    My girlfriend and I moved here about a month ago, and we're loving it so far. It's a very quiet and clean complex. Most of the stores you need and don't even need are close-by. Grace (the administrator) is really friendly. We're renting a one bedroom and I must say, it's really spacious. We even have enough space to make a corner office in the living room and it's not not clustered. The view from the room is lovely, so we decided to make the patio a nice place to sit and just relax by putting some artificial grass and a patio set. In as much as I love the property, I, however am not very much pleased with the parking permit cards; it'll be nice to have a small sticker on the corner of your windshield, not the rather large paper permits we have hanging now. The gym too could be upgraded. And for those interested about the parking, there's loads of street parking!

    Huge living room that has plenty room for my office

    We moved from Aria Apartments in Cerritos to Monterra Springs in La Habra two months ago. We thought because we were saving so much money we'd have to deal with downgrades but the exact opposite is true. I under estimated the value of peace & quiet, a view like we have of the Azusa Mountains, excellent stores & restaurants within walking distance Monterra offers. The laundry room alone made the move worth it. Graciela is an attentive friendly manager. If a service call is needed she's on it. She's very easy to work with. The pool area is a nice place to relax and from my experience the neighbors are all very friendly as well. My wife and I really like it here. I'd highly recommend living here over the twenty places we looked at before choosing Monterra.

    Do units come with washer / dryer IN the unit? Looking for a place that has that.

Its more then the laundry mats now. Not to mention there is no control on who uses them and there are cards people can get to prepay and use them. Often i have seen people from the condo properties also use them. They give very little notice for maintenance stuff that needs to be done for example they are working on car ports for a week, residents are not allowed to park there while they work, there is no alternative parking spots, they say to use guest parking, guest parking is always full, most the one bedroom apartments have two people or more living in them, they use the guest parking for their second spots, if you are lucky you can buy a second spots once the waiting list clears up after months. There is no street parking, even if you want guests to come over and hang out you would need to have them park by the movie theater and walk over. Parking spots are like roulette. So now residence are stuck with the inconveniences of trying to find parking all week while trying to work. The solution was, you can still park from 8 am and after 6pm and that in the morning the parking spots are easier in the morning. Like everyone works the same schedule. What about people that work graveyard and the inconvenience of having to come home, now they need to wake up or stay up til 8am to move their car every morning just to get sleep again to go to work all over for a whole week while they work on the parking spaces. When asking if they were going to pro rate anything, they said no, the parking spots are included in the rent.. what ?! No shit sherlock thats how you justify 2000 a month for a one bedroom. They show no appreciation for long term renters who pay their rent on time, etc. The property is nice and upkept but thats about it. Want guests over? No parking. Want to live with a partner to cut the expenses of high rent in a one bedroom apartment, no parking. Want to come home and relax after work? Spend an extra 30-45 mins circling around for parking.

I reached out and scheduled a tour with Brenda, and from that moment on, everything was positive. She was so sweet over the phone, and when we arrived for the tour, we immediately felt at home. Brenda was incredibly welcoming and easy to talk to. We loved the apartment, so we filled out the application and provided everything Brenda needed. She called us back quickly to let us know we were approved! It's been an unforgettable experience from start to finish. From working with Brenda to moving in and settling into such a beautiful apartment, everything has been amazing. The entire complex has a warm, homelike feel, and walking around feels like being at a resort. It's a gated community, and we even have an Amazon locker. The location is incredibly convenient for both work and the university, and the fact that the complex allows pets is a huge bonus. While all of these features are fantastic, it's Brenda who made the experience truly top-notch. We're so happy here, and so is our baby, Sprinkles. Thank you, Brenda, for making our moving experience so happy and memorable!

I especially love the fresh herbs that Brenda takes care of for tenants to enjoy. Any concerns or issues are addressed in a timely manner. It's a great place to live.

We finally ended up leaving for a better place and management not only kept my deposit but also piled on repair bills claiming we had damaged the place. Most of the supposed damages were extremely minor and fell well under "wear and tear", which under California law you cannot charge a tenant. I tried reasoning with them but they wouldn't budge. The only reason I didn't take this to small claims court is because this is an exceedingly busy period in my life and I literally couldn't make the time. Not worth lawyering up either. Im pretty sure they took advantage of me to redo the apartment at my cost. The management are your typical unscrupulous rent seekers. They'll give you the bare minimum and charge you premium, and may also pile on bills when you leave that exceed your deposit. Know your rights as a tenant and rent here at your own risk.

Candace and Paige in the office are always so friendly, helpful, and get things done. The only downside has been maintenance. I've lived here since 2017, and I've never had maintenance requests take weeks to get resolved. The previous team seemed to get things done much faster. Within a week, at the most! The current team is always working together, and from what I've seen, not every job really needs two people. I also think they could look a little more professional. Better-fitting, tucked in shirts go a long way. It's just a big change from the maintenance team we were used to. We really enjoy living here and appreciate all the improvements. I hope the maintenance team can improve.

Because I had to move quickly, I was unable to inspect every detail of the unit. However, as a new tenant paying full rent, I do not believe anyone should receive an apartment in this condition. During my first week, the gas was shut off due to a reported possible gas-leak related issue, leaving me without hot water and unable to shower in my own apartment for more than a week. Management gave me a key to a vacant unit downstairs so I could shower there. Every day, I had to carry my toiletries back and forth and return to my apartment. Later, I was told there was no gas leak, which made me question why the gas had been shut off only in my unit? And why didn't they know this already? The most serious problem is the master bathroom. There is an extremely strong urine-like and musty odor coming from the vanity area. Deep inside the cabinet are extensive dark stains that appear to be related to water, moisture, urine, or possible contamination. The cabinet is also cracked and damaged behind the vanity, and the area underneath it appears extremely unsanitary. When I asked management to address the problem, a thin piece of material was placed over the dark, damaged area and painted. In my opinion, this did not fix the source of the problem, it merely covered what was visible. The toilet also had dark debris or buildup that resembled dead insects or possible mold. On my second day in the apartment, the smell made me vomit, and I could not stay inside. I have cleaned the bathroom more than five times and even wiped down the walls, but the odor remains overwhelming. Whenever I enter the master bedroom or bathroom, I experience severe nausea, headaches, and the feeling that I may vomit. The odor is now permeating my clothing and personal belongings. It has been nearly a month, and I still cannot safely or comfortably use the bedroom or bathroom, even though I continue to pay full rent. Unfortunately, these are not the only issues. I have also found rust in the washing machine and dishwasher, an air filter that apparently was not replaced before move-in, a second toilet that does not flush properly, and a shower drain that repeatedly backs up. Perhaps my unit is an exception, or this building is just too old now and that it was overrated at the beginning when the apartment was built. but this goes far beyond minor cleaning concerns. I never expected to find so many serious maintenance and sanitation problems in one apartment, especially in a community with such positive ratings. I have tried to remain patient and cooperative, but after nearly a month without full use of my home, I urgently need management to provide a permanent solution not another temporary cover-up or an indefinite delay. I am writing this review so that anyone seriously considering moving into this apartment community can understand what may actually be happening inside the units. I sincerely hope no one else has to go through what I have experienced. ( I have also seen that kakaro cheese in the buildings. Interior hallways, which has added to my concerns about the properties overall cleanness, and the sanitation) I also hope the maintenance and management teams take responsibility, identify and properly replace/ repair the source of the problem, and provide a permanent resolution instead of applying another temporary cover-up.
