2020 Home Inspections! This is how we do it! :)
    Rachel W.

Morales Home Inspection has been amazing and I can't imagine NOT using them in the future. My request for repairs for my client was so clean and so easy because you just click on the repair to add to your report. They accepted EVERYTHING on the repair no questions asked with all supporting documents visible with each item. James was my AMAZING technician and was very thorough, beyond friendly and super detailed! Personally when buying my own property in the past, I've never had good luck with home warranties, but this company was referred to me by a colleague who has closed over 300 home sale transactions just last year alone. That being said, I knew that they were tried, tested and true. If that's not enough, another benefit when hiring them, is you can get your clients an 18 month warranty that allows your client to pick their own contractor if something goes wrong with the house. Most companies will pick and send someone out to you that they know. They offer more for less but the quality is worth more and waaaay more valuable in my opinion than any of the other companies out there.

He showed up exactly on time, explained their whole process to make sure I understood the scope of what needed to be done, and made sure to answer all of my questions, including some I thought of after he left. Their quote was on the lower end of the spectrum, but with an excellent warranty and references. We did end up with a $6k change-order for additional [hidden] damage that was not easily detectible during the initial inspection, but it was not surprising, as the roof had not been replace in well over 20 years and there were noticeable soft spots when walking on the roof due to rotten plywood under the shingles. Even with the change-order, the total cost was extremely reasonable, and came in under my projected budget. The work crew arrived promptly on day one and introduced themselves and apologized that it was going to be noisy/messy for the next few days. Every day, they cleaned up the trash very thoroughly and magnet rolled to make sure nothing was left behind. This was a big concern for me as I have two dogs that I don't want stepping on or eating debris. I was originally quoted 5-7 days for the entire project, and they finished in 4. The roof looks amazing. I would definitely recommend them, and if we decide to add solar in the future, we will go straight to them because the company has been phenomenal to work with.

My experience with Peak Builders and their warranty:…read more This review covers my experience in hiring PB to fix a leak at our house (cost $20K+). The leak was via a wall or where the wall met slab, buried beneath an elevation. After purchasing the house, we discovered several leaks in different areas of the house. The leak PB was hired to fix was the only one that was found in a particular area/wall, isolated from other leaks. After completing the fix, the house was sold. Upon heavy rains starting again in San Diego, the leak was found to still be present by the buyers. This review is based on inspection reports and insurance claims, an engineering report, and documented responses of PB to the new buyers. I removed the first review owing to PB bringing up potential for a defamation lawsuit, so am keeping this one based solely on documented facts (inspections, insurance claim, documented response of PB to new buyers). Many of these are resulting from a very expensive settlement from us to the new buyers after PB declined to accept their responsibility to the failure of their fix and the related warranty, thus we have paid for the leak to be addressed a second time. Note that the lawsuit covered this leak, as well as other issues unrelated to what PB were hired to address. Note also that an engineering report of the house that we paid for separately from PB included input on how to fix the leak, which was more dramatic than what PB suggested. Based on oral conversations with PB at the time, we believed the scoped work was undertaken to address the leak, and that the warranty covered the leak being fixed. After we discovered the leak, the area was inspected by other contractors, as well as an engineer, and was part of an insurance claim. PB was hired to fix the leak. As licensed experts, PB determined the appropriate steps and scope of work. This was performed over many weeks, digging up the side of the house, exposing the wall and corner that the leak was observed from inside the house, waterproofing and treating the wall. The contract with PB detailed the intended scope of work. After the leak was re-discovered, and through recent conversations with PB, they are claiming they were not hired to fix the leak, but instead to complete only the details scoped in the contract, and that they are not responsible for the leak. Their claim (IMO) is that they did complete the scoped work and the warranty does not cover the leak, only the work that they performed, and that they are not responsible for the leak. Their interpretation, if accurate, is that we hired them to perform work unrelated to the leak. My recommendation for others that intend to hire PB is to ensure that the contract and scope of work point directly to why the work is being undertaken (e.g. fix a leak), and that it is stated within the contract that the work and cost, and the warranty, cover the GOAL of the work, not just details of the work they will perform. Otherwise, it leaves them an out to claim that they did the work that was scoped, and that that work was not necessarily done to address an issue, with the warranty not covering the issue.

Review Update: After…read moremy initial review, Eric (the sales rep) and Matt (the owner) of Sunline personally reached out to me and was apologetic about the situation. They sent Travis out promptly, who is their electrician where he found that the issue was resolved by replacing a faulty 40-amp breaker that was intermittently providing the necessary voltage, even though measurements initially appear correct. While the breaker issue caused real inconvenience and unexpected costs on my end, the owner was responsive and showed willingness to smooth things over to work toward a resolution. I also want to highlight that the panel upgrade and solar/battery installation itself was clean and well done. The workmanship that Eddie, Manny, Christian and Jamie performed had overall met my expectations, and once the issue was identified, Sunline did step in to correct it. No project is perfect, but how a company responds when problems arise matters a lot. In this case, Sunline's owner and Eric was engaged, responsive, and made a sincere effort to make things right. As an engineer, and after witnessing the symptoms and corrective actions firsthand, I believe the breaker issue was likely a manufacturing defect, and it was unfortunate that it occurred during the holidays. That said, based on how Sunline handled the situation, the overall quality of their work, and the value they offer, I would recommend them and plan to continue using them for future needs.

To be clear, my review is based on my interactions, bidding process and scheduling with Family…read morefirst. Here is the whole story: I originally installed solar 9 years ago and recently my solar panels hadn't produced as much as they used to. I requested several quotes and had 3 top contenders. Family first rang me up and I immediately had a gut feeling that they were the ones for the job. I bought an Enphase Envoy metered S and a Combiner Box 4 that I purchased directly from Enphase. What does this mean? Basically, I lost the ability to monitor my solar panels and needed to see if they are producing what they should and feeding back into the grid. My last SDGE electric bill was $590 which was totally ridiculous since I have over 20 solar panels on my roof. Anyways, back to family first, I spoke with Anthony and he was very receptive, called me back to answer my questions, told me what to purchase from Enphase. So , gave him my verbal agreement, he asked for several photos and videos, in which I sent. I spoke to him , had a clear plan of what the job will take, even had a group call with the actual service technician. Appointment made. I took the day off so that I can be on site and get educated and informed in case something was wrong with my panels. Less than 12 hours before they were supposed to show up (the night before), Anthony's technician called me. He said he needed to cancel because he will need a "whole crew" to do this job". I was livid. I explained to him that he made the appointment, was on the group call with me and Anthony, and that he knew what the job needed. I had taken a vacation day from work to be home for the job. But he proceeded to give me excuses how he did not know that the job needed a whole crew. I tried calling Anthony, and my call went straight to voicemail. He called me back and ended up dropping the call. Pretty bummed at the situation, my gut feeling was to cancel the job and hire someone else. I ended up hiring a local company (I posted a review about them). It only took 1 technician and 1 apprentice to do the job. It took them 3 hours to get the install completed. I am glad that I did not have "Family First Solar" do the job. I felt as if they were trying to upsell me on my repair. Instead I hired an actual electrical company who had been around for over 20 years. Bottom line, say what you mean, mean what you say. I don't like to flake on people. If you've made an appointment, keep it. I've learned so much during this process. I'm hoping that by sharing my experience, you can learn as well. In response to Anthony's comments: Yes I sent a video on Wednesday2/14/24 , 2 days prior to the appointment. However, I sent several photos and videos a week prior 2/8/24 via email to Anthony clarifying the project. And ....we had a phone conference call with David and Anthony on the phone detailing the project. Bottom line is: The communication breakdown was not from me, the customer. I did not add any new tasks to the job. I had been discussing the details a week prior. Anyways, the other company I hired did the job in half a day with 1 electrician and 1 apprentice. I guess we can sum up this review as a breakdown in communication and not the job itself. I'll add a star for Anthony's diligence. However, owning up to a mistake and showing extreme ownership is another trait that I would have fully respected.

I've casually gotten solar quotes over the years, ready to pounce on something that seemed like a good value from a good, honest, knowledgeable company. It never clicked. Then the net metering agreement was changing and I had to act soon. I sought out quotes from all over. I usually stop Yelp from sending my requests to their sponsored businesses, as I've rarely had good luck with that. Usually a waste of time. But I accidentally clicked to agree to share my quote request info. I thought, "Here we go. I'm about to visit Spam City." Anthony reached out and was one of the ONLY reps to give me a reasonable ballpark estimate without putting me through a ringer of an in-person sales visit. The beauty is, I don't think the total cost varied at all from his estimate. Now, granted, my case was a bit special in that I had previously done concrete work around my house and had that contractor run conduit underground in anticipation of solar. So if where you plan to have panels is far from your breaker box and meter and it'll require a lot of trenching through concrete, expect that he'll need to go to you in person to give you an accurate figure. Nonetheless, I'd probably bet money whatever he says will be a good value.

Quote was around $1200 and since our insurance deductible was way higher than that, insurance said it's on us to get it fixed. So we decided to "shop around" and reached out to RM Roofing for a quote since they had good reviews on Yelp. We scheduled and app for 2 weeks out and told them we had a leak in the roof. Their guy LITERALLY came out to our house, walks to the backyard, looks up at the roof, and tells my wife "I'm gonna send you 2 quotes, one to do the entire roof and one to do a 10x10 section" WTF?!!! He didn't even climb the roof to look at the damage. Nor did he go in the attic. I have no idea how these guys have a 4+ star rating. Fast forward a week and we get an email saying the first quote is $2950 & second quote is $6950 (love how companies say $2950 instead of $3,000 so the customer thinks they actually put some thought into getting an "accurate" quote) I work as a mechanic. Imagine a customer bringing a car to me and saying "my car is smoking" or "there is a leak under my car" and I just look at the hood (I don't open it) and say "okay, I'll give you a quote to change out your entire engine and I'll give you a quote to rebuild your entire engine and you let me know what you want to do?" This is ridiculous to think you can get an accurate quote by standing in the back yard and looking at the second floor roof and saying "I'll send you 2 quotes" Would NEVER recommend these guys to anyone.
