nice and upgraded with the latest stainless steel appliances - for my needs the space is good enough. The work with DIRECTV - however make sure to check because of the unit your may pick or assign - you may end up going with FIOS OR Time Warner for your satellite or cable and WIFI residential services. Tiny gym - but hey at least it's good to have the convenience. Halls and premises were clean All appliances are included - fridge, microwave, dishwasher and stove. Big plus washer and dryer inside the unit. I'm very much considering this place as possibility. read more

I rented from Mabrisa apartments for only about five months but it was an awesome experience. Ryan and Blake were extremely accommodating at every step. There's a number of experiences I can speak to but a couple that stand out: We were going to Hawaii and forgot we needed an extra parking spot, Ryan was able to accommodate and get us an extra spot while we were gone. In addition, Ryan helped make the application process incredibly easy and seamless for us. Our last apartment complex prior to Mabrisa was absolutely awful and Ryan was an incredible partner and helped us at every step. Do you like your mail and packages being stolen? Do you like your car broken into with no security cameras or security team? Do you like to share your space with ants? Do you like perpetually broken ACs? Do you like such thin walls that you can hear everything? If you answered yes to any of these questions I have the perfect place for you. Otherwise STAY AWAY. This place was a nightmare beginning to end. The new management team care more about themselves than the actual residents. They're rude, unhelpful and mean. The amount of money I have lost on stolen packages and mail could've paid for my rent 10 times over. When I reached out to management they basically told me that it sucks to suck. They're extremely AWFUL people with AWFUL moral and ethics and perpetuate how great and safe this place is and it's NOT. They also raised my rent ~$200 in the middle of a pandemic when people can barely afford their car payments and to feed themselves. My AC unit was always broken and I had ants ALL the time. Parking sucks and don't bother placing a noise complaint because no one cares. Honestly a cardboard box under the 405 would have been better than this absolute hellhole. If you have ~$2k to spend on rent, I am BEGGING you to go somewhere else. read more

I strongly suggest NO ONE MOVE HERE, below are the reasons why. MOLD The bathrooms generate a lot of black mold even if you keep the windows open, bathroom door open, and fan on. After taking a shower there was ALWAYS black mold on the back of the door and shower curtain. We constantly clean the bathroom and spray everything with bleach but it always comes back. Its concerning to know how much black mold we breathe in. I began having breathing issues since moving into Marbrisa. After a year of living at Marbrisa we decided we needed to move out, as we began disassembling our furniture we saw black mold everywhere. I am constantly cleaning and opened the window and doors when we did laundry (as Marbrisa management instructed) but mold was all over our apartment. It was under our couch, under our bed, and all over our belongings. The hot air that is let out by the washer and dryer flows back into the apartment instead of outside creating a breading ground for mold. It destroyed our furniture and since moving I have felt a million times better. Marbrisa states on their lease that mold will sometimes show up in the apartment, but I did not think it would be to this extent. While they cannot be held liable, this is a serious health hazard. FIRE ALARMS Building fire alarms go off AT LEAST once a month here and it always seems to be in the middle of the night (2-3am). I don't think there was actually anything wrong, so it was a complete waste of the firemen's time. It's also scary to think what would happen if there was actually a fire because people stay inside (rightfully so since it goes off in the middle of the night and management never gave instructions on what to do since there's so many false alarms). CAR BREAK-INS My boyfriends car alarm went off one night at around 11pm and then we heard a loud sawing noise. He was down to the parking structure within two minutes and in that time someone had broken into and out of the parking structure, sawed of his catalytic converter as well as damaging other components. They of course don't have cameras in the parking structure or the mailrooms (even after suggesting on more than one occasion and getting told they'd bring it up with management). We had to call the police to file a report then spend weeks with insurance trying to fix this. When we brought this to managements attention they did not inform the complex (which had us wondering about how often this may happen with out us knowing) and gave no solution. In an email to the community months after that incident, they mentioned the increase of car related crimes in and around the community and reassured us that "crime can happen anywhere!"... Thanks! In our correspondence with management, they said they might get cameras in a "few years", yeah, ok. Car alarms go off frequently so we honestly didn't even think it was our car until we hear a sawing sound that sounded close. We know that catalytic converters are being stolen at a higher rate right now, but one would think that a private garage would be secure. They also stated they had a "courtesy patrol company" which we have never seen and did not follow up or show in the hour after the theft when I was talking with the police. Since the incident, we have seen no effort in preventing similar issues from occurring in the future. MAILROOM BREAK-INS We had our mailbox broken into several since living here (we only lived here a year). Someone pries all the mailboxes open to check if anything is inside and then steals whatever mail is in there. This happens frequently and you can even see scratches on the mailboxes. When brought to managements attention they also give the same unhelpful response and no action is taken. One time someone tried to pry the main mailman keyhole and jammed it, making it impossible for the mailman to put new mail into. It took over a month to fix and we had to drive to the mail annex to pick up our mail. I think a simple camera would fix this but when asked if they could install one they said they sent a "request" to upper management (yet no follow-up or actual action was taken). NOISE On the floor above mine someone would run up and down the hallways at least once a day. This running would shake not only our apartment but everyone else's. There has also been multiple verbal fights all around that last an hour and when they scream and stomp everyone can hear it. The car noise is absolutely ridiculous here. It's not anything management can control besides replacing windows for soundproof ones, but because its at the bottom of a hill on PCH people with loud exhausts gun it right next to the apartment at all hours of the day. AMENITIES Because of covid-19 none of the amenities were open (with exception of the pool and gym here and there) which I understand and think is responsible, but my issue is with the fact that they did not compensate financially as no one was using it. PLEASE READ BEFORE RENTING HERE!! THIS PLACE IS RUN BY GREEDY UNTRUSTWORTHY PEOPLE! I have never had a worse leasing experience than at this complex and heres why: On Aug 27 I viewed the Jr. One Bedroom apt with Norma and fill out app. I hear nothing from her, but on Sept 9 I check the Marbrisa website and I notice that it is AVAILABLE but at a higher rate. I email Norma wondering if for some reason my application was rejected, but she reassures me that the apt is reserved for me. I receive the contracts on Sept 15 AND SIGN THEM. However on Sept 18 I get a call and an email from a Kalvin Choi stating that the current tenant decided THAT DAY to stay until Dec. How could a tenant decide EIGHT days before I'm supposed to move-in that they want to stay. The lease clearly states you have to give a 30 day notice on top of that, most apts are vacated for a week to two weeks before the new tenant arrives in order to clean up. It doesn't add up. THE RUDEST thing though was that when Kalvin Choi called me to tell me this, he said that "at best" he could give me my holding deposit back AND NOT MY APPLICATION FEE back because they used it to make the credit report. I obviously wouldn't have applied if I had known that the apt wasn't available. When I ask Kalvin Choi how a tenant could circumvent the 30 day move-out notice, he responded with this email (screenshot attached). NO WHERE in the lease does it state the 30-day notice can be nullified. This is why the 30 day notice rule exists in the first place, to avoid these messy situations!! On top of that it clearly states that they owe me "a refund of all moneys paid," so why did he say that he could only give me a refund for the holding fee! Why did I have to even fight for it?! DO NOT APPLY HERE unless you want to run the possibility of not getting the apartment ONE WEEK before you're supposed to move-in and having only ONE week to find a new place. Save yourself the time and effort and find someplace cheaper. Yes there are "amenities," but the fitness room is laughable and know that you're paying for that pool to run. In the lease (screenshot attached), you are paying for some of the utilities such as water to run the complex. APPLY AT YOUR OWN RISK!!! read more

This place doesn't give two craps about its residents. The parking here is a complete joke, they waste six parking stalls in front for "future resident parking" that are never used during the day but they will tow you if you park there during business hours. Not a good look when they set their residents up to get towed or you gotta park 1/2 mile away on sketchy streets. We get absolutely no air circulation in our apartment, so we constantly have to scrub our shower and windows for mold. Most neighbors are nice but a lot of dog owners don't clean up after their dogs so watch where you walk. Living right next to the dog park definitely lowers the value of our apartment because people come at all hours of the night and leave the light on which shines through our "blinds" but obviously we still pay full price. Gate is always broken/open so I'm sure that that something to do with getting our bikes stolen off our balcony. Never had any issues with management just wish they'd have the residents best interest when it comes to parking issues. Jesse the maintenance guy is really friendly and a great worker. FIX THE PARKING SCENARIO AND STOP RAISING THE RENT EVERY SIX MONTHS! Can't wait till my lease is up, Essex / Marbrisa is a terrible value. read more

My girlfriend and I have lived here for a year and a half and have no complaints. The double balconies in our apartment as well as the appliances (in unit washer and dryer is great) are all a major plus. The management team at Marbrisa is amazing. They are all very friendly and always make a point to get to know the tenants and ask how everything is going. Jessie (Jesus), the maintenance manager is especially amazing. He always offers his assistance and anytime we've needed help with anything he's always there right away to handle it with a smile (even on his days off). Ana and Kathleen in the leasing office are super friendly, personable and helpful. Overall, the staff / management here may be Marbrisa's best asset. Would definitely recommend to anyone considering moving here. read more

Was she judging me based on my age or Latino ethnicity? Kathleen Gomez-Hewitt is the warm, wonderful apartment manager there. The apartments are just perfect for a young single person, but she is the hidden gem. This is our son's first apartment and she has made the experience so wonderful for him. She is just a class act in every way. I wish I had such a caring apartment manager when I was in my early 20's. read more
