    This place is pathetic. The office staff is completely useless. They'll send emails instructing…read morepeople what the rules are, but they never follow up on their vague threats. They won't tow cars blocking the drive aisle or parked in front of hallways. Complain all you want, they won't do anything about nuisances. The complex is filled with people who listen to their garbage music at maximum volume at all hours. So if you enjoy your sleep, you won't enjoy living next door to it. Not to mention the constant domestic incidents. There isn't a week that goes by that there are not multiple police cars here trying to break up whatever screaming/throwing match is going on. The garbage is constantly overflowing/broken. So much so that some people don't even take their garbage out. One apartment right next to the office left theirs on their porch for two weeks. It was, of course, torn apart by animals and spread all over. Management did nothing. Residents litter everywhere and management does nothing. There are multiple giant vicious dogs running around off-leash in the park, in the hallways, and in the parking lot. My little dog was attacked and I was actually bit in the process, but still nothing gets done about it. With all that you'd think the rent would be decent. Nope. They want almost $2,000 a month for a two bedroom. They routinely post on the rental apps so any apartment but if you're interested in a unit, it's actually significantly more than advertised. I called about that apartment, listed at $1600 a month, and was told it was $1950 a month. Oh, and besides when Covid closed the pool and hot tub, they've been broken for months on end. It's July right now, we just had a massive heatwave, and no pool available. I've actually lived here for more than two years and the pool has only been open for a week or so that whole time. All communication about the pool is just that it will be open "upon further notice." What am I paying for? The staff is so ridiculously lazy. I had an unexpected package delivered while I was out of town. I called the office to ask if they could pick it up and hold it for me. After asking for my Social Security Number (I have no idea why), they said they'd pick it up for me. Great! Nope! They called me back and left a message right before closing that they couldn't accept packages. I had to drive six hours that night home and back to where I was working to make sure my package wasn't stolen. Speaking of, some residents have resorted to Ring cameras and containers for their packages because there is so much package theft. Someone recently broke into a bunch of mailboxes here as well. So great security! Look somewhere else. This place sucks and is way overpriced.

Not only did we have to constantly inhale our neighbor's cigarette smoke that poured into our opened windows, but we had to see the buts thrown all over the property. Day after day, I'd have to walk by a display of cigarette buts. After I spoke to the office a couple times on this matter and the issue still continued I decided to speak directly to management. With little surprise, this was the first time they heard about this. This wasn't the first concern of mine that no action was taken on though. To make it easier, I will provide a list: *Neighbors leave their dogs barking for hours and hours and hours- sometimes through the night. The office tell you to call the cops, nothing they can do. *Neighbors leave piles of dog shit at their front door so you must smell this when coming and going. The office says they will handle it, but nothing happens for over a week and the smell amplifies to the point where you have to plug your nose and run by the door. Again, you tell the office and the neighbor begins piling bags of dog shit on his back patio. *Neighbors leave garage bags in halls. The office tells you they will speak to the tenant, but several days pass and it's still there so you take it upon yourself to carry it to the trash. But wait.. the bag tears open. Old food and worms.. YES WORMS fall out, quickly crawling and scattering throughout the hallway towards your door and your neighbors doors. Attached are photos.

We rented an older place from them, maybe built in the 50's. When we moved in, discovered the place had terrible windows with no insulation, a craptastic dishwasher that had to be ran twice most of the time, a sliding glass side door that didn't work because of rotten siding, along with mold in the bedroom and wasps coming in through the bedroom. A plus? They scheduled roof repair and didn't notify us, and my husband works from home. Imagine having roofers show up unannounced to pound away all day long without notice. Pat and staff would pretend to be sympathetic, but would always side with the owner. So, if you are a slum lord, go here. If not, look ANYWHERE else! We got a little over half our deposit back. We cleaned with white gloves and still got charged 140 bucks, and they use some insanely expensive mini blind company and were charged almost 200 bucks for their cheap mini blinds. I was extremely disappointed to see our returned deposit, yet was expecting that outcome based on everything else that happened. Not surprised. I will never use this company again.

Even though the market in Portland is extremely tough for a buyer right now, Peggy assured us that we would find a house we loved. She was calm and patient while still being realistic which eased our new home buyer nerves. It was only a few weeks before we were making an offer on a house we loved. Peggy's experience and breadth of knowledge showed as she guided us through the whole process. She communicated with us whenever we needed help and also let us know ahead of time what to expect during the next steps of the process. Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.
