As out-of-state property owners, it was crucial that we could depend on our property management company to help us effectively manage our property and give us peace of mind. Metro Property Management absolutely did that. Since partnering with them to manage our Condo in San Jose in 2011, we have had very little to worry about! Mike and his team were able to secure a long term tenant who renewed her lease several times to live in our unit for 3 years. After recently moving out in 2015, we found that the tenant and Metro really took care of our place as it looked the same as it had when we moved out in 2011! We appreciated that our property was always occupied and you helped to keep the expenses in check. The monthly income/expense statement was always accurate and easy to understand. We found that you were very responsive and could email or call with any questions or concerns. As single unit owners that were not professional property owners, this was much appreciated, you helped keep it simple. This year when we were ready to sell, you were also there for us! Metro and their real estate team (Jeff Minarik) also provided the best deal to help us take advantage of the climbing Bay Area housing market. Jeff really took care of managing it all! From cleaning to painting to minor maintenance and repairs before sale. Jeff listed our place quickly and sold it just as quickly, getting the highest offer to date in the neighborhood. We have rental properties that we managed ourselves until we decided we needed a professional to help us out because juggling everything became more than we wanted to deal with. We researched several companies and spoke with each to ensure we understood what we would be paying for. When I spoke with Desiree she was very patient and a great listener which I greatly appreciated because we felt like we had a lot to "dump" on her. She answered all our questions and gave us the most confidence over the competition because she oversees everything and nothing gets past her without getting the stamp of approval. We also needed work on a unit that we recently purchased that had a kitchen that was demoed when we bought it. I had already received 3 quotes from licensed and insured contractors that were through the roof. When I spoke with Desiree I gave her the run down of our properties and also mentioned we needed to complete a kitchen for our latest rental. She offered to have Artisan builders provide a quote prior to me signing any agreement or contract. We received a reasonable quote that was less than the 3 prior. Remodeling for us has always been a challenging process with contractors. Reno was hands down the best at his craft, timely and affordable. We couldn't have asked for more. 6months later we have been very happy with the professionalism, responsiveness and peace of mind Desiree has provided. At the time when I was looking, I checked a number of other companies in terms of the price they charged and overall how I felt about them in person. Metro Property Management turned out to be one that was charging the most reasonable price in terms of monthly commission and other fees for renting my house out. In terms of quality of service I didn't know what to expect - as it was my first property to be renting out through a third party - until I met with the agent at the house. She was so passionate and knowledgeable about the neighborhood and the history of the houses that she earned my trust in no time. Do not use this company. They lack integrity. Desiree didn't disclose an important fact when we started - she uses her husband's company Artisan Builders for most of the maintenance work. Yes, it was in the fine print of the contract but it was her ethical responsibility to also mention it, and she didn't. She managed multiple units for us and maintenance expenses were astronomical - in fact, five times the amount we incurred with a previous manager. And the money went to Artisan. She was smart about it - it would be multiple small expenses of $300 or less with each property and across all properties, so she didn't need us to authorize them. Together, they added up to thousands of dollars. She always brought in other quotes that were much higher than Artisan's when we asked for multiple estimates, but when we took a look, those estimates were not even for our properties or projects. And once we told her not to use Artisan, her professionalism and service dropped to a zero. She was rude and unavailable during business hours. She double counted leasing and property management fees and refused to return them when we discovered this. So again, do not use this company if you want a property manager who you can at least trust. read more

Not only is Mike not available when you need him, but Mike does business with an overpriced contractor who does poor quality work. I can only speak as my experience as a tenant with Mike who represents Metro Property Management. He does not have a clue when it comes to basic building construction and tenant/renter laws. He is a walking lawsuit waiting to happen and is as dishonest as they come. I called this company today from an ad I saw on Craigslist and the woman who answered said her name was "Sandra" and when I asked about the rental I saw, she said it's being rented. Bummer. I casually replied, "Oh, you got someone to take that off your hands already?" She then replied with a very dry sarcastic, "Yes we got someone to take it off our hands. Lucky us." Sounded dead inside and very foul to hear that tone. And I as I started to ask, "Do you...[have any other rentals in San Jose available?]" she just said "Ok goodbye." And that's it. I was hung up on. I know she heard me start to talk. Sarcastic. Rude. If you don't like you job or are having personal issues or a bad day, don't take that out on customers of your business. read more

I had to dig up my old Yelp account, and do a password reset just to write this review. I can't really write a solid review on the services this company provides to it's tenants, because they lost me as a customer before I became one. My girlfriend and I were in the middle hunting for an apartment. We found a nice unit in San Jose, good price. I worked through the current tenant and was passed off to Mike Sarvis. Mike was professional and upfront with what was required. After he answered all of the questions I had, and paying the $70 application fee, I was then passed to Sandra (Sandy) Sarvis. That's where the whole thing took a nose dive. After sending in the applications and pay stubs containing all of the relevant and required information, she continued to email us the same cut and paste request for information. I am military, so my pay stub is an easy to read document called an LES, listing my salary, housing allowance, allotments etc. I wrote her an email explaining exactly where to look for the required information. The next day (27NOV) I got a call from her. It ranks as the single worst customer service experience I have ever had. Not only did she tell me my "rank and service meant nothing" to her, while trying to say something completely different, but she struggled in explaining, clearly, what was simply required to move the process forward. She also explained to me that she was a "little busy today" and would "see if [she] gets around to" working anything concerning our application. After going on about "how [she] does business" in an increasingly aggressive and hostile tone, she then goes on to telling me that I "present myself already as a bad tenant" because I am "arguing" with her. After threatening twice to hang up on me for asking questions, and providing no clear directions, we gave up. Throughout this one month process, my girlfriend and I have qualified for three separate other properties with absolutely no problems. Never in all of my experiences have I had poor customer service decide such a major life decision. While you might expect service like this from time to time at a retail store, to have such poor customer service at a property management company was unexpected. Like I mentioned in my email reply to them letting them know I was going with a different property, I am glad I seen this side of the company now, before I really needed them for something a year or more into the lease. If you get Sandra/Sandy on the phone, ask for Mike or hang up. read more

I've worked with MPM for almost a year now for my rental property and have been very pleased with my experience so far. Mike is great at taking care of all the paperwork, rental postings, potential tenant screenings, etc and I never had to worry one bit about the whole process of finding a tenant. He does the research on different vendors so that we have options to chose from (ie. cleaning services, etc). For any issues reported by the tenant, Mike has always quickly communicated this to me so that we can make a decision on how we can quickly resolve the problem. Worked with Mike Sarvis at MPM for an year when we rented a townhouse in San Jose. Mike was patient at our walk through with three overly anal people nitpicking over every little thing. Almost all the concerns we had at the walk through was addressed by the time we moved in. The only thing that wasn't was that some of the drawers still had nastiness from the previous folks left in them. But that blame should fall on the cleaning folks. During our stay the maintenance guy they used was quick and responsive, which is a huge plus. We were hoping to stay longer at the property, but the house was sold by the owner. read more

I am writing this review as a tenant who lived on one of the properties managed by Metro Property Management in the San Jose area. Mike Sarvis, one of the founders of the organization, was personally involved in managing our tenancy during the duration of our stay. We stayed at the property for 2 years and had the most pleasant experience with respect to property management. We never had any issues during our entire stay and we always got a response to any questions or requests we had for Metro Property Mgmt. We greatly appreciated the promptness and openness of the discussions we had with them. The move-out process was also a breeze. Mike personally inspected the property meticulously during our move out twice, once during the pre-move out inspection and then the post move-out, which I believe is great news for owners of any property. He was very fair and co-operative during the whole move out process. I can confidently say that this was our most pleasant stay and move out process so far in the Bay Area! According to me, a good tenancy experience is indicated by how less one has to communicate with the property management during the stay or after it. The lesser the communication needed, the better is the experience. We had to communicate with Metro Property manage for just the bare essentials, which is great!! ... The only flip side of it was that we missed an opportunity for the sparkling and friendly conversations with Mike whenever our questions were readily and promptly answered by him just over email. UPDATE: We recently had problems with our neighbor causing damage to our unit. Mike was available within an hour of my phone call, which was after business hours, and he quickly got contractors to the unit to assess the damage and start doing work immediately. I was impressed with the work, their willingness to work with our needs (allergies and chemical sensitivity), and their commitment to doing the right thing for not only the owner but the tenants as well. read more

It didn't take long for Mike to find a tenant for my property and he found a really good one who paid rent consistently on time. We've had extremely poor experience renting through Metro Property Management and Mike Sarvis. He deducted over $900 from our deposit for carpet cleaning in a 3-bedroom townhome and charged us $110 for changing two light bulbs!! RIDICULOUS!!! We had full deep cleaning professionally done prior to moving out and during walk through, Mike repeatedly mentioned about how great we maintained the property and that the home looked in move-in condition. He agreed to only charge us for shampooing the carpet in the living area, which we did not expect to be more than $100-$200. We are still trying to dispute the charges and get our money back from him. Renters beware when you're dealing with Mike and his company!! Replying to Mike's comment: There were no fake receipts. We used a professional cleaning crew that works for InstaMaids and have receipts and a copy of the check paid to them. Mike tried to add on all sorts of additional expenses such as cleaning exterior windows and screens for a town home unit. To top it all, he was very rude and abusive in his emails to us. Metro Property Management has been an absolute life saver for me. I have 2 rental properties that are now in their hands and I can sleep soundly. For years I rented the units myself only to find myself with lousy tenants who not only damaged the property but also failed to pay rent multiple times!! When I was in between tenants a friend of mine recommended I try a property management company and gave me Metro's information.. I called them and the owner Mike came out and met with me. Over the weekend, we encountered the need for an emergency repair. They were my property managers for about two or so years and it was the best experience I have had renting. I rented a studio at The 88 and the building was amazing and my unit was great. Anytime I had an issue, which was very rare, they immediately and efficiently helped. The move out and in and frankly the entire stay was painless due to their professionalism. My experience with Metro was ok-bad-good...let me explain. The "OK". When I met Mike (the owner) to go over paperwork, he said he would need a deposit check and the 1st months rent...standard procedure. The deposit check i was ok with, but my family wasn't moving into the house for another 10 days...why would I pay the first months rent if we didn't have access to the home for another 10 days? The answer, Mike was going on vacation and wouldn't be around to collect the 1st months rent on the day we were moving in, so he needed it now or we couldn't rent the home...not good customer service. My wife really wanted the rental, so reluctantly i said ok. The "bad". About 8 months into our lease the oven stopped working. Mike did a poor job of communicating with the repair person that the oven was broke and never had it replaced before we moved out. My family was without an oven for over 3 months! Mike first said he didn't have authority to replace a "big ticket item" without the "OK" for the owners, who where on an extended vacation...NOT MY PROBLEM! Later, Mike said his repair person was trying to contact us and we weren't returning his calls...NOT TRUE...he never called! Why would we want to live without an oven for 3 months?!?! Mike completely dropped the ball and didn't take responsibility. The "good". Mike was fair when he did the "move out" walk-through. Although the house was in great condition anyway, Mike didn't "nickel and dime" us on any small items. Mike returned our entire deposit. If you use Metro, stay on top of items that need to be fixed. read more

My boyfriend and I rented a condominium from MPM for the past year and a half. When we initially saw the unit listed on craigslist, we thought it was too good to be true. But, we gave the phone number a try and, sure enough, Mike, the owner of MPM, was on the other end! He arranged for a showing the same day (and a Sunday, mind you) and the unit was absolutely immaculate. We were stoked for the unit so we were willing to put up with the extensive application process -- it's clear that MPM really wants to understand what kind of people you are before placing you in one of their units. We had to dig up a lot of old info and all of my references confirmed that Mike actually called them to make sure our stories checked out. Mike processed our lease immediately after checking all of our references, allowing us to move in mid-month because he knew we were working on a tight timeline. The only issues we had throughout the duration of the lease were out of MPM's hands -- an ant infestation and a plumbing fiasco from faulty pipes. Both were dealt with extremely quickly by Mike personally AND over the weekend. I can only imagine that a larger company would have waited until Monday to take care of the issues, but Mike must check his email and voicemail over the weekend because both times we received immediate calls back. Both issues were also covered by MPM or the condo association with no out-of-pocket costs for us. MPM also offers an extremely convenient online rental payment system, which is an absolute lifesaver when we're traveling for work and struggle to get our checks in the mail on time. Overall, if you're looking to rent from a professional group that deals with issues in an incredibly professional manner, go through MPM. Very little hassle, very timely response times on anything you need, and overall a great experience for the last year and a half. read more

Our association with Mike Sarvis and Metro Property Management began in July of 2012. We found a townhouse on Craigslist, which was managed by MPM. We met Mike at the property for a showing and we immediately knew it was the house we wanted to rent. The application process was very easy, streamlined, and quite pleasant. All documents were handled via email except for the actual signing of the lease. We signed the lease at the same time of the walk through. Mike was very thorough in noting any discrepancies and showing us some of the luxuries of the townhouse. Mike made sure all open items were taken care of for us. He was negative my property as though it would not be rentable, even though it has been rented out in the past and it ended up getting rented out after only 5 days of vacancy, getting market rate for a high end property. I have had no business dealings with this company since March of 2010, yet somehow Mike from this business seems to remember the circumstances of our limited engagement and is somehow capable of discerning who I am based soley on my yelp screen name and account details. The problem of course is that Mike is wrong. I was not a student at the time. I was a working professional. I was never treated with respect nor was I asked the circumstances of my income.
