I looked through the reviews of this management company and noticed that there's been a large number of complaints. I figure I didn't have to say anything about Villamar Property, who was hired as a property manager. However, after another month of unreliability and unresponsiveness, I just had to have my voice heard. Tony, the owner, is a shameless liar who has every excuse imaginable. He never comes through on time for anything he says. Whenever you try to reach him, you'll be lucky if he responds. Although his services may be cost effective, you'll be pulling your hair out every month because you'll probably waste more time trying to manage this group than you would've spent managing your tenants. It's just not worth it. There's plenty of other property management companies out there. Do yourself a favor and go to anyone but this one. read more

This is my follow up review after 6 months of using Villamar management. I asked Joanna in their finance to set me up for direct deposit. After my tenant pays rent, it will take 3-4 days to be cleared. Usually I see rent being deposited to my account between 5th to 8th of every month. I was told in rare occasion may be few days later. Last month there was something mixed up with their direct deposit account. I called them and took them just 2 days to fix it. I never had any issues when I called them to check something for me. The person answered my call was very professional and friendly. Joanna always emailed me back quickly too. I have nothing bad to say about Villamar. I think people who left them bad review will need to call them if any issue come up before too late, keep up good communication with them is the key. I do believe they try to and want to make thing right for customers. read more

Stay very far away from this Company. We have a few rental properties under the purview of Villamar and to save you any headaches, just go ahead and find anyone else. Rent is consistently late, if you even get it at all. We've identified several months of missing rent deposits across multiple locations and have yet to receive any replies or updates when asked. They will purposely ignore your calls and in the off-chance they pick up, they will give you the run-around. The person you need to speak to regarding whatever your issue is will never be in. These people manage the property next door to mine. The house is an embarrassment and in total disrepair, and Tony and the rest of Villamar appear to be in no hurry to fix anything. The house is in violation of our association rules--requiring homes to be neat clean, and attractive. It would appear that the entire ethos of this management company is lazy. The house next door was also not professionally cleaned before the next people moved in. Technically not illegal, but just demonstrates how cheap and dirty Tony and everyone else here is. Tenants are also not properly vetted or instructed in community rules and regulations. They will not properly manage your property or ensure its maintenance. read more

We purchased an investment home in City of Perris with tenant already occupied late April 2014. Previous owner employed Villamar Management, so we just resumed same management company for convenience. For the first few months, rent check from Villamar management arrived between 12th and 15th of every month. As much as we would like to it to be earlier but that was acceptable. Then by September of 2014, check arrived by the 21st and progressively getting later and later. We received January 2015 check on February 4th, 2015. Initially, when we called to office, we were told that previous accountant just left company so everything was still in transition with new employee. We were assured that that was the only month. Everything would be back to normal the next month. Then February check did not arrive until the 27th, we called office and was told that accountant was not in that day. We requested to leave a message to Tony but receptionist asked to Tony Sr. or Jr.? We didn't know there were two Tony so message was left for the owner of the company. When our message left unanswered for a day, we called the next day, and we were in luck as Tony was in. He assured us that said postponement would be addressed and he would call back with report. Unfortunately, we have not heard from him since. When we did not receive March check by the 22nd, we called and was informed by the accountant that it was mailed on the 14th, finally the checked arrived on the 28th with a post mark of the 27th. Today is April 29th, and we again have not received April check. We called yesterday but were informed that one on in office could help us on this issue but accountant should be in today. We called today and were informed accountant should be in by 10am tomorrow. Receptionist asked if I would like to contact Tony at his direct line of 951-288-XXX5. We left a message to call back but no luck. Owning an investment property should not be this exasperating especially if you employ a management company read more

I want people to notice how they never take any responsibility for their wrongdoings. It's always the client's fault, it's always a fake review, people are out to get them for some reason, the customer is immature and ridiculous, and so on. Just notice that because it says a lot when someone constantly refuses to own their actions. Tony replied that he owes me nothing. That should be their company motto: At Villamar Properties we owe you nothing. I would encourage him to re-read my original comments instead of misrepresenting my grievances. I never expected or requested any special favors. I only would have liked for him to be truthful with me and courteous/respectful of my time, and not just blow me off like it's his world and my time, circumstances, and effort has no value. I guarantee he hates it when he drives to meet someone at a property and they waste his time and don't show up, so why be a similar flake? And he is pretending he remembers me and the property in question. He doesn't, and I guarantee the property I was looking at is not the one he was referencing- it cannot be and he cannot possibly remember me because he never met me in person and this was a long time ago. In years past he could have played people off like they are nobody and there wouldn't be any accountability for it. Thanks to Yelp he risks being held accountable for his actions. And that's the point of my review. It wasn't in hopes that he would feel bad and apologize or change his ways. This place is a fraud. You call them for repairs, it takes them weeks before they come to repair them. Call the office no one answers the phone. When they do answer they ALWAYS say they will call you back, but NEVER do. I had moved from the house I was in. The house was in good condition. So I should have received my deposit. However I have gotten the run around. I haven't received any notice of what was done or how much I was getting back. Called Tony he make all these promises and never do any. Tony writes bad checks from the company CHASE ACCT. Have to take him to court. It's a shame he owns a business but going about it the wrong. read more

I rented a home from this company and from the very beginning of my move in there were many issues that they never resolved! Just a bit about my brief but educational interaction with Toni. I paid up front for what I thought was going to be a property manager to manage my property when I moved to Texas. My company asked me to stay two more years so at this point I would not need Toni's help. When I asked for a refund for services he had not yet provided he used his contract as an excuse not to give the refund. I even requested he refund me half and keep the other half for doing absolutely nothing. I said "I would rather receive half of the money and not take you to small claims and not write a bad review". He stated "write a bad review and I will see you in court". This is where we are, $99 plus advertising $450. I spoke to them and signed up with their company. They advertised my home in local magazines, online and found a qualified tenant for my house. They take care of everything for me, even maintenance issues. Alfonso from the maintenance staff is very knowledgeable and performs quality work. Villamar managed one of my properties in the past and 3 things come to my mind 1. Unethical 2. Unprofessional and 3. Unorganized. After my tenant would pay them rent they would send me bounced checks repeatedly. Seriously?! When I decided to manage the property myself I had discovered that my tenant had been complaining to them for months regarding a kitchen sink that had been clogged and a leak on the 1st floor ceiling. When I arrived at the property to check out the house, the sink was disgusting with old grimy water that was backed up. The worst thing was the leaking ceiling....instead of fixing the leak they would just patch the ceiling over and over. We had to open up the ceiling and repair the leaking pipe and all the water damaged beams in the ceiling that could have been prevented. Thank goodness there was no mold! I would not be surprised if there are multiple lawsuits against this company. STAY AWAY from this SHADY COMPANY! read more

I don't recommend this property management company. They have some good properties and they don't really hassle you as a tenant. If you need anything fixed or have a concern, they won't help you unless you're extremely persistent. If you planned on getting your security deposit back, forget it, they will hold on to it in bad faith. Although it seems he is a legitimate real estate professional Tony Sr is in fact in all kinds of legal trouble and his real estate license has been suspended for some time. It would be difficult for him to pay all his legal fees if he chose to treat tenants fairly and return what was due out of their deposits (and pay landlords in a timely manner). Some people take pride in their reputation, but the employees of this company seems to think, "why bother? As long as we can get away with it we will take advantage of as many as possible." We've now been renting from them for 3 and a half years, and just like my last review left in December 2014, they still have never came to look at the thermostat. I've turned in multiple service requests that I am promised will be promptly looked at and a call back to me in 24-48 hours, which never happens, ever. I turned in a service request just after Christmas for a few items, and have followed up with them multiple times with phone calls, but they have not once called me back, and no service person has called me. (Yelp deleted old review for privacy violation.) Landlords Exercise Extreme Caution! This company sees the tenant as their client and not the landlord, as stated via phone by Mr. Hernandez, Sr. The tenants that resided within my property were allowed to pay late without consequence and at my expense. I was paid late on several occasions by Villamar Property and was told that it was due to the tenants late payments and that I would receive a late fee reimbursement at the end of their tenancy, I have yet to receive it (received 8/06/15). Hernandez, Sr., shouted at me on two different occasions. I requested a Termination of Tenancy and Villamar extended the tenancy before notifying me. Mr. Hernandez, Sr. told me that enforcing the Termination of Tenancy would constitute harassment, because the tenant had yet not received the keys to their new rental, which was provided by Villamar Property. Mr. Hernandez, Sr. also told me that "California Law" protected the tenant and not the landlord when discussing damages left in my property by the tenants. After submitting the itemized bill I contacted Villamar the following business day and received a return phone call from Mr. Hernandez, Sr. He told me that the cleaning fees were too high and threatened to tell the tenants to take me to court. Mr. Hernandez, Sr. never mentioned any price errors during our conversation, and was unable to reference details from my itemized bill because, as he stated, he did not have it present at the time. Yet, he still accused me of price gouging, being unfair, and threatening him. After this phone call I reviewed the itemized bill and receipts myself and noticed a discrepancy in one of the charges. Sadly, no one in the Villamar office caught this error before issuing me payment. I contacted J. H., their accountant, and within two hours of discovering the error I was able to return the difference. If I had to do it all over again with this company, I would have taken their short contract to a Real Estate Lawyer. I would have added a specific day of the month in which Villamar would pay me by. I would also add a clause stating that late payments would be included in the monthly rental payments. I would have ensured that the contract stated that they could not sign the rental agreement for me. This way I would know exactly what the terms of the rental agreement stated, should I be misrepresented. Also, all of my communication with Villamar Property Company would have been done via email correspondence, to provide written proof. Any late payments would have been inquired via writing and all answers from Mr. Hernandez Sr. and his staff would have been requested in writing. I would have them clarify in writing what notices and services they would render in my behalf. I would have purchased The California Landlord's Law Book: Rights & Responsibilities by David Brown, Ralph W., and Janet P. I would have called the Fair Housing department, and again I would have had a lawyer advise me of my rights. I would learn Civil Code 1950.5 and its subsection as a minimal for the security deposit. Over all, I would have not allowed the unfairness to continue to the end. The Department of Real Estate, The Better Business Bureau, Consumers Affairs, and the many local bars of distinguished licensed professionals are there to help. I would have sought their assistance at the first sign of unresolved issues by submitting a formal complaint. I am not a lawyer and in no way do intend to misrepresent the law. Please seek legal advice from a lawyer if you are uncertain of any claims. While it is one of the least expensive property management companies, I would not recommend their services. I would just recommend due diligence to all who choose to utilize any property management company, including this one. As a property management company you are bound by the Realtors Code of Ethics, which forces you to protect the landlords rights, BUT ALSO THE TENANTS when an illegal act is being performed. So I ask, if you honestly believed that I acted in malice to discriminate my tenants why did Villamar oblige and issue, in your own response, an illegal discriminatory Termination of Tenancy? My experience with Villamar Property Mgmt started good, Tony Hernandez responded quickly to show us a rental , but the actions following were very unsatisfactory and I would NOT recommend this company for anyone who is trying to rent a home. We paid $80 to submit our rental application and after several calls and no response from Villamar Property Mgmt, we were finally told that our application was approved, but they chose to give the rental to another party. We were told that we could chose one of their other rental listings. However; we had already lost a week waiting for a response from Villamar and their other listings were very unappealing. These guys are quick. Found a house Monday morning and in the afternoon i put deposit down and will move in soon. Quickly they sent an agent out for me to look at a property. Amazing how fast.
