I can see the property manager's side though,the owners should have put more into the fixing b4 we moved in. While we left the yard clean, the weeds grew back in the month that the house sit empty. They charged us for that but, the whole yard was near death when we moved in. The blinds were brittle and yellow from the sun and the carpet had urine stains from the previous renters animals as well as stained and ripped in living room. The previous renter's and the owners were not cleaning up as well as thay should have but, we are just as much to blame for not reporting it in detail.. I must apologize for being rash. Some of the problems with my move out were true. Some were existing before move in just not as far advanced as when we left. We should have produced evidence when we moved in. I just called to say I had a landscaper do the yard before I moved out and was put off by Liz and threatened to go to court. The whole time we rented, we were put down and told we were responsible for repairs. If we were even a day late with rent we were harrassed. Though, they did help me out by waiving some late fees in the end. So, I applaud them for that. Some people there are helpful and some are not. So, in the middle for me. Just take a lesson from me and document the problems. Look for them so, they can get fixed before they get worse. read more

The employee turn over and lack of communication is a serious and consistent problem. I am a property owner paying them to manage a rental over a couple years and 2 different tenants. I stopped counting at 4 different property managers. You can't reach them by phone and when they assure you they will handle an issue - not only is it not handled but you have to repeatedly call/email to find out it is still an open item. When the owner finally steps in to resolve there is acknowledgement of issues yet over time it erodes again. I will not be renewing the management agreement after it expires this time regardless of the promises. read more

I have interacted with multiple people in the office mostly Nicole and Derek and they are both fantastic and wonderful! We have been renters of a property that they manage for 4 year now. They are very organized and good at what they do. They responded to my emails very quickly and thoroughly addressed any inquiries that I made. They seem to genuinely care about both the property owner and the tenant. I recently worked with Derek and he did a great job with transitioning us out of our lease. We needed a few extra days before our new house purchase closed and he was a great advocate for getting our needs met. I would refer Mosaic to my friends. Well, I finally got my deposit back. I understand that there are going to be charges for certain items, but be careful with any management company. They replaced 8 light bulbs and 2 air filters to a tune of $59. They also replaced a bedroom window screen (average size) for $135, ouch. I emailed Derek and I stood by my previous statement that they are efficient. read more

I paid $40 for myself and $40 for my fiance to put in an application. I got a call basically to let me know that my boyfriend's application was denied because of a three-year car repossession he had on his credit. That I was told beforehand that would probably be ok because they're really looking for any judgements that have to do with rentals. But anyways that wasn't a big problem you get denied you move on to the next. I was told that I would be able to transfer our app fee over to a different owner if for some reason our application was denied. And that we had 30 days to be able to transfer fees over two different owners to find a home. But after we were denied I asked about applying for a different home to get told that I should not try because they all will probably deny me. But I'm thinking if they're all different owners who's to say if they will deny me or not only those people would know they want to deny me. I guess the answer I was looking for was it doesn't hurt to try since you paid the $40 per person. You have 30 days to see if someone will approve you. An owner may feel that his house has been on the market for too long and he's just ready to rent. Or you may have someone that knows things happen in life and no one is perfect and they're willing to give you a chance. It's gotta be someone out there that would Overlook a car repo when his credit is still a 633 and my credit is at 725. I have been working so hard on my credit and helping my fiance with his credit. I just don't understand why so many people out here feel that you should have nothing on your credit. When they should be looking into each individual problem that's on your credit and asking you why do you have this on your credit. And let you explain the circumstances behind this issue. They would learn that my fiance got the repo because we paid $5,000 to get a certified Transmission. Just to find out a day later after the car does not start that the Transmissions we paid $5,000 for was a junkyard transmission. And since we didn't buy the $6,000 transmission with the warranty we would have to just pay a whole nother $6000 to get another transmission with the warranty. And if we could afford $11,000 we would have just bought a whole new car versus trying to fix the transmission. But nobody really cares about how you got the debt all they care about is that you have it and they don't want you in their house. But anyways this company only gets a 2-star for the simple fact that they didn't really seem to care about helping us find a home. But I'm sure they were very happy to keep our money that we paid, that we worked hard for. Just to get one denial and not even try to put through for another house. My lease is up January 5th and I already put in my 60 day notice for where I'm living now. And I have a 1 year old a 6 year old and a 9 year old myself and my fiance that will basically have nowhere to go because these companies charge you all these fees, give you a denial 4 things that should not matter. Then tell you don't try to apply for anymore houses because you might be denied again. And I'm just not sure how they can speak for every individual homeowner because not everyone thinks the same. I know now to never go through this company again or refer anyone to this company that will need help finding a home. A great waste of my $80 dollars. read more

Absolute joke of a company, 6 months without a dryer (AND COUNTING) Took 4 months to get oven part replaced, 4 months to get garbage disposal replaced (Only to be charged for "being at fault") when it was reported day 1. Roof had a leak, part of roof was replaced, dry wall never replaced where leak was, so drywall is peeling off ceiling, falling into closet (all over clothes). AC unit had an issue running it first hot day of the summer, (Replaced capacitor with a brand new one myself due to not being in a livable home without AC on a 113 degree day with 2 little ones, not knowing whether it will be fixed in a day or 6 months from now. Had technicians out 2 days after request replacing the whole unit only to be charged $400 after install for supposedly the AC technician had to "re-install parts to be able to diagnose" which was not the case by any means. They also refuse to show an invoice/receipt showing that they were personally charged for this transaction. (STILL HAVING ISSUES WITH THE AC UNTIL THIS DAY) read more

If I could give this company ZERO stars I would!! This company is ridiculous. If you need anything fixed in your rental don't hold your breath. It won't happen. The whole time I rented from them I had a hole with wires hanging from where my dining room light should be. After 7 or 8 phone calls to them I just gave up. Plus if anything else goes wrong in the rental they charge you to come out and fix it, as if that's your responsibility.. Hello?? When you rent isn't one of the perks NOT being responsible for things that get old and wear out? Not to mention it took me almost THREE months to get my deposits back from them (no thanks to the girl who is supposed to be the property manager) The girl you have to deal with after you sign your lease is extremely rude and is greatly lacking in customer service skills. Just calling her, she acts like you're putting her out because she actually has to do some work. I would call and email day after day after day hoping she'd get sick of hearing me and actually do her job, but nothing was ever done until I finally called in and demanded from someone else to speak to her boss. Why that woman works there still is beyond me, but they should seriously consider putting someone a little friendlier in that position being that is a position of serving customers. Maybe if I had had someone better to deal with there, my experience with them wouldn't have left such a bitter taste in my mouth. The only good thing I can actually say about them is they are lazy so they aren't coming around the property all the time or anything like that. I would seriously think twice before renting from them or using them for your property management needs. read more

I would say they are unethical at the very least. After calling Monica my wife was instructed to do an online application on a home that had already been rented. She told us our $40 would be refunded. Yes I know it's only $40 but don't have someone do an application when there is no chance of renting the home. Monica tells us we will get refunded. Two weeks later I call and she tells me all refunds are sent in 7-10 days.....well in my book 2 weeks is still 14 days! What scam artists, what a total joke of a company. To piss me off over $40 bucks has me giving them the worst review I can think of. read more

First off you can never get some one on the phone no matter the time of day and you leave a message but not once have I received a call back. Horrible horrible This company does not believe in any type of communication-they do not take your phone calls and the person you usually need to speak to is "in a meeting" or "out of the office"...so I am wondering who is actually working?!?!?!? Also my biggest problem with them is lying..yes grown adults in a professional business lying repeatedly over and over and when you call them out or show them proof they are lying they still lie...I am amazed at the audacity this company has esp to people who are great tenants trying to abide by the rules and paying rent on time. The company makes it impossible to have anything repaired, impossible to speak to anyone, and impossible to follow the rentals HOAs rules (they do not give a copy of the HOA rules of your community and the HOAs will not talk to deal with tenants-I have had the fun time of run around with them asking for help on a false fine that Mosaic was charging from the HOA to me). The HOA did help me by telling me that they send everything to the owner; therefore talk to the owner well yeah that didnt work either. I will never rent from Mosaic again and I will encourage everyone I know or speak to to stay far away from this company as it is not in your best interest and not worth the headache! read more

Whatever you do don't use them as your management group. These people kept my deposit and charged me for stuff that was already in the pre-move in inspection. Literally it has been 4 months since I moved out and in the contract it says they must return the deposit if nothing wrong within a couple weeks. I called them and all they did was give me the run around and lied and said they had to call the owner. They also charged me for keys not being returned but when I dropped the keys off they signed the key form saying they were all returned. I had a rental house in Gilbert but I am not local, so needs a property management to help. I found Masaic at yelp and would like to give a try. When I talked to them, I was told they would keep me updated weekly for the status of rental. However, nobody contacted me for weeks after I made all the requested deposit. When I asked for the status, the one of owners Liz is not a friendly at all and complained I did not wait enough time. I gave up the confidence let them to find a tenant and find other property management to help. I will never ask them to help. It wastes time and money. read more

I'm only giving one star because zero stars isn't an option. I would avoid using this management company or renting from them at all costs. We rented from them for about 3 years. While the majority of our stay was fair, once it came time to end the lease things went downhill. Liz, specifically was unprofessional, condescending and downright snooty in every interaction we had with her. While she expected an immediate response from us when she needed something, she took forever to get back to us when we had a question. When we moved out, we left the property in better shape than when we moved in, yet they still kept over $400 of our deposit for things that were fine when we left. Luckily there was one item that they tried to charge us for that we listed on our pre-move in inspection and they refunded us a whopping $45 for that. I signed up with Mosaic to have my rental property managed. Upon signing up, I paid $250 to have the property professionally cleaned and $100 to have the carpets cleaned, in addition to the sign-up fee ($395). I terminated the contract with them shortly thereafter (before the property had been rented) because I needed the house after all and understood that they were unable to refund the sign-up fee. However, they claimed that the house had been professionally cleaned (despite all appearances to the contrary) and told me that because the carpets had not been cleaned, that they would refund me the $100 I had paid to have the service performed. I repeatedly requested to see an invoice for the professional cleaning, which they never produced. They then told me that because the professional cleaning had gone over the $250 I had paid for (I never approved any costs in excess of $250), that they weren't going to refund me the $100 for the carpet cleaning that was never done. I'm happy to have parted ways before they had a chance to further their scam but it's a scam nonetheless. read more

I seriously had no idea that I would EVER rate a property management firm at 5 stars. Based on my last experience with RPM West Valley I was certain that all property management firms were terrible and just wanted to terrorize their clients and make them cry because they knew they were in another state and in a contract and there was nothing they could do about it. Oh no, quite the opposite over here at Mosaic! After having an absolute nightmare of an experience with another property management firm in the Valley (RPM West Valley), I couldn't be happier that I found Mosaic Properties. My experience was so bad with RPM that I was shell shocked and terrified to even look at another property management firm. When I found Mosaic, I was in the process of interviewing several other property management firms. The Mosaic representative answered all of my questions and concerns (there were many), and walked me through their contract and terms. They even set up a separate phone appointment (I live out of state) to interview the account manager that would be assigned to me. Yes, I have a dedicated account manager! I was hesitant to not use sites like Craigslist to find a tenant (as that is how I had found every tenant in the past) but they walked me through why they don't recommend it (you get significantly more dedicated applicants if they are using a fee for service website). And, sure enough, they found me a tenant quickly and she was of excellent quality. Seriously I couldn't freaking believe it, it sounded too good to be true. Well, after a year she already signed on for another year's lease! I am ecstatic. My account rep walked me through all sorts of different options for painting my condo before it was rented out, and helped coordinate with the painters. My check got lost to the painters and they were so helpful in getting everything resolved quickly. Their owner log-in is easy to use, and easy to download for year end tax planning. After more than 1.5 years of excellent service, what finally drove me over the top to take the time to write a 5 star review: The owner recently sent out an email to all owners letting us know that they are sponsoring two families for the holidays that are in need. Are you kidding me? A company that does right by its clients, treats the tenants with respect (enough so that they want to sign on for another year), AND take care of their community? I am sold. Mosaic, you have my heart (and by business). read more

I rented a Property for 2 years and as a part of the deposits was a 250.00 non-refundable cleaning deposit. At the end of my lease I even reached out to make sure there were clear expectations of what was required. They said make sure the place is clear of all belongings and carpets are shampooed and place it wiped down, So I did so.. But when I got what was left of my deposit. I was floored they managed nickel and dime me for things like a light bulb being out. Hair in a drain plugging in or replacing a battery in smoke detectors replacing A/C Filters which I had just replaced. the list goes on. Things that can only be made up to keep as much of your deposit as possible. So if you use this company don't plan on getting your deposit back. read more

I should have known from the beginning... We showed ourselves the house. At no point in time did anyone from remax actually meet us at the house we were going to rent. We were given no instructions on how to use the remote speaker system, remote lighting, or remote fountain system. Other than that, they weren't terrible until towards the end. Some repairs took a little long (but as I understand, it was to get owner approval, such as the 4 days we were left without a hot water heater in winter). The owner had written that they should be doing biannual inspections of the house. That was not done until the last month of our lease. Then, Dennis who was to inspect the house, couldn't be bothered to show up at the appointed time, let alone call me to let me know he couldn't. Finally, our lease was up. Keys were returned and I said I wanted to be present during the walk through. I was not even privy to the appointment being made. I was not able to make the appointment. I did not receive the security deposit until 15 business days after the keys were returned (Arizona law is 14 business days). I called twice the preceding week and only received a phone call the day before I received the check. Then, the check wasn't signed, so I had to go back and get the check signed. When I went back the office staff took over 15 minutes finding the stamp to sign the check with. I couldn't speak with the manager since they were "on a retreat". While I was waiting, I got to hear the front desk girl tell a customer about her marital problems, unwarranted. I will be waiting to speak with the manager of the office on Monday. read more

This is by far the worst property management company, high employee turnover, money hungry, don't care about tenants and are very rude on the phone, maintenance issues are not resolved in a timely manner. I went a week in the summer in Gilbert,AZ with no AC and they could of cared less. Did not offer hotel or discount on rent for the month. Had a water leak that filled a 25 oz mug in 30 minutes and they took a week and a half to get someone to fix that. I was purchasing a house and wanted to go month to month or a 6 month lease after my 12 month lease was up and they would not entertain the idea even in the slightest and were consistently rude to me about it when I was trying to figure out options of places to live until my house was done being built. I hope the owner of the house I rented knows how bad they are screwing him out of money as well as they are very untimely on a move out inspection which will delay a new move in. Their communication is horrid at best, as I was a first time renter and had no clue on move out procedure, talked with them on phone a month and a half before move out and they gave me no instructions on what to do. I figured they had a key to house so leave keys and garage remotes in house and that was that. I had to call them on last day of lease to verify procedure, of which I was incorrect and was heading out of town for weekend, had to turn around and drop off keys and remotes to their office. OVERALL THE ABSOLUTE WORST PEOPLE TO DEAL WITH, I HOPE ALL OWNERS OF HOUSES THAT USE THEM FOR PROPERTY MANAGEMENT SEE THIS AND GET A NEW COMPANY. read more

When I first got in touch with them they were very helpful and quick to respond. However once I signed the papers they couldn't have cared less. Lots of stuff was broke that was not an issue when I looked at the house. Also they never gave me a break down with paperwork that stated the entire deposit amount. I asked for 700$ and it just said will go towards deposit..then they wanted the first month rent and that's normal then they said I needed to be there next day with 850$ more. Then I asked for 1 more week to move in they said no..when in the beginning they asked me to move the date and I agreed. Also when I moved in the fridge was not working at all or freezer. They said they would have someone look at it that week. The guy came and stated I need a new one, so then another week goes by and I get the new fridge. At this point I could not live there as I have a son and there was no fridge. I requested they prorate my rent bc I didn't move in until 2 weeks later. They said not the fridge was not a reason to not move in. It is a one way street with these ppl. The office is also rude. read more

We found a house that was listed on Zillow being rented & managed by Mosaic Properties, I should have known from the beginning not to do business with a company that is such a scam. The website said the application fee per person was $35.00 but I was charged $40.00 & the only reason I knew of the price change was because I reviewed my bank statement. Once I was notified that we were approved I asked Monica about the price difference on the application fees her response was that the prices had changed but that Mosaic had NOT charged it on the website. On top of that I was also charged a "non-refundable cleaning fee" which was explained to me by Monica that the fee is to have the home thoroughly cleaned upon MY move out so that the next tenant can move into a clean home, which I understood and would have liked the same courtesy in return, but yet again MOSAIC FAILED in that aspect. The day we received the keys we went into a home that was NOT cleaned. The home is over 2000 sq.ft. and it literally took me 2 full days of cleaning I took over 80 pictures that I emailed to Mosaic requesting to know the name of the cleaning company and the name of the company that supposedly cleaned the carpet, and refunding my money, I even asked for copies of the invoices of the services till this day have NOT received that information and I have been in the home for about 5 months. Don't even get me started on what a POOR POOR job they do on completing work orders. I placed a work order on 11/6/15 that my oven is not working and today is 12/20/2015 & I still don't have a working oven. They send maintenance techs out and they come look, they leave and you never hear from them again. This is not the only work order that I have placed that takes more than 30 days to repair things if they even repair them, but don't be late on your rent cause they are ALL over the charges. I am in property management for apartments & I understand that apartments & homes are different however I also know that it DOES NOT take more than 30 days to complete work orders and that customer service is a big aspect in our industry and Mosaic does NOT provide any type of customer service and the employees are rude as well. I HIGHLY RECOMMEND THAT IF YOU ARE LOOKING TO RENT FROM MOSAIC YOU TURN AROUND AND WALK AWAY NO MATTER HOW NICE THE HOME IS, YOU ARE SETTING YOURSELF UP FOR HEADACHES. read more

This company baited us to apply just to get our money and then just blew us off. I strongly recommend not wasting your time or money with Mosaic properties. We Applied on 07/24 for a property they had listed. After speaking with the agent she said there were so many applicants interested and advised us to apply right away, so since we liked the property a lot we were willing to pay the unethically greedy $35 PER OCCUPANT fees and also since we only had about a week left to find a place. This incompetent company wasn't able to get back with us with any answer for 11 days after we paid the application fees. By that time we were forced to go with another property. Naturally, we filed a complaint with the BBB for a refund due to the totally unacceptable length of time Mosaic took to process our applications. They responded to our complaint with a crock of lies, saying they tried to contact us many times but WE wouldn't get back with THEM. We only had a few days to find a place so that lie was obviously pitiful and desperate. I responded to the complaint with proof of their phone call, an image of my cell call log showing their phone number coming in 11 days after we applied. Instead of playing their game of "your word against ours" I simply requested they provide a screen shot of ANY calls to us during all of their supposed attempts to contact us. I waited, but of course, they weren't able to provide any proof because THERE NEVER WERE ANY CALLS TO US FROM MOSAIC PROPERTIES until 11 DAYS AFTER WE PAID THEM $70 AND THAT IS THE FACT. A simple screen shot of their cell logs or phone logs would have proved us wrong, but nope. Well I wonder why not? They were caught in their own ridiculous, unintelligent lies. Instead of just apologizing and refunding our fees they showed just how greedy and unethical they really are. The complaint was closed as unsatisfied, of course. If you apply with this company you will probably regret it, as we surely do. Shame on Mosaic properties. read more

This story is a microcosm of the experiences I've had with Mosaic Properties' management team over my two-and-a-half-year tenure as a tenant. The only thing consistent with their office is their lack of regard for their tenants and their high regard for the landlords. I had replaced the original incandescent bulb above the fireplace which had gone out with a more efficient compact florescent bulb. The bulb worked fine for months on end with no issues up until the recent weeks. I took out the bulb and put it back in and the light came back on. But I would have to do this repeatedly which led me to believe this is a wiring issue. As I am not an electrician and did not want to tamper with the property, I placed a maintenance request. To Mosaic's credit they've always been prompt when it comes to responding to maintenance requests. The order did take a little long(requested on May 4th, completed on May 25th according to their records) but it was not a serious or urgent issue. Once the electrician arrived to my house, I explained what was happening and that the bulb was still working fine. He took out the bulb and removed the fixture in order to view the wiring. He saw no issues with the fixture or the wiring, so he surmised it must have been a bulb size issue. He went out and replaced the bulb and the service was excellent. The maintenance team at Mosaic reached out to me and told me they will charge me for the service fee because there was nothing wrong with the wiring or fixture. I explained to them that my bulb had been working for several months and only an electrician could have been able to unhook the fixture and tinker with the wiring in order to reach that conclusion. The person I was speaking to re-iterated that it was still a bulb size issue, completely ignoring the circumstances that led to the electrician finding out. This is a common theme throughout the organization from top to bottom. I replied once more but didn't get a response. After 5 days I reached out to the manager and included the emails. She repeated the same thing the other employee has said, once again ignoring circumstances. The owner, Liz Morganroth then reached out to me by phone after I sent her the thread. I thanked her for calling me as I had requested to be called. She replied by saying 'well you could have called us too'. In the past I had called and not gotten a call back, but rather an email in because they were too busy to talk. As the conversation continued, I realized the company and its culture is a reflection of its owner. If you are a home owner, this company will treat you well. If you are a tenant, not so much. The owner began to lecture me that I only act this way when I don't get my way. I have had limited interactions with Mosaic. Per their records, I have had 1 late in two and a half years and only 2 maintenance request up until this latest one. So I was not sure what she was referring to. The conversation became a shouting match, which I contributed to as well but I was surprised the Owner of the company would escalate the situation rather than try to resolve it. She continued to ignore the fact that the only way the electrician knew it was a bulb issue is because he had to take the fixture down and examine the wiring. If he had immediately ruled that it was a bulb issue when he unscrewed it, I would have no qualms with paying the fee. But even after he removed the bulb and checked it out, he felt the need to check the wiring and fixture. How could a non-electrical inclined tenant have possibly known a perfectly working bulb is still an issue because of its size especially when it had worked flawlessly before? Ms Morganroth continually ignored this and referred me to the lease. This is a go to for property management companies, as they know most tenants don't glance their lease after they've signed. I signed my initial lease in 2014. I don't think there are bad people working at Mosaic, I just believe they are unprofessional depending on your value to them. read more

I'm shocked to hear both your reviews. Have you had to deal with them since Alicia left? What a nightmear they have become! I have had Properties with them for years and I've never had any problems. I have been in contact with all my tenants and they have said nothing but good things about her. NOW my tenants are calling me on everything! No one answers the phone and are not returning calls until I complain. Liz is a nightmear to deal with. Mike M yes is great however his staff now that Alicia is gone is the worst. Me nor my tenants have never had to contact Mike M until now. He's the owner and shouldnt be receiving calls. My tenants said if it wasn't for having contact with me now that she is gone the would have moved out. I wish I knew where she is working now! I should Google her. There is always people who don't mesh but hearing nothing but good things from all my tenants only shows Alicia was GREAT! read more

Remax, for the most part, has been pretty reliable. The higher management is very punctual when needing questions answered. There were a few miscommunications when setting up appointments for showing our house to potential renters. For example, we did not know we were suppose to show our own house with no Remax representatives and understanding their policies such as giving tenants flexibility of when to start renting. We weren't too happy about that. But our renters have been great. We always get our statements on time and they do take care of a lot of hassle. We had some trouble with our direct representative though. He seemed to not get back to us in a timely fashion and seemed aloof. But, when the issue was brought up to the higher-ups, the problem discontinued. They had the best ratings in comparison to other renting companies so we went with them.
