Beware if you're a tenant. I never got a good feeling from David, the property manager and owner of the business. He's very unprofessional, was always cut and dry and never even took the time to meet us. I don't understand why landlords give him their business. When we vacated the property he deducted $160 for leaving a brand new box of ice cream bars and an unopened bottle of soda in the refrigerator. He also deducted another $630 for a cleaning and an additional $25 for "air fresheners" bc he claimed the home smelled like dogs even though we paid $300 extra each month in our rent to account for the dogs. We had the place sanitized before we left and btw, the new tenants loved our dogs and were excited that we had dogs bc they did as well. These deductions were total BS and just went into his pockets. I highly suggest staying away from NorCal Property Management in San Jose. If you're a landlord, do you want the headaches that come with this guy? See the receipt attached for "air fresheners." David and his company have been managing my rental for the last 10 years and he has always been super helpful and professional. They will always go beyond what's needed when things go south. For example I've had really bad luck of having 3 water heaters go bad on me in the first 6 years of rental and each time David and his team managed to sort it out with the plumber and supplier of the unit without having me involved. The property we lived in had constant issues and every repair man hired was under qualified. Corners cut in every spot available on repairs to save money. If I could give zero stars I would. The NorCal Property management, collects rent but doesn't manage property. The Owner, David Krause has been contacted by several homeowners surrounding a NorCal rental property and has takes zero responsibility or action for the tenants. The tenants happen to host party's that look like something from a bad teen-movie, consistently. Events that last until 4am some mornings. The tenants leave trash in the front yard, are rude to the surrounding homeowners and have their party goers cut through neighboring houses. Please see my previous post (below) for the original review. This is the update that I had promised. I thought I had anticipated all possible outcomes for our day in court, but I apparently hadn't. But of course it all makes perfect sense in light of what we know about this company. While waiting in the courtroom for the session to begin, we was surprised to see David Krause enter with nothing in his hands except the complaint - no evidence, photos, nothing.  Shortly we discovered why.  Because he knew what was going to happen: my friend, the plaintiff, would be called to the stand only to be told by the judge that she was suing the wrong defendant; that she should be bringing the case against the landlord and not the property management company.  After looking up NorCal Properties small claims case history on the court webpage, we see there have been MANY such cases in the past.   David entered the courtroom secure in this knowledge.  Of course he didn't once bother to tell us that we needed to pursue the deposit issue with the landlord and not him, nor that the case we had built against him would have to basically start afresh with a new defendant.   Well, guess what.  My friend is actually quite familiar with the landlord - in fact she was naive enough to think they were good friends.  They're originally from the same country and had gotten quite chummy.  On quite a few occasions the landlord hired her ex (a contractor) to perform repairs in the properties he owns (obviously for cheap, since it was between "friends").  In fact, when my friend complained to him about the whole deposit debacle with NorCal Properties, he said "If it were up to me, I'd return your whole deposit, but unfortunately my hands are tied.  David manages the apartment's finances and I have no say."  So what we have here, in a nutshell, is a landlord and a property management company hiding behind one another whenever tenant issues arise - the ultimate slippery trickster tactic designed to make you throw in the towel and call it a day. Well, she's not giving up.  She's going to confront the landlord (who is quite aware of the situation) and if things don't get settled she will gladly go through the whole claims process again and get her day in court. read more

I've been a tenant for a property managed by Norcal for all of 3 days. David has been rude or condescending in every communication that I have had with him. When this was brought to his attention he became even more unprofessional. For a company that states "our business strives for great communication with our tenants, owners, and prospects. We would love to hear what you have to say" they are sorely missing the mark. I own a property in Seattle and I would be appalled if I knew my rental management company was communicating to my tenants in the way that David communicates with me. Amazing property manager when it comes to speed and quality of tenants so far. First tenant found paid at top of market price found within 2 weeks. Rents were automatic and stayed 2 years no issues. Replacement tenant found in a few days at top of market rate. Kept vacancy rate at minimal. Price to fix small items may be expensive but I live in east coast so perhaps San Jose is just like that. If you can get your own handyman do that but as far as the most important part of rental (rent checks and good tenants) top notch at finding those. read more

I used to sublet my house in San Jose for 5 years. NorCal did an amazing job! Always reachable, very detailed, prompt service. Another important thing is that I can concentrate on my business being sure that my house is properly managed and I needn't rescue for electricians or plumbers in case of any problem. If you guys really read the reviews, you'll notice that all the people who gives 5 stars don't even go into detail...the general bs. Everyone who gave 1 stars, are definitely real renters and NOT friends of his. I've been wanting to write this review forever. Also, I will NOT be responding back to whatever Dave rebuttals. This is NOT a debate, it's my experience. I rented from them in 2015, the place itself was cute. I didn't deal with Dave, at all, unless it came to money related. He sent his bff Marcus (who was un-licensed at the time, maybe even now) to deal with renters. Marcus wasn't knowledable with simple questions that was not listed on the property listing. Question such as "is there parking available?" Okay, I will give him props for saying he doesn't know and will have to check. But every other question I had after he said the same thing... meh. Anyways, I didn't interact with them a lot if I didn't have to. It's been a while so I don't remmeber exactly what I had in mind to write about.. I'm sure I had a list, but it's been a while. What I do remember was, I was late for rent ONE day....I come home to a fking piece of paper taped on my door with scotch tape. Um? 1) Could you not put it under the door like a professional? 2) Could you not at least fold the paper? Instead you had to leave it flapping and taped one end like it's an enviction. LIKE WTF?? Mind you this was one day past due... the papers read along the lines of (short version) if you don't pay you will be kicked out. Attached the rental agreement like I didn't have a copy. I'm just so confused.... are you a mafia? so a renter is late one day because they were on vacation you blast it out to the world? Anyways, I'm just SUPPPERRRR happy to be done with these people. You can learn a lot about a person from your first conversation. I was looking to rent out a home from NorCal Property Management. A man named David called me to ask about my moving date. When I called back to clarify about availability, he did answer my queries partially, but hung up before I could ask more questions. He absolutely had no courtesy in speaking with me. Rule no. 1 in doing business: mutual courtesy and respect. I would not do business with such a company. He seems to be good with people paying him (a.k.a property owners), but absolutely unprofessional while dealing with prospective tenants. Tenants should absolutely avoid him and his company. Unsolicited advice to Dave: This is a two sided business. Treat your prospects with some respect. They might just convert in the future. Bad reviews online have a cascading multiplier effect. You lose 10 prospective clients for every bad review. read more

I hope property owners and potential tenants are aware that this PM uses very non-standard logic when approving/declining potential tenants. They use a unique net-income algorithm that punishes people for making 401k contributions and does not include the use of W-2's to confirm income. When I offered to provide proof that I net almost 4 times the rent (even accounting for my the 401k contributions), well above the 2.5 number they need, they wanted no part of it. I offered to show the last three years of W-2's and they acted like they don't matter. My Experian score is over 800, which means nothing to them. I am fortunate to have the option to contribute to my 401k and think about my children/grandchildren's futures and choose to do so. I guess I should switch to the typical American YOLO way of life, and spend all my discretionary funds on booze, drugs, Starbucks and lotto. If I did that, I would qualify under the NorCal construct. What a bad grandparent I am. In the meantime the property I was interested in sits empty. NorCal also got my 52 bucks, for nothing. I have been approved by 4 other PM's in the last two weeks for properties that are more expensive. Go figure! read more

I can only talk from an owner's perspective. Our experience with Norcal and David's team has been great (over 3 years of renting). David is very fast to reply to questions, concerns or issues. His team will deal with workers, HOA related repairs etc. - everything is always very professional. They seem to do a good job too when finding new tenants as we never had issues. Their prices are fair and they do check on your house every 6 months to make sure everything is in good shape so it's re-assuring for the owner too. They also seem to nicely take care of the tenants as needed repairs seem to be done promptly. So whether you are an owner or future tenant, you can't go wrong with NorCal! read more

WARNING DO NOT USE THIS UNPROFESSIONAL PROPERTY MANAGEMENT COMPANY David make his living off of his tenants money. I don't know who does his repairs, but they sure don't know what their doing. A 5 year old could have done a better job on the issues I see here at the property I rent from them. There is drips running down the walls, doors, door casing and door jam. Where walls were patched you can obviously can tell. The door to my bedroom is hung backwards the door swings to the middle of the room instead of to the wall when I have to turn on the light, I have to open the door and close the door to turn the light on and when the doors open it covers half the light. I ran into this door twice in the middle of the night going to the bathroom. The door to the bathroom swings out into the hallway which I am almost hit someone else opening the door as they're walking down the hall a few times. Whoever installed the double pane Windows didn't know what they were doing because there's air seeping through, you can see the blinds moving when they're closed, you hear noise still coming through the windows. And when you open the window the very bottom of the window touches the frame of the window and there's about 2 inch gap on top so that means the back part of the window is not properly sealing against the other pane. The bottom of the hooded microwave is at the height of my eye brows and I am 5' 8" just to mention a few things wrong. I've only lived here for about 2 months, and my ex has been diagnosed with cancer so I offered to help her well she's going through her surgeries and other procedures and told her and my son to come stay with me. I asked David what do I have to do for them to live with me? He said they just have to fill out an application, but he would have to charge me $100 more per person. My ex is not working and she asked him what she should do, and he said don't worry about it your ex qualified by himself so no needs to worry. The day after they filled out the application he said that everything was good on my ex application that she checks out. But but on my sons, he has an eviction on his background check. I told him that has to be some kind of mistake, because he had never rented from anybody or nobody's ever evicted to him. He's lived with me or his mom his whole life. He did not care because with that stated on his background check he told me he could not let him live here even though I am responsible for the full rent. I am paying it by myself, not them. . He told me I have 3 days to give him a letter with a letter head of the company that filed the eviction saying that it was not my sons. Well that was on a Thursday afternoon. And probably not opened on weakends And if my son was still staying here after Sunday that he will give me a 3 day eviction notice also and he will take half my deposited charge me for anything that needs to be fixed also I will have to pay the rent for the amount of the time the unit is vacant So my son called that place who filed and told him that it will take 1 - 2 week to have it removed if not true. At this point I'm fumming. What am I supposed to do? Throw my son out on the streets? I don't think so! Then he texts me and said HE DID SOME DIGGING and found a eviction on her record. They were both in 2021 at the address of the house I was buying. We moved from there 2017 and he told me that they were still there in 2021 and he has proof from sorcess also videos. So I told him to let me see the videos. Never respond back. I tex him back the next day saying "that's what I thought, he was lying and what else is he lying about? A landlord is not supposed to research any thing than what the credit and background check says. That's invasion of privacy and looks like bulling also. And part of the cancer healing process is to stay stress free. Well he caused a lot of stress not only on my ex, but on my son and I. This guy has no heart and doesn't care about no one but himself. He strives on getting as much money from his tenants as he could do he can have more money in his pocket. He has a lot of bad reviews from tenants saying he has charged them for a loose screw, and keeping their deposits. He probably charges top dollar to the tenants for repairs and uses these cheep fly by night people to do the work. How does a person live with themselves knowing how he put families through the stress and other inconvenience he puts them through. The worst experience with any property manager we have had. They put in a tenant that was difficult, then they quit, leaving us to manage it from far away. We had stayed with them for a while out of inertia, but our entire experience was unpleasant and overall they provide very lousy service. And at the end they just royally sucked. I have been dealing with David for about 6 years now he has been helping me the house I have been renting since 2017. He has been extremely helpful, responsive and on top of everything to make sure we have no issues at the house. Being locked up and the world being on fire I figured I would finally take the time to share my story with Norcal Property Management. Another fire couldn't hurt. I won't get into specifics because I honestly believe David is a vindictive thug and do not want any association with him going forward. Feel free to Google "David Krause San Jose" and see what the results are; I found the third one to be really illuminating. Also, their realtor license is public information on the California government website, check that out as well. Both of these match up with the rude and combative comments he is making all over the yelp page to anyone that points out what a terrible service he offers. There are some redeeming qualities to the company. The ease in which I could contact maintenance, make payments, leased the property, etc. was pretty impressive. The only unfortunate thing is if you ever reached out to David or the maintenance team(excluding Rebecca who is extremely sweet) was that they were super dismissive and condescending. My tenancy with NorCal Property Management ended with them illegally holding onto our deposit and us having to tangibly threaten legal action in order to get him to bend the knee and return it to us. If you're a landlord and you don't particularly care about the ethics of who you work with then I would totally hire Norcal Property Management. David is a bulldog in the best and worst way and will make sure he pinches every penny from tenants like a slumlord. However, I think it's best to do a little background check on who you're dealing with and not just read through the yelp reviews that he practically begs you to give him when signing a lease. read more

Although my family and I didn't get the place we wanted, I wanted to write a review about their professional conduct and response. I was very skeptical on dealing with a property management since I've heard from friends about their nightmare-ish stories on dealing with other property managements. Nevertheless, I reached out and got a reply from Marcus. Right off the bat, he was EXTREMELY professional and friendly. The interaction was clear and to the point. He had sent me a text about the viewing of the condo and letting me know about the process at hand. We went to the viewing a couple of days later and he was exactly like the phone conversation, professional and friendly - things I tend to value the most. We looked at the condo, fell in love with it, but we were beaten to the punch by another applicant. Marcus was kind enough to respond to my inquiries/text messages and let me know that my refund for the application was processed. If I'm ever back in the market on looking for a new home, this will be the first place I will look into. read more

They provided comprehensive property reports every 6 months, clear account management, and tax documentation. They also did a fine job handling repairs both when preparing the property for rent and when issues occurred while the tenants were there.
