I was so impressed with his job that I started recommending him to my clients. Recently I was buying a house and called Dennis. I'm a homeowner and they broke one of our window locks during their building inspection, but there has been no responsible reply from them. That's even nothing compared to what they have done to my sales. They made false or exaggerated claims, and completely scared a buyer away. For example, they pointed out that one board of the front porch floor hasn't been replaced and told the buyer that the entire porch floor is rotten! They said the roof was bad and the buyer will have to change, while there has been no leak for years and I had silver coated on top of it! The list goes on and on. It was a separate problem that we accepted an offer from the indecisive and unfair buyer, but will those inspectors take any responsibility for their ridiculous reports? No way. They broke our window and I lost the sales and they got away with their pay. On top of that, they insisted on coming much earlier than we had originally agreed on and they were quite rude. Home buyers usually try to bargain using those inspection business mafias. They even create problems like above, so that their customers would think it was worth their money because they charge them so much. There must be other sincere building inspection companies, but those guys are a part of many rackets of today's real estate business industry. read more

I am a first-time home buyer and I've been very cautious during this process, so as to avoid most, if not all, of the common pitfalls I've heard of. I had Paul and Martin come for the inspection and not only was it extremely thorough, I could not have had two nicer guys come in and help me understand everything they pointed out. Even where there were not issues, they advised me on what types of things to look for over the course of home-ownership. Admittedly, I have lived in apartments for most of my life and have learned most of what I know through friends and family but they were both very patient, extremely knowledgeable and extraordinarily helpful. I don't know how long an inspection should take to complete but we spent a total of about 2 hours walking the premises and I didn't feel rushed or as though anything had been overlooked. Paul and his colleague were brilliant! I was able to schedule their visit for the day after I initially called. They did an outstanding job, and left no stone unturned (ie, one of the internal doors is a little sticky, that particular window screen has a tear in it), and of course the big stuff. If something wasn't broken, but not ideal, he'd suggest upgrades to consider in the future. If he saw an inkling of discoloration on a piece of equipment, he'd quickly identify the cause. We used this inspector to look at two homes in the Westchester area. With the first home, Dennis did a very thorough inspection. To the point where we decided not to buy the house. As he was so thorough on the first house, we hired him again to check on the home we eventually bought. That's when the trouble started. When I arrived at the home for the inspection, I found Dennis and the home owner sitting in the kitchen laughing over coffee. This seemed a bit odd to me, but, considering Dennis's previous performance, I gave him the benefit of the doubt. I'm not going to say that any money exchanged hands between the buyer and this guy, because I have no proof, and saying this would invite a lawsuit. I'm just going to tell my story and let the reader think what they will. The inspection went fine, if a bit hurried. He mentioned a few minor things, but told us that the house was generally in good shape, and we should have no real issues. He did say the roof was a bit older, and would probably need replacing in a year or two. At the time, there was a bit of an odd smell in the house, but all the windows were open, and I didn't think much of it. I assumed it was the home owners. On his recommendation, we bought the house, and moved in a couple of months later. Upon arrival, the first thing we noticed was that the front door didn't close securely, and was misaligned from the frame. The entire front door and frame eventually had to be replaced. The second thing we noticed was that there was a very strong smell all throughout the house. Never having experienced a gas leak before, we assumed that some animal had died beneath the back deck or that some insects had made a hive somewhere. So we hired an exterminator to check it out. Nothing. Then, after moving everything in, we had some friends over. They immediately recognized the smell as gas. Turns out the gas lines in the kitchen and out to the yard were made of inferior material and were leaking like a sieve. We had to find other living arrangements for a month while we got all the gas lines replaced, the oven and stove repaired, and waited for the gas company to approve the repairs. Once this was complete, we moved back in and discovered a brand new overwhelming odor. Turns out the plumbing was awful, and the main waste line was leaking into the furnace room in the basement. A plumber had to replace a large portion of the pipes. Next: the roof had FOUR LAYERS of shingles, and the wood beneath was very thin and in bad shape. The pool needed a complete resurfacing and the lines to the filter replaced. The garage door was not only broken, but completely unmovable. Replacement was required. (Though admittedly, he had mentioned this in passing). There was a termite issue, fortunately there hadn't yet been much damage, but we needed to exterminate. The electric system was ancient and had had several very inexpert repairs in the past, leading to a host of electrical issues.. The shower in one of the bathrooms had a misaligned drain that leaked into the basement. (And it was not a small leak) There was more, much more. When people came to do repairs they would say things like "How the hell did this house pass inspection?". In total, we have been forced to do about 30,000 dollars worth of unexpected repairs. So far, that is... We've only been in the house a couple of years, so who knows what else is wrong? We still haven't been able to afford to fix the leaking shower yet (as it will require near-complete demolition and replacement), so our family of 4 uses one shower. When we talked to the inspector, they said they would refund the $900 fee, but only if we signed and agreement not to talk to people about our ordeal afterwards. Obviously I did not take the money. We looked into suing them, but discovered that NY State law says the inspector is only liable for the amount they charged us. There you go. There's our story. Hire this guy at your own risk, and, if you do, make sure he doesn't talk to the homeowner before you get there. read more

As a home seller, you must have the buyers at the home when these home "inspectors" spend their allotted time going through your home and ripping apart years of gentle use and meticulous upkeep on the part of the home owner. Inspectors are not licensed electricians, plumbers, or builders. They look for and check off any box that may cause concern for the buyer without pictures, proof, or inquiry. I was home and accessible during the inspection and was not asked one question while I watched the "inspector" fumble with my appliances. In the 6 or 8 home inspections that these guys have done on transactions I have brokered there has been a problem rooted in an inaccuracy from them each time. We've been told that a furnace was bad when a HVAC was brought in and proved it wasn't; We've been told a propane connection was "not up to code" when it was, in fact in conformity. The list goes on. From the chicken scratch inspection reports devoid of any photographic proof (ever hear of a digital camera? It's 2011 guys) to the UTTER futility in getting a human being to call back with an answer to a question, they are completely frustrating to deal with. The website seems more focused on selling franchises. One or two bad experiences is one thing. Half a dozen with no good instances is another entirely. There are too many good reputable inspectors out there than to deal with them. read more

First I'd like to say I normally don't leave reviews but yet I turn to them all the time to help me make decisions on using someone's service. Boy am I glad I didn't listen to some of the reviews on here on this one. We went with the suggestion from our buyers agent. Our inspector for our new home was Paul and he was amazing. He went over every detail of the inspection with us, took his time and just an overall really really nice person! He really knows his stuff about EVERYTHING it seems. Things we didn't even think of he checked and went over with us. He also told us things we need to make sure we set up contracts with companies for heating, cooling etc. I don't know about any of the workers for this company but As long as you have Paul inspecting your home you will have every little detail checked. He even made sure he got there earlier than us so he could start on places like the roof (that we obviously couldn't go up and look with him) so he could spend more time going over things with us. Then later on in the day we received a very organized very long email report of everything that was found and items that needed to be addressed. But to top it off the beginning of the report had a whole checklist of things we need to make sure we check on monthly, annually and so on. As new first time homeowners this information will be so helpful and we appreciate every bit of it! I waited until I was done selling my home before writing about this guy. I wanted to write about him without the bitterness I had for his antics that chased my buyer away due to his rediculous claims he made to paint a picture of him saving this woman from purchasing a home that was so desperate need of excessive repairs. These items were taken care of over a weekend and a trip to home depot that cost less than $100 in materials. Basically this guy was hired by a potential buyer of a home I was selling and he proceeded to basically trash EVERY item in my home to the buyer..I mean he basically said that she needed a professional electrician,roofer,carpenter and plumber to evaluate all of these claims he made that were,well,exaggerated. I'm not claiming that there were some issues with the home but all items were disclosed beforehand. What I am saying is that this guy must have some sort of hero complex and needs to feed it by creating drama to potential home buyers and "save" them from true disaster that can be averted by heeding his advice. If you are in the market for a home inspector do yourself a favor and steer clear of this drama queen. Read all reviews...including the ones written by the home sellers as well as the purchasers. I don't understand why all these reviews aren't 5 stars. Dennis, the owner of this company, saved us from buying a problem home and wouldn't take a penny for it. We made an offer on our first home about 2 months ago and hired Dennis to inspect it thanks to a recommendation. His expert eye spotted a major foundational issue before we even got started and, since it happened in the first few minutes, he didn't charge us - just asked us to hire him again when we found the right home. Two days ago, he inspected the 2nd home we made an offer on. He was very thorough and the house passed! I had low pressure at my house. Mr Inside Out send for second flow test after the water filter were replaced. Dennis send one inspector to perform two person flow test and called it failed. I asked what was the cause and how to correct the problem? I was told the problem was that there were air in the system. I need a plumber. I am a licensed NY State Professional Engineer. Low pressure is caused by dirty water filter, nothing to do with air in the system. I increased the well pressure from 44 psi to 60 psi. The Problem solved. It is very simple adjustment. No need to make a big deal to scare the buyer, Realtors and sellers read more

If you're a BUYER this guy may be what you want. He will definitely create leverage for you to negotiate by exaggerating all sorts of "issues". If you're a seller get ready to spend money for nothing. In my experience he scared away two good buyers with his sky-is-falling approach for a house that he claimed had a bad foundation. The only problem was him. Two other inspectors came through and approved the foundation - all at expense to me. Too late. I had to sell to a third back up offer - for much less. After reading your post regarding Mr Inside Out, and having to deal with a similar instance, this response will definitely make you shake your head in disgust. Agent sets up inspection with Mr Inside Out, but forgets the necessary card to gain access. While standing around waiting for assistance, Inspector indicates that he inspected the home weeks earlier, and there were aleged problems. In discussions that ensued, decision was made by buyer not to have premises inspected...What information that was divulged at that time is known only to those parties who were present, but I'm sure it entered into the fact that no inspection would be done. Since the previous inspection, work had been accomplished to correct items that were noted, although the accuracy of the claims by the inspector were refutted by professionals that were brought in by the seller. Simply put, the seller just didn't want to present a less than high quality home to buyers. Needless to say, the listing agent was berated by the cooperating broker for not bringing those previously innacurate, but corrected issues, to light....... Shame on you Inspector, shame on you agent!!!! read more

These guys are scammers. They were hired for an inspection by a potential buyer for my home. They cited a couple of infractions as dire emergencies that needed to be repaired. Their interpretation was way off the mark causing alot of aggravation & expense. I don't know what their motive is except maybe they receive a kickback of somekind. Much like a lot of the reviews for Mr Inside Out, I too had a negative experience. I used Dennis a few years ago and when a friend asked me to recommend a home inspector, I told him to stay clear of this one. Out of curiosity, I wondered if my inspection was just one that slipped through the cracks - apparently I'm not alone with hiring and having issues with Mr Inside Out. I'm still trying to recover from the missed items in his "thorough" inspection report; to list a few - mold (about 10-15k out of my pocket to remediate after the purchase), the 6 year old central AC was leaking refrigerant (he was supposed to come back out to test the unit - never did, spent about 2k out of my pocket), he totally missed that the boiler was 1/2" from the wall when the boiler clearly states on a bright silver label on top of it that it needs 6" of clearance all around (it was actually funny to hear my town building inspector say "and your house hasn't burned down yet?" when I asked about it). Need I go on? Interestingly, when I had a mold inspector identify all the locations of mold that Dennis missed, the mold inspector told me he used to work for Dennis and how he operated. Very shady... To confirm what J Philip F. of Briarcliff Manor, NY wrote, Dennis is trying to franchise his Mr Inside Out company (as Dennis verbally confirmed this during my inspection when he learned what my profession was). You might be better off going with the sellers recommended home inspector... Or none... read more

I used Mr inside out for my first home inspection as they were recommended by a friend. They showed up on time as scheduled. He was knowledgeable and experienced. One negative is I felt like they were rushing through the process, which left a lot to be desired. We were literally briskly going through each section of the house without explaining a lot. I felt like they were in a rush to get the inspection done and leave from the moment they arrived. I understand there is no guarantee of the inspection, but I feel like the rushing nature of the inspection failed to uncover a few issues of moisture in the basement and a major drainage problem on the property that was overlooked. Also, they try to up sale products that aren't needed. There was mold found in a crawl space, I was convinced I should have it tested for another $100. The test did nothing other than tell me it was mold which obviously needed to be removed. I also paid extra for the termite/wood destroying insect inspection which I don't think he even thoroughly checked. It was just a visual inspection for termite/insect damage while going through the regular inspection. read more
