I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.

If you really want to keep people safe, security should be right at the front door. If you ask them why security is there, they will lie and say that it's to keep the building safe but in reality, it's because was a violent incident involving one of the people in the leasing office.

I've been living at Water Park Towers for over five and half years, and the only time I've moved has been to upgrade to a bigger apartment in the same building. There are many reasons for my above-average length of residency here, and all of them reflect well upon the building, its surrounding community and neighborhood, and the great Water Park Towers team that help this place to thrive. Let's begin with the building, itself. Constructed in the late 80s and recently having newly-renovated each unit upon vacancy, the building presents itself as having both been cozily lived in for years, while at the same time feeling exciting and brand new. The amenities are second-to-none, with a full gym, grill deck, pool, event and conference rooms and community wi-fi open to all residents in the common areas. As for the individual apartment units, they are also stacked with good stuff. As I mentioned, all units, upon vacancy, are renovated to a luxurious standard. Hard surface flooring, walk-in closets, in-home washer and dryer, AMAZING views of the airport, the D.C. monuments, and the upscale Crystal City/Pentagon City neighborhoods (depending on which way you're facing), Smart Home technology (you can unlock your door and control your thermostat from halfway around the world!) and other great features truly make every unit in Water Park Towers feel like a home. And that's just life inside the building; the surrounding neighborhood is great, too. Then place is called "Water Park Towers" because the building sits right next door to a recently renovated outdoor venue that features multiple, upscale gourmet food kiosks, a sound stage for concerts, a rooftop bar and - yes - a cascading man-made waterfall after which both the park and the apartment complex are named. It's a great place to come for a stroll, grab some Thai food, maybe have a drink and just relax at one of the many outdoor tables. Also, along Crystal Drive, you'll find a Whole Foods directly across the street, a CVS right by that, an Alamo Draft House Cinema showing all of the latest films (and some retro classics, too). Transportation wise, you're a five-minute walk from the Crystal City Metro station, and the building is extremely ride-share friendly due to its close location to Highway 1. Also, for exercise, there is a MASSIVE outdoor park complex just down the street that hosts collegiate-level soccer and LaCross matches, and doing a loop around both large fields is equal to almost a mile and a half worth of steps. Lastly, what makes Water Park Towers truly special is the talented team of professionals that work here. For starters, whenever I have had ANY issues related to maintenance -- anything from a leaky faucet to a busted dishwasher -- those issues have been resolved quickly and expertly by the highly skilled onsite maintenance team that keep this place running smoothly. Probably my most endearing memory of all the calls for maintenance I have put in was from back on the 4th of July in 2022. It was a really, REALLY hot summer that year, my AC just couldn't take it anymore, and so it gave out. It was a holiday, and I didn't expect it to get fixed too quickly. But, not one hour after putting in an emergency maintenance request, a technician was on site to get my apartment nice and chilled again. It was awesome. When it comes to customer/resident courtesy, there is a 24/7 concierge manning the main lobby. This person is always there to hand you your recently-delivered Amazon packages, direct your take-out delivery person where to go, and to even let you into the building when you have forgotten your keys (just make sure to have your ID on you.) Lastly, I'd be remiss if I didn't mention the wonderful front office staff who are always standing by to make sure that living at Water Park Towers is as great an experience it can possibly be. Whenever I have questions about my rent, my lease, questions about moving into a bigger unit (which I recently did, and the view of the airport is GREAT) the team of consultants down in the front office are always there to respond to my queries as professionally and expeditiously as possible. They truly are a talented team of professionals who really do care about the residents of Water Park Towers having a fulfilling, sustained and satisfactory living experience. For all the reasons listed above, I think it must be pretty apparent that I view the Water Park Towers Team and the building they manage as being fully worthy of FIVE STARS! First,…read moreand no disrespect to anyone, giving a rating of [5] on any type of review requires, is incumbent on the author to provide the written dialogue to support such a high level of opinion. Nice appliances and a friendly staff do not make [5] stars and really reads as a cant when it is critically analyzed. The facts are/include when a person/s show up to rent and actually have the ability to pay {or their parents...} the management company has done their due diligence, so students cannot be discriminated against of course. We now know D.C tenant law/processes a little better after this. My advice to anyone who takes the time to read this is document the behaviors/issues so to "memorialize" them, this in fact was critical in the cases of the [two] neighbors who were finally evicted prior to the federal marshals throwing their ***** out! The on-site and district management was very supportive and worked with us throughout these "dark" times to give us updates on the legal processes and also reimbursed us for rent and property damaged in the flood. Yes, most of the management and staff are very professional and actually follow-through on requests and are responsive to both verbal and written requests/concerns. Life on the 5th floor is now back to "normal" we are GLAD to report! This is a great location for us with all the "amenities close as well as work. Most everyone who lives here seems respectful and aware that they live in tight quarters and management/concierge staff are usually quick to resolve those small issues like people parking illegally and the wipes being empty in the fitness room. That all being said, and considering the "nature" of an apartment/condo living arrangements, this is a solid [4] stars. Upon moving in, I requested a walk prior to moving in with a leasing agent but I was told that that it needed to be on my own. Upon getting into the room, it looks pretty tight, but it is my fault for not realizing how small a 528 sf room would be. Walking pass the bedroom, I wasn't expecting it to be a sliding door with see thru glass. This was communicated to me that this would be frosted by the time I move in, apparently it wasn't and I was told they had a problem with their contractor so they are still working on it. To me, how specialized that there's only one contractor who would be able to do it---if it was me, I would fire them, if that was the case. Give me a can of spray paint, and I'll turn the room over in 30 minutes or less. This is cheaply constructed so that if they can't afford to put in a real wall, at least put in translucent glass. WHAT DO YOU CALL A 1-BD ROOM W/ ONLY 3 WALLS? Another observation was there were holes in the ceiling and columns were raw and unpainted but I was told they were "design"... I don't know who designed it, but if it was mine, I would fire them and procure someone else. Upon finishing unpacking, I turned on the lavatory sink and flushed the water closet, the odor flooded the apartment. Upon complaint, I was told that the apartment was vacant for some time, so stagnant water and possibly the traps may have dried up, thus releasing the sewer smell. That was resolved but then I turned on the Kitchen sink and the odor came on. I figure I'll just have to run the water to make sure that the water is potable water. I am wondering who will flip the bill for the increased water usage to purge the system, and electricity to run the exhaust fan to purge the odor. (rhetorical) The apartment doesn't look like it was cleaned so brought a gallon of bleach since it Covid and all, and from the walk, for my peace of mind, I'll do it myself, but as for Coda , I signed the lease for 12 months - so I have to suck it up and since it was my fault I signed the lease - but it could have been worst - I could have signed up for the 16 month lease. The folks are friendly/helpful so that's a plus, but at a rate of 2k / month for a 528 sf, you hope so...also make sure the condition inventory form are staple, I only one and need to request the other missing sheets - might have to go the library to print it out yourself.

Hello! I lived here from October 2019-October 2020. It was the worst living situation I've ever…read moreexperienced. I got a 7th floor studio apartment (400-ish sq ft) with one bathroom and kitchenette for $1575 a month. My parking space was $175 a month. So I was paying $1770 a month (*with a $55k salary*). Let me tell you how much of a joke this was. Let's start off easy, with the parking space. I did not get a full parking space, yet I was paying the full amount as everyone else in the garage. Due to an extra wall protruding, the corner parking space I had was impossible to turn into, park, and get out of. If I turn in too narrow, it blocks off space for the car next to me. If I turn in too wide, it's nearly impossible to get out of it without hitting the car parked behind me. The butt of my car always stood out because the parking space was a half. Why should that be $175? Now for the apartment. The carpet was an ugly beige, reminding me of like someone's parents' house basement. Any stain was impossible to get out. Aesthetically, not pleasing at all. I fell for the beautiful view initially, there is a wall of windows next to the bed. However, as the apartment is on a main street (16th St), it means NOISE. The constant humdrum buzz of cars whizzing by yes, but also Sirens of ambulance and police constantly, and late night roaring and yelling by homeless drunk people. There is no overheard lighting (except for a horrible florescent office-like light in the kitchenette) so I had to have two standing lamps (in opposing corners of the apartment, for more evened-out lighting), plus a bedside nightstand lamp, but were still not good enough really. The way the studio apartment is designed is horrible. You really can put the bed on either side of the room, but there is no room for a couch. I mean, technically there is, but you would risk blocking the front entrance. So I had to have an arm chair there but it looked pretty awkward given all the space. Then, here is the worst part. The kitchenette. What a joke excuse of a kitchen. I really hated it. So design-wise, it's ugly, all-white, non-remarkable and cheap looking. There is NO dishwasher. There is NO microwave. There is literally a tiny square gray sink, a small area of counter space, then the stove/oven. I would have to wash dishes pretty fast considering more than two meals meant that the sink would fill up. But there is no place to dry the dishes/post unless I used that small bit of counter space. But then I would need that small bit of counter space to cut my vegetables, or else I'd just turn around and use the f---ing kitchen table to cut my things. And THE STOVE/OVEN. So the stove fire didn't work when i turned it out, so I would have to use an extended lighter and turn on the stove the same time to get any fire. THERE IS NO VENTILATION. NONE!!!! THERE IS A HOOD ABOVE THE STOVE. Like a hood that looks like a ventilator, but it's like plastic looking and no actual utility use. It's a fake ventilator. Do you know what that means? It means that every time I cooked--EVEN IF IT WAS JUST BOILING WATER FOR PASTA--the fire alarm would set off. Every time. Not a couple times. Not every other time. Every time. Do you know how management responded to this? They appeared at my front door knocking, without advanced notice which was inappropriate. Then, they say they read my email about my fire alarm constantly going off, so here is their solution for me: a shoe cover. Yes, you read that right. A cloth, drawstring shoe-cover FOR F---ING SHOES (!!) to put over my fire alarm. And the best part? "Don't tell anyone about this please," the management pleaded. THE AUDACITY! No room for things like blenders or a coffee maker either since the counter space so small. You know what I had to do when making breakfast? I'd have to take my toaster out of the cupboard above the fridge that's annoying to reach. Make my toast. Then I would have to put the toast on a plate and onto the table. Then I'd have to use the remaining counter space, where I previously had my toaster, to cut things, etc. So much back and forth. Next, I'm going to go into their COVID management. When I got COVID in August, I notified them. And they DID NOT send a mass email warning everyone, or step up their disinfecting. It was like they wanted to hide it. In Hong Kong where my friend lives, one person got it and everyone was notified and they shut things down. Here it was like they downplayed. Anyway I hated living here, it was miserable, overpriced, management was awful and often petty. ALSO NO WASHER DRYER IN UNIT. You have to pay $$ for that and go all the way down to the basement. Once I put $30 on my laundry card and it took it, but then wouldn't work on the machines. I told management. What did they say? "IDK what to do, but why don't you call the owners of the laundry machines yourself and ask them how to get your money back?" THAT'S YOUR JOB. I pay you to do things like this. ugh.

For the first week or two I moved here, I had the feeling like I was the only person in the building. I never heard a sound from one neighbor, and ocassionally would hear a muffled loud laugh from my other neighbor. That's it. You could hear hallway noise somewhat easily from the kitchen/living room, but that was hardly ever an issue since the hallway didn't get a ton of foot traffic. 2. Very prompt replies to maintenance requests. You call in the morning, it'll be fixed by that afternoon. The one time I had an emergency on a Sunday, they responded promptly too. 3. I saw one ant in my 11 months there. Nothing else. 4. Value. I paid $1795/month for a top floor, recently renovated apartment. Much better value (IMO) than any of those newly built apartments in Shaw, U St, etc. 5. management. Besides prompty taking care of maintenance issues, they don't BS you. Moving in and out was very straight forward. I had to get out of my lease 1 month early, and they were able to find a new renter, so I was saved from paying that 1 remaining month. One downside: you still can only pay rent via check. No online bill pay option. Overall, I'd recommend the Park Monroe. If keener managmeent runs all their buildings as well as the park monroe, then I also recommend them too.

The shared spaces are great! Living in a studio, my wife and I are sometimes looking for a place to study/work but trying to do so in our smaller space can be challenging. The club house at Reed Row offers plenty of options for us to get our work done in a comfortable and clean environment. However I do wish that it was more affordable to privately reserve these spaces for birthdays and special events. Reed Row apartments do come at a premium, but the quality of the building, and its location to 18th and U streets certainly justify the price.

When I moved out, they failed to send me my security deposit in the required time and I had to threaten legal action to get it back (which meant I got the full amount back because they did not send it to me in the legally-required time). The Front Desk staff also has a very high turnover. When I moved in there was 24/7 concierge, which soon changed to shorter and shorter hours. Staff would sometimes sleep in their cars on shift or be nowhere to be found when needed. As others have noted, the location is also not super convenient for transportation or walking. I moved into a studio at 1900 and because they mandate the price increase every year, after two years it would've been 2150 to stay. For the price, I'd highly recommend another luxury building in the area with more amenities and a better location.
