My 30-year-old home, new to me clearly had a history of squirrels and rats able to access the Attic! (2) Contacted a roofer through my association to secure and harden any roof locations as able. (3) Now I need a cleanup expert to remove insulation clean the Attic for further inspection, along with re-insulating and maintaining it in the future! I must mention I did HVAC work for 34+ years so I do have a trade sense and the proposed price and scope of work felt reasonable. They removed all the old fouled from rodent insulation in very neat fashion making no mess in my home or the work environment. They did some screening and foam work to seal and harden against future rodents. My return air duct to the HVAC system had been scratched on by squirrels and slightly collapsed so they took care of that too along with all new insulation some of which was in very tight to get to places. They were very accommodating to my timing which allowed for my electrician to come through once again for a final look along with some other attic access required improvements I wanted to deal with. They were almost 1/2 the price of the larger corp companies for the same job. They came out and blocked the squirrels from enter the over hang. They did however accidentally tapped 2 of them in side, so they came back out and created a small opening to let them go (for a fee, but still the total cost was less that the others) and then a few days later when all was clear, they closed up the opening (no fee for coming back to close the opening, very nice) to resolve the issue. read more

Within less than six months of the initial service, I had pests re-entering my crawlspace. During a follow-up inspection, I was told I needed to pay an additional $1,350 for tunnel proofing. What I don't understand is why this wasn't addressed or recommended from the beginning to prevent rodents from returning. When I questioned this, instead of addressing the concern, I was referred back to contract terms stating it wasn't included. At that point, I had already spent several thousand dollars, only to have rats return in under four months. The mesh installed to prevent entry was poorly done--it was loose, easily pushed in, and ultimately ineffective. It wasn't until I brought in another professional that I saw photos of the subpar work, which clearly explained why the issue returned so quickly. After spending nearly $6,000-$7,000, having less than six months of results--and being asked to pay more to fix what should have been handled properly from the start--was extremely disappointing. Had tunnel proofing been clearly explained and recommended during the initial consultation, I would have made a more informed decision. Instead, it feels like key work was omitted, possibly to keep the initial cost lower, which ultimately led to incomplete service and additional expenses on my end. To make matters worse, communication throughout the process was very poor. The person responsible for pricing and scheduling was often unresponsive and failed to provide timely updates when I had questions. The workers who were sent to perform the estimate clearly knew what they were doing and found the entry point almost immediately, unlike the other two companies before that had sales people who never found the entry point during their inspection and tried to charge thousands more. The owner gave me a fair price, not too high, and not too low and included BLINK monitoring cameras in the quote for monitoring future rat entry in the attic and crawlspace. The attic was cleaned and sanitized and the crawlspace was rat proofed. They came back after a week of observation and checking traps before installing the batten insulation (not blown in which creates a mess) so that we were sure there were no more animals about. After getting several quotes to improve the insulation in our attic, I chose Mr. Attic to do the work. I had the wildest experience getting quotes for what I thought was a rat infestation (heard chewing under the bedroom at night!!). I received 5 quotes. One inspector said 'massive rat infestation', $10,000 to remediate. Better do it! One said 'I don't see much, but here's a quote for $30,000 for a concrete slab'! One said, they are burrowing all under your house, you need a concrete wall $2,500 (note he didn't even go under the house)! NOTE these are all the top Yelp 5star rodent proofers in Contra Costa. When Mr. Attic arrived, he went under the house, all around it, in the attic. When done, he advised that he did NOT see ANY evidence of rats, just a bit of mice droppings, and showed me where he thought they were coming in. Said he would recommend, if we were handy, to plug up the holes ourselves, and set some traps for a few weeks (or course offered to do it himself, but said he didn't see a massive problem! Said if that didn't work, he'd come back at a very reasonable hourly rate and do the work, check the traps, etc. I plugged up the holes and have not heard the chewing since. Set some traps and have yet to catch anything, but will keep checking. You better believe that if I can't fix the problem, Mr. Attic will be my first call. If he tells you you have a problem, I'd listen. The other guys? Not so much. I feel so incredulous at what appears to be a total scam in the industry. Get multiple quotes.
