Marquis at Westchase is the best apartment complex I have lived at. It is quiet, safe, and well-maintained! I've been here for a year and recently renewed. I love that every unit has an attached garage and visitor parking has never been an issue. The maintenance crew is respectful and always quick to close out requests. The leasing office is always quick to answer questions via phone and email. Soany (leasing consultant) and Zawar (community director) are both super helpful and responsive. When I toured the Marquis at Westchase I had to have it!! The grounds are so clean!!!! The office staff is responsive and they get to know there residents. Ok the units have been updated and the garage is amazing!! I got a one bedroom and no one is above are below me and it's a corner unit. Went to visit my cousin here yesterday and was very pleased with the cleanliness of the complex and how beautiful her spacious apartment is. She has a 2 bedroom, 2 full bath apartment that has an attached garage--so convenient. The location is right in the middle of many shopping areas and restaurants, doesn't take long to get anywhere. (If I didn't live in Austin, Tx, I 'd definitely be renting here). My cousin also mentioned how friendly the office staff are, and also said that the few times she has had maintenance issues, they were resolved very quickly! She plans to stay until she purchases her own, and I totally see why. GREAT place to live! read more

In my experience being a resident at many of the apartment complexes in Houston, this is by far the best one that I have encountered so far. Soany, the leasing agent that works in their main office, was so sweet and kind to me and made me feel right at home before I even moved in! She made sure I met all the requirements and even worked with my budget so I can get approved. I am so grateful and I wish every apartment complex had a person like her! So kind! She made my day so much better just by being friendly, which is a quality that many people lack. I'm glad she's here and a great resource in the community. read more

It is a shame that this place has become trash, and not really talking about the apartments it self, but about their managment team, i lived here happy for over 9 months and had little to no issues with my aprtment, untill one day i walked out and saw a resident snooping around in my car and the cars next to it, i inmediate notified the office, to which the Assitand director, Lindsay comented that i had to call their operator becuse they in the office, did not handdle any of that, i let it go and couple days after my wife came to visit and had an altercation with another resident who threaten her becuse the gate was broken and she did not think it was clear for her car to go trough, i advised the office again hopefully to find a solution or talk to that other resident, but it was useless, last but not least Assistant director was always rude and on her phone texting or who knows, always asking residents with an issue to call, which i believe it is a non-proffesional vehabior, vecause of this many residents left including my self, i hope they get a good caring team that actually are interested in their investor/ bosses money. they always wanted to charge for certain things that werw never posted on my portal they wouldbjust withdraw the funds without providing a recipt of the charges. read more

The apartment I rented was ok at best and I think this place is very expensive for what you are getting. The garage is very small - not in length, but in width. If you have anything larger than a 2dr sports car... good luck to you. When I provided my notice to move out I was told by the manager I would get my security deposit back and I didn't. It simply isn't worth my time/energy to pester them about $80, which is probably what they planned on happening. Before that I had gotten a renewal notice and that my rent was going to go up by about $75 (5.5%) - pretty ridiculous. But, when I looked online after my notice of moving - the rent for my apartment was $150 (11%) less than what I was paying. Why would they want to increase my rent for no reason but then offer a new renter the same apartment at a considerable discount? Their economics don't make sense to me, as a businessman. The gate was broken and wide open several times over the course of my residence. Not that it matters anyway because you will see people who don't live here simply wait outside the gate for someone who does to open the gate and in they go. Furthermore, there isn't any real security. Even in the contract you will notice a clause stating the security cameras are for deterrence only - which means they aren't monitored I think. I don't even know if they are real cameras - my guess would be they are fake and for "deterrence only". There are literally dozens of apartment complexes in the immediate area. I suggest you shop around extensively before making a commitment. Edit: after moving out I realized my place was crawling with bed bugs and other insects. It was then clear to me why they are adamant about bug spraying every apartment every single month. Renters beware! read more

I would like to share something that happened when I moved out of The Marquis at Westchase. Owned by CWS. When I moved in in October of 2019 I had an email that broke out the fees I would be required to pay at move-in. Here is a breakdown: Total deposit 250.00 One time fees: Pet fee per Cat 600.00 Amenity fee 50.00 Pro-rated rent 1,303.00 Utility-Trash charges 29.00 Pet rent per pet per month 17.00 Pet rent per pet per month 17.00 Pest control 2.00 Admin processing fee 4.00 Total 2,272.00 After discussing the above, I paid the total to secure the apartment. I moved out before my lease was up and agreed to pay the base rent for one month (1,563.00). I also let the office personnel know that one of my cats had messed up the carpet in the master bedroom. On 9/10 I received my final statement. I was ok with the total amount of 291.08. I thought wow this will be great as I will only owe 41.08 when my deposit is applied. I went to the complex office to talk about applying my deposit. I was told that I did not pay a deposit and was shown on my lease that the line for deposit was populated with a zero. I could not argue with what was on the lease and I now understand that I paid a "fee" of 250.00 not to pay a deposit. Needless to say I was getting frustrated with the person I was talking to and even more so when she continued to tell me to calm down. I feel I was not being unreasonable in my frustration as I believe I had been taken advantage of by these people. I have paid the 291.08 and I am glad to be done with this experience. As we live in an age of electronic documents I would like impress on everyone how very important it is to read a lease agreement and I suggest downloading the document for your records. I did read the lease but do not remember seeing the deposit amount being zero and I did not download the document. All in all I would have to say that the two years I lived there was very unpleasant. My apartment faced a very busy street, the noise at night would wake me up. Some of the neighbors were inconsiderate and noisy. The dumpsters would be over flowing with furniture and mattresses taking up most of the space. Also, the apartment was like a cave. There were no lights in the living room area, the wattage on the other fixtures were not enough to give enough light to see clearly. Had to keep the blinds closed to keep the electric bills down. For 1273 square feet it was not unusual to have a 175.00 bill from June to September. That's keeping the thermostat set at 78 during the day and 72 at night. In my 2100 square foot house my bill is 150.00 using the same settings. Anyone thinking about renting at the Marquis at Westchase, don't do it! There are much nicer places to rent an apartment. Also, make sure the owner is not CWS. read more

Though management informed me they made contact with the resident about the noise, it's actually louder than before. #NightmareNextDoor comes to mind but I'm not fighting it any longer. We have loved living here for the past year but now sadly have to move out due to a job transfer (otherwise we'd absolutely be renewing our lease). The staff are friendly and helpful, residents are kind and respectful, facilities and landscaping are very well taken care of. There are a variety of spacious floor plans to choose from, each with an attached garage. Maintenance requests are promptly and thoroughly taken care of. This complex is in a fantastic location just minutes from shopping, dining, I-10, and Beltway 8. We will greatly miss the Marquis at Westchase! read more

I really enjoyed living in this complex. Management is really friendly and responsive. All of my maintenance requests were resolved within 24 hours. They keep the premises really clean. The staff takes you seriously. My dog was attacked by another dog in the complex who was off leash, and my complex sent the owner of the dog a violation for no leash. Zero complaints about this place. Also a really convenient location - in between HEB & whole foods. Complex is really quiet, never had any noise issues. Only reason I moved was to relocate to a new city. read more

My wife and I LOVE our new apartment. From the dog walking spaces to the lovely floral arrangements, I feed right at home. I lounging poolside and sipping coffee on the patio in the morning. It's nice and quiet without any road noises. My dog has even made a bestie. Also, plenty of eye candy while you're breaking up a sweat on the treadmill. read more

I have been here since January 2016 and love it. It is quiet and the neighbors are very friendly. Maintenance requests are resolved promptly. The office staff are responsive and try to quickly resolve any issue. I would recommend this property to family and friends. I gave only 4 stars because, upon move in, there were many issues with inoperable electrical outlets, cable connections and light switches. Most were fixed on request. So far it's a great complex. Pretty nice and quiet with no issues with the neighbors. Everyone keeps to themselves. I never had any issues with loud noise/residence like some apartment complex. Overall, I love being close by to all the stores and fast food if I need to grab something quick to cook at home or order out when coming home. Office staff are great in providing wonderful events and food for the residence. They provide great assistance and Maintence are quick on repairs. read more

I have to retract my original review. After being very happy there for the last 6 years, I went through a transfer that has been a cornucopia of ridiculousness. The "relatively" new office staff is only responsive if you do all the calling or going to the office. I had to go onto a different website to find out the apartment I was transferring to is smaller that the one that I had wanted. The apartment was supposed to be fully upgraded. It does have wood floors and new kitchen appliances. The counters were not upgraded to granite like my old apartment, the refrigerator is smaller, the washer has HALF the capacity and the dryer has long rusty scratches on it. Very frustrating to find out after the fact I'm paying more for less. Love the property itself and the maintenance staff is fantastic. Great place to live if you don't mind being the one to follow up on everything. Good Lord, I miss the old management. They knew how to be proactive. read more
