Tom and Luke were always friendly, great communicators, and accomodating. For example, a big, heavy package was delivered to the front office and Tom lent me a dolly to use and even loaded it on the dolly himself. Another example is Tom/Luke helped me print something when I needed just 1 page printed for a personal errand. I do not have a printer and did not want to try to find somewhere that was open during COVID times. Without hesitation, they printed it for me and left in the mailbox. They have done a lot of little things that show that they do care about their tenants and it does not go without appreciation. Additionally, they also had occasional themed parties (pre-COVID) with food and activities and also put " tenant appreciation" door hangers with candy on everyone's door. - Parcel Pending lockers for easy and safe access to pick up packages. If lockers were full or too big, packages were delivered to the office or left in the mailroom area. To my knowledge, packages were never stolen. - Gym area. It's not huge or with super modern equipment, but it gets the job done and I enjoyed using it. - Lounge area with free Keurig coffee and dog treats - Nice rooftop area with views - Great Greenwood location walkable to Fred Meyer, restaurants and shops - Safe neighborhood area to walk/jog - We did not need maintenance during our time, but the maintenance man was always around. - The apartment given to us was very clean and had everything we needed. Washer/Dryer in unit was great! - Upon move out, the management company, EPIC, was very kind and considerate during these COVID times. We did not move out because of hardships due to COVID, but they provided our full down payment back to us in good faith that we will pay the move-out/cleaning fees when we are ready and able. It is admirable that they are doing this for their tenants. CONS: - Noise from upstairs was sometimes loud. It was especially bad in our bedroom when the person upstairs used the bathroom/shower. It sounded like a waterfall in our room and sometimes you could hear him/her peeing. It's an apartment, so I'm not expecting a full quiet room, and eventually, I got used to it. - There are a lot of tenants with dogs so the stairwells could have a lot of hair or a slight smell, but they did a pretty good job of keeping it clean and fresh as best as they could. There are days where I can't even shower because there is no water. This has been like this the whole year I've lived here... Secondly, theft, break-ins, homelessness is a huge problem here. Someone broke in to the rooftop and destroyed everything once. Homeless are constantly camping outside the building. Homeless people and bored people constantly break in and pull the fire alarm. We've had multiple times throughout the year where we have to evacuate the building at 2am because some jerk pulled the alarm. I've seen neighbors who park on the streets get their windows busted. I've had a designer suitcase and 2 bikes stolen from my storage unit! The list goes on! The management lowkey sucks too! Not friendly at all!!!

You could smell the smoke even on the patio at 8th floor. And this apartment has the most irresponsible leasing office. Complete story Moved here from California, so we could only toured this apartment remotely. The leasing office simply hided that there's a restaurant vent adjacent to the window and the balcony. The restaurant uses the fireplace from 10am to 10pm. Not possible to open the window because of the smoke. Since I have asthma, we talked to the office hoping to move to any vacant unit and we're willing to pay more. They pushed back and kept saying no issue was found. Well, how do they find the issue if the office member only stood in the hallway and refused to come into the unit? Thanks, we ended up buying a house. BTW, the only star is for the maintenance guy.

I've had only 2 issues in my apartment that maintenance was quick to take care of. Would I live there again? I would. However, the 2 stars are for the management. Every interaction with them (apart from when I signed on & maybe one other time) that I've had wasn't always a pleasant one. Few months after I moved in, I got permission to park my E-bike in the garage with a lock. However, it got stolen. Asked if they can thoroughly check the camera footage to which they did review but in the end, they advised that I file a police report & that only the police can check the footage. Fair. But of course, months gone by & police never came (expected). I once again reached out to the front office pleading if they were totally certain that there's no footage of who stole my e-bike (last present my dad ever gave me before passing, btw). After pleading with them, I got a response along the lines of , "If the bike was that important to you, then why would you park it there?" Another time was when I took my dog to the roof to potty. He accidentally escaped through the fenced door as I opening it & totally ran down the flight of stairs out of confusion. I came after him but unfortunately, another neighbor who was coming up the steps with his dog (who is dog reactive) has to rush himself down to avoid my dog. He then reached out to management under the notion that I was just letting my dog run around. Management reached out to me & I then gave them a thorough explanation of what actually happened. Instead of brushing it off as, "Oh, accidents happen", they still put blame on me as if I did it all on purpose. Totally ignoring my explanation of an accident. The last issue I faced with them was when we were moving out. They hired a new person at the time who was actually super nice. Unfortunately, she gave me an inaccurate info. To be fair, I should I have thoroughly read the instructions on moving out. But to keep it short, I addressed this with this person & thought we found a solution. I pretty much moved out at a certain time thinking I could avoid unnecessary charges. That wasn't the case at all & I couldn't prove what was told to me because it was all verbal. So in the end, I had to pay 2k+ for an apartment I was no longer staying in all because of false info. They might respond to this with their own explanations & whatever but we went back & forth with this last issue for weeks and weeks. I couldn't even find a solution with the higher ups because of course they'll back up their workers. So with that said, DEFINITELY HAVE EVERYTHING IN WRITING. Other than that, I will also say the maintenance crew were ALWAYS nice. Always greeted us with smiles & hellos. We became familiar with them. The others in management don't really greet you at all, just glare until you talk to them. Didn't really feel inviting. I think only Jada was nice but even then, doesn't have that warm welcoming spirit that other apartment offices have. Still a great place to live as long as you have everything down in writing! Because again, they do maintain this place! Hard to find that in Seattle.

Gnocchi even won "Pet of the Month" when they held a monthly contest for residents to vote. He was a popular boy making his rounds, shaking hands and kissing babies. I loved the layout of my apartment. For the price, I'd say it was beyond reasonable. It would get very hot during the summer time and cracking open the window didn't do much without a cross breeze. Maintenance always answered my requests within hours and they were there to fix/help sometimes the same day. The location is great and there are many walkable places in the area. Even with the occasional drifter screaming obscenities, they typically keep to themselves. They do hold track meets across the street during the spring and the blanks were loud enough to scare my dog, so we'd bop on over to the beach to get away from the noise. The rooftop was my favorite place as it has a great view of everything. There are some residents that aren't considerate and won't pick up after their pet at the dog relief area which I know the staff had tried notifying every registered pet owner to do so. All in all, I miss living in this apartment and would gladly return if my life so happens to lead me back to Seattle one day.

This place sucked and the area is getting sketchier, but for downtown it could definitely be worse. TL;DR: Units are cozy but overpriced like everything else in the city. Tenants are mostly great. Everything else is bad :P Cons/things to look out for: - The building is old. The walls are plaster and paper thin, you can hear everything. Some units have 5+ people living in them, and it was genuinely hell having to live above that. Kids running around in the halls. The windows are also single paned and/or poorly installed so you can hear everything outside. There are sirens all day long from the hospital and fire station, and the apts across the street's fire alarm goes off like once a day for an hour. - CONSTANT plumping issues, not even slightly exaggerating: leaks, ceilings caving in, septic even backed up into my sink and tub once. Might be the worst thing about the building. - There will be homeless people outside pretty consistently and drug deals happening on the south side of the building. People will sleep in both doorways and leave drug paraphernalia/feces/trash/light things on fire and pound on/spit on the doors. There are always human feces somewhere on/around the building. Poop magnet, idk. Being next to the hospital and up the street from the homeless shelter will bring a lot of characters around. I thankfully never had any confrontations or anything though, they'll leave you alone or are mostly friendly from what I've experienced. - Your recycling will be gone through, don't leave anything important un-shredded. - Parking is non existent and the garage waitlist is really rough. It took me 9 months on it for a spot to open up. The garage is 3 spots and is really tiny and hard to navigate. It's also blocked by people's cars while they're picking up food across the street 2/3s of the time you'll go to leave. Definitely wasn't meant to have cars in it. No-parking zone tickets are also $50 and they're constantly monitored. The parking enforcement officers are evil. - 1 of 3 washing machines is perpetually broken and the dryers are somehow both 10000 degrees AND don't fully dry your clothes (and are $2.50). - The bottom floor/basement units (1-10 i think) are street level and are sketchy. People try to break into them semi-often, especially if they seem vacant. The door to the street doesn't shut very well sometimes. - Rent varies heavily per unit and is raised every chance they get. My first lease was $1,290 w/ utilities. My last 'offer' was $1,460 without utilities. Some units that are the same size barely got raises or started lower. - Your packages will get stolen inside. Make friends with neighbors and ask them to hold onto them, they will. - In my 2 years, 3 cars were broken into in the middle of the day. Never at night for some reason lol. - 1 shooting outside. It was REALLY surprising and I couldn't imagine it happening often whatsoever though. Pros :D (in my experience): - Majority of tenants are chill and extremely helpful. Say hi. - Maintenance requests are fulfilled pretty quickly. - Management responds reasonably fast. - The units themselves are charming. I honestly really loved my apartment and the layout despite what a mess the building was as a whole. - The coffee shop across the street (URL) absolutely bangs and the staff is awesome. Not a huge fan of the food spots (burgers or noodle box, RIP Bonchon) but there are great options on 12th. - The sidewalks and landscaping are well taken care of on Minor. - Huge trash and recycle dumpsters. Only got lit on fire once lol. - Never had any issues with Xfinity internet connection. - On-site laundry, pro even if it kinda sucks.

I felt respected as a tenant and as a human which isn't always the case with property managers in Seattle. I loved that I knew and trusted my neighbors, and felt that there was a strong sense of community within the building. My apartment stayed warm in the winter, and cool in the summer (thanks basement), and was also surprisingly insulated to noise. I had to have my window blinds replaced at one point and the maintenance person was great- super kind and communicative and did a great job. I was honestly sad to move out, this is a rare spot in a sea of soul-less "modern" apartments.

I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey,…read morewho has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me.
