I began with a different lawyer who was reputed to be kind of a pit bull but very good and expensive. Unfortunately she (my first lawyer, NOT Emily) was also terrible to me, unorganized, unethical in her billing, wouldn't respond to my ex's settlement offer, and was slapdash in her approach to my case, not telling me I needed to respond to discovery until I only had a week left to do so. I contacted Emily in despair. She took the reins immediately starting with handling the turnover from the old lawyer, handling problems with my ex, and got everything organized and back under control. She kept me informed and calm. She was gentle and compassionate but also realistic and honest with me to properly set my expectations. Throughout my case we had to deal with circumstances regarding changing laws in Los Angeles that needed to be adapted. This slightly delayed to case but in the end it ensured the eviction would go through. The major benefit of going through this law group is that if felt I had a team of lawyers working on my behalf rather than an individual lawyer. If I had a question regarding my case, it was quickly answered within hours or by end of the day, by an available lawyer via phone, email, or secure messaging. The communication was reassuring. When I picked up my settlement check, Fernando--an employee of West Coast Trial Lawyers--personally handed me the check. At that time, I gave him $200 in cash and three bottles of alcohol. Looking back, I REGRET doing that. I was PRESSURED... I was afraid to come empty handed. I had to delay picking up my check because of this matter. Ironically, the firm is now finally returning the $200 cash. During this process, Neema Rahmani (PRESIDENT) stated he was unaware of the cash and the alcohol bottles. However, I have text messages from Fernando referencing the tequila bottle and the check. Those messages speak for themselves. Unjust and unfair behavior don't you think ? Based on my experience, I have completely LOST confidence in this firm. If you're considering hiring them, ask detailed questions about how overpayments, reimbursements, and client funds are handled before signing anything. My experience was months of delays, conflicting information, repeated follow-ups, and waiting for money the firm acknowledged in writing was owed to me. I cannot recommend this firm based on how my case was handled. RUN AWAY!! THEY WILL MANIPULATE YOU!! HALF OF THESE REVIEWS ARE FAKE! Throughout my case we had to deal with circumstances regarding changing laws in Los Angeles that needed to be adapted. This slightly delayed to case but in the end it ensured the eviction would go through. The major benefit of going through this law group is that if felt I had a team of lawyers working on my behalf rather than an individual lawyer. What initially appeared to be a clean and straightforward transaction turned into a way more complicated HOA / SB 326 / reserve-analysis situation, once the financials and disclosures were reviewed. None of this information was volunteered up front. Phoenix was quick and responsive from the start, which mattered given the fast turnaround we were dealing with. He identified multiple material issues in detail: special assessments, reserve funding concerns, water intrusion history, insurance exposure, and potential future SB 326-related liabilities that weren't apparent on the surface. His review was thorough, strategic, and practical and ultimately helped me avoid moving forward with a transaction that carried substantially more risk than the seller had represented. What I especially appreciated was his ability to translate complicated HOA financial and legal issues into clear, real-world risk analysis and actual negotiation strategy. Not just "here's the problem" but "here's what it means and here's what to do about it." To any prospective condo buyer in LA reading this, condos in this city are not cheap. The tenant was only obligated to pay for one room in a house, so they were getting the entire property for next to nothing. While we spent many months going back and forth with the tenant trying to resolve the situation, and getting not-so-great advice from other lawyers, a family friend recommended us to Anthony Marinaccio. During our first consultation, Anthony found a very clear strategy that he believed would work to gain possession of the property again. He was very attentive to our needs, and took time out of his busy schedule to explain all the legal steps in the eviction process as we proceeded. His staff consisting Natalie and Delmy were also really good at keeping all of our information and affairs organized. The team took care of serving all of the proper papers when it came time to give a 60-day notice. They then were able to handle all the paperwork and court proceeding related to the unlawful detainer. We didn't have to do much of anything. And they were always very transparent about the fees and what they were charging us for. After about 4-5 months, which is lightning fast if you have ever been through this type of legal maneuvering, we were able to acquire possession of the property and now we are able to begin remodeling the property and getting it back to a good footing. We would recommend Anthony and his staff for any of your landlord/tenant needs, as they are best we have come across.

I initially liked Evan Anderson, but my experience with Daniel Sallus was very negative. I found his manner arrogant, dismissive, and unhelpful. Based on my experience, I would not recommend this firm.
