I've heard so many horror stories about management companies, so I did as much research as possible and spoke with as many companies as possible. We ended up choosing Clearstone and have not been disappointed. They are very communicative and responsive to issues and questions. They do a great job keeping an eye on the property, checking in with tenants and and keeping us informed. Incredibly reasonable monthly management and tenant placement fees. Everything done with attention to detail and diligence. Every tenant I had over 16 years was excellent and responsible, and I credit Kevin's expertise in screening renters for that. He and his team handled every issue that ever came up and always kept me in the loop. Kevin has an army of contractors to deploy at a moment's notice if a repair is ever needed, and he himself would go and scout my unit to tell me exactly what was going on and make sure I knew all my options. Last year I needed to lease my condo out for one year. Having rented a house before and having been…read morethrough a nasty eviction of a renter I wanted a good company to manage my condo unit. A friend at work suggested that I try Gardner & Gardner. I was very pleased with Kevin and his mother Ruby Gardner. They were able to list my unit and within about 1 1/2 weeks I had found someone that I had sign a 1 year lease. Well the lease ran until Aug 2010 and I'm now happily back inside my condo. I had no problem getting the renters security deposit back, like the lady that made the first review, because I placed his deposit in my credit union. During that time when I was finding the right person Ruby and Kevin kept in constant contact with me all the time by e-mail or phone and were very professional. There is nothing worst then being kept in the dark but that was not that case here. I was lucky that during the time of the lease nothing major went wrong with my unit. On the last day of the lease, when I took inventory of my items in the unit, Kevin and Ruby made me feel conformable, as well as the renter. If at any time in the future I plan to lease again I will definitely give them a call but I don't think that will happen anytime soon because I'm glad to be home again.

Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)
