My partner and I were approved for a unit after viewing three properties by this management! While…read more2 Lofts was shown in terrible condition (with bugs, old food, and stains still in place), we proceeded with applying for the cleanest unit which was even more of a red flag because for this unit they said someone was already suppose to pick up the key but she ghosted them! A week later Franny called with an approval and we also received an email confirmation. I mentioned I would be applying for Homeless Assistance through Contra Costa County, and they were obviously depending on it more than myself. This was my first time navigating permanent assistance, so I had questions. I asked if it was possible to separate the lease, I was informed the next day by Franny after checking with her broker they can't proceed with that & I was ok with that, as they still proceeded to go through with everything relying on the permanent assistance! Eventually, I found out the county was able to proceed with both of us on the lease, which was even better! Unfortunately, due to delays with my caseworker which I made a complaint on while trying to reach her for a week which I feel she was ignoring me on purpose because my case was switching to Alameda County July 1st which I just think she didn't want to do any paperwork for my assistance! After finding out I was denied assistance due to accepting a new job with the City of Oakland, my offer letter wasn't good enough & they wanted paystubs even though my worker told me I can. I told them it takes at least 3 weeks for the process & was waiting for my employee Id number Proof wasn't enough, unfortunately they wont pay more than 80% of your income. The moment Franny found out the county couldn't pay, she ghosted me. I emailed Franny the same day I was denied no response so I called the next day. Still, I offered to pay the entire deposit and rent out of pocket for the unit to the property management and even let them know I could bring the full payment the same or next day & move in on the 7th no later than the 15th! My partner makes 3.5-4x the rent, and I have additional self-employment income. Eventually, I was told they weren't moving forward with my application I was ultimately told the owner didn't want to deal with it I truly didn't understand and the reasons kept changing First, it was because originally planned to move in on the first Then, it was the "inconveniences with the county" (even though I was pushing the process myself) Then it was allegedly "fraud" because I asked about separating leases, which was an honest question, not a demand although after they still proceeded to ask and move forward with me! She said it seemed as if I was unreliable! Like huh? Then after I mentioned a fair housing complaint Franny stated the county thinks something is up with you too" A completely inappropriate comment that made me wonder if my confidential information was being shared improperly or if I was being retaliated against. I never received a written notice explaining why we were denied, even after asking twice. This experience delayed my family by two critical weeks, and based on how it unfolded, I strongly suspect source of income discrimination. We were transparent, financially qualified, ready to pay, and had solid rental history but none of it mattered at this point after they realized the county wouldn't be footing the bill. Which makes me realize I don't think they even did any job/ or rental history verifications! If you're a working person trying to get stable housing or using assistance in any way, be cautious. Based on my research, this is not a unique experience. It's common for people using public assistance to be treated as less-than even when they're offering to pay everything themselves. I'm filing a formal complaint with Fair Housing, and I'll continue to speak up not just for myself but for anyone who's ever been quietly discriminated against and made to feel like they are the problem. We deserve better.

While I worked with Olivia, she was very attentive in showing properties to us that fit what we were looking for. She made it very easy to make a decision and was accommodating to our schedules and needs. After move in, she was easy to get a hold of in regards to issues on the property that needed to be resolved. She always responded within a few hours (if not within that hour that I reached out to her) which is not the experience that I am having with the new company, unfortunately. I recommend working with Olivia to anyone looking for a rental in the Oakland/East Bay area.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

SLUMLORD. Would give zero stars if possible…read more From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.

Professional and Reliable Property Management I have been…read moreworking with The Cal Agents since 2025 to manage my house rental in the Bay Area, and it has been a consistently positive experience. Key Highlights: 1. Exceptional Team: I've had the pleasure of working with Wilsen, Ahyeza, Chris, Patricia, Jana, Fiona, Nikki, and Ramiro. They are professional, attentive, and easy to collaborate with. 2. Problem Solvers: One of their greatest strengths is that they never shy away from a hard problem. Whether it's a maintenance issue or a tenant concern, they tackle it head-on with a level of responsiveness that is hard to find. 3. Trusted Partnership: When you are looking for a partner to manage an investment property, creating an empathetic and caring relationship with the tenants is the most important factor. They have proven themselves to be reliable stewards of my property. Pro-Tip for Owners: Because they manage a diverse portfolio of both condos and houses, I found that providing clear context on my specific expectations for house-level marketing and maintenance from the start created a great feedback loop. Their receptiveness to this high level of communication is exactly why our partnership works so well; it ensures everyone is aligned from day one. Overall: If you need a team that is responsive and capable of handling the complexities of the Bay Area rental market, I highly recommend The Cal Agents.

Alexandra Moari is exceptional. Even though I called at a terribly early hour by mistake, she answered with professionalism, energy, honesty, and total clarity. She handled everything with remarkable care and efficiency: preparing the property, coordinating details, marketing the home, communicating with prospective tenants, and carefully vetting applicants until she found the perfect tenant for me. Throughout the entire process, she was responsive, thoughtful, knowledgeable, and incredibly organized. Every question I had was answered quickly and intelligently, and every step was handled with real attention and care. What also impressed me was that Alexandra does not work alone. She has built a strong team around her, and that makes a real difference. Joseph and Mariana were part of that larger sense of professionalism and support, and it was clear to me that Alexandra has surrounded herself with capable people who help things run smoothly. She also has reliable handymen and other professionals at the ready, people who can step in quickly, fix problems, prepare the home, and make things happen without delay. That kind of network is invaluable, especially when you are managing a property from across the country. What truly sets Alexandra apart is her integrity. She is honest, hardworking, deeply committed, and truly represents her clients well. As an out-of-state owner, that gave me enormous peace of mind. I feel incredibly fortunate to have found her. She is now my property manager, and I would not trust my home to anyone else. Highly, highly recommended.

By the next morning, our home was already listed and advertised (i think it was 22 outlets that RentWise marketed the home to). Within 48 hours we had ~30 contacts. RentWise showed the home to 5 lovely couples/families that weekend and 3 qualified applicants for us to chose from a couple days after. All-in all, the process took a little over a week. I cannot believe how fast we got qualified applicants and a lease executed. They are worth every penny (it probably would've taken me a month) not to mention they got us 10% more than the top end of my expectation. My first experience with RentWise, will update the review if anything changes during the length of the relationship. Thank you again RentWise!
