1/5 - Disappointing move-out experience I'm a former tenant of The Marc Apartments in San Marcos, and my move-out experience was extremely frustrating. After vacating, I was charged $550 in total move-out fees for carpet cleaning, painting, and general cleaning. These charges included items that were not identified during the pre-move-out inspection. At that inspection, I was told the unit was in good condition and that I might only incur a very small paint-related charge, and I was given instructions on how to address it to avoid the fee. I followed those instructions, yet I was still charged not only for painting, but for additional cleaning items that were never raised beforehand. When I disputed the charges, communication was slow and inconsistent. I was also incorrectly charged a $125 late fee, which was only reversed after I noticed it and followed up. Issues like this are concerning, especially given that MG Properties has previously been involved in litigation related to security deposit and move-out practices. I attempted to resolve the matter outside of court, but was unable to reach a resolution. I ultimately filed a small claims case and prevailed. Even after the judgment, payment required weeks of follow-up, and the first check issued to me was made out incorrectly, causing further delay. Based on my experience, this does not appear to be a simple one-time error. A fellow tenant I lived with was assessed the same types of move-out charges and chose not to dispute them, and the pattern of charges was consistent with what I experienced. Renters should document everything and be prepared to advocate for themselves during move-out. There are too many other apartments in San Diego County to deal with this level of stress. While I received a canned "I'm sorry response" on my yelp review (as did everyone else) my issues were never tended to. Even though the apartment did not give me the required Notice of Exemption with my lease when I signed stating they are exempt from the tenant protection act their position stood that giving me the notice with my rent increase notice increasing my rent by almost 80% is sufficient (it's not) (also keep in mind they were trying to charge me almost 80% above the rate that they have similar units listed on their website). Notwithstanding, instead of fighting them I chose to quickly find a place to move which I'm so happy I did because the new place has great reviews and is beautiful (however I had the funds to do this). I've seen terrible reviews about what they try to charge you at move out. While I let the first few instances lie temporarily, I will take them to small claims court if they try to over charge me as I left the apartment very clean and in very good condition. Btw I've never left a bad review until this place. Good luck guys and do yourself a favor and stay away until they get new management. read more

Apartment itself was alright, water pressure was bad, every sink and shower takes 30 min to get hot. Dishwasher needs to be washed twice because it doesn't heat up. Staff make the Grinch look like he's jolly, super rude on phone, visibly irritated when you ask them anything relating to what their job description entails. Toilets ended up backing up with other people's waste and it took the repair staff 3 days to fix. if you put your trash out 15 min before the staff comes to get it, you will get charged 25 dollars. One staff member is extremely rude to talk to; I think his name was Dickenson or something. 1/5 would not live there again. read more

STAY AWAY if you have less than perfect credit. I'm also jealous of the folks that got a proper tour of the facilities. It took us 27 minutes and 2 trips back to the office from multiple buildings for her to get the right keys before I walked in to a vacant apartment. Not to mention, she opened an occupied apartment as she had the wrong information and keys yet again. She kept apologizing and saying she was new and I don't blame her, I blame management for haphazardly leaving for vacation and having someone who is not properly trained to give tours and answer questions. Most of the responses I received were " I don't know, I'm new". I was completely transparent when I arrived regarding my credit and was told not to worry as the manager can manually override a denial as long as everything else checks out, which it did. I spent countless hours back and forth with paperwork/emails/confirmations just to be told they needed a guarantor. I provided them with everything they needed almost immediately. Less than 12 hours later I received a call that I couldn't answer due to being at work followed by an aggressive "tell your guarantor to hurry up" email, in not so many words. I was also reminded that my deposit would only be valid for 14 days. It had been 6 days, 2 of which were the weekend and her manager was off during that time. Not to mention I had an email that went completely ignored and was told " I never go it" which couldn't be further from the truth. I have been living at the same place for nearly 7 years and never missed rent. The landlord wrote me a stellar letter of recommendation and even filled out THEIR documents stating such. I'm only moving because he has decided to sell the house. The manager seems to be out of touch with their industry, and apparently its not familiar with the recent credit bureau data breach, which is obviously out of my control. read more

Please do not go anywhere near the leasing office until you get all the information in writing these crooks will say all these wonderful things for you to lease with their apartment complex and have no flexibility nor any consent to start charging you unnecessary fees at the time of your checkout They will charge you literally an arm and a leg and say that we have notified you all these times, but yet I have not received a single notification. Your deposit is as good as nothing since they will not reimburse you back for the deposit you had placed in regardless of whatever anyone says was showing you the new apartment they will basically say that I have a misunderstanding of something Trust me. I'm in the customer service for over 11 years. I cannot misunderstand when someone is going through all unnecessary hidden charges and fees that just appear at the time of when you surrender your keys, the word gaslighting is being practiced over their religiously were one thing except from another person, and the second thing is from another person and the third person said another thing all sorts of crap don't believe single one of them don't get fooled by all the nice amenities which actually are not so nice except for the pool the gates stay open wide at night. There is no sense of security. There's no security footage there's no cameras. They charge you every single month for pest control yet there's no pest inspection done. They charge you every single month for water bill backage but yet you've already been paid that. At the moment they're trying to charge me something for November that I've already paid through my rent and today is 3 January and it says November charge back for water bill. Are you serious? The day before we moved in, they switched us to another unit because they double booked our unit. So this second unit, the carpet was in real bad shape. I don't think it had been cleaned let alone replaced. I suspect someone had just moved out and it was the only unit they had for us. Now, three years later, we move out and they are asking us to pay for new carpet. LOL. We refused. Asked for clarification on some other charges. Never got a response. Now they have already sent it to collections. What a racket. We've rented three other places and none of them stooped this low. AVOID. read more

I lived here for a bit over 3 years. Overall, this was not a terrible place to live, but there are a few items you should know about before considering living here. First, they increase rent every year, and because the property is relatively young, you will not be protected by CA rent increase caps, which they routinely exceed. Second, though they do have EV chargers sporadically around the campus, they are priced well above the prevalent rate in the community, so are not worth it. During my stay, they approximately tripled the EV charging rate without giving me any kind of notice. The end result was a rate more than 2x that of the nearby Tesla Supercharger. In addition to the $0.50 per kWh (at the time of this writing), they also charge a $20 per month fee just to use it. I considered using it just once in a while as a backup when I really needed it, but the monthly charge made that a losing proposition as well. Third, if you select a 2nd floor unit, be prepared for sleepless nights, as management will do practically nothing to manage noisy upstairs neighbors. The 3rd floor was a much better experience. And lastly, no matter how long you stay, or how well you clean when you leave, they will charge you for new paint, carpet cleaning, and general cleaning of the apartment. Other than that, staff are relatively friendly and cordial. The company itself just doesn't seem overly concerned with the law with regard to security deposits or noise levels. read more

There are no cameras anywhere, and I have now had my car broken into and my bike stolen on separate occasions. Anyway, I'm still posting this to all Marc affiliated yelp accounts: On their website it shows that this place is "nice" but clearly their marketing is full of lies. The main problem lies with the manager and her minions. Management is only nice to you when you are signing up for a lease but after I moved in, I realized that they're the worst people I have dealt with. They treat everyone like garbage. They also never respond to any of my requests and all emails are pretty much ignored. On the rare chance that they do reply, they make up the worst excuses. Recently, they had the audacity to tell me that they couldn't reply to my email as the manager was sick, but somehow she was still in her office despite the coronavirus quarantine. Amenities are always broken and everywhere you go there's always dog poop hiding somewhere. Hallways smell weird and in a catatonic state as they seem to have never been cleaned. Garbage piled up in the hallways as trash is only collected whenever they feel like it. Also, there are puke stains in every part of the building and no one ever bothered to clean them up to the point that they just dried up. Its so disgusting to walk around the complex as its just too dirty. So dirty in fact that the carpets are starting to smell like a combination of rotting fish and fermenting yeast. The CDC should be invited to clean and sterilize every inch of this place. read more

I signed a lease here 3 months ago and I have been displeased by the management. The apartment itself is nice but the management constantly sends us emails complaining about how residents aren't compliant with their extremely strict rules. The rent is too high given the fact that the amenities are always broken. The hot tub has been broken multiple times, again, in the span of only 3 months of me being here. The gate to enter the complex has got to be the slowest thing to open and has the worst sensor. Its been a while since I rented an apartment. I'm renting a room for my son who's going to UC San Marcos and was not able to get a dorm. Since the minute I signed the lease its been a nightmare, not easy at all. Its very complicated and very confusing. Also, the rooms are very small and very expensive. I regret signing the lease. Don't live here if you have a choice. Move in: The first rep that processed our application left without handover to anyone. So we were left hanging for weeks until someone finally picked up our calls and took over. The new rep didn't understand bank statements or documents in general, so we wasted a lot of time explaining and pointing out that we already sent the info they requested. Living there: - The garage gate was faulty and couldn't stay close for days sometimes. So the garage was basically free for all for extended periods of time. - Package situation is terrible. We got packages stolen 3 times. Packages got left wherever couriers felt like (leasing office, in Parcel Pending, in the wrong building etc.) and leasing office said they had no control over it. - Utilities (gas, water, trash, etc.) are quite pricey (at least $150pm for 2 people) and you'll get charged like $6 every month for utility bill "processing". Moving out: - You will get charged just to get a final statement. - Shady practice by sending generic paperwork with handwritten notes for cleaning, painting, instead of actual invoices for work done. - Don't expect to get your deposit back even if you left your unit the way you got it. read more

I lived at the MARC with my dog for the full length of my 12 months lease, and only moved because I needed to be closer to my kids. Before the move out, I would have given the complex 4 stars (not five because the carpet in the hallways desperately needs to be replaced since it has never been changed). I was lucky that I had great neighbors and the side walls were well insulated, so I never heard my neighbor's new born cry or any other noises associated with living in an apartment. I also had a nice cordial relationship with the property management, which helped in getting certain issues taken care of and get treats for my dog. Now for the bad news. My experienced soured on move out. I pride myself in ensuring that I leave a place in a better condition than when I first arrive. This was no exception. I spent hours cleaning the place top to bottom, and when I left, it was basically move in ready. There was the need for some light paint touch up (5 spots total, though 2 of them were pre-existing) and some very minor cleaning of the ceiling vent and on the baseboard by the front door. Since my trash bin was covering the baseboard, I just missed cleaning a little dust and didn't even think about the ceiling vent. In my mind, I did such an awesome job caring and cleaning the place, that surely I would get my full security deposit back, right? NOT!!! It turns out that my cleaning was not good enough, I was also responsible for carpet cleaning, and a ridiculous high ($190) paint charge. Based on the photo evidence they provided, they did reduce the paint charge by 50% to $95, which of course I appreciated, but knowing how much paint costs, and how much effort it would take to do the touch up, I can't help but feel that $95 was still way too much. I write this review to raise awareness of the move out costs that you will likely be charged for. Since my expectation was set at "I'm an excellent tenant, I left the place in better shape than when I received it, so I should be getting my security deposit back", to, "we don't care how well you took care of the place, we're still going to charge you a ridiculous carpet, paint and cleaning fees", I was very disappointed to see a final charge due of over $200. So buyer beware, their expectations are incredibly high, and it seems like no matter what you do, you will be billed various cleaning charges. Seems a bit of a scam to me since I've never encountered such level of scrutiny on move out, but this was my experience at the MARC. I just wish the same level of scrutiny had been provided at move in. If this had been the case, I would have known what to expect and would have documented the various imperfections that now I'm being billed for that were already there. Good luck on move out and don't be shocked by additional charges tagged to your final bill. read more

My wife and I lived at Marc San Marcos for two years starting in 2020 and ending this year in 2022. Our time at the Marc was nothing short of great! Maintenance was always polite and expedient in fixing issues, move in and move out were a breeze (and we even got a refund on our deposit which has never happened to me in all the apartments I've lived in), and the staff and facilities were amazing as well as accommodating. Anyone complaining here about broken or unpleasant things in their apartment clearly never used the maintenance team. We had a couple small thing (patio door not hung correctly, shower rod loose) normal things to expect. We simply put in a service request and within 48 hours those issues were resolved. I feel like people complain first and ask questions later. Prices have gone up quite a bit since we moved in under super low COVID prices, which drove us to purchase instead of rent. However, if we were still going to be renters, we absolutely would've signed another year with the Marc. Sean was always an amazing associate and never once disappointed us with his customer service and knowledge. The rest of the staff is newer so we don't know them as well, but they never shy away from helping as long as you do your part in communicating and reaching out. The ONLY complaint we had in our two years was some car break-ins. Unfortunately, It's an issue in the entire area not just the Marc and the Marc does at least have security patrols to help mitigate some of that. However, places like Palomar, the Marc, the shopping center down the road, and other amazing businesses are helping improve the area every day. Could not recommend enough! read more

I was living in Salt Lake city when I accepted a job in La Jolla, and was watching apartments to apply to when I received my offer letter. By the time I had the letter, all the apartments I has been watching were rented. I had to quickly find something I could afford. I saw some nice floor plans here and called to get some help. I was fortunate enough to get Herlinda on the phone and she was amazing! She helped me get a unit I could afford and was very accommodating about me having a friend do the walk through since I was out of state. I've lived here and am still living here for 12 going on 13 months. There are so many positives about this place, it's hard to think of where to start. The amenities are A1, though Covid shut down some of them. The front office and maintenance team are fantastic! They're always professional, bring the joy, and are eager to help and very respectful! At one point one of our neighbors were partying a bit too hard too often. One call to the front office and I never had to worry about that again! Though all of the Front office staff were very helpful, the one that helped me the most was Elizabeth and she was always very helpful, kind and happy to help. As for maintenance, anytime I ever called the office to have something fixed, they would be over within a few hours! For what you get, the pricing is also some of the best in San Marco's! 10/10 recommend! read more

Are you ready for an experience? Because that's exactly what's in store for those who choose to sign a lease at Marc San Marcos Apartments. Imagine seeing an exciting hardcover novel on Amazon with an attractive cover and a captivating synopsis urging you to take a deeper look. Judging the book by its cover, you order the book, it arrives in a few days and you grip it by the spine, crack it open and begin reading; only to find out 3 chapters in that you made the biggest mistake of your life. Well, that's exactly the experience you will have 3-months into your lease at this apartment complex. The moral of the story is, don't be fooled by the gorgeous finishes, spacious floor plans, common areas, and amenities. Once you move in, you'll regret it. Read on for details and check out the included pictures for added color. - The complex is poorly maintained. There is damage to walls, floors, and common areas with no upkeep. The carpets in the halls are stained and filled with garbage and liquids from trash. - There is dog stool and urine everywhere (in grass, planets, indoor hallways etc.) What makes it worse is that the landscaping is poorly designed, so water doesn't drain well - so, whenever the grass it wet it mixes with the dog feces and urine to create a cesspool of germs. My dog contracted Giardia 3 times in a span of 3 months since I got him, so I am forced to take him off property now so he can potty in a clean environment. - There is trash everywhere on the ground. Outside, in common areas, in hallways and in the elevator. Speaking of trash, you'll be forced to pay for two trash bills, one of which is the mandatory trash valet which doesn't operate on Fridays and Saturdays or holidays. - Cheap build quality. Really cheap! You will hear your neighbor's music, TV, conversations, footsteps etc. - Thinking of living on the third floor to avoid noise from neighbors above you? Nice try! You can hear your neighbors below you, specially if they slam cabinets, open or close doors or do laundry. The ground literally shakes with every door slam! How fun! Good luck getting that baby to sleep with the constant quakes. - If your apartment faces Armorlite Dr. you will hear the train every few hours into the next morning, especiall because the train honks its horn every time it passes the intersection. Also, note that sound travels much further at night so you will hear it much more during the evening ours. Armorlite Dr., in genera is also very high traffic due to the UPS distribution center being on the corner of Armorlite and Bingham. Trucks go and come all day and night. The Steel Factory across the street also has odd operational hours and tends to bring about a ridiculous amount of noise. - If your apartment faces Bigham Dr. you will hear even more noise from the UPS distribution center. You can't even have a peaceful weekend because the Hardly Davidson is right there too, and they throw parties with loud music pretty much every single week. - If your apartment faces the pool or is near any of the pedestrian gates - good luck! People never follow noise level ordinances and slam the doors as they walk in and out. - People smoke cigarettes and weed across the property and even go on the roof to do so during nighttime hours (so again, good luck if you live on the 3rd floor) - There are 4 gates that lead into the property, so while they may boast about a "gated community" be warned that these gates are often broken. - Speaking of anyone entering the property - did I mention there are homeless people around? They sleep in the Palomar College Transit Parking Lot and in the vacant warehouses across the street a little further down on Armorlike Boulevard. There have been countless occasions where I've seen homeless and/or non-residents on-site. Kids from the neighboring property Palomar Station also come over and use our pool. - In February I was victim of grand theft inside our parking garage in broad daylight at round 4 pm on a Sunday. An individual who did not live there had entered the property and stole over $3000+ out of my car's trunk. The individual was apprehended, and I ultimately got my stuff back, but the point is that it happened. - Call the North County Shariff's office and ask them how to obtain a report for all crimes that have happened in the past 6 months within the block of Marc San Marcos Apartments. Since our leasing consultant was off today, Amanda was really helpful in helping us resolve our issue the same day! Elizabeth and Cindy I believe were also accommodating in changing our move in date. Glad it worked out but gosh was that stressful. Yikes, Already RED FLAGS on move in day and I was looking forward to living here. This leasing team is so dysfunctional, after promising 1 month free rent they backed out of it and have regenerated the lease TWICE ALREADY. The lease I signed offered the 1 month free rent which is what renters want while moving during a pandemic!! Apparently our leasing consultant did not get approval for the offer he finalized with us, even tho we spoke to a "'Manager" who reassured us he would authorize the offer for us. When we call the front desk, they kept trying to say we don't have this offer even tho we went in to personally verify this. And I have an email verification as well. our move in day is TODAY and they are trying to make us sign another lease!? Ridiculous really. I've never had this issue on move in and I have lived in San Diego for 5+ years renting at different apartments. There aren't too many good things to say here. From the first day when we found a loose wood panel on top of the fridge our experience has been mediocre at best. The amenities look great and they would be if they were functional but the majority of the time they are not. The rent is too high to be worth the price they are charging. A quiet, well kept apartment complex, providing affordable price for what you get. Perhaps higher than the average, but in terms of "pay for what you get", you are getting way more than the average apartment complex. Fully equipped gyms, yes GYMS, they have two gyms, as well as two pools, two jacuzzis, as well as two barbecue areas each with three individual grills maintained by the site. Rooms are very spacious, I have a one bedroom with a king size bed and still more room than I know what to do with. Not to mention the walk in closet as well. The bathroom is another 5/5 stars; the tub is deep and very big, great for relaxing after a long night at the office, or perhaps studying all night long for finals. The kitchen is very spacious (again), with a deep deep dish sink, plenty of water pressure, and more cabinets than you'll be able to stock things into. The living room is, well you guessed it, a very spacious area, large enough for a couch, entertainment rack for a tv, and a coffee table, with plenty of walking space. This is a very modern complex with outlets on every wall and convenient jacks for Ethernet and appliances. The balcony, yes, there is a balcony, is large enough for some outdoor growing on a small scale for those that want to begin or possibly continue their gardening skills. This is also a pet friendly apartment complex so you'll often run across a friendly doggo on your way to and/or from the pool of your choosing, or perhaps a quick workout at the gym. Last, but certainly not least, you have the one, the only, Elizabeth. Hands down best leasing agent you'll ever hope to run into. Very nice, with an infinite bank of knowledge to set you on the right track and get you onto the right track towards your new home. When I was interested in leasing, she showed me around the entire complex, and mind you, the complex is fairly large. She didn't just take me on a small scaled down tour, we visited every important area of the complex and she took half an hour at least out of her day to fully accommodate me .... and then ... I came back with a friend and she gave us another tour! I spent about three months researching apartments within the Vista / San Marcos area, and When I visited the Marc, I was instantaneously sold; I knew this was going to be my next step in life, and I could not be happier with my decision, and I'm sure you won't be either read more

We toured with Dickerson on 8-11-23 and found him to very informative and helpful! The complex has a lot of great amenities and the apartments are nicely equipped with newer features/appliances. The apartment complex has new retail stores opening in their building in the next 1-2 months which will be nice. Also, they are within walking distance to shopping and schools. New management failing to meet expectations. MG Properties did not like my review and in turn created another Yelp location. How I miss Greystar. I have lived 2 years in this property and I have seen a transition no tenant should ever experience. Under Greystar, the complex used to be clean and tenants used to be friendly. Now elevators and public areas are filthy, the hallways smell, trash cans are full, walls are cracked and dirty, and bathrooms have no soap or paper towels. Tenants are constantly slamming doors and not respecting noise ordinances. I can no longer open the door to the balcony because people are always smoking. ( I have a newborn and the complex is supposed to be non-smoking). Many units are now also being listed for subletting in third party websites. I do not see strict enforcement of any rules by the new management team currently and in the foreseeable future. Unfortunately, I made the mistake of renewing my lease when the property was under Greystar and not knowing a change in owner/management was going to happen. My advice to prospective tenants: Do not be fooled by the facade of the new building. This once beautiful property is slowly becoming a place for filth and less desirable neighbors. read more

We had an emergency plumbing issue. I called Elizabeth. She has always been courteous and kind to us since we moved in. She was actually the first impression of the property on day one and wow is she awesome! So, Elizabeth handled our problem quick.. she got maintenance out to us within 10 minutes and I am so very thankful. The service man came in haste and was super polite and courteous. Gustavo is amazing at what he does. He fixed our issue and then knowing that there was something else pending on a work order looked at that too. Thank goodness that he did because it didn't need a part but just a special screwdriver and a special helping hand. Within minutes our issues we're solved and we are oh so very happy.
