She agreed to take on both homes with a 2% commission on each home and 2.5% for buyer's agent. We've known Naomi for 25+ years. She switched the commissions and was pretty sneaky and deceitful. Upon signing the settlement agreement I became aware that she switched her commission to 2.5% and buyer's agent at 2%. The email below shows what was sent to Naomi and she agreed via email. My mother and I could have potentially received more showings and possibly a higher sale price. Do your research and go with a reputable company. The Redfin agents are taking 1.5% commission or a minimum of $4500 (which would be 2% for the Eva property). They also give the buyer's agent 2.5% commission. Would you be able to match this (2% for Eva and 2% for West Cheryl, buyer's agent would get 2.5%)? With interest rates being low, you may be able to get the full commission on Eva if they can get prequalified (use those saleswoman skills). In hindsight, we should have just put the houses up for sale after Jacque, but we weren't sure exactly what to reinvest in. The HOA is a royal pain as of the last year as you already know. It got really awkward when another realtor would show up (from a different company) and talk to us about how Kate was going to split the commission with them and ask how much we were approved for. she tried to make us come to her house on a Sunday night at 8pm to sign paperwork when my husband had to go to work at 2am! I had to teach her about docusign and ask if we could email and fax. its like she had no idea! She refused to come here more than 1 time! We finally called her boss and told him we were having problems with her. I don't think its professional to send texts and emails at midnight when we're sleeping. He did nothing, so we called his wife(the owner). They got upset with us because we went over their heads to get this problem solved. we had to fire her in the middle of our sale. she became friends with the people that were selling the house and we got screwed in the meantime. The things that we wanted fixed (binser)never got done! There was no one to protect us as buyers! when the sale finally was finished, some ones little old grandma brought us the keys to our new house! I have no idea how many people had keys to the new place because Kate had involved too many people. well one week after we moved in some one used a key(or garage door opener) and robbed us! They have a clause in their contract that if a major appliance breaks it's their option to repair. Our refrigerator died and they said tough luck and we had to buy one. Dishwasher went out and it took them 5 WEEKS to get it fixed. Here is a list of charges you get get when you get ready to move out. Smoke detector battery replace - $75/Ea Air filter replace - $75/Ea Light bulb replace - $10/Ea Failure to have a receipt for professional carpet cleaning $250 minimum Tangled blind strings - $30/ Ea etc..... We had a clause in our contract to go to month to month and the leasing agent called us up and told us that clause wouldn't be honored that we would be evicted if we tried to go month to month.
