This is my second time having Management One lease and manage my home, and my experience as a…read moreproperty owner has been extremely disappointing. I originally handed over a pristine, professionally prepared, move-in-ready home. At the end of the first tenancy, I was still required to pay for carpet and paint, even though both had been completed only about one year before the lease ended. The remote for my A/C was also missing, and I discovered that the tenant had smoked inside my home. I ended up spending 5 thousand on repairs. Repairs I never caused cosmetic repair's. I was told that annual property inspections were being conducted, so I do not understand how smoking inside the home and other issues were not identified and addressed during the tenancy. Despite this experience, I continued with the company and allowed them to place another tenant. Before Management One ever leased the property, I made them aware that the city's annual trash fee is billed directly to me through my property taxes and must be reimbursed monthly by the tenant. They correctly collected it from the previous tenant but failed to include it for the current tenant. I discovered the error myself nearly three months into the lease. I was also never informed that the current tenant had been approved to keep a dog at my property. I only discovered it after questioning a pet fee and reviewing the lease myself. As the homeowner, I should have been told that an animal was being approved to live in my home and how the pet-related payments and protections would be handled. Rather than me sending 4 emails asking the same question and not getting any answers. The most concerning issue has been a toilet blockage involving toilet paper during the current tenant's occupancy. This problem never occurred with the previous residents, during the week maintenance workers were inside the home, or during our own visits. Despite this, I was held financially responsible for the plumbing work and dry wall because the wonderful tenant kept flushing the toilet despite being told to allow the toilet to drain for repair. I was initially told one amount would be withheld and refunded since it was a tenant issue, but my owner statement later showed that a larger amount of over 500$ had been withheld after my rent proceeds were already disbursed. Communication with the office is extremely unprofessional. My experience with Sarah in accounting has been especially poor. She does not consistently return emails or calls or provide updates, no clue how this is allowed in a professional office. I have had to repeatedly contact the office and even involve the maintenance department and customer service just to receive answers about the status of accounting matters. Property owners should not have to chase multiple departments for basic information about their own home and money. I pay Management One to protect my interests, conduct proper inspections, maintain accurate accounting, communicate important decisions, and properly manage the tenant and property. Instead, I have been left chasing answers about property damage, missing items, missing tenant charges, an undisclosed pet, inconsistent holdbacks, questionable owner expenses, and ignored calls and emails. Oh even rent on two occasions not because tenant didn't pay but because accounting isn't working on my account and dispersing properly. If you are considering hiring a company to lease and manage your home, I would recommend choosing another company. This level of stress, poor communication, and lack of accountability is not worth it when you are paying someone to manage these responsibilities for you. I rather have my home sit vacant and cover my own mortgage. If any upper management reviews this I would love a call since I've asked for call backs and had to resort to this level leaving a review on Yelp like an outsider.

I came in genuinely interested in renting, but instead of assisting me, Abby appeared more interested in texting on her phone. When I tried to get assistance, she was dismissive, rude, and raised her voice at me, telling me to leave because she had other appointments and that I would need to come back later. What made the situation especially concerning was that approximately four minutes after I arrived, my friend came in and Abby assisted her right away. Seeing such a drastic difference in how we were treated made me feel that I was being singled out and discriminated against because of my skin color. No prospective resident should ever be made to feel unwelcome or treated differently based on their appearance or race. Abby's behavior was completely inappropriate for someone representing a residential community. She demonstrated a serious lack of professionalism, respect, patience, and basic customer-service skills. A leasing office is often a prospective resident's first impression of a community, and an employee who yells at potential residents, dismisses them, and appears to treat people differently can seriously damage the reputation and business of the entire property. Management should investigate this incident carefully, including reviewing any available surveillance footage and speaking with the individuals who were present. I also strongly encourage management to review whether Abby's conduct and treatment of prospective residents meet the standards expected of an employee in this position. In my opinion, behavior like what I experienced should have serious employment consequences. I was seriously considering renting three apartments here. After this experience, I am now looking at other properties instead. Losing prospective residents because of one employee's conduct should be a major concern for ownership and management. I hope the property owner and management company take this complaint seriously. No prospective tenant should have to experience the treatment I received, and I would appreciate management contacting me regarding what steps are taken to address this incident.
