Someone (don't want to name names coz I don't want to ding them personally) promptly answered the call and I excitedly explained how I'm looking to rent out our house - the person on the other end said, "it's close to 8pm on a weekday, I'm with my family, let's schedule another time... it's the nature of my job to answer the call so I did". I 100% respect a person's family time but either fix the listed hours on review sites or send me to voicemail or lastly teach politeness to your employees, otherwise it leaves a sour taste in your mouth, doesn't it? I'm unfortunately compelled to not come back to you for property managing my home ever.

    We had a change in our family situation and needed to quickly move out of the home we own into a…read morebigger rental. After move-in, we were a big stuck on what to do and how to get our home rented out. We connected with RentWise and they put us at ease. Everything moved so fast, from the moment we got off the call, things just started happened, photographers showed up and took professional pictures (after we had the place cleaned) and made a map layout of the property (got the files the that same evening). By the next morning, our home was already listed and advertised (i think it was 22 outlets that RentWise marketed the home to). Within 48 hours we had ~30 contacts. RentWise showed the home to 5 lovely couples/families that weekend and 3 qualified applicants for us to chose from a couple days after. All-in all, the process took a little over a week. I cannot believe how fast we got qualified applicants and a lease executed. They are worth every penny (it probably would've taken me a month) not to mention they got us 10% more than the top end of my expectation. My first experience with RentWise, will update the review if anything changes during the length of the relationship. Thank you again RentWise!

Connie was a referral from a fellow NP whom Connie represented on the search and purchase of a home on the Peninsula. My friend raved over her and was extremely happy with the transaction. Connie and I then met and found that we clicked immediately. She worked exhaustively to sell my house in San Jose and maintained an exceptionally high level of professionalism throughout the process. I cannot recommend her more highly than five stars, but I would if there were more available.

Not only did she work patiently with us to understand our needs and find us a home we loved, she also educated us on the home buying and financing process. Connie is an ultimate professional who has the best interest of her client at heart. When she helped us with our purchase, she evaluated every property and provided us with the right guidance for us to make a good decision. Connie is meticulous in her paperwork - if she goes through a document and gives it her approval, you can be confident that it is 100% accurate. Since our first purchase, Connie has been our agent for 7 other transactions - two more purchases, two sales and three rentals. And in each case, we have been extremely happy with the way she has supported us during and after the transaction. Even two years after our most recent rental transaction, emailed us to notify us of a new law that went into force in January this year concerning rentals in California. A true demonstration of outstanding customer service!

For the past 30 years I lived in the same apartment. For 28 of those years my beloved mother who passed away in 2018, lived with me. Most recently, I had the opportunity to move to another unit on the same floor. While the move was bitter sweet because I would moving by myself now, I must say the Waters Edge Staff has been truly amazing during this process. Both Brianna and Meagan have provided impeccable and outstanding assistance with the transition. There is nothing that they could not do to make the transition easy for me. They were very sensitive to all my needs and offered to do what it took to make sure I moved into my new unit. I ABSOLUTELY LOVE MY NEW UNIT!! I love every aspect of my unit. I still have a spacious 2 bedrooms and 2 bathroom unit. But my unit now comes with a washer and dryer, the unit has had a complete renovation and make over. I adore the counter tops in the kitchen and the bathroom. It is literally like walking into a whole new building/apartment. Thank you Brianna and Meagan for your professional, kind and sensitive work ethic.     I lived at Water's Edge Apartments for about two years (February 2024-February 2026) in a…read moreone-bedroom apartment and recently moved out. Overall, the apartments are a decent size and noticeably larger than the average one-bedroom apartments in the area. The appliances are good and the units have been renovated, although the building itself is older. The building does not have A/C, but it was not a major issue since the weather is only warm for about a month during the year. My experience with signing the lease, moving in, and maintenance during my time there was generally good. I especially want to thank the maintenance technician, Riccardo. He is one of the best maintenance professionals I have ever dealt with, very helpful, prompt, and professional whenever something needed attention. During the two years I lived there, the property management changed several times (around 3-4 different teams), which made communication and policies somewhat inconsistent. The biggest issue occurred during my final renewal period. The rent was increased by $200, and the notice was given at 5 PM on the last day before the holidays. When I tried to discuss or negotiate the increase, I was told the office would not be able to respond until January 5th, which was already within the window for giving my 30-day notice. Additionally, the lease renewal letter stated that there was no option for a month-to-month tenancy. This was in contrast to what was written in my lease agreement, which indicated that the lease would automatically convert to a month-to-month arrangement if a new lease was not signed on time. Unfortunately, my experience with the new property manager, Arnetta, was very negative. I found her to be rude, dismissive, and unresponsive. I went to the office twice to try to discuss the situation. The second time, even though the office door indicated they were open, she asked me to leave and come back 45 minutes later because she was in a class. Overall, I felt I was not treated with respect during these interactions. Other staff members in the office, including Paul and Alyssa (Mika), were respectful and helpful, but my experience with Arnetta was extremely disappointing. Eventually I was told there was no possibility of negotiating the rent increase, so I gave my notice. Shortly after, I noticed that my same apartment was listed online for $100 less than what I had been offered, along with a promotion of two weeks of free rent. If that price had been offered to me and the interaction had been more respectful, I likely would have stayed because I truly liked the apartment and the view was very nice. Another issue occurred after move-out when I received a bill of about $1,200 that included charges for carpet replacement in the living room and stain removal and shampooing of the bedroom carpet. The bedroom carpet was extremely clean and almost like new. After I raised concerns and referenced the photos they provided, the stain removal charge was removed, but the shampoo charge remained. There were many emails back and forth regarding the carpet replacement charge. I asked for documentation, move-in inspection reports, and photos, and also referenced California law regarding normal wear and tear. There were also inconsistencies in the explanations I received, for example, one email said the stain removal was for the bedroom, while another email said it was for the living room, which I found unusual. Eventually, after further review, they stated that the reason for the carpet replacement was "severe buckling." This was an issue that had existed since I moved in and appeared to be related to installation rather than damage. That charge was ultimately removed, leaving only the carpet shampoo charge. Overall, I genuinely liked the apartment and the location, and it is unfortunate that my experience ended this way. The apartment itself was comfortable and the view was great. However, the way the lease renewal process was handled and the way I was treated during that time ultimately led me to move out. I hope the ownership takes tenant experience into consideration when selecting future management.

My advice, if you are looking to rent a home with Ray is to make sure you fully understand and inquire about the terms around the holding deposit, as well as the expectations of when you will need to sign a lease and provide a security deposit / first month's rent. In our experience in roughly 18 years of renting various homes/apartments/condos, his policies are a little different than other property managers. If you are comfortable with the policies (ask about the move out notice), I think that Ray's thorough service would make him an attentive property manager. I'd list him at 2.5 stars if yelp allowed it. To his defense, he was professional and quick to respond to our questions and inquiries.

Count me in that group. When I first viewed the property, repairs and updates were underway. Ray communicated very clearly what was being done and what I could expect upon move-in, and when I occupied the house things were exactly as Ray had indicated. Ray's lease agreements include a detailed list of guidelines and requirements involving approved and disallowed cleaning products/chemicals inside the house, use of certain appliances (dishwasher, washing machine, etc.) while no one is in the house, etc. While this list can be off-putting, it's important to recognize that the list represents Ray's practical wisdom and insight Ray has collected over more than three decades in property management. As with any lease agreement, a tenant is welcome to ignore any of the particular conditions -- and, it's possible I veered slightly away from "the letter of the law" in one or two particulars...at my own peril. ;-) Over the course of my lease, I found Ray to be very engaged and attentive each time I had issues to be resolved. Most frequently he answered his phone immediately when I called, and on the few occasions when I left a voicemail I heard back from Ray within minutes. Ray respected my time and my needs while also being a very effective property manager with respect to the needs and expectations of the property manager. I would enthusiastically recommend Ray to any friends or colleagues looking to lease or purchase a property in the area, and I wouldn't hesitate to recommend him and/or to use him as a property manager. Five stars, well-deserved.
