During that time, service fees increased without my explicit agreement due to automatic billing, and appointments were scheduled by the company rather than coordinated with homeowners. My regular technician, Lee, was consistently professional and thorough. * On December 31, 2025, a different technician arrived and stated he planned to complete only an exterior inspection. I requested an interior inspection, which had routinely been included in past services. While checking the basement bait stations, the technician slipped on the stairs without wearing boot covers and spilled a his entire bag of rat bait across the basement floor. * The technician asked to use my vacuum and suggested using bleach on wood floors, neither of which was appropriate. Rat bait was tracked throughout the basement and into the main level of my home. I assisted with cleanup using paper towels and a garbage bag, as we do not own a broom. The technician indicated it was likely unsafe for my dog to access the basement. * He contacted his supervisor and inaccurately stated that I refused to provide cleaning tools. His behavior during the visit was unprofessional and verbally inappropriate. I asked that the visit be ended and rescheduled, and a supervisor assured me the technician would not return. * Despite this, I was billed for the service, and a service report was submitted stating an inspection had been completed when it had not. Due to poor customer service, inaccurate reporting, and questionable billing practices, I am canceling my service with Modern Pest effective immediately. read more

After a couple years as regular customers paying a monthly fee for quarterly visits, Modern Pest significantly increased their fees. We were not asked for agreement and shame on us for not catching this in our busy lives for a year. During that period, our online account showed a ghost service appointment: Modern's portal said a tech came to our home, in the cold winter weather, to evaluate for pests on our exterior. But we never saw anyone, never were notified, nor received any reports of findings. It simply did not occur. The average tech person who came to our home was a kind, thoughtful and professional person. Our negative experience and review is based on the corporate experience and its shady billing practices. This dishonest behavior cost them their best type of customer contract: an easy home to service through a basic, routine and agreed-upon fee. read more

Beware of "Self Renewing" agreements. They will show up the following year, unannounced, and bill you. You must cancel services in WRITING. Someone at our property signed an agreement 7 years prior, which we did not know was "reoccurring", and we were obligated to pay the bill. read more

complete and total rip off. I called a year ago May and asked them to treat the second story eve for carpenter bees. They make you put $200 down and then they make you pay $50 a month for the rest of the year. They came out at least three times. The first time the guy didn't listen to what I said, and didn't even treat the area that has the issue but all around my foundation in the garage. I mentioned this to people who I have to say are excellent, which is why I didn't give them one star. So they sent out other people with ladders this time and an older guy who knew what he was doing. And knocked back the carpenter bees. But then when they they didn't seem to treat the area. But it was getting colder so I wasn't sure. And they came back again and they sprayed insecticide all over my back porch. They came back two days later to clean it up. My dogs feet every time they came up and down the steps. And then they gave me a big go around when I tried to cancel and not re-up for this year. And guess what? First warm day of the year and I have carpenter bees swarming up there again. read more

Complete waste of $650. I paid to trap a ground hog, which is eating our garden and which has a burrow where we have unsuccessfully tried to block the entrance. We see him every day greeting us on his hind legs, very friendly. We had similar situation 6-7 years ago and trapped him plus unintentionally 2 skunks and a racoon for less the $200, so we thought this would be an easy task. Prior trapper (no longer available) used large traps with large opening (racoon was able to roll the trap over). 10x12 opening is supposed to be able to trap ground hog, but this one is big and wanted nothing to do with squeezing in small opening, and seemed to prefer our plants to the bait they used anyway. I asked for larger trap, but didn't get it. I thought I was getting 5 days of trapping, but they set Mon afternoon and removed promptly at 7:30 AM on Friday, never catching a thing. They probably saw ground hog waving to them as they removed traps. So not the company to use if you need something trapped. read more

Acquired a small family pest control business in NH. Like another reviewer said, they ruined the business. We were loyal customers for years and this company is a mess. None of our data migrated over correctly so they have no clue what services we have contracts for, no account notes. They show up without notice so when no one is home, they charge us $125 and don't do anything. read more

Absolutely never use this company. I requested that the tech call me when he got to the location not only did he not call me, but he went in and did "the treatment" without ever speaking to me because I was having a contractor at my house so he just helped himself went and supposedly did the job never spoke to me. When I called and spoke to the company, they said they would send him back. I said great. Have him call me when he's on his way again. he never called me went back left all my furniture in the middle of my house and supposedly did the treatment now 40 days later. I still have the same issue with yellow jackets in my house when I called the company I was Told, their warranty is only for 30 days and there's absolutely nothing they can do for me. If you want a bigger rodent infestation Hire this company!. This company was hired through my condo association and on a monthly retainer to prevent and remove rodents from buildings and units. This company refused to seal or even consider blocking entry points for rodents to enter the buildings and condo units. A basic industry standard. Put out a few bait traps and collected their money monthly. No attic, basement traps. Placed 3 traps and left. This company Would not cooperate with timing of condo owners availability to be home showing up outside of their stated time of arrival. Went to the wrong units. Could not find thier own traps the technician left out 2 weeks prior and neglected to follow up to see if they resolved the problem. Neglecting industry of industry standards of blocking and checking for entry holes for rodents lead to a more widespread rodent infestations. Modern was paid well had 4 months to solve this problem but is evidently clueless as to how to resolve this pest issue effectively. Condo owners paid modern and had to get more traps mouse deterrents because this company did not handle it. Don't wast your money on this company! read more

a day after this review the company came back to my house ringing the bell and pounding the door unannounced. I dont feel safe or trust them so I didnt answer the front door which proceeded this person to now do the same to my back door and when I didnt answer that he proceeded to let himself through a lock backyard gate on his own without permission. When I went out back, I found him on my back deck and refused to leave even though I stated that he was trespassing and needs to get off my property. I said I would call the police and he said go ahead. He said he was doing his job and he was not going to leave until I spoke to him nicely with respect. Buddy you are on my property without permission I owe you nothing. I got the phone and proceeded to call the police so he did in fact now finally leave. These people are scary and seems to think they are empowered to do and act any way they feel for their own benefit. I talked to the guy who had hired them for me and there was such a story of in favor of themselves including they had trapped 7 rats at my house and I asked when they never came here after dropping off the equipment until this uproar. I had their yearly service for quite some time, about $50/month and they come 3 times and according to the contract whenever we need them to come, they will, free of charge. I had the company for several years at the house I live in. I needed for them to come out three separate times other than for their seasonal maintenance of bait stations. First time, my wife saw a mouse in the house and freaked out. I thought immediately, great, this is what I pay ~$600/year for. They come out and take care of the problem. I called up, they told me they could come two weeks later. I informed them that was unacceptable, and they essentially said too bad, that's their soonest. Asked for a manager to call me, never happened. I called back, asked to speak to a manager, they put me to voice mail, no call back. I then asked for the owners information. They gave me his phone number, called him, left a voice mail, explaining what happened, within a 1/2 hour a higher up was on the phone with me and someone came out the next day and did a great job. Similar incident happened with termites, similar "We'll get out there when we can, probably in about ten days.". Had to go to higher ups, and even they couldn't get someone there quicker than 3 days. Called Terminix, someone was there within 12 hours. Paid Terminix, cancelled service with Modern Pest. They are good at showing up a few times a year and collecting money from you and after getting someone out there, they did a good job, but I pay $600/year to the company to make this an easy process for me, I would strongly advise you to think long and hard about this company, when you really need them on a yearly service, they are not responsive. read more

I'm very impressed with Modern Pest. So far we've had service from two technicians. Both are amazing. Donnie Dryden was thorough, patient, professional, very polite and knowledgeable. He identified problem areas (a couple we were unaware of) and placed feed stations and traps. I learned a lot from him. The second technician Brian Stoughton is like a crime scene investigator. We later heard noises under our floors and called Modern. Brian came over, like a professional detector (I kid you not). In no time he was able to identify exactly where the mice went in to the area from. Wow. That one is not so easy yet he was able to pinpoint the entry way in no time. He blocked the entry way and then went around the house and found another crack. Very proactive. I am very impressed and highly recommend Modern Pest Services. read more

I just had enough with Modern Pest today, terminated my contract. Over the summer the Tech was out here to do the spraying and such falsely wrote in his report that he asked for entry into my home and I politely declined. He never asked, had he done so he may have prevented mice building a nest in my car engine killing my alternator and battery and costing me $500. Last week I was scheduled for the winter visit, but we had a substantial snow fall, so I called an rescheduled for everyone's safety. Today was the rescheduled date and the window was between 10 and 12. I called at 12 PM and said that a Tech never showed up. I was told by the Rep that my appointment "fell off the schedule." The only other day they could fit me in was on MLK day at 8 AM. I have been working long hours and would like to sleep in on my day off (probably still work, but that's not the point). The Rep gives me an appointment 1 hour later. I'm sorry, but because it was Modern Pest's fault that my service was not conducted I should be a higher priority, not a lower one. Like I have to just accept any time you give me and be grateful for it. Actually, no, you should have been grateful that I have been a customer for years! I honestly can't help but think because I am a single female homeowner that I get treated poorly and I'll just sit there and take it. Because I am a single female homeowner I have learned to do a lot for myself by sheer necessity; so from here going forward I'll kill the mice myself thank you very much. The next Rep I spoke to about terminating my contract because of all of this said, "Well I can just make the appointment later in the day on 1/17/22." I said, "Honestly if your guy shows up here I'd probably punch him in the face! He cost me $500 for his lies. Also, because I needed to cater to them for scheduling." Had EHS Pest Service for business for many years , bought by Modern Pest. Identified a problem in July and in September the problem became a crisis because they "were not aware" despite text notices and written communications. Called to schedule a treatment and they had no knowledge of the above, did not know they had a key and could not service the problem for 6 days. On arranged day of service, they showed up without the key and wanted some one to come at once. APPALLING. read more

Terrible billing and customer service We had a carpenter ant problem and I hired EHS Pest company to evaluate and treat our home. EHS performed the services, billed me, and I paid them the $528 in full 6/8/19. 7/25/19 I received an invoice from Modern Pest services saying I owed them the same amount of money for services rendered 6/8/19. A quick Google search revealed that Modern Pest Services bought out EHS Pest. Assuming this was just an annoying error related to transfer of EHS accounts to Modern Pest, I called Modern Pest on 8/5/19 and explained I had already paid EHS 6/8/19 and that the check had cleared my account 6/14/19 and supplied the customer service person with the check number as well. I asked that someone follow up with me confirming this was settled. Instead, 8/6/19 I got an email from Modern Pest indicating my account was past due. I replied to that email explaining I had already paid and the check had cleared and asked for a confirmatory reply. No response. I emailed again 8/7/19. Again no response. 8/14/19 I therefore called again and after more than ten minutes on hold, spoke with a different person in the billing department who looked up my account, saw the note from my 8/5/19 call, and said that my message had been forwarded to the appropriate person but it looked like she hadn't reviewed it yet. She also said she could not help me herself. I asked to speak with a management level person and got her to go look for someone only once I threatened to escalate the matter via the BBB and Maine Attorney General's office (since Modern Pest is headquartered in Maine.) I was sent to the voicemail box of the company's Controller and left a detailed and angry message, asking that I be called back. I was called back by the Controller and, once I provided her with images of the front and back of my cancelled check - deposited by Modern Pest Services and not EHS - via email, she replied with an email stating my account was now paid in full. Apologies given but there was no offer to refund any of the money or even of future discounts to use their services. In short, terrible customer service until I pestered them and spoke with management. The final satisfactory outcome after multiple calls and emails is what causes me to give them 1 star. The other 2 stars are for the decent extermination work that EHS, now owned by Modern Pest, did. read more
