The thing that makes Marea special and wonderful is the staff! We've lived here since 2010 and most of the staff has come and gone but the ones who have been here since I've been here are truly amazing. Fernando and Juan (maintenance) , Dawn and Carol (Management) are all highly engaged , compassionate warm human beings who take their roles seriously and run the place professionally but also treat each tenant with a deep level of kindness and individual consideration. They have truly become part of my family over the years. I have never in my recollection had to wait more that 24 hours for a maintenance request and Fernando and Juan always go out of their way to make sure things are repaired or replaced to my delight and complete satisfaction. FERNANDO and MARCOS helped me with an issue with my microwave, and I was delighted with the prompt, professional service from both of them. Fernando has a no-nonsense, expeditious way of handling all my maintenance requests at Marea Dana Point. Marcos happens to be my neighbor downstairs, and I'm always pleased with his friendly demeanor. I'm so thankful that he is very respectful and quiet. I'm lucky to have such amazing neighbors downstairs, including JUAN. I've heard from another neighbor that Marcos is very diligent with his work on the M collection, keeping everything pristine. I highly recommend Fernando, Juan, and Marcos for addressing any maintenance concerns. I've had Fernando help me many times, and he's always diligent and quick. Juan addressed many minor issues after I moved in. All three men are very friendly, and I enjoy bumping into them while exploring my new neighborhood at Marea. Another review after several years with a new update: The stars are only for the maintenance team as Fernando and other team members are always great, efficient and respectful. When it comes to management, it changes every 2-3 years and depending on the management team it affects the whole community when it comes to facility and common area maintainance, rules, responsiveness to problems etc. The current management team is useless when it comes to returning calls or resolving any issues. All they do is create new "rules" and roadblocks, telling residents what they are not allowed to do (that includes my neighbors who were forced to change their beautiful surroundings after more than a decade of living here because of the unfair management restrictions that did not exist prior to the new management team). So I'll just try to ignore the current facilities problems and annoying "policing" and nitpicking and will wait for the management to change in a year so that things go back to normal (hopefully). Previous management was good so that leaves me being hopeful that the next team will also be more professional and responsive than the current one. read more

I was a resident in the M Collection building for about 5 months and while the apartment has many great features, there was 1 very important thing that never got resolved, and that was the noise. We lived on the first and second floors of the 3-story building and each apartment had very loud noise (hard footsteps) emanating from the upstairs apartment. The footsteps were very hard, and they definitely affected our livability. This happened essentially around the clock...it didn't matter the time of day. We brought the issue up to the upstairs neighbors as well as the Marea management MANY times and nothing helped. Sometimes we got responses that were empathetic while other times it was said, those are normal apartment noises. We realized that even though there are tons of great things about this apartment complex, we could not tolerate the excessive noise. We moved out and had to pay a very big apartment exit termination fee. Be careful, or the same thing could happen to you. The management stated that the executive team was notified. Yes, but nothing was done to take away the noise. If it wasn't for the noise, I would give this apartment a 5 star. I hope something will be done so that future residents won't experience this problem. Darrell S. read more

This review is long overdue! I've been at Marea for around 8 mos. This is a wonderful place to live. My quality of life has improved as I can walk out my door and play pickleball, swim in the pool, hang out in the cabanas, bbq, or walk the trail to the beach. As far as the property management (Dawn, Shey, Jane, Nicole) they work with you to ensure you have a smooth transition into your new place. We continue to be amazed with the ways the property takes care of the needs of its residents' expectations after being here for nearly fours years. *The leasing office still gets you answers when you ask. *The maintenance staff continues to be friendly and responsive no matter how simple the twists (Fernando is the best and has a big smile when I see him). *The amenities haven't skipped a beat to complement a work/life balance in south county: clean pools, necessary fitness center options, and dog areas. Mold growing INSIDE MY APARTMENT! Green fuzzy Mold was randomly growing on my things that are out in the open. The Marea said it was "normal" because we "live by the beach". They Did nothing remove it or rectify the situation. I wanted to warn people now about living here. Yes the neighborhood gives lovely vibes, yes the amenities are great, and yes the location is stunning, but if I knew with the location i would also be getting green mold on almost every single item I own, I wouldn't haven't signed a lease OBVIOUSLY. All mold is toxic and mold growing on your daily use items isn't normal no matter how close you live to the beach... I'm from a barrier island in Florida.. I've literally never dealt with that in my life. We had to pay an extra month we didn't even live in the apartment so they could "have the apartment tested". I doubt they did. Then once they gave us their results we were going to hire a third party mold inspector but they ended up giving us the "nope, no mold here" results days before the end of the month, giving us no time to hire our own inspector, forcing us to pay yet ANOTHER month to get our own results. We ended up not paying for the extra extra month because who could afford that? And they gave us NOTHING to compensate us. That was our home, our things and our children's health at stake. They didn't care. Still don't. By the way we were sick nearly every week during the entire summer until we moved out. That much sickness during the summer... not normal. We threw away nearly everything we owned and cleaned what we could. We had a 2 year old and I was pregnant so we couldn't risk anything. The fact that the Marea thinks that pulling out some clean sheets from your linen closet and seeing green mold on all your sheets and the baskets they are in is normal is just baffling to me. Or mold growing in your child's closet, or on the side of your new couch, headphone cases, clothes, rugs. Etc. Guess that's just an average Tuesday living at the Marea... But hey they have food trucks and pickle ball. Oh and bugs. read more

He came quickly, figured out the issue (there were two) fixed one immediately and then went and got the stuff he needed to fix the second and took care of that too. I have lived at Marea for four years and have had an amazing experience. The value is great for what you pay. Two pools, two jacuzzis, a gym, nice walking trails, and you're a mile from the ocean. My wife and I have lived here in a 1-bedroom for just about a year now, and we really enjoy our place! The amenities come more or less as advertised. The pool is popular, the clubhouse area practical, the business center well equipped, and the gym is clean and decently stocked for most purposes. Walking around the community, you get a sense of community. We walk our dog throughout the complex and are greeted by those around us. They have occasional events (most recently the Kentucky Derby and Superbowl), so you can meet the neighbors and have a snack or a drink. The path to the beach is accessible from a single point on the north side of the community, and is a nice 25 min walk to a beach (though the beach isn't dog-friendly, the pathway alongside it is, and it is gorgeous.) The Staff here is accommodating and responsive; haven't really had a problem with them (we are pretty low key tenants, so it's not often we have a request). All-in-all this has proven a good place for my wife and I to start our young family! read more
