My wife and I were tenets of Intempus in California for ~5 yrs and overall had a much better experience than any of the ~5 other places we've rented across 3 state the last few years. The main things that set them apart were their responsiveness and integrity. We never had an issue getting a service request addressed asap. There was a bit of a mixed up with returning our security deposit, but after talking to them, they took care of all of it. In my mind, they stand out among property management companies and I would gladly recommend them to future tenets or owners. read more

We hired Intempus in 2018 to manage our primary home as a rental so we could move down to SoCal for a job opportunity. They found a great couple that fit in perfectly with our neighbors and we couldn't have been happier. I mean, I was a little miffed when our property manager, Eugene, eventually handed us over to the guy who had previously been assisting him, but I could tell the new PM sincerely wanted to make us happy so that was weird but fine. Then, last year those renters moved out and our relationship with Intempus began to slowly unravel. We had moved back up to the Bay Area into a rental so when Intempus started telling us how much things were going to cost to get the unit move-in ready and I was able to drop by and see the work myself, I told them to not bother and I'd take care of it myself. I don't consider myself a cheap person, but I do value results for my money. Billing was nuts and took time to figure out what things were for and to contact Intempus and then wait for items to be credited. I ended up finding all my own contractors who were significantly cheaper and faster than the ones Intempus had bid. I'm guessing my house was rented out at a minimum 1 month faster because I got the work done myself. Turnaround time at Intempus had started to be simply lazy and billing even more inflated. Intempus ultimately found us another set of lovely renters (I will 100% admit that they are excellent at that). However, there were several repairs that needed to be done that Intempus dropped the ball on, BIG TIME. At the end of the 2nd month waiting for them to get an exterminator out to the property I decided to cut them loose. Our PM, Mike, meant well (I think), but I didn't want permanent damage to my house or to lose my tenants. Intempus never gave a good excuse or reason for the terrible project management on their part. I emailed them my 30 days and I didn't even get a "bye". My overall experience wasn't terrible, but my feeling in the end was that if you're not coming to Intempus with a multi-million dollar piece of property, an apartment building, or multiple homes for them to manage, then realistically you're going to be VERY low man on their list of priorities- and you should go elsewhere. read more

This management company is horrible do not hire them for your HOA. They do not follow the CC&R's. They are rude when you call the office and they do not help you when you have questions. I think they scam people just to get the most money they can. read more

I served for over a year on the HOA board of a condominium that was managed by Intempus. I found Intempus to be highly experienced and effective in managing the condominium and assisting the Board in making good decisions and carrying through on them. Intempus management is well informed regarding the laws & regulations applicable to HOA's and sought to ensure that the Board adhered to them. Intempus is also well organized and responsive to the needs of condominium communities. A particular shoutout to Eugene Korsunsky, President, who oversees all of Intempus' business and to MaryBeth Forcier, who is the day-to-day manager of my particular HOA community, among others, on behalf of Intempus. Don't let this company fool you about having the best customer service. It's exactly the opposite. They are ridiculously slow on responding back to emails. If I'm even being nice about the turnaround time of a reply, it's been a minimum of 2-3 weeks to get any reply back. Maybe it's not the case with every property manager at intempus, but is the case with Cassandra. It's understandable how busy it can get but to not even send a simple reply back that you're working on it, or a tbd on when they can get you an answer. Maybe Intempus needs to hire more support/property managers because it's pretty insane how long you have to wait for a reply or even adequate help from them. They only reply quickly when it benefits them. read more

(this would've been posted in 2022 but I never created my Yelp account - it saved the draft and I hated this experience so much I might as well post it 2 years late) My roommates and I began leasing a house in July for this upcoming school year through Intempus. Thus far, no one has moved because our University doesn't start until September 20th, but we have somehow received over 10 charges not related to our rent. Three separate times Intempus tried to fine us for there being "a mattress on the lawn", despite us repeatedly telling them we were not even at the house or on campus. For the month of July, Intempus tried to charge us the utilities for the past 6 month of usage, although they claim that was an accident. Once we did finally receive our utilities charge, it was $150 more than an our property manager had said the average was. Keep in mind that is despite not being on campus and using utilities like electricity/water. Besides issues like this, it couldn't be more apparent to us that Intempus doesn't care one iota for its tenants and is truly only concerned about profit. Look no further than the "convenience" fee to pay rent online. I guess it'd be more convenient if we mailed them a check? read more

If you are a property owner, I would not entrust Civitas Property Management with its management. We worked with a property manager at Civitas named Faith. There were countless communication difficulties. She replies to communications nearly instantly when it is to her benefit to do so. But when it is not to her benefit, she ignores the contact altogether. Rob is the new owner of Civitas. Civitas pricing is more expensive than other property management companies. Rob explained that their higher pricing because of their superior service but we experienced inferior service due to the communications issues. It takes quite of bit of entitlement to ask a Bay Area property owner to entrust you with their property and charge more for a service then not respond to communications from your client. Working with a property manager should solve problems and not create more but for us it did. With so much competition, healthy relationships with clients are the lifeblood of the real estate business so Civitas' approach is unfortunate. Your mileage may vary. Perhaps others might have had different and more positive experiences with other property managers at Civitas. read more

If you're a homeowner beware, they're likely to rent your house to a narcoleptic heroin addict because he fell asleep on the doorstep and was the only one there when an agent finally showed up the next day. I met James about two years ago when he answered the phone around 8:00 in the evening. I was actually expecting to hit voicemail since it was after 5:00 p.m.... on a Saturday...very close to the holidays, so when he picked up the call, I was slightly startled! From that moment, I was so grateful to have him on my side. James is always professional, prompt and kind. He patiently answers any questions, works around my hectic schedule and makes sure that everything is always taken care of. Whenever I need anything, he is always a phone call away and usually returns emails and phone calls within 24 hours. The property management business can be hit or miss in terms of service and follow-through, but not the case here: James and A&M management are just the best to work with! This property management is horrible. Christina to be exact. She never served the tenants with proper notice when inspections were to be done nor when they needed to do pest control treatments. She tried to have a tenant sign a form that she did not fully understand due to a language barrier. Then also tried to force this tenant to get rid of her pet that was with her in the unit years before this property management took over. She thought that should could try bulling an elderly tenant but got shut down after family members stood up to her. There was no need for her mistreatment of an elderly person but her disgusting behavior is also known with her past employers with other property management companies. This property management has been know under another company name and I recall my family having issues with them as well. They act nice at first but then treat you as if you are an inconvenience when they are to provide repairs services, inspection notices 24 hours before hand, and to return phone calls or emails in a timely manor. But careful when entering any leasing agreement with this property management. Keep copies and ask for copies of all documents, and also keep communication to emails for future reference. After phone calls email to clarify what was discussed because later on Christine would change what she said when confronted about what was discussed. Be careful and again document and get copies of everything. read more

First time dealing with a property management company and I have to say, it was the best experience ever. Patti and Maria were always professional and attentive to any and all concerns we had as tenants. They walked us through the move out process and processed our deposit with a quick turn around time. Made the transition smooth and even did the final walk through on a weekend so we didn't have to miss any more work than necessary. The only reason we moved is because the home is being sold. I've worked with Civitas/A&M for almost 3 years. They have been nothing but helpful with the many issues that arose over the years. The connections they have to contractors for repairs, etc are exceptional and affordable. Recently, Rob was my agent to sell the home I was renting and the transaction was incredibly smooth with a very quick closing. Given I was out of state, Rob handled everything for me remotely with immediate response and resolution of any issue or transaction. Why can't all Property Management Companies be like this? Every interaction I have had with A&M has been professional, courteous, and seamlessly effortless. They are clear, concise, and have honed their procedures in a way that has eradicated any complications. In the event of any complications, they respond quickly and handle whatever problem or concern you have in a more then timely fashion. A&M helped move me into a wonderful well kept two bedroom! When my lease was up Patti also took the time to help me find a new place. After searching countless apartments in the Bay Area, it was a breeze working with Patti: she was there on time, she confirmed appointments, she followed up with you afterwards, and she answered every single question I had, even before I had the chance of asking them! Rob was my Property Manager for a few short months and it was such a pleasure to work with him! He took over the property from our previous property manager and needless to say, I would have definitely stayed longer at the apartment if I was able. Rob was so attentive, friendly and honest. He responded to emails quickly and resolved any problems with the most detail. It was surprising (and really awesome) to have a property manager who was considerate of tenants and wanted to make sure we enjoyed living there as well. All of Rob's team (maintenance, etc.) were also incredibly respectful and punctual. They were easy to get in contact with and made sure to let us know in advance if they were going to be late or needed to reschedule. For example, when our laundry machine broke, I emailed Rob and the machine was fixed literally the very next day. It was so refreshing to have someone take care of the facilities in a timely manner. The move-out process was really simple as well. Rob answered all of my questions, helped my roommate and I with our transition out and worked with us until the day of move-out to make sure we got our deposits back as well. I think this goes to say that if you're willing to work with other people, be kind and respectful, that you will also get that in return from Rob and his team! I used A&M for 2 years now and had a great experience with them. The property they are managing is my first rent-out and I didn't know what to do to get it started but Patti helped me a lot and she almost did everything for me. I was staying at the property a few nights per week before I started renting out so there were a few furnitures to be removed and I had to have the walls re-painted. Patti coordinated to get rid of old bed and recommended me a very reasonable painter and cleaner (even she managed them to finish their work). Now that it's nearing a couple of years since they've tended to residents' needs, we thought it was time to write this review. After some fairly interesting experiences with our previous property management company, we decided it was time for a change and started the search for a new manager. We have a small (7 units) HOA and we needed a manager who could take on the tasks that we found were eating up too much of our time as volunteer board members. A&M entered the picture with an immediately appetizing quote for services, better technical capabilities by far as compared to our prior managers, and a much more personable experience for the board and association members. We met with Rob and, after allowing us a therapeutic venting session, he filled us in on the services A&M would be able to provide for us. We switched about 3 months ago and so far we're quite happy with the level of service, the availability of the folks at the company, and the price point we are at.
